New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Rising above the Parramatta River at 12 Phillip Street, The Lennox comprises one, two, three and four-bedroom apartments, appealing to first home buyers, young professionals, families, downsizers and interstate investors seeking a completed apartment in one of Australia's fastest-growing economic centres.

Rather than positioning Parramatta as an alternative to Sydney's CBD, Equitifund believes the city has reached a point where it stands on its own merits.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

Lewis Land targets first home buyers at latest Harbour Shores release, Solis

Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The private Brisbane property developer, Stockwell, is continuing to expand its footprint in the inner Brisbane suburb of West End.

They&#39;ve submitted plans to the Brisbane City Council for an eight-level development in West End, around the corner from their HQ. The apartments will follow Stockwell&#39;s extensive investment in the suburb, which has seen them previously develop Virtuoso West End, Muse West End, and Encore West End.

&quot;This development continues Stockwell&rsquo;s vision of creating high-standard apartment living in West End through providing larger apartment types and configurations for owner occupiers and families,&quot; a Stockwell spokesperson told Urban.

The proposed project, at&nbsp;10 Kurilpa Street,&nbsp;on the corner of Kurilpa and Baile​y Street, will see 78 one, two, three and four-bedroom apartments built on a 2,365 sqm site.

There will be a maximum 11 apartments per floor.

There&#39;s nine&nbsp;different configurations on offer for buyers. The two-bedroom apartments will start from 82 sqm, the three beds from 112 sqm and the larger four-bedroom apartments starting. from 147 sqm.

Stockwell set for West End, Brisbane apartments

The Brisbane property developer Kenlynn is heading back to Kangaroo Point for its next apartment project.

Following its successful development of Thornclyffe Residences, the redevelopment of the 1880s heritage-listed Thornclyffe House,&nbsp;Kenlynn, has lodged plans for a 15-level project dubbed 130Lambert, just up the road&nbsp;112-130 Lambert Street.

They secured both of the sites late last year for a combined $5.3 million, with the amalgamated sites totaling over 1,200 sqm.

Local architecture firm Ellivo Architects has drawn up the plans for the two and three-bedroom project which will feature contemporary sub-tropical design, incorporating a sequence of landscape components such as&nbsp;streetscape and entries, terrace gardens, and communal rooftop garden.

Mirvac has officially launched the latest residential offering at its&nbsp;racecourse-fronting Ascot Green community in Brisbane.

Charlton House, which has been fast tracked due to sales success in the first two stages, Tulloch House&nbsp;and Ascot House, will have over 100 apartments across its 13 levels.

There will be&nbsp;one, two, three and four-bedroom apartments, as well as a a limited collection of three and four-bedroom villas.

The ever-busy South East Queensland apartment developer, Mosaic Property Group, has pivoted away from a hotel apartment development at its recently acquired Milton, Brisbane site.

Mosaic, led by Brook Monahan, secured 33 Railway Terrace, Milton, a near 1,600 sqm site not far from the Brisbane River, late last year.

The sale came with plans for a mixed-use hotel and apartment tower, however Mosaic, who are always keenly developing for the owner-occupier, has taken a change of direction, amending the plans to create 113 two and three-bedroom apartments across the 20 levels.

The renowned South East Queensland apartment developer, Mosaic Property, has lodged plans for its latest Brisbane apartment project.

They&#39;ll be developing in East Brisbane, where they&#39;ve previously had quick-fire&nbsp;sell-out success with The Sinclair, which is to be completed later this year.

The latest project, at 89 Lytton Road, occupies a prime position across the street from&nbsp;Mowbray Park and the Brisbane River. The blue chip 2,563 sqm corner&nbsp;site, currently home to the East Brisbane Shopping Centre, also has street frontages to Northcote Street and Heidelberg Street. Mosaic secured the site mid-last year.

&quot;We drew lessons from two major landmarks close to the site &ndash; the leafy sheltered spaces in Mowbray Park created by the Moreton Bay Fig trees as well as the bricks and verandas from Hanworth House.&quot;

The fig tree response saw DKO create a unique design. The columns throughout the tower take on the form of branches, with the structure transferring through the raking sculptured columns at ground then into the basement grid below.

There will be 81 apartments across the eight-level building. Mosaic has always positioned itself as a developer for the owner-occupier. They&#39;re offering three different configuration types,&nbsp;33 two-bed apartments, 22 two-bedroom plus multi-purpose room, and 26 three-bedrooms plus multi-purpose rooms.

Residents will have access to the private wellness and gym space on the ground level, located beside two retail tenancies.

There&#39;s further private amenity on the rooftop, which will feature a luxury, resort-style pool, day beds, barbecue&nbsp;and dining areas, and extensive landscaping by Wild Studio.

The partially covered rooftop will offer panoramic views of the CBD skyline, Brisbane River, and Mt Cootha.&nbsp;

Speaking to Urban earlier this year, Mosaic Property boss Brook Monahan said there is huge potential in the Brisbane apartment market, particularly in the owner-occupier space.

&quot;There&#39;s just not enough high quality built form for owner occupiers wanting bigger units, and world class amenity, in the five kilometre ring around Brisbane,&quot; Monahan said, suggesting there&#39;s been a chronic undersupply for that type of buyer&nbsp;since around 2018.

Mosaic is set to launch seven projects to the market this year, spread across Brisbane and the Gold Coast. They have their sights set on Broadbeach, Coolangatta and Bilinga on the GC.

The Queensland developer Sarazin is continuing to build out its pipeline around The Gabba in Brisbane's burgeoning Woolloongabba, the focal point of the 2032 Olympic Games.

Fresh off the back of the successful Silk One apartment development literally overlooking the home of cricket,&nbsp;Sarazin is set to create another impressive development.

They've&nbsp;lodged plans for Nuage, two side by side towers at 14 Wellington Road, which will home 368 apartments across the two 20-level buildings, divided by a central communal garden.

The towers were designed by Hayes Anderson Lynch, who were inspired by cloud formations, which is where the name Nuage, French for cloud, derived.

"Nuage takes a modern interpretation of the Art Deco style and unites it with Australian subtropical design, resulting in soft curved forms highlighted by a refined and considered material palette," HAL noted in the submission to the Brisbane City Council.

"Nuage Woolloongabba is an architectural vision of soft elegance, inspired by cloud formations, the delight of Australian subtropical climate, and the fine craftsmanship and rich materiality of Art Deco architecture and design.

"The dual curved towers feature shimmering metallic accents, an homage to the glamour and exuberance of Art Deco.

"Art Deco emerged in France in the 1920s and was defined by streamlined geometry broken up by curved ornamental elements and the use of “man-made” materials. It is associated with luxury and modernity, a celebration of avant-garde geometric forms and beautifully crafted materials.

"Nuage takes a modern interpretation of the Art Deco style and unites it with Australian subtropical design, resulting in soft curved forms highlighted by a refined and considered material palette."

The development will activate the ground plan, with six commercial tenancies planned for the ground level of the towers, creating an indoor-outdoor retail arcade.

Both towers will be crowned with rooftop amenity, including an infinity pool, kitchen, dining, and fire pit areas on each. One of the towers has an outdoor gym and yoga studio.

Landscape architect Wild Studio&nbsp;suggest the&nbsp;Brisbane's subtropical climate has been celebrated within the landscape of the Nuage project.

"The lush street interface is a subtropical haven, creating a soft transition between outdoors and indoors.

"Brisbane has warm humid summers and temperate winters, allowing for a very comfortable outdoor climate most of the year.

"Shading and plants can be used to create a micro-climate, offering relief to Brisbane's warmer weather.

Nuage is just 300 metres&nbsp;from The Gabba, the home of cricket, which will be the focal point of the Olympic Games.

The established property investor and developer, Centa Property Group, has lodged plans to create a striking apartment development in Brisbane&#39;s Indooroopilly.

Rothelowman has put together the designs for the 12-level building at 4-12 Lambert Road and 7 Railway Avenue, which will have 95 apartments.

Typical for the renowned architecture firm&#39;s inner-city projects, they are set to revitalize&nbsp;the ground floor, creating a mini-retail precinct for four tenancy spaces, and locate the residential amenity on the roof.

The project will be Centa&#39;s first in Brisbane, having recently developed a few buildings on the Gold Coast.

Centa Director Jason Yuen said that in&nbsp;recent years they had&nbsp;noticed great developments&nbsp;taking place in South Brisbane and the Fortitude&nbsp;Valley/Newstead region.&nbsp;

Centa is currently working on another residential mid-rise development project on the Gold Coast. &nbsp;We have 2 x retail projects and 1 x land sub division under construction at the moment.&nbsp;

When leading Brisbane-based residential developers, Rob and Andrew Gray of Graya, first laid their eyes on the potential New Farm site of their first multi-residential development, they knew they were onto something special.

Securing the perfect multi-residential site in New Farm, arguably Brisbane&rsquo;s best lifestyle suburb, proved to be challenging from the outset, with Graya taking more than two years to select the site after considering a number of other options.

&ldquo;We knew finding a site that fit the criteria we needed wasn&rsquo;t going to be easy, but given our buyer demographic, we had a fairly tight brief on what we needed from it&ndash;with river and city views being at the top of our list&rdquo; Andrew said .

&quot;With its proximity to Brisbane city, and major lifestyle precincts including James Street, Teneriffe, and Howard Smith Wharves, property and real estate in the area is hard to come by and tightly held&rdquo;.

Once the site at 60 Moray Street had been secured,&nbsp;both Rob and Andrew knew they had a site that would allow them to do something new, innovative, and ultimately iconic.

With its grand corner frontage, the design potential of the site was unlimited, and there was an opportunity to execute something that was design-driven and not commercially driven like many other developments in the area.

&quot;Being our first multi-residential development, I wanted this development to be design-led and reinvigorate the tired streetscape of Moray Street currently littered with run-of-the-mill brick unit developments,&quot; Rob said.

&quot;We also wanted to offer something unique to the suburb too, full-floor sky homes rather than jam packing as many units as we could in.&quot;

The concept of Maison was born, and a brief was conceived to deliver something completely innovative to the suburb, some of the main design elements encompassing soft curves, plank form concrete and a major focus on landscaping.

&ldquo;The core focus of Maison was the environment and adding a living, breathing piece of architecture that added significant aesthetic value to the New Farm streetscape,&quot; Rob added.

&quot;Yes, Maison had to offer residents unrivalled luxury internally, but it also had to give back to the suburb in terms of its presence.&quot;

Rob and Andrew&rsquo;s vision for Maison is evident just by looking at the stunning photos taken of the project.

The brutal aesthetic of the surrounding buildings is instantly softened by Maison&rsquo;s bespoke curved planter boxes which were a first of its kind for this project. The level of detail (and commitment to the project brief) is evident when looking closely at the planter boxes with their &lsquo;wood form&rsquo; look further elevating Maison&rsquo;s fa&ccedil;ade.

Unlike other projects in the area, significant time and effort were invested in the &#39;luscious&#39; landscape design of Maison. Given it was a key design feature of the development, and a major selling point, Graya ensured the long-term viability of the landscaping by selecting a range of drought-tolerant plants as well as implementing a grey-water reticulation system to minimise the water usage of the building-another major sustainability point of the project.

&quot;Maintaining a green building can be challenging and costly if not implemented correctly. We&#39;ve spent time in designing a system that is viable for the long-term, but also does not compromise on the aesthetic of the building design inside and out&quot;, Andrew said.

One of the most eye-catching elements of this project is the juxtaposition it creates between old and new architecture and just how far Brisbane has come along in terms of building design.

This commitment to design excellence is a consistent theme-with each of the beautifully appointed luxury sky homes featuring carefully curated, and high-end, fittings and fixtures as you&#39;d expect with a development of this calibre. Maison is evidence that multi-residential buildings do not have to conform to the normal standard, that not all of a project&#39;s budget has to go into the internal fit-out. Sometimes, investing time and effort into the facade of a building is worth the reward in terms of its impact on elevating the streetscape of a suburb.&quot;

At Graya, we&#39;re not interested in knocking out run-of-the-mill developments with a pure focus on cramming as many units in as possible. We want to deliver iconic architecture projects that elevate our city-that contribute to the community in terms of their aesthetic.

Azure Development has smashed the inner-Brisbane apartment price record, selling their sprawling New Farm penthouse atop One Five Six Oxlade Drive for $11 million.

A local Brisbane family secured the 1,025 sqm space crowning the luxury apartment project of just 10 apartments, arguably one of the best, and last, riverfront-facing residential properties.

The penthouse, complete with own rooftop terrace with swimming pool, has four bedrooms, five bathrooms, a seven car garage, terrace gardens, and a self-contained basement with a wine cellar.

Trent Keirnan, Director of Azure Development, attributes the record outcome to a growing sector of discerning buyers seeking space and quality.

“Enquiries have doubled in the last 18 months for supersized residences. The depth of buyers in this market is a by-product of an expanding demographic of clients willing to invest significant capital into these mansions in the sky,” Keirnan said.

“The market is accommodating demand from an increased surge in the property prices above $5 million and Brisbane has benefitted significantly in the post Covid adjustment of mid-2020.

“We’re seeing more and more families leave the suburban streets behind for large inner-city sky homes, which provide the same spacious floor plans as the average Queensland home with added luxe amenities.

“Developers and architects are recognising the importance of increased floor plans, designing true homes in the sky that can accommodate for growing families, providing generous open-plan living spaces that present a contemporary and modern way of living

Place Kangaroo Point agent Simon Caulfield said he fielded a number of offers for the apartment.

“We received multiple competitive offers from local families wanting an unrivalled experience with no compromise, which inevitably pushed the price to its record high,” Caulfield said.

Construction on the development commenced in December 2021, with construction completion anticipated for mid-2023.
