The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.

It has taken the best part of a decade since plans for Chevron One were first unveiled, but the 41-storey tower is now complete, with residents collecting their keys and moving into what has become one of the Gold Coast's most recognisable new landmarks.

Rising 127 metres above Chevron Island, Chevron One stands almost twice as high as any other building on the island. Its scale places it alongside the trio of towers at Jewel, arguably the last truly significant addition to the central Gold Coast skyline when they were completed around six years ago.

While there are several developments underway around a similar height to Chevron One, they are more concentrated within clusters of the highest towers in the city. The fact Chevron One sits within a developing precinct, looking back at the other high-rise developments in Surfers Paradise and Broadbeach, makes it a different proposition altogether. It will certainly become a reference point on the Gold Coast skyline.

Developer Bensons Property Group is behind the 41-storey tower, which has 229 apartments, along with an exhaustive list of resident amenity spread across what is the largest development site ever assembled on Chevron Island.

The tower has been the talk of the town for years, says Ray White Projects Gold Coast agent Caitlin Rosenboom, who is selling the remaining apartments.

"People have been watching Chevron One go up for years," Rosenboom says, adding that many prospective buyers have been surprised by the scale of the views once they step inside.

"It's only when they walk through a completed apartment that they truly understand the position of the building," Rosenboom says.

"The views are jaw-dropping. Whether you're looking east over the ocean, across Surfers Paradise, along the river systems or out to the hinterland, every level offers something different but equally impressive."

The opening weekend for capital city auctions began with a whimper marked by a continuing wide gap between vendor and buyer expectations.
Domain reported there was a preliminary 48 percent success rate in Sydney, while the Melbourne vendors secured a 44 percent clearance rate.
Brisbane had a 30 percent clearance rate.
Canberra, which with Adelaide were the strongest mainland auction capitals in 2018, had a 39 percent success rate.
It was 48 percent in Adelaide.
Just 360 homes went to auction which was down on the 600 plus on the same opening weekend in the three prior years.

It last sold at $700,000 in 2001. The previous highest sale in the Cove complex had been $1.15 million in 2006.

Contracting February capital city auctions begin with a whimper

Capital city clearance rates have dropped to just 43.6 per cent in the three months to December 2018, according to recent CoreLogic findings.
CoreLogic found, it was down from 53.6 per cent over the previous quarter and 62.3 per cent over the same period a year prior.
The lowest weekly clearance rate for the quarter was recorded over the week ending 16 December (40 per cent across 2,406 auctions), while the highest clearance rate was recorded over the week ending 7 October (49.5 per cent across 1,817 auctions).
The findings stated, "Individual capital cities saw a decline in clearance rates everywhere except Tasmania, which remained unchanged at 50 per cent."
"The largest fall in clearance rates was seen across Canberra (down -13.4 per cent from the previous quarter), followed by Adelaide (-12.2 per cent), Perth (-11.9 per cent) and Melbourne (-11.2 per cent).
"Activity actually increased over the December quarter with 25,894 homes taken to auction across the combined capital cities (up from 20,653 over the September quarter), but current volumes remain much lower than the same period last year, when 32,408 homes were taken to auction," according to their findings.

CoreLogic found that, in non-capital city markets, auction volumes increased across all five regions over the December quarter when compared to the previous quarter, but mirroring the combined city results, clearance rates have fallen over the same period too.
The largest fall in clearance rates was seen across the Hunter region, down -18.8 per cent over the quarter, followed by Geelong (-17.3 per cent), Wollongong (-10.2 per cent), Gold Coast (-5.9 per cent) and the Sunshine Coast (-3.1 per cent).
The Gold Coast region was host to the highest number of auctions over the 3 months to December 2018 (616), followed by Geelong (579).

A $3,075,000 Fitzroy North sale topped the results, according to the Real Estate Institute of Victoria.

There were 717 auctions held in Sydney with preliminary results showing a 43.6 per cent clearance rate. 
Over the same week last year 708 homes were taken to auction across the city returning a clearance rate of 52.7 per cent.

Across all the capitals, there were 2,406 homes taken to auction over the week, down from both the previous week when 2,631 auctions were held, and this week last year when 2,890 auctions were held across the combined capital cities.

Preliminary CoreLogic results show a national clearance rate of 43.8 per cent this week, increasing from last week’s final clearance rate of 41 per cent, the lowest clearance rate recorded since October 2011. 
One year ago, a clearance rate of 60.7 per cent was recorded. 
"The final clearance rate has revised down below 42 per cent for the last three weeks and given the low preliminary result it’s possible that the final clearance rate may just fall below 40 per cent once the remaining results are collected," Brogan suggested.
"No Christmas cheer here," AMP Capital economist Shane Oliver tweeted after the weekend results.
"Credit tightening, supply surge, lower foreign demand, FOMO becoming FONGO, and tax issues point to more of the same next year," he suggested.
The much-publicised auction of gangland widow Roberta Williams’ former Essendon house failed to occur, but there was a sale.
The townhome at <a id="LPlnk366904" class="x_OWAAutoLink" href="https://www.realestateview.com.au/real-estate/82-primrose-street-essendon-vic/property-details-sold-residential-12247259/" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">82 Primrose Street</a> (below), which had been owned by her former father-in-law George Williams, had been listed with a reserve price of $750,000 by the Australian Tax Office to recoup his debts.

While homes are still changing hands, the Melbourne auction market seems set to finish with its worst run since CoreLogic auction records began in 2008, amid the global financial crisis downturn.
Last weekend marked the first time every sub-region across Melbourne had failed to top 50 percent, although the inner south bucked the trend this weekend with a preliminary 57 percent success rate.

Auction buyers are increasingly cautious and cagey

A glamorous Tamarama modern home secured the nation's highest weekend sale, as auctions limped towards the extended summer break.
The top sale was when medicinal-cannabis industry chief Matt Cantelo sold his ultra cool Tamarama home for $8.4 million.
It was $200,000 under his reserve, but higher than the buyer's pre-auction offer.
The four-bedroom Neesen Murcutt-designed home on <a id="LPlnk538428" class="x_OWAAutoLink" href="https://www.realestate.com.au/property/12-carlisle-st-tamarama-nsw-2026" target="_blank" data-auth="NotApplicable">Carlisle Street </a>(above and below) came with ocean views.
It was built for Michelle O’Brien, director of golf and leisure wear label Birdee Sport.

At 48 percent Sydney was the strongest capital city auction market, with all other capital cities having clearance rates below, dipping as low as 30 percent in Brisbane, according to CoreLogic.

AMP Capital economist Shane Oliver described the weekend results as "very weak."
He said it was result of a "perfect storm" of tight credit, supply surge, fall in foreign demand, the conversion to interest only loans to principle and interest, along with the fear of tax changes.
Oliver also said the market was seeing the impact of the transition from the “fear-of-missing” out mentality to a “fear-of-not-getting-out” anxiety..
Nationally there were 2,614 homes taken to auction over the week, down just slightly from the previous week when 2,749 auctions were held.
It was considerably lower than the same week last year when 3,371 auctions were held across the combined capital cities. 
The preliminary results show a clearance rate of 45.3 per cent, up on last week’s 41 percent final clearance rate, although as final results are collected  CoreLogic expect to see the clearance rate revise down below 45 per cent for the sixth consecutive week.
Melbourne was host to 1,283 auctions with preliminary results showing a clearance rate of 46.1 per cent, increasing from last week when the final clearance rate was a lower 42.7 per cent across 1,378 auctions. 
Over the same week last year, the auction clearance rate was significantly higher with 65.4 per cent of the 1,833 auctions returning a successful result.
A development site was Melbourne's top sale when a 1970s house at <a id="LPlnk159079" class="x_OWAAutoLink" href="https://www.realestateview.com.au/real-estate/13-19-old-aqueduct-road-diamond-creek-vic/property-details-buy-residential-12246662/" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">13-19 Old Aqueduct Road, Diamond Creek,</a> fetched $4.225 million (below).

The Real Estate Institute of Victoria have advised some 1060 auctions next week, then some 150 auction on the weekend prior to Christmas. 
There were 853 auctions held in Sydney with preliminary results showing a 48 per cent clearance rate, up from 41.6 per cent across a higher volume of auctions last week (937), although as usual this will revise lower as final results are collected.
Over the same week last year 1,007 homes were taken to auction across the city returning a clearance rate of 52 per cent.
Domain Group updated last weekend’s Sydney clearance rate to just 35.8 per cent following the counting of late-reported results.
Across the smaller auction markets, Canberra saw auction volumes fall week-on-week.

Cool Tamarama home home sells at weekend auction

The number of auction vendors hoping to find a buyer has continued to rise, but traditionally as December arrives, clearance rates wane.
This year more so than ever.
It's not just the the seasonal distractions of Christmas, the cricket and heading off to the coast.
Many buyers have taken a look at the 2018 stock that's on market and instead decided to postpone purchasing until next year when the likelihood is that prices will be cheaper. 
The weekend sale turnover in Sydney totalled just $129 million in sales, well down on the $600 million this time last year, Domain calculated.
Melbourne had $258 million in recorded weekend sales compared to $826 million the same weekend last year.
There are definitely far fewer buyers around, with many no bid auctions, agents says.
The top result was in coastal Sydney, just above the beach at Newport.
The <a href="https://www.realestateview.com.au/real-estate/15-karloo-parade-newport-nsw/property-details-sold-residential-12125224/" target="_blank">15 Karloo Parade offering</a> sold pre-auction for $5.5 million through LJ Hooker agents Lachlan Elder and Josephine Cowling.
It sold for less than its price guidance.
There had been $5.8 million hopes for the Timothy Moon-designed house at Bungan Beach on the northern beaches.

Sydney's weekend clearance rate sat at 41.4 percent, Domain reported, with unreported results likely to see it fall into the 30s.
Melbourne did fall into the 30s in spring's last weekend, and was at 45 percent based on the preliminary results on the first weekend of summer.
SQM's Louis Christopher recently noted the data showed there had been three prior times when Sydney auction clearance rates had sunk into the 30s.
"That was in October/November 2008 during the GFC, May 2004 after the NSW vendor stamp duty was introduced and July 1989 when the cash rate hit 17 percent," <a href="/expert-insights/buying/spring-auctions-could-slump-into-the-30s">Property Observer reported</a>.
As clearance rates have fallen, selling prices have also dropped back.
Melbourne's cheapest sale was $305,000 for a one bedroom apartment in Box Hill.
The sale of <a href="https://www.realestateview.com.au/real-estate/406-1-3-watts-street-box-hill-vic/property-details-buy-residential-12089710/" target="_blank">406/1 Watts Street, Box Hill</a> was well below the $320,000 to $352,000 price guidance.
The recent $370 a week rental also sold well below its 2011 $390,000 sale price, CoreLogic advised.
Melbourne's top sale was <a href="https://www.realestateview.com.au/real-estate/11-wheatland-road-malvern-vic/property-details-sold-residential-12222971/" target="_blank">11 Wheatland Road, Malvern</a> (pictured below) at $4.01 million.

The busiest suburbs for weekend auctions were in Victoria, with Glen Waverley topping the list with 25 offerings, according to CoreLogic data.

CoreLogic recently calculated the national clearance rate dipping to 41.9 per cent, the lowest result for six years.

The former Test spinner turned stock market trader Nathan Hauritz and wife Dianne had hoped to secure a weekend auction buyer of their Brisbane home (pictured top).
But now it is listed <a href="https://www.realestateview.com.au/real-estate/42-cowper-street-bulimba-qld/property-details-buy-residential-12224325/" target="_blank">with $925,000 plus hope</a>s.
They paid $680,000 for the Bulimba home in 2013.
The 1950s three bedroom, one bathroom home featuring traditional period features including polished timber floors and high ceilings, had been scheduled for auction through Ray White Bulimba agent Alex Donnan.
Another postwar Brisbane home fared better.

"It’s possible that when the final results are released the clearance rate may just hold above 45 per cent, after falling below that for four of the past five weeks," Brogan advised.
Across the smaller auction markets, Adelaide was the top performer at 52.4 percent.
Adelaide's 82 results included the nation's cheapest sale.

Maribyrnong takes third place in Melbourne auction results

Adelaide delivered the strongest weekend auction result of all the capital cities - and also had one of the notable sales at $5.2 million.
It was a seven bedroom Tennyson beachside mansion sold by the Shahin family, owners of Peregrine Corporation, one of the state's biggest petrol convenience store operators.
The three-storey 2010-built home at <a id="x_mcntLPlnk705040" class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/property-house-sa-tennyson-123662606" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">81 Seaview Road Tennyson</a> (above and below) had been for sale on and off for four years through almost a dozen different agents, The Sunday Mail reported.
It's initial asking price was $5.9 million for the home with sea views from most of its 1000 sqm space.

Port Melbourne time capsule cottage goes back in price

Actress Claudia Karvan and longtime partner Jeremy “Jez” Sparks sold their inner Sydney warehouse on the eve of its scheduled weekend auction.
The undisclosed price was above its $2.7 million guidance for the East Redfern warehouse.
The four-level laneway residence sold to purchasers who lived in the neighbourhood.
Karvan, currently on a film shoot in the Middle East, and Sparks, an ­engineer, had owned the four bedrooms, three bathrooms space with a garage, for 15 years.
The 280 sqm property comes north-facing rooftop terrace with city skyline views,
“I can’t imagine ever leaving Redfern,” she told The Sunday Telegraph as they own elsewhere nearby.
