New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

"By partnering with Capella, globally recognised for its refined approach to luxury hospitality and deep respect for cultural and historical context, we will elevate this project beyond a residential offering into a world-class destination."

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

"Brisbane is a city on the cusp of something remarkable, and Capella Residences is our commitment to being part of that story," Fasel said.

"The Capella residential experience is more than luxury. It is about a sense of belonging to a place with deep meaning."

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

Lewis Land targets first home buyers at latest Harbour Shores release, Solis

Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

Mirvac will start construction on the latest stage of Australia’s first racecourse fronting community, Ascot Green, with the $135 million Charlton House the next instalment in the historic Eagle Farm redevelopment.&nbsp;

In a bid to address a significant shortage of new apartments in the city, work will begin on the 14-level apartment building, with Mirvac working with Eagle Farm Racecourse owner, Brisbane Racing Club (BRC), just three months after its launch to market, with more than $70 million of apartments already sold - predominately to local buyers.&nbsp;

Oakridge Property Group, led by Andrew Niven, is preparing to launch Lumina, a striking glass-swathed tower at 17 Cleveland Street in Stones Corner, just south of the Woolloongabba Olympic precinct

Oakridge secured the site of the Freemasons building in May 2021, shortly before Brisbane was announced as the hosts of the 2032 Olympics, something which Oakridge development manager Sam Clarke was handy timing.

"Maybe had we have bought the site a few months later, the land value would be considerably more given its&nbsp;location to the Olympic hub," Clarke said.

The old brick lodge, which hasn't been used for a number of years since the Freemasons moved in to the city, will be demolished.

NMDS Architecture has drawn up the plans for the 12-level project, which will home 97 apartments, as well as two ground level retail spaces.

The tower has been orientated to take in extensive views. The bigger three-bedroom units, which are expected to appeal to the family demographic, face both the park and the city.

Oakridge Property Group has put together a mix of one, two and three-bedroom apartments to cater for all types of buyers, from investors and first home buyers to rightsizers, downsizers, and families.

That's been reflected in the amenity, Clarke adds.

"We have targeted that family market, either families living in the development, or downsizers and third generation families who want to have the extended family over," Clarke said.

There's a dedicated kids play area, with an acrylic or astro turfed floor which will be netted. There will be a roofed area for further activity, as well as two pools, a spa, private dining space with kitchen, barbecue areas, a communal garden, and a gym with a sauna.

Oakridge Managing Director Andrew Niven said the decision to build their next project in Stones Corner was a no brainer.

“Stones Corner really holds a strong community with family-focused fundamentals, and for us, it was important to take that into consideration when designing Lumina," Niven said.

South-east Queensland residential developer TRK Property Group has lodged plans for a two-tower apartment development on a disused site at Indooroopilly.

The group amalgamated the site over two years, with a budget motel to make way for the residential development.

Indooroopilly set to welcome new apartment development at 140 Central Ave

Leading private Brisbane developer, Consolidated Properties Group, in joint venture with the Qualitas Real Estate Opportunity Fund 2, has&nbsp;received approval for Monarch Residences, a $375 million development of the last significant riverfront parcel of land at Toowong in Brisbane.

The&nbsp;development of 600 Coronation Drive will see two 15-level towers built among three acres of riverfront gardens with around 130 metres of direct river frontage.

The development approval allows for a third 15-level tower to be built on the site, however it is expected that this third tower will not proceed to make way for the Toowong to West End Green Bridge in the future.

The two Monarch Residences towers will include 233 apartments that will be launched to market in Spring this year. There will be a mix of&nbsp;one, two, three&nbsp;and four bedroom skyhomes, river villas and penthouses. The Monarch Residences are priced from $550,000 for the one-bedroom apartments through to $8 million-plus for the penthouses.

Monarch Residences have been designed to maximise views across the Brisbane River and the city. AIA Gold Medal award-winning architect John Wardle Architects (JWA) has designed the development with support from local Brisbane architects Cottee Parker Associates.

Consolidated Properties Group Chairman Don O’Rorke said Monarch Residences will become the signature address in Brisbane’s inner west.

“Monarch Residences will set a new standard in apartment living in Toowong with its premium location and unsurpassed quality and style," O'Rorke said.

“Monarch Residences is an outstanding offer and will be unique for the area with its extensive gardens which run to the river’s edge. It will become renowned in the local area, and we look forward to working with Hutchinson Builders to get it started.”

Monarch Residences site is rich in history, with the local community awaiting its development. It will provide a significant uplift for the local Toowong community as the development approval includes an extension of the Bicentennial Bikeway, a riverfront park and the restoration of the Heritage listed Middenbury House. Upon completion, Middenbury House will be accessible to the public for the first time since it was built in 1865. Its refurbishment will include a conversion into a café and restaurant.

Consolidated Properties Group and Qualitas Group purchased 600 Coronation Drive for $35.5 million from Sunland in March 2022. The site has been vacant since 2006 when the ABC decommissioned their operations.

Consolidated Properties Group Head of Residential James MacGinley said 85 per cent&nbsp;of those registered so far have been locals.

"Feedback on the apartment design from these locals have reaffirmed the deliberate approach we’ve taken to enlarge living areas and balconies to embrace Queensland living,"&nbsp;MacGinley said.

Consolidated Properties to launch two-tower Toowong apartment development after council sign off

The luxury Queensland and New South Wales apartment developer, Holm Developments, are set to build on&nbsp;the site of the former Brisbane Quarry.

The group engaged&nbsp;Plus Architecture to design the project at&nbsp;336 Kingsford Smith Drive in Hamilton. Just 16 apartments will be spread across several terraced stories.

Holm Developments Director,&nbsp;Godfrey Esmonde, said the suburb is one of the premier locations in Brisbane with River and city views.

&quot;There is a consistent market for luxury Hamilton homes and a number of good developers are doing off the plan homes in Hamilton,&quot;&nbsp;Esmonde said.

&quot;We believe that a market will also exist for the luxury apartment market and people will want the Hamilton location but maybe not the maintenance and upkeep of a luxury house,&quot;&nbsp;Esmonde said, adding that a large&nbsp;apartment with city and river views makes sense.

Overlooking the Brisbane River, Plus say the form and function are designed to capture and enhance the relationship between river, outdoor living, and luxury interiors.

With the steeping nature of the Quarry site, the group designed the apartments across varying terraced levels, ranging from two to six storeys.

The horizontal lines of the slab edges and balustrade upturns create visual interest as the building steps up Quarry street and define the edge to open balconies, while external screens create intimacy between street, occupant views and solar control.

&ldquo;The building is the best of amenity, river views, suburban convenience and neighbourhood together in a timeless and elegant form,&rdquo; said Plus Architecture in their proposed plans.

A mix of apartment configurations will be offered across the development, following an open-plan design that opens out to the neighbouring river.

One one-bedroom apartment will feature on the lower ground floor, along with three two-bedroom plus study apartments and two three-bedroom apartments.

The upper ground floor will home two additional two-bedroom apartments, with these offering two bathrooms instead of a study. Sharing the level are two four-bedroom apartments, which span 125 sqm, oriented toward the family owner-occupier.

Three three-bedroom apartments, each covering 105 sqm will grace the first level of the building, while the remaining two levels will comprise two additional three-bedroom apartments, one on the second level and the other on the third, with a remaining four-bedroom apartment also on the second floor.

Esmonde expects a majority of buyers to come from the Hamilton and Ascot areas, with homeowners looking to downsize, along with interstate buyers from Sydney and Melbourne.&nbsp;

&quot;We are buoyed by the continual sale of high-end homes in the region and believe that the luxury market will continue to perform strongly.&quot;

It&#39;s the group&#39;s first time developing a multi-residential building in the Hamilton suburb,&nbsp;with works currently underway on a 14 townhouse project across the road in Ascot, called Ascot Row.&nbsp;

The luxury home builder and now residential apartment developer, Graya, has been given the green light to push on with its second high-end residential project in Brisbane&#39;s inner-ring.

They&#39;ll soon be launching Canvas, a collection of just 21 two, three and four-bedroom apartments in the sought-after riverfront suburb of Bulimba.

Speaking recently to Urban, Rob Gray, who with brother Andrew founded Graya in 2013, said they were attracted to the&nbsp;Love Street site given its proximity to the Oxford Street lifestyle precinct.

Gray said the three-level zoning allowed them to create something&nbsp;more affordable than what they usually create in the trophy home space.

&quot;We saw value in being able to bring something to what is one of Brisbane&#39;s top suburbs without pricing out the majority of the market as we do in the single home space,&quot; Gray said.

&quot;Most GRAYA supporters now have a change to own one for themselves.&quot;

&quot;We always wanted to go into multi-res, it was just a case of timing,&quot; Gray said. The team have been building around 12 luxury houses a year in some of Brisbane&#39;s best suburbs.

Their first multi-res project, Maison in New Farm, was just five luxury full-floor apartments that all sold off th​e plan with an average price of $3.2 million, with sales ranging between $2.8 million and $4.3 million.

Gray&nbsp;adds that, in the current uncertain times regarding&nbsp;the problematic construction industry, those developers who also build their project, are ultimately going to deliver.

&quot;There will be a real shortage of supply in the coming years, with developers who also build not facing the same types of challenges of those having to hire an external company to construct the project,&quot; Gray suggested.

&quot;There&#39;s also the fact that as a developer and builder, it&#39;s our job to think about every facet of the development. Sometimes when the developer isn&#39;t the builder, details can be missed.&quot;

The Brisbane unit market is showing consistent growth,&nbsp;according to CoreLogic&#39;s Monthly Hedonic Home Value Index.

Values jumped 1.4%, following the 1.6% gains in March and 1.5%&nbsp;over February. Values are now 6% up over 2022 already, well on their way to matching the 14.4% growth over 2021.

The quarterly performance, up 4.6%, is the highest in the country for the unit market.

The median apartment value in Brisbane is now $488,393. At the start of 2021, it was just over $390,000.

Following the RBA&#39;s first interest rate rise in nearly 12 years at the May meeting,&nbsp;the Real Estate Institute of Queensland (REIQ) said the&nbsp;resilient Queensland market the higher rate forecasts.

Brisbane apartment market insights: What happened over April

As Brisbane&rsquo;s median house price skyrockets, the gap to the median apartment price widens, but it&rsquo;s set to be short-lived with Colliers research showing the apartment market tipped is for a dramatic price increase.

Brisbane&rsquo;s median house price increased by 10.7 per cent to $890,000 in the March quarter, according to research by Colliers.

The gap between the median house price and the median apartment price is at 49 per cent, the greatest differential Brisbane has seen in two decades.

However, Colliers Director Residential Queensland Andrew Roubicek believes the city is in for a significant price increase in the apartment market as we move into the second half of 2022, with compounding pressures on the construction sector forcing developers of new stock to lift prices.

&ldquo;Working closely with developers, builders and architects as part of the project marketing arm of Colliers, and selling more than 5,000 apartments annually, we have seen first-hand the impact of labour and material shortages,&rdquo; Roubicek said.

&ldquo;Costs are rising by up to 30 per cent, and recent floods and COVID-induced issues are intensifying the problem and causing significant delays on construction timeframes.&rdquo;

The impact of cost increases as a result of compounding environmental factors has had a dramatic impact on the construction sector, with several builders entering voluntary administration of falling into receivership.

However, Roubicek said the impacts of the cost increases and external pressures had a far wider reaching implications than the construction sector alone.

&ldquo;There have been several examples of new developments achieving presale requirements of around 80 per cent, only to have developers refund deposits and tear up contracts because building costs have escalated to a point that the development is financially unviable,&rdquo; he said.

&ldquo;It&rsquo;s left homebuyers utterly upset and disgruntled, particularly in what has become such a competitive market.

&ldquo;As a consequence, developers who are looking to acquire new development sites are forced to increase their projected sale prices by around 20 per cent in their feasibilities. Just 18 months ago a two-bedroom apartment in Brisbane might have sold off the plan for $9,000 per square metre.

&ldquo;But, to build that apartment today the developer would need to achieve a sale price of $11,000 per square metre for the project to stack up. That&rsquo;s a 20 per cent price increase passed directly onto buyers,&rdquo; he added.

Roubicek said the economic impact of interest rate increases would further impact on housing affordability, forcing buyers back into the apartment market.

&ldquo;Buyers may see better value in the established apartment market in the short-term, as opposed to buying new off the plan. However, this will be a short-lived alternative as supply dries up and investors stake advantage of rental vacancy rates.

&ldquo;We expect surge in demand from investors as the rental vacancy rates continue to fall to less than one per cent and rental yields approach five per cent. This increase in demand will have a significant impact on the second hand apartment pushing up prices reflecting the price of a new apartment.&rdquo;

In order to take advantage of the site&rsquo;s significant corner location as both the western gateway into the neighbourhood plan area and an intersection of two key roads, the building has been designed to play the role of a &lsquo;landscaped architectural gateway&rsquo; form, which emphasises the corner setting and arrival into the neighbourhood plan.

&ldquo;We wanted to provide a highly quality and usable public open space that will enhance the pedestrian experience commute to the Gabba, the Cross River rail and the Woolloongabba Bus Station (WBS) precinct.&rdquo;

Over 830 sqm of landscaping is proposed across the site by RPS, including a significant landscape offering within the ground level public open space. In addition to this, there will also be a significant vertical column of mature trees that rise up the full gateway corner of the building.

This overtly green gesture identifies the precinct as a sub-tropical and sustainable area, acting as a catalyst for future developments in the local area.

The expansive ground floor parkland space will serve as an extension of the footpath creating a significant piece of public realm and the highly articulated built form allows every apartment to engage the outdoors.

The ground level incorporates a range of features, including a large forecourt for gathering and meeting, multiple chill out spaces for relaxation, recreation and refuge, an exceptional standard of urban design including water features, benches and seating, and a prominent feature tree on the corner of the intersection.

The entire 800 sqm rooftop is devoted to communal open space where&nbsp;residents will benefit from a large furnished resident lounge space, outdoor dining areas and barbecue facilities, a pool, spa and terrace lounge area, and unrestricted views of the South Brisbane and the D&rsquo;aguilar Ranges, the Gabba, End, South Bank, Mount Cootha and CBD.

Comprising 98-apartments, the project will deliver a mix of two, three and four-bedroom apartments, with vistas of both stretches of the Brisbane River.
