ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

The 79–81 Victoria Parade site occupies a strategic location about 1.5 kilometres east of Melbourne's CBD, at the threshold between Collingwood and East Melbourne. An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The contemporary artistic duo Marc and Gillie Schattner - best known for their bronze and fibreglass dog sculptures - are selling their Bellevue Hill home.
<a href="https://www.realestate.com.au/property/55-suttie-rd-bellevue-hill-nsw-2023" target="_blank">The listing</a> comes just 10 months after they paid $3.9 million.
Gillie and Marc are famous for their contemporary art which is scattered throughout the home as well as public art across the country.

Spread over three levels, the home has five bedrooms, five bathrooms and a fully fenced pool with teenage retreat.
The price guidance is $6 million to $6.5 million with the duo have been lured by expectations the home will attract strong Chinese interest.
Marc, a former advertising industry executive, and Gillie made a quick profit on their previous Bellevue Hill home. They sold on Arthur Street for $5.15 million having only paid $3.35 million two years earlier in 2013.
The husband and wife team has received critical acclaim with their work featured in major collections all over the world.
Their iconic characters, Rabbitgirl and Dogman, tell their own spectacular love story while celebrating the powerful spiritual relationship that can exist between man and animal.
Their quirky fibreglass pieces of contemporary art typically weigh 30kg with the bronzed sculptures even heavier.
They first met in Hong Kong around 30 years ago, marrying soon after in the foothills of Mount Everest. 
The couple are soon rebuilding their Alexandria studio which has triggered them to hold a clearance auction next month.

It has harbour views from its elevated 923sq m block which has a swimming pool.
The home is listed with a guide of $19.1 million to $21 million.
The <a href="https://www.realestate.com.au/property-house-nsw-bellevue+hill-123531410" target="_blank">four bedroom home</a> also features a media and billiards room, a library, gym, sauna and an air conditioned wine cellar.
It is owned by David Maloney, a partner at the law firm Allens, and his wife Erin Flaherty. 
Maloney bought the property in 1992 for $2.3 million.
It is listed with Pillinger’s Brad Pillinger and co-agent Ken Jacobs of Christie’s International.

Bellevue Hill trophy home listed

The James, New York based, investment banking family have secured $18 million for their Rose Bay Avenue, Bellevue Hill, home which was listed last year through Alison Coopes.
The marketing described the home as a thoroughbred.
Alan James, the New York based, Macquarie investment banker sold his Rose Bay Avenue home to another Macquarie banker Sebastian Barrack.
The property was architect Professor Leslie Wilkinson's first residential commission in 1923.
The seven bedroom, five bathroom house comes with heated pool, pool house and floodlit lawn tennis court on 2,415 square metre.
Sebastian Barrack has headed the agricultural commodities division at Macquarie Bank which he joined in 1999 via Macquarie's acquisition of his division at Bankers Trust Australia.
It last sold in 2002 when the Dawson Damer family secured $9.03 million, swapping its for another Wilkinson-designed house, Greenway in Vaucluse.
Sydney University's founding dean of architecture, Professor Leslie Wilkinson, designed the grand heritage-listed Georgian-style home for the Laidley-Dowling family, in collaboration with architect, John D Moore.
The Dawson-Damers bought for $6.15 million in 1991 from the Perth-based John Bond who'd paid $675,000 in 1979. The then Perth-based, Bond Corporation executive had extensively upgraded the seven bedroom home through Andre Porebski, and also Garth Barnett during the Bond decade. 
Wilkinson undertook just 40 house designs, finishing in 1968 with Anthony Coote's $80,000 Vaucluse waterfront, once briefly owned by Paul Hogan, who sold it for $11 million in 2004 to Precision Group's Shaun Bonett, the young property tycoon from Adelaide.
In 2013 Karl Lagerfeld sold his Gramercy Park, New York pied-à-terre to the Macquarie banker Sebastian Barrack for US$4.5 million.
Lagerfeld had purchased the stark white, three-bedroom apartment in 2006 for $6.575 million.

Bondi Beach sharkbite victim, turned author Glenn Orgias and his wife Lisa have sold their Bellevue Hill home as they seek something closer to the beach.
The freestanding Victorian home was scheduled for auction but Ray White Double Bay agent Gavin Rubinstein secured an earlier sale at an undisclosed price.
Set on 421 sqm, the four bedroom River Street home had been bought for $3.4 million two years ago.
Orgias wrote Man in a Grey Suit, about his 2009 run in with a great white shark, which earned rave reviews.
The couple previously owned at Bondi Beach.

Jamie Douglas, who was chief executive of Man Investments Australia for three years, and wife Heather only bought Godsall House, the Professor Wilkinson-designed Bellevue Hill home in May last year.
But they have now put it <a href="https://www.realestate.com.au/property-house-nsw-bellevue+hill-123425834" target="_blank">up for sale</a>, having boomeranged back to London.
Douglas had previously been managing director at JP Morgan London’s chief investment office before he joined Man’s hedge fund outfit.
He had bought it for $9 from the architect Nick Tobias and his author wife Miranda Darling. 
Some $10 million plus is now being sought for the late 1920s residence trophy home through Ashley Bierman and Elliott Placks, of Ray White Double Bay.
The Tobias couple purchased at North Bondi for $7.05 million.

Professor Wilkinson Bellevue Hill home returns quickly to market

The Bellevue Hill home of the Australian Godolphin boss Henry Plumptre has been sold for more than $6 million- just a week after its listing.
It last traded for $5.25 million in 2008 when bought by Darley Australia Pty Ltd controlled by the ruler of Dubai Sheik Mohammed bin Rashid al-Maktoum.
Godophin breeds horses in Australia, France, Japan, Ireland, America and the UK.
The Bulkara Road house sold through James Keenan, of Ray White Double Bay.

Godolphin sells Bellevue Hill home

The modern Bellevue Hill architectually-designed home that appeared on ABC's Dream Build series in 2013 has been listed for sale.
The 2010 new-build took on the best parts of the 1960s home designed by architect Henry Rossler that sat on the 923 sqm land parcel.
The old house was impractical for owner Felicity Jansen - nicknamed Flip - and her family, so it was demolished to make way for the 'Flipped House'.
With the help of architect Steve Koolloos, Felicity also drew inspiration from the work of her late architect father, who was interested in mid-century Modernism along with the use of its natural products.
This is reflected in the homes used of stone, glass, wood and concrete in the home built by JBC Constructions over around 18 months.
Features like the carved wooden front door are a replica of the one her father designed and made for Felicity's childhood family home. 
She said her new home echoed the design of the home she grew up in.
She paid $5.25 million for the block in 2006.
The four bedroom home won a commendation for Marsh Cashman Koolloos Architects at the 2013 RAIA NSW awards.
It comes with a Cheminees Chazelles double-side, wood-burning fireplace, a home office, a guest retreat and a water-edge pool that falls into the surrounding pond. The garden, designed by Paradisus, took inspiration from by the geometry practiced by the modern Brazilian architecture Oscar Niemeyer.
Alison Coopes at Agency by Alison Coopes is taking offers on the Bulkara Road property with $10 million plus likely interest.
