When long-time Ivanhoe locals Graeme and Catherine, decided it was time to downsize, they weren’t necessarily in a rush.&nbsp;

Like many in their stage of life, they had started thinking about apartment living, but anticipated making the shift in two to three years.

Why Ivanhoe locals are choosing to downsize to Candela

Mark and Roy Makari are expanding their presence in Sydney’s South West with a second major proposal for Leppington, this time envisioning a 900-dwelling mixed-use development just 850 metres from their previously lodged tower trio on Fifth Avenue.

Project management and construction management firm Creative Vision filed the plans for the&nbsp;multi-building project at <a href="https://www.apartments.com.au/new-apartments/230-rickard-road-leppington-nsw-2179">230 Rickard Road, Leppington</a>. The proposal seeks to establish a new focal point for the precinct through a high-density, transit-oriented development supported by diverse land uses.

According to the Scoping Report prepared for the Department of Planning, the scheme includes around 900 apartments across multiple towers, including 135 dwellings designated for affordable housing. A mix of market and subsidised apartments will be supported by ground-level activation through retail and office space, a childcare centre, and a hotel, forming a comprehensive urban precinct.

The project will be assessed through a future State Significant Development Application, with the Scoping Report indicating the team will seek design excellence via a competitive process or through an expert design review panel. Early massing diagrams suggest a series of mid- to high-rise buildings framing a central landscaped spine, with emphasis on pedestrian permeability and public space.

The planning documentation flags a strong sustainability agenda, stating that the development will “respond to the urban heat island effect, incorporate water sensitive urban design, and prioritise active transport”.

Both developments are situated within walking distance of Leppington Train Station and fall under strategic precinct plans promoting higher density housing. The Flinders St project has sold well over half of its 32 apartments, which will sit above two retail spaces.

AVID launches final apartments at The Rathbone, Surry Hills

The Elizabeth Bay site that the integrated property group Top Spring Australia are set to convert in to a residential apartment development, has sold for $35.75 million.

The disused 1,347 sqm site at 11-13 Greenknowe Avenue was sold by the Chinese-backed Australian developer SHMH Group Australia, who were the most recent occupants of the tired building. 

They had sought around $30 million for the site last year through CBRE, but failed to find a buyer. SHMH had paid $20.24 million for the property in 2014 and had intended on developing the site themselves, but struggled to get an eight level building approved.

They then had a 52 room boarding house approved, with conditions, but steps to expedite the deferred commencement with the council were not successful.

They had been using the property, the former HQ of the NSW Country Women's Association, as offices.

Now Top Spring Australia, who have also created The Clermont in Bellevue Hill and a 400-apartment development in St Leonards, will demolish the current building and create a part six, part seven storey residential building made up of 30 one, two and three bedroom apartments.

PBD Architects have designed the building which will recognise the heritage character of the surrounding area, with a brick façade and art deco features.

Top Spring also recently appointed award-winning Melbourne-based designer, Miriam Fanning, of MIM Design.

Taylor Brammer Landscape Architects have also been commissioned for the project.

Elizabeth Bay site set for Top Spring apartment development sells for $35.75 million

There is triple garaging, plus shared harbour pool and jetty.

“After 300 days we finally sold this for a very respectable record breaking price,” said Ballard Property selling agent Paul Elphron. It was a record price for an apartment in a 1960s strata, he advised, without a price disclosure. 

The vendor was Forager Funds chief Jeff Weeden and his partner Gareth Bowler who bought it nine years ago for $4.7 million.

Jason Huljich lists Elizabeth Bay apartment

Emerging integrated property group Top Spring Australia has announced their latest project in the company’s Sydney portfolio, with the submission of a development application for a site in Elizabeth Bay.
Located at <a href="https://www.commercialrealestate.com.au/property/11-13-greenknowe-avenue-elizabeth-bay-nsw-2011-2015655477" target="_blank">11-13 Greenknowe Avenue, Elizabeth Bay</a>, the disused 1,347 sqm site has most recently been occupied by SHMH Group Australia and is the former headquarters of the NSW Country Women's Association.
SHMH previously planned to develop the property themselves.
Top Spring Australia's plans for the site include the construction of a six-storey residential development comprising 30 luxury one, two and three-bedroom residences, above a single level of basement car parking accommodating 31 vehicles.
Sydney Ma, Director and General Manager of Top Spring Australia said, “as property in this suburb is traditionally very tightly-held, with very little new stock coming to market, we expect there to be significant interest in this project.”
With multiple smart and adaptable living spaces, including outdoor communal areas, Top Spring Australia hopes buyers will recognise the proposed residences. 
The project’s landscape architects Taylor Brammer have also curated a series of landscaped elements intended as an urban oasis, with green walls and privacy screening, plus an outdoor entertaining terrace for residents with water features, a BBQ and a kitchenette, and a sensory garden with productive garden beds and in-built work pods.
A more detailed vision of the project will be released in the coming months, with expected completion by 2023.

Top Spring Australia unveil Greenknowe Avenue, Elizabeth Bay CWA redevelopment proposal

Penthouse apartments in Elizabeth Bay, with their outlook across the boat-laden harbour, are a popular catch.
The latest sale crowns the 1970s Onslow Avenue apartment complex Tradewinds.
The living spaces are wrapped in wall to wall windows and a balcony that spans the entire width of the building.
The apartment has three bedrooms and three bathrooms, including a Japanese-style main tub and monsoon shower in the main bathroom. A stone and stainless steel kitchen with European fitout joins the living spaces.
Since it last traded for $2.13 million in 2008, there's been an upper level architect-designed extension, comprising a study and second sitting room wrapped in glass which opens to the roof deck and surrounding gardens.

BresicWhitney agents Shannan Whitney and Nick Gill had given a guide of $5.8 million, and they secured $4.85 million.
Last month a Manar, Potts Point apartment (below) resold for $3.75 million, a few weeks after its no-bid auction through Richardson &amp; Wrench agent Jason Boon.

It had been sold last November at $4.1 million but the sale did not proceed to settlement.
Records show that it was bought in 2009 for $2.25 million from the former lawyer­ Russell Keddie.
In August Clint Ballard at Ballard Property secured the sale of the two level penthouse (below) crowning one of the more modern blocks on Elizabeth Bay's harbour front Billiard Avenue dress circle.
It was sold for $15 million by fund manager Michael Hill after having $14 million hopes.

The apartment, atop the Burley Katon Halliday-designed block, dates back two decades. It has five bedrooms and six bathrooms across its 425 square metres of internal space.
It features 375 square metres of wrap around balconies and terraces.
The development was completed in the late 1990s after East Asia Property Group paid $8.5 million for Cardigan, the waterfront mansion of solicitor Cedric Symonds and his socialite wife Elizabeth.
They knocked down the home in 1996 and replaced it with a six apartment development with a pool and private jetty.
The Elizabeth Bay penthouse atop Darnley Hall fetched $9.75 million earlier this year when bought by Cyber security boss Mark Dowd and wife Olivia Ross.
