Abadeen has released the whole-floor penthouse crowning its recently completed <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences</a> development in Cremorne, bringing the near-300 sqm residence to market for the first time.

New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

<a href="https://www.apartments.com.au/new-apartments/marrone-south-brisbane-39-browning-street-south-brisbane-qld-4101">Marrone</a> will comprise 97 predominantly two- and three-bedroom apartments, with larger residences aimed squarely at the owner-occupier market.

The project will sit in a quiet pocket of South Brisbane between South Bank and West End, close to the restaurants, cultural attractions and riverfront amenity that have driven the suburb's continued transformation.

Dalcott is targeting buyers looking for more space and amenity than has traditionally been offered in the inner-city apartment market, particularly downsizers and professionals wanting to remain close to the city.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

“We expect to see strong demand from buyers who still want all the advantages of inner-city living but aren’t prepared to compromise on the quality of their home,” Foley said.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Spanning around 600 sqm across the top two levels of the 29-storey tower on Main Beach Parade, the four-bedroom penthouse is one of the latest eight-figure residences to test the upper end of the Gold Coast apartment market.

The top price at any auction across the long weekend was when Highbury sold at $2.86 million in Sydney's Roseville, to narrowly eclipse a $2.84 million post-auction sale in Melbourne's Alphington.
Highbury is a <a href="https://www.realestate.com.au/property-house-nsw-roseville-122700522" target="_blank">five bedroom bungalow</a> (above) on 670 sqm at Roseville that last sold in 1995 at $530,000. It was briefly listed for sale in 2005 at $1.4 million but did not sell.
The Alphington result was a record suburb price bettering a $2.684 million result achieved by the <a href="https://www.realestate.com.au/property-house-vic-alphington-122684146" target="_blank">architect-designed 27 Keith St</a> last year.

Roseville and Alphington secure weekend top prices

Adelaide's strong 78 percent weekend auction clearance rate was at year high - and the top result around the nation.
With subdued long weekend offerings, capital city auction volumes sat at 1,053, down significantly given most states and territories have a Monday public holiday.
The national 67 percent success rate compared to 68 per cent last week when there were 2,008 auctions, CoreLogic advised.
It was 75 percent one year ago.
Sydney vendors sustained their success rate in the 70s on the weekend.
With around 280 Sydney homes auctioned, Sydney didn't quite see the same fall in weekend activity that occurred in Melbourne where there were only 265 auctions.
Melbourne secured a 65 percent weekend success rate, a fall from 71 per cent last week. 
Prior to the lower volumes this week, over the past month, Melbourne has maintained a clearance rate in the low 70 percent range, representing stable conditions across the market.
The REIV reported the top clearance rate suburbs in May were Yarraville, Caulfield South and Pascoe Vale, each with more than nine in 10 homes sold at auction last month in these suburbs.
The best performing weekend sub-region was in Sydney, where the weather-battered Northern Beaches secured a stellar 95 percent success followed by the Mornington Peninsula, outside Melbourne, with a strong clearance rate of 93 percent, based on 15 results.
Melbourne will see one of its busiest June auction weekends next Saturday when more than 980 auctions are scheduled.
Next weekend's offerings include <a href="https://www.realestate.com.au/property-house-vic-hawthorn-122744242" target="_blank">14 Lyndhurst Crescent, Hawthorn</a> (above) with $3 million plus hopes given its modern Drew Cole extension behind its quaint cottage facade.
The Saturday Age even got the great Hawks full forward Peter Hudson to pose for a photo outfront of the pale grey facade because it was where he boarded in his early days of his football career.
The 1900s Hawthorn cottage, last traded for $1,511,000 in 2010, was where some 100 of the Hawks’ country and interstate recruits lived with Hawthorn supporter Percy Cavell, his wife Miriam and their four children during a two decade period from the 1960s.
Sydney will have around 650 listings next weekend.

Long weekend auctions subdued ahead of June boost

The Melbourne suburb of Craigieburn has auction volumes up 45 percent and sales up 88 percent from 2015 year to date figures, according to new research from the REIV.
The REIV state so far this year some 126 homes have sold at auction, up from 67 for the same period last year. The median house price has also increased, up 10 percent over March 2015 to $417,000.
REIV chief executive officer, Geoff White, said up-and-coming suburbs in the city’s north are relatively affordable and offer buyers great value for money.
“While Melbourne’s south-eastern suburbs saw some of the strongest auction volumes and price growth last year, buyers are now looking at alternative areas of Melbourne,” he said.
"Growth has also been recorded in South Morang, with auction volumes up 62 percent and annual house price growth of 7.4 percent to a median of $458,500.
"Higher auction volumes delivered strong results for vendors in the suburb, with 56 homes selling at auction this year – a 93 percent increase over 2015."
Other areas performing well according to the REIV include Epping and Thomastown, along with Roxburgh Park.

Sydney's preliminary clearance rate came in at 76.7 percent for the week ending 5 June, according to CoreLogic.
The volume of auctions held over the year to date is around 20 percent lower. according to CoreLogic, who noted Sydney's city and inner south region had the strongest preliminary clearance result at 85.7 percent, followed by Ryde at 85 percent and eastern suburbs at 84.9 percent.

Sydney city and inner south region lead clearance rates

The preliminary auction clearance rate nudged higher over the first week of winter, however the number of auctions dipped compared with the previous week. 
There were 1,953 auctions held over the week, down from 2,480 last week, however higher than one year ago when 1,201 auctions were held and auction volumes were low due to the Queen’s birthday public holiday in all cities with the exclusion of Perth.
Preliminary results show that 70.4 percent of capital city auctions held this week were successful, rising from a final result of 67.7 percent last week. One year ago, across the lower number of auctions, 78.5 percent sold. Melbourne and Sydney, the two largest auction markets have maintained strength this week, while across the remaining, significantly smaller auction markets, results have been more varied.

This week, 959 residential properties were taken to auction in Melbourne with 71.4 percent clearing, based on preliminary results. In comparison, over the previous week 1,170 auctions were held with a 71.5 percent clearance rate, while one year ago, given the following Monday was a public holiday, just 315 homes went to auction, with a strong clearance rate of 80.3 percent. While Melbourne as a whole had a clearance rate of 71.4 percent this week, across the individual sub-regions clearance rates ranged from as high as 79.2 percent across the Inner South region and as low as 60.6 percent across the South East region. The busiest sub-region for auctions was the Inner region with 180 auctions.

So far this year, Sydney’s clearance rate has remained relatively robust, after dipping to as low as 52.9 percent at the end of last year. However, results across the city are substantially lower than they were at the same time last year, and the volume of auctions held over the year to date is around 20 percent lower. This week, the City and Inner South region had the strongest preliminary clearance result across the city (85.7 percent), followed by Ryde at 85 percent and Eastern Suburbs at 84.9 percent.

This week auction activity across Brisbane fell, from 192 auctions last week to 129 this week. Last week Brisbane’s clearance rate was 41.7 percent, however preliminary results show a weekly rise to 55.4 percent this week. One year ago, 130 Brisbane auctions were held with a clearance rate of 48.5 percent. Across the Gold Coast, the preliminary clearance rate this week is 35.3 percent, compared to 40.7 percent last week. There were 46 auctions held across the region, down from 84 last week.

The preliminary auction clearance rate for Adelaide was 67.2 percent this week, up from 52.6 percent last week, which was the second lowest clearance rate result seen across the city so far this year. 98 homes were taken to auction this week, compared to 125 last week. Over the corresponding week last year, 62 Adelaide auctions were held with 71.2 percent clearing.

Perth’s preliminary results show that 30 per cent of the 10 reported auctions were successful this week. Perth’s clearance rate tends to move around a lot, however this week’s result is only slightly lower than last week (30.6 percent) and down compared to last year (45.9 percent).
For the first time in five weeks, Canberra’s clearance rate edged over the 70 percent mark last week, recorded at 70.5 percent. This week, however, the clearance rate for the city fell to 46.8 percent across 77 auctions. One year ago, Canberra’s final auction clearance rate for the week was 61.3 percent across 38 auctions.
8 auctions were held across Tasmania this week, with 4 reported so far and 3 sold.

Winter auction clearance rate nudges higher: CoreLogic

Fireplaces are set to become an important selling feature as winter arrives, although selling agents haven't yet lit them all ablaze.
There were three downstairs fireplaces - but none lit in the marketing - at the East Melbourne top seller where the 1904 Chedhertha (above) fetched $5.1 million.
Listed by Caine Real Estate, 36-38 Hotham Street had $4.6 million-plus price guidance having last sold 93 years ago. The family who paid 2000 pounds in the 1920s for the quaint house named it after their children – Cedric, Herman and Bertha.
More elaborate fireplaces were on display, and in one room quitemodern, but again none of them were lit in the marketing of 231 Canterbury Road, St Kilda West (below) which was among the weekend's highest sales in Melbourne.
The Marshall White agent Michael Paproth sold it shortly after it was passed in at $4.85 million, with the buyers' agency in attendance, noting three bidders.

There was a blazing fire place at an architectural gem on offer at Mosman, although the $2.29 million buyer will knock down the Modernist, Arthur Cozens-designed two-bedroom house at 20 Bullecourt Avenue (below).

The 1950s Mosman home commissioned by the late Stella Tottenham, an editor of the national architecture magazine Architecture, fetched $290,000 more than its reserve at weekend auction. 
Cozens designed a two-level, flat-roofed house sited high above Middle Harbour, built in warm-toned face brick with white timber fascias, sun-break louvres and window frames, an open-plan living space with fire place lined with natural timber, along with a window wall oriented to the view.
It was such cleverness of Australian small house design that was proclaimed in issue after issue of Architecture.
At Bellevue Hill the modern architectually-designed home that appeared on ABC's Dream Build series in 2013 has been listed for private treaty sale.
The 2010 new-build took on the best parts of the 1960s home designed by architect Henry Rossler that sat on the 923 sqm land parcel.
The four bedroom home was designed by Marsh Cashman Koolloos Architects (below).
