<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

SP Setia plans three-tower finale for Carlton’s former CUB precinct

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. They recently launched <a href="https://www.apartments.com.au/new-apartments/jardin-house-by-lowe-living-camberwell-335-camberwell-road-camberwell-vic-3124">Jardin House by Lowe Living</a> in Camberwell, their first development in the Stonnington LGA.

The project will comprise 40 half-floor residences of approximately 260 sqm, alongside eight full-floor residences spanning around 524 sqm.

A single penthouse will crown the building, featuring a private pool, barbecue area, indoor gym and dedicated entertaining spaces.

Plans have been lodged for the consolidated site at <a href="https://www.apartments.com.au/new-apartments/1359-1365-centre-road-clayton-vic-3168">1359-1365 Centre Road</a>, where Norus is seeking approval for 218 apartments across a 12-storey apartment building designed by <a href="https://www.apartments.com.au/architects/life-architecture-and-urban-design">Life Architecture</a>.

The proposal sits within the Clayton Major Activity Centre at the threshold of the planned Green Street corridor, a landscaped pedestrian connection intended to improve links through the precinct towards Clayton Railway Station.

The development would replace the site's existing collection of low-scale residential and commercial buildings with a single consolidated building, introducing significantly greater housing density to this part of Centre Road.

A retail tenancy is proposed at ground level to activate the Centre Road frontage, accompanied by transparent street interfaces and landscaping intended to create a more pedestrian-focused edge to the development.

The building has been designed with stepped massing and upper-level setbacks to manage its transition towards surrounding residential properties. The planning report describes the approach as one that integrates the building into the landscape rather than treating landscaping as a secondary element.

"A strong landscape and public realm strategy underpins the proposal," Urbis states in the planning report.

"Public benefits include an affordable housing contribution, a new pocket park, generous landscaped setbacks, deep soil planting and integrated Water Sensitive Urban Design."

The report adds that these elements are intended to create "a permeable, pedestrian-focused ground plane that enhances walkability, supports urban cooling and reinforces the emerging Green Street character."

Biophilic and passive design principles extend through the residential levels, with planting, daylight, natural ventilation and views towards landscaped areas forming part of the amenity strategy.

Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Its position on Centre Road places the development within an existing concentration of shops, services and public transport, while the Green Street connection is intended to strengthen pedestrian access towards Clayton Railway Station.

Gardner Vaughan Group breaks ground on first Gold Coast development, Bronze on Chevron

Builder developer <a href="/developers/mcnab-developments">McNab</a> has snook in before the Christmas holidays to file plans for their recently acquired Montague Street, <a href="/new-apartments/west-end-qld-4101">West End apartment development</a> site.

They've had their go-to architecture partner&nbsp;Cottee Parker put together plans for a new 82-apartment building at <a href="/new-apartments/439-montague-road-west-end">439 Montague Road, West End</a>, the former Dixon's Tannery site.

As part of the heritage status of the former tannery building, <a href="/developers/mcnab-developments">McNab</a> will be retaining and adaptively re-using the key industrial structures from the Late Colonial era and create a pair of villa-style dwellings within the existing building volume of the heritage factory.&nbsp;

The Tannery was first established by Thomas Coar Dixon during the mid 1870s and was subsequently destroyed and rebuilt as a result of the&nbsp;1893 Brisbane River flood.

Taking up the majority of the vast 4,465 sqm site is the new 10-level, glass-swathed building with 82 two and three-bedroom apartments. The building steps down from the 10th level to the fifth level on the southern boundary which creates what Cottee Parker says will be an iconic and recognisable shape, while also creating&nbsp;plentiful outdoor dwelling and recreation areas for residents.

In their Architectural Design Statement submitted to the Brisbane City Council this week, Cottee Parker referenced the late musician Robbie Robertson's most famous lines “You don’t stumble upon your heritage. It’s there, just waiting to be explored and shared.”

Cottee Parker said the proposed building has been designed with sensitivity to the local context and historical significance of the existing heritage building.

"The interface between the heritage and residential has been considered to create connections between the two buildings while refraining from building upon the heritage by maintaining a buffer zone," the report noted.

"Sympathetic acknowledgement of the heritage facade is also achieved through the feature columns along the podium that have been intentionally designed to match the angle of the heritage roof.

"The interface between the two buildings is lined with garden landscaping as well as raised planters and feature lamps which create a textured backdrop to the ‘Public Plaza’ and provide a comfortable space for residents and visitors to dwell in and pass through."

The apartments have been arranged to maximise and take advantage of the unique views the site has to offer. There will be city glimpses toward the top of the building to the north east and parkland and river views to the south east.

An L-shape corridor is provided with glazing and raised planters with lush greenery spilling over to maintain a constant connection between internal and external spaces.

The apartment designs have been optimized to maximise the natural daylight exposure to residents.

Demand for off the plan developments in Brisbane has been fairly consistent over 2023.

Brisbane was the most popular Queensland suburb on Urban in 2023, ahead of the popular Broadbeach and Palm Beach hotspots on the Gold Coast.

In a sign of the demand for Brisbane off the plan apartments, South Brisbane, Newstead, and West End all featured in the top eight most search suburbs in the Sunshine State.

Given the supply of new apartment developments in Brisbane is arguably as low as anywhere in the country, monthly movements in the middle of 2024 were generally attributed to new projects hitting the market, given their rarity.

Brisbane’s top five most popular off the plan apartment developments on Urban in 2023 

National developer <a href="/developers/traders-in-purple">Traders In Purple</a> has won approval for redevelopment of the former Palace Hotel site at <a href="/new-apartments/woody-point-qld-4019">Woody Point</a>, its 14th luxury coastal development on the Moreton Bay Peninsula.

<a href="/developers/traders-in-purple">Traders</a> had previously secured development approval for a 15-storey residential building on the site at&nbsp;<a href="/new-apartments/tydal-woody-point">2-8 Gayundah Esplanade, Woody Point</a>, but submitted a revised plan to Moreton Bay Regional Council seeking to reduce the height by five storeys to provide improved diversity in living options.

The new approval will see around 175 apartments delivered in two scaled down buildings of nine and 10 storeys, rather than a single tall tower.

The first building is expected to launch in mid-2024, relieving some of the housing pressure in a region that requires more than 90 new homes to be built each week to keep pace with the growing population. <a href="/developers/traders-in-purple">Traders In Purple</a> is the dominant residential apartment developer on the Peninsula which falls within the City of Moreton Bay, the fifth fastest growing local government area in Australia.

Earlier this year <a href="/developers/traders-in-purple">Traders</a> completed construction of Lasail, 124 apartments and a marina on the Newport Waterfront.

They're also currently building Marin, its sold-out 80-apartment development on the Scarborough waterfront. That's due to complete in early 2025, while <a href="/new-apartments/orilla-woody-point">Orilla</a>, a collection of 32 luxury residences on the <a href="/new-apartments/woody-point-qld-4019">Woody Point</a> water’s edge, also began construction this month.

The latest <a href="/developers/traders-in-purple">Traders</a> project at Woody Point occupies a prime elevated site with wide views across Moreton Bay and back towards the Brisbane skyline.

Renowned as the venue where the BeeGees played their first paid gig, the Palace Hotel served its last drinks in 2013 and was demolished the following year after a fire. Other famed attractions include the <a href="/new-apartments/woody-point-qld-4019">Woody Point</a> Jetty, a favourite fishing spot, and The Belvedere Hotel, a local institution which has recently undergone a multi-million dollar makeover.

<a href="/developers/traders-in-purple">Traders In Purple</a> Senior Development Manager Alex Black said the move to provide a more diverse range of apartments comes in response to a changing demographic profile on the Peninsula.

“In the past couple of years, we’ve seen a rise in the number of working age people and families buying on the Peninsula, seeking a relaxed bayside lifestyle 40 minutes from the Brisbane CBD,” Black said.

“Our offering in this area used to be large three bedroom apartments preferred by downsizers and while they still represent a large share of the market, we are now catering to a much broader and younger demographic.

“We adjusted the design to reflect this shift so that there will be a greater diversity of apartment types and a range of price points that appeal to downsizers as well as families and working age buyers. It’s a better outcome for the locality from a social and economic perspective.”

The most recent DA went through a swift approval process with only one objection lodged which Black attributes to an improved design and community outcome.

A 20-metre separation of two lower-scale buildings creates a view corridor through the site and allows improved sunlight to apartments and the community space, with gardens and swimming pools proposed at the ground level. Each building will have its own amenity.

The perimeter will be heavily landscaped to enhance the street appeal and ground level apartments will feature their own private entry, creating an attractive and active frontage.

First look: Traders in Purple secure approval for Woody Point apartment development on former Palace Hotel site

Sydney-based developer <a href="/developers/fortis">Fortis</a> has launched its maiden Brisbane riverfront apartment development, <a href="/new-apartments/river-house-by-fortis-kangaroo-point-44-oconnell-street-kangaroo-point">River House</a>, in the affluent inner-city suburb <a href="/new-apartments/kangaroo-point-qld-4169">Kangaroo Point</a>.

The <a href="/new-apartments/river-house-by-fortis-kangaroo-point-44-oconnell-street-kangaroo-point">$100-million development at 44 O'Connell Street</a> will comprise 14 whole-floor three-bedroom apartments across 15 levels, including a penthouse with a private rooftop terrace and pool. The development will "hover" over an 1197 sqm site, replacing a 1960s six-storey block of 13 units.

Designed by Plus Architecture, <a href="/new-apartments/river-house-by-fortis-kangaroo-point-44-oconnell-street-kangaroo-point">River House</a> pays homage to the natural beauty and earthy tones of the Kangaroo Point Cliffs. In collaboration with Mim Design, <a href="/new-apartments/river-house-by-fortis-kangaroo-point-44-oconnell-street-kangaroo-point">River House</a> introduces the first northeast-facing aspect to Kangaroo Point in over a decade.

The spacious apartments are meticulously designed to showcase sunrise views over the Brisbane River and the Howard Smith Wharves in the distance through 45 linear metres of floor-to-ceiling glazing.

The living and dining areas and the main bedroom overlook glimpses of the iconic Story Bridge over the river, as do full-width outdoor balconies.&nbsp;

Queensland-based property developer Pradella has secured its next Brisbane apartment development site.

They've paid $6.1 million for a&nbsp;1,083 sqm site in Toowong, opposite Toowong Memorial Park.&nbsp;

The corner site at <a href="/new-apartments/70-sylvan-road-toowong">70 Sylvan Road</a> is zoned for&nbsp;medium-density residential and has development potential for an eight-storey residential development.

The property is currently fully occupied by a mix of residential and office tenants on short-term leases.

There had been strong developer interest in the suburb, CBRE's&nbsp;Adelaide O’Brien and Will Carman said.

"The location has been a great success story for local and interstate developers who recognise its attraction to both the owner occupier and investor market,” O’Brien said.

“The property has the ability to generate a robust fully leased net annual income providing Pradella with secure earnings to strategise for future development.”

Toowong is located between Mount Coot-tha and the north bank of the Brisbane River and is surrounded by successful Brisbane developments by companies such as <a href="/developers/mosaic-property-group">Mosaic</a>, BPM and <a href="/developers/consolidated-properties">Consolidated Properties</a>.

Pradella secure their next Brisbane apartment development

Brisbane developer Aria Property Group is reviving its green South Brisbane apartment development, pitched as an Urban Forest when initially drafted nearly four years ago.

The Koichi Takada-designed building at 23-25 Glenelg Street was approved at 20 levels a few years ago, after council made Aria cut 10 levels from their original 30-level proposal.

Aria argued that the new 20-level height limit made the project economically unviable.

After back and forth, with the Brisbane Council approaching the State Government to&nbsp;implement a Temporary Local Planning Instrument for the Kurilpa area, the tower is now back in planning at its original 30 levels.

The Town Planning Report by Urbis said the project will be one of the world's greenest buildings, with a green plot ratio of 200 per cent. A green plot ratio&nbsp;provides a quantitative assessment of the amount of vegetation and open spaces in relation to built-up areas.

"Aria’s ‘Urban Forest’ comprises a truly iconic and world-class residential building, one which links Musgrave Park and South Bank Parklands," Urbis noted in their report.

"With a one-of-a-kind building offering dramatic views, significant community benefits, housing diversity and design excellence through lush subtropical greenery to the building."

Urbis said the project landscape architects, LatStudios, have analysed the world’s most recognisable and acclaimed green buildings to confirm that the proposal does indeed provide the most landscaping for any residential building in the world.

The ground plane has been dedicated as a considered open space at a more intimate scale than the nearby large and medium scale public green spaces with a variety of seating, open space, lighting, art, water features, high volume, sculptural green columns.

The 30-level tower would home 321 apartments, down from 383 apartments in the original 30-level design. There will be a variety of configurations, from one-bedroom to five-bedroom apartments.

Recreational space will be on the communal rooftop, where there will be a 50-metre infinity pool and a number of spas, cabanas and day beds, yoga spaces, meditation pods, and barbecue and alfresco areas.

The Brisbane off the plan apartment market has proven to be a challenging market in 2023, not through lack of demand, but through lack of supply and choice for buyers.

Projects that have been in market, even without confirmed builders, have been sought-after, while those that either do have build contracts signed and are coming out of they ground, they are a dime a dozen, and almost don't have to do any marketing.

Data from Apartments.com.au shows demand in Brisbane has been consistent throughout the whole of 2023, with so little to choose from. Interestingly traffic from Melbourne hasn't declined at all over the last 12 months.

There are early signs that supply might start to come to the Queensland capital, which will give prospective buyers more choice as well as bridge the gap between the Queensland Government's ambitious target of delivering 34,500 new homes a year to South East Queensland and the current and continued boom in migration.

We've wrapped up the top 10 developers to look out for in Brisbane in 2024, those who are either completing projects, starting construction, or are preparing to launch a new one.

<h3>Sarazin</h3>

Sydney-based developer Sarazin might be one of the busiest developers in the country in 2024. They're no doubt the most prominent developer around the 2032 Olympics precinct, making a play for the Woolloongabba area well before the Olympics announcement.

They were there before the announcement, developing Silk One, literally looking into The Gabba. Their latest tower, Murcia, isn't much further away on Overend Street, 300 metres from the turnstiles. Murcia comprises 187 apartments designed by Rothelowman <a href="/news/qld/hovering-above-the-gabba-sarazin-produce-special-rooftop-at-murcia-residences">with a striking rooftop</a> homing an infinity pool and full wellness centre with&nbsp;heated magnesium plunge pools, a steam room and a sauna.

Within a week in August and September, Sarazin showed their hand of what they're planning for 2024.

First they <a href="/news/qld/first-look-sarazin-scale-up-nuage-woolloongabba-apartment-plans">upsized their plans</a> for their prime 4,057 sqm site across&nbsp;6-18 Wellington Road and 25 Nile Street. The project, Nuage, was initially approved for two 20-level towers with 368 apartments.

However, now reacting to the desperate need for housing in Brisbane, they're seeking to bring 582 apartments across two 37 and 27-level towers.

A week later Sarazin filed plans for Hampton Yards which will bring another 787 apartments to their portfolio.

The three-tower development 21 Wellington Road, on the opposite side of the street from Nuage, will also feature park upgrades to Watt Park, which will be renamed Whirling Water Park, podium levels with commercial and retail spaces, and a resident rooftop atop each building with an infinity pool, gym, private dining area, barbecue and outdoor dining space, and even a pickle ball court.

Both projects, pending council approval, are expected to launch in late 2024.

<h3>Kokoda Property</h3>

Kokoda Property will be gearing up to launch their game-changing <a href="/news/qld/kokoda-propose-1-5-billion-triple-tower-riverside-development-in-teneriffe">$1.5 billion Tenerrife precinct</a> having submitted approvals for the 17,612 sqm Skyring Terrace riverfront block in October.

They're planning a vibrant residential, retail, food and beverage precinct with towers ranging from 12 to 30 levels. The proposal is for 380 residences,&nbsp;a 9,149 sqm hotel, a large plaza, extended riverwalk and laneways throughout with lively public spaces, and 15 office tenancies totalling 2,400 sqm and 2,800 sqm of retail, cafes, and restaurants.

<a href="/developers/kokoda-property" target="">Kokoda Property</a>&nbsp;Founder and Managing Director, Mark Stevens, said that the project aims to provide enhanced design and landscaping that speaks to Brisbane's subtropical biophilic surroundings and Woolstore design intent while providing large, open public spaces.

Pending approvals, they'll seek to launch the project next year, and start construction toward the back end of 2024.

Currently they're selling the penthouses across their completed Brisbane portfolio, Chesrter &amp; Ella and The Ambrose, both in Newstead, as well as recently launching their new apartment development, <a href="/new-apartments/ruby-ruby-milton-12-crombie-street-milton">Ruby Ruby in Milton</a>.

“Brisbane is rapidly transforming into a new world city; its culture, business centre, technology, and lifestyle is evolving with over $40 billion of infrastructure investment planned, so naturally there is a shift occurring with demand now skewed towards sophistication and luxury residential design," Kokoda Property founder Mark Stevens says.

<h3>Pikos Group</h3>

Pikos Group will be busy in 2024 with their second Kangaroo Point project, which they recently had redesigned to create a full acre of parklands in the inner-city.

The revised plans for 108 Lambert Street envisions two 15-level towers with 214 one, two, and three-bedroom apartments, stretching between the Brisbane River and Lambert and O’Connell Streets.

Construction is set to commence in 2024, with an estimated completion in mid-2027. Pikos Group is actively engaging with potential builders, with an announcement expected in the coming months.

Pikos will also continue construction work on their $300 million flagship project, Skye by Pikos, on the Kangaroo Cliffs.

The two 13-level buildings, connected by a sky bridge, will comprise 68 luxury apartments on River Terrace, offering never to be built out views over Kangaroo Point and the Brisbane River to the city.

<h3>Gardner Vaughan Group</h3>

The family-run Gardner Vaughan Group have four different developments on the go next year in Brisbane, two completing and two launching.

They'll be finishing Estilo on the Park in Chermside in Brisbane, 122 apartments above four retail spaces, and Stonebrook in Stones Corner, 90-apartments adjacent to Hanlon Park.

They'll keep the pipeline of new apartments flowing with Danby Lane in Nundah Village on the north side of Brisbane. They have approval for 84 apartments above six ground-level retail spaces and four commercial spaces.

They also have an unnamed project in Kangaroo Point which will have 81 apartments, also above four retail spaces. They're currently working through a small modification to the development application.

Gardner Vaughan has two projects in Bokarina Beach on the Sunshine Coast. They'll be completing construction of Zinc Bokarina next year and launching the second tower in the popular Bask Bokarina.

<h3>Sekisui House Australia</h3>

Sekisui House Australia are looking to a big 2024 at their $1.1 billion masterplanned precinct, West Village.

They'll be completing their penultimate stage, The Allere Collection, comprising two towers UNO and DUO which are currently over 90 per cent sold.

The plan is to also launch the final stage of West Village, which they started developing way back in 2016 on the 2.6-hectare site of the 1920s Peters Ice Cream Factory, which saw the buildings restored and converted into commercial premises as part of the redevelopment.

The 15-storey building, which will be their most owner-occupier focused yet with around 70 three and four-bedroom apartments, will be the last chance to buy into the thriving community. FJMT studio designed the new tower, dubbed Callista on the Park.

West Village encompasses approximately 6,500 sqm of public spaces including The Common, a 1,400 sqm landscaped green space along West End's Boundary Street.

The nine-tower West Village&nbsp;has won more than 40 awards, the most recent being the&nbsp;internationally renowned 2022 ULI APAC Award for Excellence.

Sekisui House also has a number of masterplanned projects in Sydney.

<h3>Unison Projects</h3>

Super A-Mart billionaire John Van Lieshout's property development firm, Unison Projects, has quickly built itself a large development pipeline having been surprised at how quickly they sold down their last batch of residential development.

In 2021 they strategically acquired a number of sites across South East Queensland, from the Gold Coast to inner-ring Brisbane. Now they have development applications or approvals in place, they're looking to execute in 2024.

Their most striking project is definitely Bank &amp; Mollison, their West End tower which has been designed to tier down from its 18-level high.

The Rothelowman-designed project on the corner of Bank and Mollison Streets will home 101 apartments above a podium and various resort-style amenities.

The tower submission came just a few days after they filed for a very different project in Herston where they're set for a <a href="/news/qld/first-look-unison-projects-propose-boutique-apartment-development-in-herston">more boutique 38-apartment development</a> designed by Ellivo Architects.

Also in their pipeline is the Newstead Federal Boot Factory, which was bought for $5.7 million in 2020. Unison amended the Joe Adsett plans that came with the sale, calling on Ellivo Architects to amend the density from 52 apartments to 41.

Their Gold Coast projects are in Labrador and Hope Island.

<h3>Dibcorp</h3>

Dibcorp will be heading into 2024 on the back of a successful sellout of their Newstead apartment development, Bide by Newstead.

Recently completed, Bide Newstead at&nbsp;29 Longland Street comprises 89 apartments which were designed with a focus on wellbeing and liveability.

The project features a&nbsp;600 sqm lush garden, known as Bide Gardens, which will home private cabanas and barbecue facilities.

Dibcorp's focus in 2024 will be the redevelopment of the former Spring Hill Hotel, which they want to convert into an 18-level mixed-use tower with 126 apartments.

The development at&nbsp;100 Leichhardt Street will see the Spring Hill Hotel undergo restoration. It will become part of the residential tower.

DKO said in their submission to the Brisbane City Council the main design focus is to strike an appropriate scale for the site, situated on the border of the CBD, effectively mediating between the height and density of the city and the Spring Hill neighborhood. The project also aims to ensure that the Spring Hill Hotel's historical significance is not only preserved but celebrated.

Dibcorp has been led by its founder&nbsp;Franco Di Bartolomeo since 1996.

<h3>Meriton</h3>

Harry Triguboff's Meriton has thousands of apartments in the pipeline across the eastern seaboard.

His latest play is in the heart of Brisbane where he's seeking to create a&nbsp;$1.3 billion twin-tower project at 204 Alice Street.

The development of the 5,485 sqm site, which is currently home to the Gardens Apartments building, will bring a much needed 799 apartments to the Brisbane market.

Meriton is expected to file plans for two 78 and 69-level towers early next year.

In September, Meriton was recognised as the busiest builder in Queensland for 2022-23, despite challenges in the construction sector.

The company has been named Australia's top apartment builder in the HIA COLORBOND® Steel Housing Top 100 Report, further solidifying its position as a market leader with a 4.5 Gold Star iCIRT rating.

<h3>Mosaic Property Group</h3>

No developer has a portfolio across South East Queensland like Brook Monahan's <a href="/developers/mosaic-property-group">Mosaic Property Group</a>. They have 14 apartment projects spread across the Gold Coast, Brisbane and Sunshine Coast, which they're focused on delivering in the next 12 to 18 months.

In 2024 they'll be completing four of those projects, three in the Gold Coast and one in Brisbane, each under their building arm, Mosaic Construction.

The Brisbane project, the sold out The Witton by Mosaic in Indooroopilly, will have 141 apartments across two buildings designed by Rothelowman.

The Gold Coast projects completing in 2024 are focused around the southern pocket, and are all sold out. In Kirra they have Luca by Mosaic on Douglas Street and in Burleigh Heads there's Florence by Mosaic and Augusta by Mosaic, both right next to the beach.

Mosaic have another three Brisbane buildings which they'll complete in 2025, The Mowbray by Mosaic in East Brisbane, The Prescott by Mosaic in Toowong, and The Manning by Mosaic in Milton. The three projects home nearly 300 apartments.

Mosaic Founder and Managing Director Brook Monahan is optimistic regarding the South East Queensland property market in 2024.

<h3>Aria Property Group</h3>

Tim Forrester's sustainability-focused <a href="/developers/aria-property-group">Aria Property Group</a> is expecting another big year in the local off the plan apartment space.

Having completed Upper House and Trellis in South Brisbane in 2023, <a href="/developers/aria-property-group">Aria</a> is well placed heading into 2024 with a number of projects well in train.

They have the almost sold-out Canopy House in Kangaroo Point and their Casa Mia development in West End, both under construction and expected to complete construction in 2025 and 2026

They'll also be hoping to launch their Urban Forest project in South Brisbane, having recently sought to push the height back up to 30 levels. The project has been <a href="/news/qld/aria-revive-plans-for-one-of-the-worlds-greenest-buildings-in-south-brisbane">described as "one of the world's greenest buildings."</a>

The plans by Koichi Takada are for&nbsp;321 apartments, from one-bedroom to five-bedrooms.

Recreational space will be on the communal rooftop, where there will be a 50-metre infinity pool and a number of spas, cabanas and day beds, yoga spaces, meditation pods, and barbecue and alfresco areas.

Pyco Group has announced Brick Construction will build its West End apartment development Atelier, which is already 80 per cent sold following its launch in May this year.

Construction will commence in February 2024 on the Vulture Street development of 36 apartments, a unique offering given every apartment spans two levels.

Pyco sees the units more like vertical townhouses, starting from 143 sqm.

The focus by DAH Architecture was to take advantage of Brisbane's sub-tropical climate, with the apartments opening onto large courtyards, balconies or rooftop terraces.
