Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

A collection of just 25 large-format apartments and penthouses overlooking Goodwin Park is entering the Coolangatta market, with <a href="https://www.apartments.com.au/new-apartments/marea-residences-coolangatta-27-27a-dixon-street-coolangatta-qld-4225">Maréa Residences</a> combining a low-density, residential-only approach with uninterrupted park and Pacific Ocean outlooks.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. Hampshire & Lowndes's former Cross Street, Double Bay listed

There has been a $13.75 million sale in the 1788 Residences development at Double Bay.
Late on Thursday a buyer exchanged on the sub-penthouse on level five of the <a href="https://www.domain.com.au/project/2395/1788-residences-double-bay-nsw" target="_blank">Bates Smart-designed project</a> after an amalgamation of two apartments into a single unit.
It topped the $10.5 million record paid a month ago when a smaller 180-square-metre penthouse sold on the day of the VIP launch. 
CBRE selling agent Ben Stewart said the sub-penthouse 295 square metre amalgamation equated to $46,610 per square metre.
The penthouse equated to a bullish rate of $58,333 per square metre.
The SJD Group development also secured a $9.6 million for an apartment on level three.
Before the 1788 sale spree, Double Bay’s highest apartment sale was $8.9 million, when the penthouse of the Chancellor sold in 2014.
There are 15 apartments left to be sold of the 31 on offer in 1788.
At its late August VIP launch, just 11 of the 31 apartments sold for a total of $55 million.  
It is due to be complete by early 2019.

Halfway there in Double Bay's 1788 OTP sales

With 10 years in the real estate industry, August 2017 was the biggest month ever for Ray White Double Bay agent Gavin Rubinstein.
Rubinstein has just sold close to $50 million worth of real estate.
Back from holidays, in only 19 days at a rate of $2.5 million a day for that period.
Despite reports of the slowing market and low house sales, he suggests each of the nine sales was a bullish result individually.
"While some people are promoting a lot of doom and gloom, I feel that the Eastern Suburbs property market is still in good shape,” Rubinstein said.
One sale was an off-market sale for $8 million in Dover Heights which fetched a street record.
His highest sale for the month was 327A Edgecliff Road in Woollahra which sold under the hammer for $10.1 million.
The buyers of one of his listings in Bellevue Hill were the strongest party going into the auction, but they weren't in a position to move until they had secured a sale on their own house, also in Bellevue Hill.
“We utilised our off-market platform strategy and attracted 20 qualified buyers and generated three formal offers for the buyer’s home within a couple of days.
“After a week, I had negotiated a premium result of $4.2 million for their property and simultaneously exchanged on their purchase for $6.75 million the same day (after 11pm at night),” Rubinstein said.
“The result: two very happy buyers and two very happy vendors.”
Among his 2017 sales includes the purchase in The Rocks by entertainer Larry Emdur.

Ray White's Gavin Rubinstein sells $50 million worth of properties in 19 days

The penthouse atop the 1788 Double Bay six-storey building sold for $10.5 million shortly before Saturday’s VIP launch of the 31 apartments.
Its sale was followed by an apartment on level three for $9.6 million.
The six-level complex is due for completion in early 2019.  
Empty nesters from Darling Point and Bellevue Hill were the buyers of the development’s top two sales.
Both topped the suburb’s previous apartment record when $8.9 million was paid in 2014 when the Chancellor penthouse sold to Lynette Harvey.
Selling agent Ben Stewart said at 180 square metres, the penthouse sale translated to a bullish $58,333 per square metre.
At Saturday’s VIP launch, just 11 of the 31 apartments sold for a total of $55 million.  
Sales included $3.8 million paid for a two-bedroom apartment, a very strong price.
Designed by Bates Smart, it is due to be complete by early 2019 by SJD Group, headed by Shanghai developer Shi Jiandong, who bought the Cross Street site from the Roche family last year for $54.6 million. The developers, SJD Property, are most famous for Rich Gate — among the most expensive compounds in Shanghai.
The company also bought the site next door in July for $45 million from the dry cleaning business owning Eisman family.
As part of Woollahra Council’s revitalisation of Double Bay it recently entered into a public-private partnership with Axiom Properties and its development and cinema consortium, Built and Palace Cinemas, to convert the public car park elsewhere on Cross Street into a mixed residential and commercial building with a boutique cinema complex, retail space and public parking.
Late last year TOGA sold all 13 apartments in its new Double Bay development; ahead of the sales suite opening to the public.
The Hunter is a $50-million boutique-style development located elsewhere on Cross Street.
The buyers were from its registered database of clients.
They sold within a fortnight of pre-marketing.
TOGA Development &amp; Construction Chief Executive Officer, Fabrizio Perilli said 10 of the 13 apartments sold to owner occupiers.
It will be anchored by a boutique ground-floor retail precinct with a mix of cafes, restaurants and wine bars in a nod to Double Bay’s European character.
The JPR Architects-designed building will feature a contemporary terraced facade with shuttered balconies above the retail precinct to create a European-inspired connection between the private and public domain.
Construction at is scheduled to be completed in early-2019.

Double Bay's 1788 disappoints with less than half sold

The Chinese property apartment developer SJD, which recently acquired two adjoining sites in Double Bay, has unveiled its plans for the first luxury apartment complex.
The off-the-plan development, at 20-26 Cross Street, is being marketed with the Chinese development company giving it a rather bizarre name, 1788.
SJD recently secured the development site from veteran property developer Bill Roche for $54.6 million, reflecting around $1,750,000 per apartment based solely on its residential component. 
The bespoke residences are being marketed as an elegant sculptural architectural building drawing on the cultured European ambience of Double Bay with gentle concave and convex curves.
There will be 31 luxury residences.
Last month SJD snapped up the neighbouring commercial property paying a reputed $45 million.
The property, Bay Village at 28-32 Cross Street has a site area of around 1,030 sqm through father son team, Craig Pontey of Ray White Double Bay and Matt Pontey of Colliers International.
Double Bay, having been crippled by the opening of the Westfield Shopping Centre in Bondi Junction, is regaining its momentum after newly built prestige residential complexes, the reopening of the major hotel, a new library and the Kiora shopping space.
CBRE’s Ben Stewart, who is marketing the 1788 development, was having an each way bet on the direction Double Bay's demographic direction.
He noted he'd seen a change in the type of people living in and visiting Double Bay.
“Traditionally it was an older market – and it still is a downsizer market – but there is also a younger demographic coming in,” he says.
“However, empty nesters are a big part of the area as they like the village lifestyle.”
With architecture and interiors by Bates Smart, Stewart says 1788 was designed to attract the older demographic with the best finishes he'd ever seen, he said.

SJD launches luxury 1788 apartment project in Sydney's Double Bay

A commercial property in Sydney’s Double Bay has been snapped up in an off market deal with the SJD apartment development group paying a reputed $45 million.
The property, Bay Village at 28-32 Cross Street has a site area of around 1,030 sqm. 
SJD also recently secured the neighbouring property - an apartment development site from veteran property developer Bill Roche for $54.6 million. 
Most of the Double Bay agents are overseas on holidays, but the chatter at a mid-week art gallery opening onsite, suggested the unconfirmed selling agents were father son team, Craig Pontey of Ray White Double Bay and Matt Pontey of Colliers International.
Double Bay, having been crippled by the opening of the Westfield Shopping Centre in Bondi Junction, is regaining its momentum after newly built prestige residential complexes, the reopening of the major hotel, a new library and the Kiora shopping space.

Double Bay $100 million apartment site consolidation on Cross Street

Elaine, the two acre property situated at the shores of Sydney Harbour at Double Bay, was marketed with a video by Golden Eye Media.

The property had been home for 120 years to the Fairfaxes, one of the world&rsquo;s greatest media dynasties, it noted.

It noted the view was so rare that it was considered one of the great private holdings of the world - and the largest that will ever be offered for sale.

&ldquo;There&rsquo;s no doubt in my mind this maybe the shortly the last of such properties, of such scale and quality to survive in private hands,&rdquo; according to Howard Tanner, historical architect and Fairfax confidant told the camera.

Built in the 1860s, a time when Sydney&rsquo;s upper class family was staking a claim to the land, it is set over six titles offering scope for change should it be desired.

The property sold recently for $71 million to tech entrepreneur Scott Farquhar.

The interior decorator, and eastern suburbs socialite, Janelle 'Nellie' Tilley is selling her Double Bay home.
The <a href="https://www.realestate.com.au/property-house-nsw-double+bay-124989562" target="_blank">Victorian terrace</a> appeared in Vogue Living in 2012, but it has been updated even more recently.
Near the heart of Double Bay village, the home blends contemporary with classic, with traditional facade and restored period features combined with custom upgrades and additions.
A flowing floor plan provides two distinct living areas.
An internal atrium with a soaring mosaic wall features, as well as an entertainers' balcony and rear courtyard.
Each of the three bedrooms have their own balcony, while an entry level home office can be set up as a fourth bedroom.
"It is an exquisite tapestry of bespoke executive finishes," listing agent Di Baker at Di Baker Prestige Properties said.
There is a price guide of $6.3 million to $6.9 million.
Her marketing highlighted Tilley's role in the marketing of the home.
Her prior work have been highlighted in the past marketing of the Point Piper apartment of former Goldman Sachs boss Simon Greenaway that fetched $3.2 million late last year.
There was also her decor in the three storey Paddington terrace of Credit Suisse managing director Paul Allen and his wife Liz Morgan which fetched $4,465,000 in 2014.
Tilley says the inspiration for her work comes from many varied places.
But she is totally in awe of all Parisian architecture and antiquities.
She also admire the 16th century Palladian villas. 
Tilley, a mother of three boys, is well known around the Eastern suburbs social circles, regularly appearing at red carpet events and charity fundraisers.
It cost Tilley $2.38 million in 2014 from Michael de Meaune.

Socialite Janelle 'Nellie' Tilley selling $6.3 million plus Double Bay terrace

Tech billionaire Scott Farquhar spent $70 million plus on Friday night to to secure the three-storey Double Bay harbourfront mansion, Elaine.
The property has been on the market for three years. 
There were two local parties vying against overseas interests for the derelict residence before it sold, ending the three-year marketing campaign by Ken Jacobs of Christie’s International.
Farquhar, 37, who co-founded tech company Atlassian with Mike Cannon-Brookes in 2002, now sits atop of the BRW Young Rich List with a combined net worth of $4.6 billion.
The 6986 square metre estate on Seven Shillings Beach features seven bedrooms, five bathrooms and a tennis court.
“We’re thrilled with the purchase and honoured to take over the Elaine estate in its entirety from the Fairfax family,” Farquhar told Fairfax Media.
Vendor John B Fairfax said the sale was an “emotional day”.
“I sold a home that has been in the Fairfax family since 1891. I am delighted it is being purchased in one line by an Australian family,” he said.
It has been reported Fairfax sold at a "sentimental discount" as he wanted a family buyer not a developer buyer.
Scott Farquhar, the co-founder and co-CEO of the software company Atlasssian, has been one of the handful of Australian billionaires who have been looking to buy in the prestige market place over recent times. It will be home for the low key tech guy and his wife, Kim and their three boys.
His interest has been focussed on eastern suburbs offerings including Rona on Bellevue Hill - going close but never committing to the modernised Rustic Gothic Revival style abode that remains listed through Bart Doff at Laing &amp; Simmons Double Bay inconjunction with Ben Collier at The Agency. 
The sale of Elaine bettered the previous $70 million house record set in 2015 when Jacobs sold the Vaucluse mansion, La Mer on behalf of James and Erica Packer to Chinese-Australian businessman Chau Chak Wing.
Built in 1863, Elaine has been home to the Fairfax media dynasty since Geoffrey Evan Fairfax bought it in 1891 for £2100, though no one in the family had lived in two decades. 
It has been leased since 1996, first to socialite Elizabeth de Fox and her then medico husband David, followed by the boutique property developers Bob Rose and his wife Margaret, then venture capitalist Cameron O'Reilly, and then the joint chief investment officer of Caledonia Investments, Mark Nelson, and his wife, Louise.
Farquhar's has limited property holdings - a Pyrmont apartment in his name - unlike his tech billionaire business partner Michael Cannon-Brookes and wife Annie who love their property.
The Cannon-Brookes couple own a $12 million Centennial Park Californian bungalow home currently getting a makeover given the family's need for more bedrooms, so they have just spent a stopgap $7.05 million on the Double Bay trophy home SeaDragon, the 1936 Professor Leslie Wilkinson designed Mediterranean style villa while they await the renovations.
They also own a Southern Highland retreat and a Palm Beach weekender.

Double Bay harbourfront Elaine sold for $70 million plus

Double Bay is the most expensive locality in Sydney to purchase an apartment, according to Investar’s latest report.
The property investment firm says that the median price of a unit in Double Bay is $2.8 million, putting it at the top of the most actively traded suburbs.
This is followed by Milsons Point with $2.5 million and Haymarket with $2.125 million.
