Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The Commonwealth Bank chief executive Matt Comyn has signalled the country's biggest lenders is still assuming there will be a drop in house prices of up to 12 per cent.
It is premised on rising unemployment, under-employment and a slower economic recovery.
The forecast is dated back to May when its worse case scenario were falls up to 32 percent.
This week Comyn said the property market had so far been more resilient than it expected a few months ago, with prices only drifting slightly lower.

Commonwealth Bank are the first of the big four to cut interest rates following the emergency rate cut by the RBA.
They are now offering fixed rates at 2.29 per cent, their lowest rates in their history. They've cut 70 basis points off their one, two and three year fixed home loans to make them the lowest on the market.

CBA, who passed on the cut minutes after the RBA's announcement, still haven't passed on their full rate cut to variable home loan customers from the early March RBA cut, which is scheduled for March 24.
"These are unprecedented times, and they call for unprecedented measures," Commonwealth Bank chief executive Matt Comyn said.
Sally Tindall, research director at RateCity.com.au, said CBA's decision will frustrate its variable home loan customers.
She added however that it is a win for small business borrowers who are struggling to make ends meet and keep their businesses afloat.
“This move from CBA is designed to put money back into the pockets of small businesses, but its existing home loan customers have all missed out,” Tindall said.
“CBA has cut some of its fixed rates to a new market low of 2.29 per cent, but this is little comfort to customers wanting to stay on a variable rate loan.
“Banks are between a rock and a hard place when it comes to passing on rate cuts to their mortgage holders, particularly as many savings rates are already so close to zero," Tindall noted.
The RBA cut rates to a historic low 0.25 per cent earlier today.
They announced a money printing program for the first time in history.
It will buy government bonds as its first ever quantitative easing.

CBA first to cut rates after emergency RBA cut

Australia’s largest bank, CBA, has today cut fixed rate home loans by up to 0.50 per cent.
Commonwealth Bank has slashed all its investment fixed rates, as well as its 1, 4 and 5 year fixed owner-occupier mortgage rates.
The biggest cuts are to the 4- and 5-year fixed investment interest-only loans, which have dropped by 0.50 per cent.

RateCity.com.au research shows 30 lenders have cut fixed rates this year, including Suncorp, Westpac and Bankwest.
As a result of today’s changes, CBA now has the lowest 1-year fixed rate out of the big four banks and equal lowest 4- and 5-year fixed rate for owner-occupiers.

RateCity.com.au research director Sally Tindall said the Commonwealth Bank was cutting fixed rates to stay competitive.
“With fixed rates now as low as 2.50 per cent, banks are being forced to take the knife to their home loan rates to attract new business,” she said.
“CBA’s decision to cut all investor fixed rates is a sign it wants them back on the books."
“Since the APRA caps on investors and interest-only lending have been scrapped, banks have been increasingly shaving investor rates."
“Although fixed rate cuts are often a sign of an imminent RBA cut, these latest changes could be more about CBA drumming up new business," she concluded.

Amazon Locker is a self-service kiosk that gives customers the option to pick up their Amazon parcels from a non post office location.
During checkout, customers can select a locker at a CBA branch as their shipping address.
Once their package is ready for pick up, customers will receive an email along with a barcode that they can use to pick up their package 24/7.
Commonwealth Bank Group Executive Angus Sullivan said the latest CommBank <a href="https://www.commbank.com.au/content/dam/commbank-assets/business/industries/2019-11/retail-insights_edition-9.pdf" data-tracker-type="richtext">Retail Insights Report</a> shows technology solutions such as smart lockers give consumers the choice they’re after with delivery services.
“We have the largest branch network in Australia and we’re thrilled to work with Amazon to deliver innovative technology-led solutions to our customers that help make their lives easier,” Mr Sullivan said.

Commonwealth Bank offer Amazon Locker in parts of Sydney

The Morrison government's tax refunds have been going toward paying off mortgages and credit card debt, Commonwealth Bank suggests.
Their September update showed a decline in number of lenders who are behind on their mortgages, and CBA have pinned that on the recent tax boost.
"Consumer arrears improved in the quarter due to seasonality and the benefit of higher tax refunds," the trading update advised.

Arrears in home loans, personal loans and credit cards all dropped from June to September.
Home loan arrears are still higher than they were two years ago despite the recent fall.

"Personal loan arrears rates remained elevated due to lower portfolio growth and continued pockets of stress in western Sydney and Melbourne," CBA noted.
Commonwealth Bank's September update saw them post $2.3 billion profits, up five percent, in the three months to September.
Bucking the general trend of the other big banks, CBA's profits were driven by a huge increase in household deposits, put at an annualised pace of 10.4 per cent in the quarter.

Income tax refunds used to pay off mortgages, says Commonwealth Bank

The Commonwealth Bank (CBA) have announced they will be passing on the full RBA rate cut of 0.25 basis points.
Effective from June 25 CBA's standard variable rate home loans will be reduced by 0.25% p.a.
Angus Sullivan Group Executive Retail Banking Services said, “we have carefully considered the RBA rate decision and the current funding environment, together with how we continue to meet our regulatory commitments, capital requirements, and community expectations."
By reducing the standard variable home loan rate by 0.25%, the minimum required monthly repayment amount will reduce by $62 a month, based on a mortgage of $400,000 for Owner Occupiers paying Principal and Interest.
CBA was the second of the Big Four banks to make this announcement as <a href="/expert-insights/finance/anz-first-to-pass-on-part-of-june-2019-rba-rate-cut">ANZ beat them to the punch</a> with an announcement of rate cuts just 9 minutes after the RBA released their decision.
ANZ's new lowest rate will be 3.63%, however they are only passing on a cut of 0.18 basis points effective June 14.

CBA announce full rate cut after June RBA meeting

There are four indicators to focus on to determine home price trends over the next six months, according to CBA analysis. 
Housing finance demand, auction clearance rates, foreign residential demand and consumer sentiment about price expectations will be key considerations across the market as CBA Global Markets Research forecasts prices are likely to continue to deflate from record highs.
“The evidence suggests that dwelling prices will continue to deflate in the very near term,” said CBA Senior Economist Gareth Aird.
“There will be significant variations between capital cities and indeed suburbs within the same cities, but the broader trend should be one of continuing mild price declines.”

What about interest rates?
As long as the downturn in the housing market remains divorced from the broader economy, which continues to perform relatively well, the Reserve Bank of Australia (RBA) will continue to signal that that cash rate is “more likely to go up than down”, Aird said.
Changes in mortgage rates impact the demand for credit, which is captured in the flow of new lending.
New lending is driven by the supply and demand for credit, Aird explained, and the latest Australian Bureau of Statistics (ABS) data indicated the flow of housing credit continues to fall and the pace of the decline has accelerated.
“Credit to investors has been trending down for the past one-and-a-half years, but it’s the shift downwards in lending to owner-occupiers that’s behind the recent acceleration,” he said.
Tighter lending standards have played a part, but they “are not the primary driver of the acceleration in the downward trend of housing finance”.
“Rather, the demand for credit has declined because momentum in the market has come off and household expectations of property price appreciation have declined.”

Auction clearance rates
After strong gains in home sale prices in many parts of Australia over the past five years, the country’s auction clearance rate has been on a downward trend throughout 2018, dipping recently to between 40-45%.
“The latest auction clearance rates imply that dwelling prices in Sydney and Melbourne will weaken further over the very near term,” Aird said.

Foreign demand
Foreign investment in Australian property has waned over the past two years, after a lift in state government-levied stamp duty to foreign investors and tighter capital controls out of China.
“The decline in foreign investor demand is consistent with a further easing in dwelling prices over the near term,” Aird said, and currently there’s “no evidence to suggest a rebound in foreign investor demand”.

Great expectations
Consumer sentiment surveys have proved to be a “useful near-term indicator of the annual change in dwelling prices”.
However, Aird explained the self-fulfilling aspect: “If households expect prices to weaken, then demand for credit will fall and prices will correct lower. The reverse is also true when households expect price growth to accelerate.”
Currently, house price expectation indicators point to dwelling prices continuing to deflate over the near term, he said.

The top four indicators driving home prices across Australia: CBA

CBA and subsidiary Bankwest are axing reverse mortgages, making them the last of the major lenders to pull out of the $3.1 billion sector.
Beginning next year, the service will no longer be offered, however, it will continue providing it to existing borrowers.
It follows in the footsteps of Westpac Group and Macquarie Bank who withdrew from the market late last year.
This leaves only Heartlands Seniors' Finance, IMB Bank and P&amp;N Bank as the remaining significant players, according to Canstar analysis.
However, the federal government is entering the sector with a low-cost reverse mortgage scheme providing a public sector alternative.
Demand for the products is predicted to grow in an ageing community where seniors have billions of dollars in equity in their family home that can be tapped by a reverse mortgage, according to regulators.
CBA predicts 20% of Australians will be over 65 within 12 years.
Selling of the products, recently came under fire from regulators concerned about the quality of advice.
Improved scrutiny and advice and tougher regulations are expected, particularly in the wake of expected improvements to borrowing standards in the wake of the banking royal commission.

CBA the final big four lender to axe reverse mortgages

The Wollongong Mall building leased to CBA is set for October 23 auction.
Located at 141-145 Crown Street, the three level building is leased to the bank until 2022 with options to 2032.
The building was built in 2012 to CBA's corporate standards.
Positioned in the Central CBD near Wollongong train station, the 858 square metre building has double retail frontage to Crown Street Mall.
