A landmark former orphanage site in Surrey Hills could be transformed into a new residential community under plans lodged by <a href="https://www.apartments.com.au/developers/antipodean-land-developments">Antipodean Land Developments</a> that would deliver 76 apartments and townhouses while restoring some of the suburb's most significant heritage buildings.

The burgeoninng Melbourne-based developer has submitted plans for the 9,158 sqm site at 1 Kent Road and 24 Durham Road, home to the former St Joseph's Home for Destitute Children, a historic institutional complex dating back to the late 19th century. The proposal seeks to adaptively reuse several heritage buildings while introducing two new four-storey residential buildings set within extensive landscaped grounds.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> and Kerstin Thompson Architects, the project has been conceived as a contemporary residential village embedded within a restored heritage precinct. The development team describes the design approach as "The Village in the Garden," with new buildings positioned among mature landscaping by OCULUS and significant heritage structures.

The proposal would deliver 76 dwellings comprising a mix of apartments and duplex-style residences, significantly increasing housing supply on one of the largest privately held residential landholdings in Surrey Hills. The development includes 127 car spaces, 24 bicycle spaces and more than 1,000 sqm of communal amenity, with the existing chapel building earmarked for conversion into resident facilities.

According to the planning submission, the project centres on the restoration and adaptive reuse of the site's most significant heritage assets, including the original c.1889 St Joseph's building, the chapel designed by architect Augustus Andrew Fritsch, and the historic brick perimeter walls and entry gates. The proposal also incorporates the retention of other contributory buildings including the former infirmary and school building.

Tract Consultants, in the planning report accompanying the application, said the scheme had been shaped through extensive heritage analysis and design development.

"The shared vision for the Site by the project team has culminated in a scheme which successfully breathes life back into a historic site while delivering upon the objectives of Victoria's Housing Statement in a carefully curated and contextually responsive manner."

The proposal is being assessed under Victoria's Significant Residential Development with Affordable Housing pathway. As part of the application, three per cent of the project's residential development cost would be contributed to the Social Housing Growth Fund. The development would also provide a diverse mix of one, two and three-bedroom residences targeting a broader range of buyers than typically found in Surrey Hills' detached housing market.

Sustainability initiatives include an anticipated 66 per cent BESS score, natural cross-ventilation to 80 per cent of apartments, 28 per cent deep soil landscaping and a canopy cover outcome exceeding local planning requirements. The proposal also sets aside more than 1,083 sqm for communal indoor and outdoor resident amenity spaces.

Planning documents describe the property as one of the largest underutilised residential sites in Surrey Hills, arguing it presents a rare opportunity to introduce "missing middle" housing in an established inner-eastern suburb while preserving and revitalising a significant heritage precinct.

Antipodean Land Developments has built a reputation for design-focused residential projects across Melbourne, particularly in the medium-density sector. Developer <a href="https://www.apartments.com.au/developers/auyin-property-development">Auyin</a> is the latest to turn to the Victorian Government's Development Facilitation Program in an effort to secure approval for its long-planned, mixed-use project in Elsternwick.

In 2018, Auyin lodged plans with Glen Eira City Council for a 14-storey building, however Council approved a reduced eight-storey scheme. A subsequent VCAT appeal in 2019 upheld the eight-storey height limit.

The project was later amended to nine storeys, but Auyin is now seeking to revive something closer to its original vision. The developer argues that the planning context has evolved significantly over the past decade, particularly within the Elsternwick Activity Centre, where higher-density development has increasingly been encouraged along Glen Huntly Road.

The proposal would transform the 1,239 sqm site at <a href="https://www.apartments.com.au/new-apartments/7-12-horne-street-elsternwick-vic-3185">7-15 Horne Street</a>, opposite Elsternwick Railway Station, into a 13-storey residential and retail development designed by CBG Architects, with 40 apartments

The site currently comprises three commercial properties.

A publicly accessible 135 sqm plaza would be created on the north-east corner of the site, providing seating, landscaping, and a new gathering space adjoining Horne Street.

The design adopts a four-storey podium that references the finer-grain character of the surrounding streetscape, with the upper tower recessed behind generous setbacks on all boundaries.

Architecturally, the building draws inspiration from the established character of Elsternwick Village. The façade combines dark charcoal brickwork, textured concrete, bronze-toned metal detailing, and extensive planting integrated into podium and tower levels. The design also incorporates a chamfered corner treatment and publicly accessible plaza intended to strengthen pedestrian activity around the station precinct.

The entreprenurial former sports promoter and administrator Ken Elphick has lost possession of his four bedroom Cronulla abode.
The luxury beachfront on Gunnamatta Bay has been listed for November 26 auction through Mark Wigley and Corey Bell at Cronulla Real Estate.
Based on recent sales around the popular Shire strip, the home is expected to fetch $5.5 million plus. 
It has been Ken Elphick's home with wife Vicki for three years until recent eviction proceedings after the fracturing of a Queensland property development arrangement. 
The NSW Supreme Court's Justice Button noted there had been "a long and regrettably tortured history" in the litigation between Nichols Construction Pty Limited and the Elphicks.
"It seems that, regrettably, the development was not crowned with success, and litigation has arisen from it," his honour noted.
The Laidley development suffered complications, allegedly due to earthwork failings on the part of subcontractors retained by Nichols Constructions, which in turn impeded the sale of the house and land lots. 
However Nichols Constructions had a $4.2 million two year mortgage over the property with Ken Elphick as guarantor on its 2013 purchase.
"The contention of Nichols Construction is that no money whatsoever was ever paid pursuant to that mortgage," Justice Button noted.
The initial default judgment was entered in February 2015.
When the Taloombi Street home was bought for $4 million in 2013, Elphick thought his luck had finally turned.
His house purchase marked his family's return home to Gunnamatta Bay as in the late 1980s he sold for then record of $1.3 million a home across the bay.
In the interim he had hit headlines after his tenure at the NSW Rugby Union ended in a jail sentence.
The former NSW Rugby Union boss, who grew up in Mascot, spent almost three years in jail in the late 1990s for a $600,000 fraud case involving 25 charges.
The charges related to the building of Concord Oval as the code's homeground in the mid-1980s.

The couple have been somewhat erratic in their property acquisitions as they briefly owned the iconic Harry Seidler-Designed Gissing House in Wahroonga.
They bought it in February 2008 for $2.65 million then shipped it off just six months later for $2.66 million to photographer Chris Colls and his wife Katrina. 
Granger, originally from Melbourne, has Bills cafes now in Japan, Hawaii, Seoul and London.
The Fleet Street press call him the sunny Australian chef who after making the move in 2012 to open Granger &amp; Co in Notting Hill has recently launched his third London restaurant at King’s Cross on Pancras Square.
The globetrotting Granger got his training at the iconic La Passion du Fruit on Oxford Street after hailing from Melbourne.
Tamarama has seen 22 sales this year with the highest coming when Oporto co-founder Gary Linz sold his three bedroom entertainer for $4.15 million 
Robbie Ingham has yet to secure a sale further down the street, with his $6 million new build still sitting on the market with $12 million plus hopes.

Bill Granger lists Tamarama retreat

Frankston's bathing box prices are on the rise.
One of the 30-odd foreshore boxes on Gould Strett, <a href="https://www.realestate.com.au/property-other-vic-frankston-122228534" target="_blank">Bathing Box 26</a>, is being offered for sale at $145,000.
The selling agent Robert Austin of LJ Hooker Seaford said the property would likely break the Frankston record.
Frankston's recent beach box sales include <a href="https://www.realestate.com.au/property-other-vic-frankston-119371491" target="_blank">Bathing Box 32 </a>which fetched $125,000 in March last year, and the Sunrise Rotary Club-built <a href="https://www.realestate.com.au/property-house-vic-frankston-116155691" target="_blank">Bathing Box 10</a> which sold for $114,500 in 2014.
Bathing box records have fallen in Portsea, McCrae, Dromana and then three times in Brighton over the past year. 
Frankston resident Bill Gardiner bought his box 30 years ago for just $3000.
Gould St’s beach boxes can only be owned by Frankston council ratepayers, similiar to the situation at Brighton’s Dendy Street beach.
MELBOURNE'S BEACH BOX BONANZA
Brighton: the record price for the Dendy Street beach foreshore has been broken three times this year, most recently with Bathing Box 44, which fetched $307,000 last month.
Dromana: Boatshed 145 set a new benchmark when sold for $306,800 in March.
Portsea: Boatshed 23 broke the Shelley Beach record, fetching $615,000 in November, but a subsequent prized offering failed to sell.
McCrae: a mystery racehorse owner paid a record price<a href="https://www.heraldsun.com.au/realestate/news/melbourne-vic/racing-identity-wins-bidding-race-for-beach-box-on-mccrae-foreshore-on-the-mornington-peninsula/news-story/4d66598d44c0cc6bd08bf14981ad00a4" target="_blank"> </a>of $239,000 for Boatshed 28 last October.

Frankston bathing box prices on the rise

Sometimes dubbed Australia's leading stock picker, Mark East has turned his investment attention to property. 
He's splashed out $2.73 million on the Gold Coast securing a newly refurbished three bedroom, three bathroom home at Currumbin following trips to the holiday hotspot. 
The near beachfront house was sold by Ray White Mermaid Beach agent Troy Dowker who advertised it as <a href="https://raywhitemermaidbeach.com.au/qld/currumbin/1430347/" target="_blank">a holiday rental market prospect of $1,300 per week</a>. 
It was in 2008 when the Bondi-based East co-founded Bennelong Australian Equity Partners which secured the best returns on the Australian equities market last year, returning around 34 percent.

Stockpicker Mark East buys Currumbin holiday rental

In far North Queensland the Sydney-based developer Paul Smith's beachfront Mirage Estate home has been listed for sale.
Set on over 900 sqm, The Bali House is surrounded by tropical gardens, coconut palms, exotic frangipanis and a saltwater swimming pool.
Raine &amp; Horne Port Douglas agent David Cotton has the listing and has set an asking price of $2.35 million for the home which includes all of its current furnishings.
The resort-style grand villa has five bedrooms - three with terraces - a home cinema, home office and a bar which overlooks the lush green gardens. 
The home also has direct access to the famous Four Mile beach.
The Sydney-based Smith family have a long history in property best remembered under the Sahben banner for developing the Ritz Carlton Hotel, Double Bay.
The Smith's 35 villa was the first built in the beachfront Mirage and several family members retain family homes in the estate which amid the resort built by Christopher Skase's failed Qintex group.
The Mirage resort was set in 140 hectares with a two-kilometre beach frontage to the Coral Sea.
It was envisaged to feature a 300-room Sheraton hotel, 400 condominiums, a two-hectare salt-water swimming pool with a fresh-water pool within it, a championship 18-hole golf course, a historic village built around a station for the historic Bally Hooley steam train which will run from Mossman mill, convention facilities, restaurants and its own transport system.
A luxurious hovercraft was set to operate between the resort and Cairns International Airport.
Port Douglas started in the 1860s by servicing the gold mining towns about 200 kilometres away. At one point there were 27 pubs and grog houses in the main street.
Sugar cane farming followed, supplying business until after World War II when the road was pushed through to Cairns and the sugar mill took advantage of it. The port slowly died becoming little more than a fishing village of some 200 people until the Mirage resort inspired late 1980s tourism goldrush.

One of the luxury “lighthouse” apartments in the Bondi Pacific has been onsold. 
It's been purchased by prestige car dealer, turned passionate art collector, Steven Nasteski and cabaret singer wife, Alisa Grey who've been looking for somewhere to showcase their rather large Brett Whitley painting of Bondi Beach.
The penthouse apartment was offloaded by Tom Hall, the poker player, who'd paid $10.345 million in 2012.
Robert Page of Black Diamondz Property Concierge was the selling agent, alongside Cae Thomas, of the corner penthouse that has views from the beach to Bondi Icebergs.
The four-bedroom apartment <a href="https://www.realestate.com.au/property-apartment-nsw-bondi+beach-121875218" target="_blank">502/180 Campbell Parade</a> had $12 million hopes, with the sale price undisclosed.
Steven and Alisa's six panel Whitley painting, Bondi 1987-1992 is the masterpiece that was left behind at the studio when Brett passed away in 1992. It was bought directly from his widow, Wendy.
Steven was known to have a desire to hang the work where Brett would have wanted the masterpiece hung.
Bondi Pacific was developed by Allen Linz of Rebel Property Group and Eduard Litver of Capit.el Group with eight penthouses coined “lighthouses."
The last unsold ones include a potential amalgamation that is soon to hit the market.
