<p>Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.</p>

<p>The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.</p>

<p>"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.</p>

<p>"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”</p>

<p>He said the declaration reflected the rapid progress achieved since acquiring control of the site.</p>

<p>"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."</p>

<p>When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.</p>

<p>"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.</p>

<p>"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."</p>

<p>The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.</p>

<p>The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.</p>

<p>Takada previously said the design was driven by a philosophy of integrating nature into the built environment.</p>

<p>"The concept for this development is born from our design approach to naturalising architecture," Takada said.</p>

<p>"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."</p>

<p>Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.</p>

<p>"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.</p>

<p>The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;</p>

<p>The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.</p>

<p>The new <a href="https://www.apartments.com.au/new-apartments/yarraville-green-42-stephen-street-yarraville-vic-3013">Yarraville Green</a> development in Melbourne's inner west is showing that landscaping can be just as influential as architecture, with buyers responding strongly to the garden-first approach adopted from the outset by developer Excelon Projects and the project's design team.</p>

<p>Excelon appointed Six Degrees Architects and landscape architects SBLA to work collaboratively on the development, with a brief to create "a sustainable, design-led building with a focus on community."</p>

<p>That approach has resonated with buyers. According to Next Chapter Director Tom Hirini, who is leading the sales campaign, the landscaped communal garden has become one of the project's defining features, alongside its boutique scale and European-inspired cluster housing concept.</p>

<p>The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.</p>

<p>It has taken the best part of a decade since plans for Chevron One were first unveiled, but the 41-storey tower is now complete, with residents collecting their keys and moving into what has become one of the Gold Coast's most recognisable new landmarks.</p>

<p>Rising 127 metres above Chevron Island, Chevron One stands almost twice as high as any other building on the island. Its scale places it alongside the trio of towers at Jewel, arguably the last truly significant addition to the central Gold Coast skyline when they were completed around six years ago.</p>

<p>While there are several developments underway around a similar height to Chevron One, they are more concentrated within clusters of the highest towers in the city. The fact Chevron One sits within a developing precinct, looking back at the other high-rise developments in Surfers Paradise and Broadbeach, makes it a different proposition altogether. It will certainly become a reference point on the Gold Coast skyline.</p>

<p>"People have been watching Chevron One go up for years," Rosenboom says, adding that many prospective buyers have been surprised by the scale of the views once they step inside.</p>

<p>"It's only when they walk through a completed apartment that they truly understand the position of the building," Rosenboom says.</p>

<p>"The views are jaw-dropping. Whether you're looking east over the ocean, across Surfers Paradise, along the river systems or out to the hinterland, every level offers something different but equally impressive."</p>

<p>"The size of the site is something that would be incredibly difficult to replicate today," she says.</p>

<p>"That's allowed Chevron One to deliver the sort of amenity, open space and resident facilities that very few projects can offer. There are not many completed apartment buildings on the Gold Coast right now that can compete with the combination of scale, quality and amenity."</p>

<p>There's around 2,000 sqm of amenity solely for the use of residents of Chevron One. <p>Geelong was the best performing non-capital city region last week, with 48.2 per cent of the 34 auctions successful. However, the Hunter region was host to the highest number of auctions (59).</p>
<p>There were 2,139 total homes taken to auction, having increased on the 1,851 auctions held over the week prior when a higher 47 per cent cleared. This week last year, 2,519 homes were taken to auction across the combined capitals returning a final auction clearance rate of 64.7 per cent.</p>

<p>The region with the lowest clearance rate was also in Sydney, it was Sutherland.</p>
<p>Sutherland had a clearance rate of just 29.2 percent on 24 homes.</p>
<p>Indicative of Sutherland's low clearance rate is <a href="https://www.realestate.com.au/property-house-nsw-gymea+bay-129415314" target="_blank">222 Ellesmere Road, Gymea Bay </a> (pictured above).</p>
<p>With an asking price of $1,250,000 the three bedroom one bathroom home was passed in.</p>
<p>The home is set on 556 sqm and features a one car garage.</p>

Sydney at 44% in updated weekend auction clearance rates

<p>A turreted beachfront terrace on Port Phillip Bay topped the nation's weekend auction sales, as clearance rates tumbled across the capital cities.</p>
<p>Sydney's weekend clearance rate dropped to 44 percent according to Domain, with Melbourne not faring too much better at 48 percent.</p>
<p>The deterioration had market watchers anticipate auction clearance rates dipping into the 30s. </p>

<p>SQM's Louis Christopher noted three previous times when Sydney auction clearance rates sunk into the 30s.</p>
<p>"That was in October/November 2008 during the GFC, May 2004 after the NSW vendor stamp duty was introduced and July 1989 when the cash rate hit 17 percent."</p>
<p>Domain chief analyst Nicola Powell said the trend suggested there would not be any improvement before the year is out.</p>

<p>"It marked the fourth consecutive week where the clearance rate has been below 50 per cent," Kevin Brogan noted.</p>
<p><span>Melbourne was host to 1,088 auctions</span>.</p>
<p>The most expensive home sold in Melbourne was a four-bedroom terrace house with rooftop turrets at <a href="https://www.realestateview.com.au/real-estate/213-beaconsfield-parade-middle-park-vic/property-details-buy-residential-12112349/" target="_blank">213 Beaconsfield Parade, Middle Park</a> (top) for $5.3 million after a $5.1 million opening vendor bid which was matched by a bidder.</p>
<p><span>Two other parties had flagged interest, but chose not to bid, and, after post auction negotiations, the sole bidder raised the offer by $200,000.</span></p>

<p>The iconic beachfront home has a distinct heritage facade with a castle-like top providing the crowning glory to the traditional terrace.</p>
<p>There was only one bidder for the restored Victorian era residence with a contemporary B.E Architecture update on its 319 sqm lot.</p>

<p><span>The <a href="https://www.realestateview.com.au/real-estate/6-redcliffe-street-davoren-park-sa/property-details-buy-residential-12128932/" target="_blank">6 Redcliff Street, Davoren Park offering</a> was a mortgagee sale.</span></p>
<p><span>It had sold at $105,000 in 2007.</span></p>
<p><span>In 2013 it was a $210 a week rental.</span></p>

Spring auctions could slump into the 30s

<p>Of all the capital cities, Perth remains the one with the weakest clearance rate.</p>
<p>The initial results came in at 13 percent of the homes listed for weekend auction.</p>
<p>Some 32 homes were taken to auction in Perth but only two were confirmed as sold in the 15 available auction results.</p>
<p>There were some 17 auction results still unavailable.</p>

<p>This compares to an overall clearance rate of 50 percent on the 1,850 homes taken to auction across the combined capital cities this week.</p>
<p>Compared to last week, where the final auction clearance rate came in at 49.5 per cent across a slightly lower 1,817 auctions.</p>

Perth agents secure just two sales in 13 percent weekend auction success rate

<p>More than half of the homes being auctioned over recent weekends are failing to sell under the hammer as home loans have become tougher to secure.</p>
<p>It seems set to happen for a third consecutive weekend, CoreLogic forecast after the initial weekend results.</p>
<p>But as the tide turns, the season’s first beach bathing box auction on Melbourne's Port Philip Bay saw a $230,000 sale (top).</p>

<p>Last year, both clearance rates and volumes were significantly higher with 67 percent of the 2,525 auctions finding buyers under the hammer.</p>
<p>Units were much more successful at weekend auction with 58 per cent selling, while only 48 per cent of houses sold, while the same week last year saw virtually the same success rate.</p>
<p>AMP Capital's chief economist Shane Oliver suggested the spring 2018 auction trend was consistent was "further falls in home prices."  </p>

<p>Deepdene had Melbourne's priciest result with a $2.7 million sale.</p>

<p>Brisbane, where there was a 35 percent clearance rate, secured the nation's cheapest home sale.</p>
<p>It was a $281,000 sale of three bedroom house at <a id="LPlnk599267" class="x_OWAAutoLink" href="https://www.realestate.com.au/property-house-qld-kallangur-129272198" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">15 Boyanda Drive, Kallangur</a>.</p>
<p>The two level home is 25km to Brisbane City, and a short drive to the North Lakes City.</p>

Safety Beach bathing box sale headlined weekend auction results

<p>Some 1,809 homes taken to auction, almost doubling from the 895 prior tally last weekend.</p>
<p>The preliminary auction clearance rate was 53.7 per cent, well up on the final auction clearance rate of 45.8 per cent of the long weekend.</p>

<p>Adelaide's offering fetched from the $305,000 pre-auction sale of the three bedroom home at <a href="https://www.realestate.com.au/sold/property-house-sa-wingfield-129300854" target="_blank">15 Fourth Street, Wingfield</a> to $1,255,000 for the five bedroom house at <a href="https://www.realestate.com.au/property-house-sa-westbourne+park-129304790" target="_blank">53 Marlborough Road, Westbourne Park</a>, which had $990,000 price guidance</p>
<p>The 1968 single level brick Wingfield house had sold at $205,000 in 2007.</p>
<p>At $210,000, Brisbane's fringe had the cheapest reported result when <a href="https://www.realestateview.com.au/real-estate/22-ash-avenue-laidley-qld/property-details-buy-residential-12096015/" target="_blank">22 Ash Avenue, Laidley</a> found its buyer.</p>
<p>The four bedroom home was a mortgagee in possession offering.</p>

Auction levels bounce back

<p><span>Capital city buyers took a break from auctions on the long weekend, accompanied by a significant drop in auction listings.</span></p>
<p><span>But coastal offerings were much appreciated by buyers seeking cheaper dress circle opportunities.</span></p>

<p>There was a $726,000 auction sale at <a id="x_mcntLPlnk881881" class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/sold/property-house-nsw-wooloweyah-129200650" target="_blank" data-auth="NotApplicable">Wooloweyah near Yamba</a> (above) in northern NSW.</p>
<p>"Only two sales have taken place on the lakefront in Wooloweyah during the past two years," Ray White agent Daniel Kelly noted.</p>
<p>The three bedroom lakefront 131 Lakes Boulevard offering last sold in 2011 at $460,000 after 200 plus days on market.</p>
<p>Further north in tropical Queensland, a Kinka Beach waterfront reserve home near Yeppoon was snapped up for $245,000.</p>
<p>The three bedroom <a id="x_mcntLPlnk428438" class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/sold/property-house-qld-kinka+beach-129156442" target="_blank" data-auth="NotApplicable">886 Scenic Highway home</a> (below), on Shoal Bay, was offered for sale by mortgagees.</p>
<p>It had last sold at $320,000 in 2005.</p>

<p>Real Estate Institute of Victoria figures show the number of auctions tumbled from 4132 in September 2017 to 3260 in September 2018, with fewer auctions on every weekend compared to a year prior.</p>
<p>Melbourne's top sale was at Templestowe Lower where a four-bedroom family home passed in at $1.25 million, but the sold for $1.28 million.</p>
<p>The <a class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/property-house-vic-templestowe+lower-129218522" target="_blank" data-auth="NotApplicable">369 George Street, Templestowe Lower</a> offering sold within its advertised price range of $1.19 million to $1.29 million.</p>

Capital city buyers take a break from auctions on long weekend

<p class="first-para">Sydney’s auction clearance rate has officially fallen below 50 per cent, with fewer than half of the houses selling under the hammer, according to CoreLogic.</p>
<p class="first-para">Just 49 percent of the 170 notified results were sale successes, with 70 offerings yet to have their auction outcome reported.</p>
<p>Sydney apartments did perform a little better than houses coming in with a 56 percent success rate, according to CoreLogic.</p>
<p><img src="https://www.urban.com.au/images/2018/7/16/CL%20weekly%20update%201.JPG" alt="">Sydney's inner south west was the weakest region with a clearance rate of just 38 percent.</p>
<p>The Domain Group also reported a weakening clearance rate of 47.8 per cent from 347 scheduled auctions and its 198 reported Saturday results.</p>
<p>There were 1,172 homes taken to auction across the nation's capital cities, returning a preliminary national auction clearance rate of 55.8 per cent.</p>
<p>The volumes were down from the prior week's 1,411 auctions.</p>
<p>The revised clearance rate was 52.6 per cent.</p>
<p>Over the same week last year, auction volumes were higher with 1,627 homes returning a success rate of 69.4 per cent.</p>
<p>CoreLogic auction analyst Kevin Brogan noted the national average had remained within the low to mid 50 per cent range for nine consecutive weeks.</p>
<p><span>And in Sydney he said there had been three Saturday results revised to sub-50 percent within the period.</span></p>
<p>In Melbourne, Australia’s continued largest auction market, a preliminary auction clearance rate of 60 percent was recorded across 560 auctions, bouncing up from 56.1 per cent across a higher 631 auctions in the prior week.</p>
<p>One year ago, the clearance rate was a stronger 74.9 per cent across 756 auctions.</p>
<p>Melbourne's top reported weekend sale was at Lower Plenty where two developers completed.</p>

<p>Results across the smaller auction markets were varied, with 67.5 per cent of homes successful at auction in Canberra, while Brisbane returned a preliminary clearance rate of 36 per cent.</p>
<p>Canberra's priciest result was $1,167,000 for a four bedroom home at <a href="https://www.realestate.com.au/sold/property-house-act-o%27connor-128601662" target="_blank">6 Hemmant Street, O'Connor</a> (pictured above).</p>
<p>It last sold at $843,000 in 2012.</p>

<p>"The 2018 auction market so far has demonstrated the weakening property market, with the success rate of auctions continuing to fall through the first half of the year; returning the lowest weekly clearance rates seen since 2012 as property values decline in turn," he said.</p>
<p>The unit market over the first six months of 2018 sat at 65.1 per cent; maintaining strength over the dearer detached house market where an average of 59.5 per cent of houses were sold in the past six months.</p>

<p>There were 795 Melbourne homes taken to auction this week, returning a preliminary auction clearance rate of 60.3 per cent.</p>
<p>Sydney’s preliminary clearance rate was 56.4 per cent with 631 auctions held. </p>

Paddington tops weekend auction results with weakening continuing across the capital cities

<p>The two-bedroom townhouse attracted just the one bidder, an increasing trend at auctions across the capital cities.</p>
<p>Listed with $1.75 million to $1.925 million guidance, Gary Peer agents Adam Paykel and Darren Krongold sold the 1975-built property after it was passed in at $1.66 million.</p>
<p>The sale price was not disclosed.</p>
