Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

It has since quietly assembled its next wave of projects.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. The project is one of the first significant apartment developments to launch in the suburb ahead of what is expected to become one of Sydney's most active new housing precincts under the NSW Government's Low and Mid-Rise Housing reforms, which allow greater density around train stations.

The developer has also lodged plans for a two-tower, 413-apartment development on Herbert Street in nearby St Leonards, further strengthening its presence across the Lower North Shore.

Beyond that, Aqualand remains behind the final stage of Barangaroo, where plans will deliver a five-hectare mixed-use precinct comprising new homes, retail, hospitality and community facilities, alongside a new Metro entrance and more than two hectares of public open space, completing the Barangaroo precinct.

First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The development has been split into two residential wings connected by a naturally ventilated central breezeway, replacing traditional enclosed corridors with open-air walkways that improve natural light, encourage cross ventilation and create more opportunities for neighbourly interaction.

"Rather than treating wellness as something that only happens on the ground floor, our response integrates it throughout the building, which led us to ask what it really means to design a healthy building," Fieldwork Director Quino Holland said.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

The ground floor has also been designed around everyday living. A café overlooking Bowden Village Reserve will activate the street frontage, while a bike workshop with tool storage, co-working space and dog wash has been incorporated to support daily routines and encourage interaction between residents.

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.

A panelist of experts in Finder's RBA survey are divided about honeymoon rates for home loan borrowers. 
Nearly 90 percent of experts in the Finder survey expect the next cash rate move to be in an upward direction. All 30 members of the RBA survey predicted a September rate hold.
Finder.com.au insights manager Graham Cooke said the cash rate is likely to remain at 1.5 percent for the remainder of the year, and part of 2019.
“It’s widely believed the cash rate will remain stagnant for some time now, but this hasn’t stopped lenders from lifting rates independently of the Reserve Bank, which we witnessed late last week.
“Westpac and Suncorp were among the first banks to increase home loan rates in response to offshore funding pressures, and many are keeping an eagle eye on the market for further announcements to come,” he said. 
Nearly 40 percent of survey respondents expect a rate rise in the second quarter of 2019, while 25 percent think rates will rise in the fourth quarter of 2019.
There were 20 percent that think rates will hold until 2020.

Australia's top economists united in RBA rate hold: Finder survey

Over 40 percent of Finder.com.au experts and economists forecasted a five to six percent price fall in Sydney by the end of 2018

“A cheaper price tag means they’ll have a smaller deposit, meaning they can jump onto the property ladder sooner,” he says. 
The analysis shows Brisbane, Perth and Darwin housing prices are also tipped to fall this year, with no experts or economists indicating a rise in Darwin. 
Brisbane housing price are most likely to plummet with 23% of respondents forecasting a fall of over 6%, which is the greatest predicted fall among the capital cities. 
“This is also good news for those looking to buy in Brisbane, but things won’t be as peachy for sellers in the Sunshine State,” Mr Cooke says. 
On the other hand, Adelaide and Hobart were identified as growth markets among the panel with 55% of respondents estimating 1-2% growth in Adelaide, while a combined 72% are forecasting Hobart prices to lift by 1-2% or 3-4%. 
“The quieter cities of Adelaide and Hobart could be hot spots for investors wanting to unlock capital growth, or for homebuyers looking to put their property on the market,” he says.

House prices to tumble in 2018, but two cities may buck the trend: Finder

<html><body>The cash rate is likely to remain untouched at the next board meeting tomorrow (01/04/2018), but increased rates from the US Federal Reserve may trigger out-of-cycle rate hikes within the Australian lending market, according to <a href="https://finder.us9.list-manage.com/track/click?u=cc5e9bce699fa1d71a67cf499&amp;id=3dd987276e&amp;e=58cd8ffd03" target="_blank" rel="noopener noreferrer">finder.com.au</a> research. When asked to predict the cash rate decision for May 2018, 97% (29/30) members of the <a href="https://finder.us9.list-manage.com/track/click?u=cc5e9bce699fa1d71a67cf499&amp;id=c608319a35&amp;e=58cd8ffd03" target="_blank" rel="noopener noreferrer">finder.com.au RBA survey</a> forecast no change. Experts and economists believe a mixed economic climate and low inflation are the main catalysts behind this expected monetary policy decision.  Eighty-seven percent of economists who weighed in on the direction of the next rate move believe the Reserve Bank of Australia (RBA) will push the cash rate upwards. Economists were also asked to indicate exactly when the next cash rate change may happen.  Graham Cooke, Insights Manager at finder.com.au, says the estimated time of a rate movement is creeping forward. “Of the seventeen economists who specified a date for an upward rate movement, fourteen of them (82%) don't expect this to happen until 2019.” “We could be looking at a stagnant cash rate for the rest of the year, at least,” he says. An Australian online bank recently lifted interest rates out-of-cycle for owner-occupiers and investors, citing increased funding costs as a result of rising US interest rates. When asked about this, most panellists (14, 78%) from the survey are expecting other banks to follow suit. “Increased international lending costs may force banks to increase rates for home loan customers out-of-cycle, even if the cash rate doesn’t budge. “The days of super-low interest may be over for borrowers sooner than expected. “Brace yourself for out-of-cycle rate hikes, especially if the US Federal Reserve lifts rates again,” Mr Cooke says. When considering the broader economic outlook, household debt was pinpointed as an area of concern in finder’s Economic Sentiment Tracker. Of the 17 panellists who participated, none had a positive outlook for household debt.  In fact, 53% of respondents reported a negative outlook on household debt. “With household debt at an all-time high, this does not bode well for stressed borrowers,” Mr Cooke says. On the other hand, the highest percentage of positive sentiment was given to employment (60%) followed by wage growth (35%) and housing affordability (21%). “This optimism for future employment has likely been fostered by government support. “Employment was a key part of the 2017-18 budget with a focus on helping disadvantaged members of society such as parents, Indigenous Australians and older people, find employment opportunities. “Initiatives such as ParentsNext and Closing the Gap are two examples of this, and it’s likely employment and job creation will remain a central theme in the 2018-19 budget, due to be released next Tuesday (08/05/2018),” Mr Cooke says. Eighty-three percent (24 of 29) of experts and economists believe the next rate move will be an increase, while the remainder of the panel believe the Reserve Bank will stay in the cutting cycle. Finder’s new Economic Sentiment Tracker, which was introduced to the survey last month, has found household debt to be the number one area of concern for the majority (55%) of panellists. Graham Cooke, insights manager at finder.com.au, says household debt is still a struggle for many Australians.
“Mortgage repayments are king of household debt, but other costs like personal loans and credit card repayments also comprise a large chunk of household debt — and they roll in like clockwork.
“Running costs like electricity and gas can also quickly deplete household savings,” he says.
Employment is viewed with optimism among the experts and economists (65%) while the panellists mostly felt neutral (50%) or negative (15%) about the nation’s wage growth.
Thirty percent of panellists expressed negative sentiment toward cost of living.

UBS Wealth Management Australia recently released a report saying 18% of the home loan market included fraudulent details on their applications. With this in mind, panelists were asked how many 25-basis-point rate increases it would take before mortgage holders started defaulting.
In response to this, 56% of experts believe up to two rate increases could cause the “risky” end of the market to default on their repayments.
Thirty-nine percent think two cash rate increases would be enough to throw homeowners into default, while a further 17% said just one rate increase would put fraudulent borrowers in a precarious position.
According to recent data, Sydney’s auction clearance rates (ACR) have fallen from 73.7% in August 2017 to 63.8% on March 2018, hitting a low of 57.5% in February 2018.
Panellists were asked if clearance rates will fall below 50% in 2018. Most respondents (13 of the 20 who opted in to this question) said they don’t expect to see Sydney ACRs fall below 50%.
“We’ve seen some correction in the Sydney market, with some experts indicating the market may continue to slow and we may see an average clearance rate around the 55% mark,” Mr Cooke says.

RBA on hold: March's unanimous forecast among tipsters

The cash rate may have been held for seven consecutive months, but this hasn’t prevented lenders from lifting mortgage rates independently of the Reserve Bank.
There have been 11 lenders including two of the big four banks announcing rate hikes this month, according to finder.com.au, Australia’s most visited comparison website.
A new analysis by finder.com.au reveals 11 lenders have declared rate rises for both variable and fixed home loans in March 2017.
Of the big four banks, ANZ, NAB and Westpac have announced rate changes this year.
While ANZ and NAB announced changes earlier this year, Westpac soon followed suit announcing rate changes just this month.
In March alone, NAB announced further changes with increases to its interest rates from 0.07 percent - 0.25 percent for variable rate home loans, while Westpac also raised its variable rates from 0.03 percent - 0.28 percent.
Despite increasing its variable rate, NAB implemented a new incentive for first home buyers by introducing its lowest home loan fixed rate of 2 years at 3.69 percent per annum.
Westpac is also providing a grace period until the 17th June by waiving the switching fee for interest-only home loans changing to principal and interest repayments. 
The average rate rise for owner-occupier loans in March 2017 across the big four that have adjusted rates (including NAB and Westpac) is 0.05 percent.
Taking this into account, a borrower with an average home loan of $357,200 with an average variable rate of 4.75 percent would need to pay an extra $11 per month if rates rose to 4.80 percent.
This amounts to $3,881 over 30 years.
Graham Cooke, Insights Manager at finder.com.au, says whether it’s to increase flexibility or boost profit margins, banks are under fire to manage stakeholder expectations while also dealing with the risk of an overheated property market.
For investor loans, more stringent regulations imposed by the Australian Prudential Regulation Authority (APRA) to curb investor lending may be prompting banks to up interest rates.
"Given recent rate increases, both owner occupiers and investors need to prepare for higher loan costs.
"It’s sensible to factor in 2-3 percent on top of your current mortgage repayments so you can cope with unexpected rate rises,” he says.

Out-of-cycle rate hikes shake up the Australian home loan market

One third of Australians spend over five years saving for a deposit, according to new research commissioned by finder.com.au.
The 2,006 person survey also found the majority of people take 3.7 years to save a deposit on average.
Would-be home buyers from Queensland and New South Wales take nearly four years, or 47 months, to save for a home deposit on average, the highest across the states and territories.
Home buyers in Victoria come in at third place, taking an average of 45 months to save for a deposit.
The median apartment price nationally is $545,000 and most borrowers need a minimum 10 percent deposit, the equivalent to $54,500.

Men take slightly longer than women to save for a deposit, according to finder.com.au money expert Bessie Hassan.
On average, women take 43 months (3.6 years) to save for a deposit, while men take 45 months (3.8 years).
Over 11% of Aussies have saved for 10 years or more to have enough funds to complete a deposit.
Prospective home buyers in South Australia take the least time to save for a home deposit, with almost three quarters (72.27%) taking under five years.
“With interest rates at a historic low of 1.5%, first home buyers are madly saving to pursue the Australian dream and break into the property market," Bessie said.
“Although saving for a deposit can require financial discipline and personal sacrifices, it’s not unattainable.
“Set yourself a savings goal and come up with actionable ways to achieve your goal.

“For a full documentation loan, however, you should aim to save at least 20% of the purchase price so you don’t have to pay lenders mortgage insurance,” she says.
There are a range of other costs to account for when it comes to buying real estate including legal fees, inspection costs, stamp duty, home loan application or establishment fees, and insurance.
“It’s definitely not a short-term goal for most.
"You have to trim expenses and make sacrifices for many years.
“The next generation of home buyers should be realistic about the length of time it takes to save a deposit as well as the financial commitment required to hold and maintain a property.
“As well as a deposit and upfront costs of purchasing a property, there are also several ongoing charges including periodic mortgage repayments, repairs and maintenance, cleaning, and taxes,” she says.
