<p>The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.</p>

<p>It has taken the best part of a decade since plans for Chevron One were first unveiled, but the 41-storey tower is now complete, with residents collecting their keys and moving into what has become one of the Gold Coast's most recognisable new landmarks.</p>

<p>Rising 127 metres above Chevron Island, Chevron One stands almost twice as high as any other building on the island. Its scale places it alongside the trio of towers at Jewel, arguably the last truly significant addition to the central Gold Coast skyline when they were completed around six years ago.</p>

<p>While there are several developments underway around a similar height to Chevron One, they are more concentrated within clusters of the highest towers in the city. The fact Chevron One sits within a developing precinct, looking back at the other high-rise developments in Surfers Paradise and Broadbeach, makes it a different proposition altogether. It will certainly become a reference point on the Gold Coast skyline.</p>

<p>There was an increase in auction volumes over the week with 2,119 homes taken to auction across the combined capital cities, up from 1,851 over the previous week although lower than this time last year (2,519).</p>
<p>Preliminary results show a clearance rate of 49.8 per cent across the combined capital cities, up from 47.0 per cent last week, however much lower than 12 months ago (64.7 per cent), marking the 4th consecutive week where the clearance rate has been below 50 per cent.</p>

<p><span>The Canberra sales ranged between $376,000 at Calwell to $1.34 million in a pre-auction sale at Ainslie.</span></p>
<p><span>The top sale was a 1959 weatherboard, with brick fireplace at <a href="https://www.realestate.com.au/property/75-tyson-st-ainslie-act-2602" target="_blank">75 Tyson St, Ainslie</a>. It had last sold at $439,950 in 2002.</span></p>
<p>Canberra's top result was a close-run race as there was <a href="https://www.realestate.com.au/property-house-act-deakin-127604842" target="_blank">a $1.325 four bedroom Deakin home sale</a> and a $1.31 million sale at <a href="https://www.realestate.com.au/sold/property-house-act-o%27connor-127589942" target="_blank">O'Connor of another 1950s home</a>.</p>

Queenscliff cottage sells at $5.55 million at weekend auction

<p>The auction of a two-storey, three-bedroom Richmond townhouse - set inside Channel 9’s former Melbourne television studios - failed to draw more than a curious audience, with the offering passed in on a $1.85 million vendor bid.</p>
<p>But Melbourne regained its mantle as the hottest auction market, when some 72.5 per cent of the 520 reported auctions sold, followed by Adelaide at 68.9 per cent.</p>
<p><a href="https://www.realestate.com.au/property-townhouse-vic-richmond-127327718" target="_blank">The Richmond offering</a> (pictured above) comes with a $1.95 million asking price having been listed by the boss of First National Real Estate, Ray Ellis.</p>
<p>The townhouse with soaring ceilings was bought by Ellis at $1,725,000 in 2014.</p>
<p>Originally built in the 1900's by the Wertheim piano manufacturers, it went on to become the Heinz soup factory before General Televsion Corporation bought the site in 1955.</p>
<p>The Herald Sun reported former Hey Hey It’s Saturday star John Blackman was among the onlookers, having worked in the building. </p>
<p>The residential conversion of the former television studio lot was undertaken by Lend Lease as part of the $400 million housing village, dubbed Studio Nine. The offering sits directly under the Television City sign etched onto the front red brick facade on the tree-lined Bendigo Street.</p>
<p>Jellis Craig auctioneer Jonathon O’Donoghue placed two vendor bids before the property passed in at $1.85 million.</p>

<p>The <a href="https://www.realestate.com.au/sold/property-house-nsw-abbotsford-127142554" target="_blank" rel="noopener noreferrer">14 Irene Street Abbotsford offering</a> was a three bedroom single storey home on 700 sqm. It last sold in 2003 at $1,052,000.</p>

<p>Sydney was host to 517 auctions this week and a preliminary clearance rate of 68.7 per cent was recorded, rising from 57.1 per cent last week across 216 auctions.</p>
<p>The strongest of Sydney's 15 sub-regions were the Eastern Suburbs (85.2 per cent), the Northern Beaches (79.1 per cent) and the Inner West (75 per cent) regions. </p>
<p>The lowest clearance rate was across the Sutherland Shire where 46.7 per cent of the 30 reported auctions were successful.</p>
<p>Melbourne's strongest clearance was recorded across the Mornington Peninsula, where 85 per cent of the 20 reported auctions were successful. </p>
<p>Melbourne's top sale was on the peninsula when $2.45 million was paid at McCrae. The 3610 sqm corner lot set over three titles cam with an updated three-bedroom, three-bathroom residence.</p>
<p>The <a href="https://www.realestate.com.au/property-house-vic-mccrae-127336210" target="_blank" rel="noopener noreferrer">1-7 Burrell Street offering</a>, 200 metres from the beach, was marketed by Hockingstuart for its development potential. It was listed for the first time in more than 30 years when the blocks fetched around $100,000 each.</p>
<p>The preliminary clearance rate in Brisbane was 53.8 per cent, up from 45.6 per cent last week. </p>
<p>An Ipswich offering at <a href="https://www.realestate.com.au/property-house-qld-rosewood-127285694" target="_blank" rel="noopener noreferrer">38 Bassett Lane, Rosewood</a> was the nation's cheapest capital city result. The five bedroom house on 1320 sqm sold for $200,000. It had traded at $315,000 in pre-gfc 2008.</p>
<p>Meanwhile the Gold Coast secured a 65.4 per cent success rate of its 26 reported auctions.<img src="file:///page1image89720" alt="page1image89720" width="228.801620" height="0.648885" data-imagetype="External"> </p>
<p>In Adelaide, a 68.9 per cent preliminary result was recorded across 78 auctions. Last week, 98 Adelaide auctions returned a clearance rate of 70.2 per cent.</p>

<p>Perth sales included <a href="https://www.realestate.com.au/property-house-wa-marangaroo-127270702" target="_blank" rel="noopener noreferrer">a $452,000 result for a home</a> at Marangaroo, described as a four bedroom, two bathroom plus study, quality built Peter Stannard home that was a first home buyers dream.</p>
<p>Across Canberra, 73 homes were taken to auction. Preliminary results show a clearance rate of 67.7 per cent, up from 62.2 per cent the previous week.</p>
<p>Tasmania was host to 11 auctions this week and of the eight reported some five successful sales. </p>
<p><a href="https://www.realestate.com.au/property-house-tas-south+burnie-127314854" target="_blank" rel="noopener noreferrer">A three bedroom South Burnie home</a> (pictured below) was passed on on a $500,000 vendor bid. Melbourne auctions strongest of the nation in early results

Canberra emerges as summer's strongest capital city property market

<p>It was a humble beachside cottage that showed Sydney's stellar price potential. Although it's weekend auction outcome came from a Melbourne buyer keen for its Bondi Beach panorama.</p>
<p>Three bidders competed for the 1920s home on the Ben Buckler headland at North Bondi (above). Bidding opened at $6.1 million for the three-bedroom home at <a href="https://www.realestate.com.au/sold/property-house-nsw-north+bondi-126902458" target="_blank">159 Hastings Parade</a> and went up mostly in $200,000, $150,000, $100,000 and $50,000 jumps until the hammer fell at $7.55 million.</p>
<p>It sold to a family relocating from Melbourne, through Peter Starr of McGrath Group who had a price guide of $6.1 million to $6.6 million.</p>
<p>They plan to build their dream home on a 398-square-metre block, with Bondi Beach views.</p>
<p>Reflecting almost $19,000 per square metre, Starr said the sale sets a record for land-value property in Bondi.</p>
<p>It last sold for $3.15 million in 2006 and at $148,000 in pre-boom 1985.</p>
<p>With auction volumes slightly lower, the national preliminary clearance rate improved marginally, according to CoreLogic.</p>
<p>There were 3,276 auctions held across the capital cities, returning a 63.5 per cent success rate, up on last weekend’s final auction clearance rate of 61.1 per cent when it was the third busiest week so far this year with 3,438 offerings.</p>
<p>Over the same week last year, auction volumes were similar at 3,207, although the clearance rate was considerably higher at 72.3 per cent, Kevin Brogan, the CoreLogic auction analyst noted.</p>
<p>Across the two largest auction markets, Melbourne and Sydney, both saw an increase in the sales clearance.</p>
<p>Canberra recorded the highest clearance rate of 75.6 per cent, while only 44.9 per cent of homes sold across Brisbane.</p>
<p>Across Canberra 105 auctions were held, compared to 128 last weekend. Canberra’s clearance rate was well up on the previous weekend's 61.7 per cent.</p>
<p>Brisbane’s preliminary clearance rate was 44.9 per cent, down from 52.1 per cent last week. There were 191 Brisbane auctions this weekend, compared to 153 last weekend. </p>
<p>In Melbourne, Australia’s largest auction market, a preliminary auction clearance rate of 66 per cent was recorded across 1,652 auctions this week.</p>
<p>The wet results included retired Carlton star Andrew Walker’s house <a href="https://www.realestate.com.au/property-house-vic-preston-126884130" target="_blank">at 28 May Street Preston</a> (below) which sold through Hocking Stuart at $1.74 million, well above the $1.3 millions to $1.4 million price guidance.</p>

<p>Last week, Melbourne’s final clearance rate was recorded at 65.5 per cent across 1,736 auctions, making it the lowest clearance rate the city has seen since June 2016. While one year ago, 1,416 homes were taken to auction across Melbourne and a clearance rate of 77.3 per cent was recorded. </p>
<p>Melbourne's auction clearance rate was "likely to revise lower as final results are collected and potentially surpass last week as the lowest seen since June 2016," Kevin Brogan tipped.</p>
<p>A Caulfield North apartment was Melbourne's cheapest at $280,000. The <a href="https://www.realestate.com.au/property-apartment-vic-caulfield+north-126880566" target="_blank" rel="noopener noreferrer">12/113 Eskdale Road</a> offering had been marketed with a $270,000 to $290,000 price guidance. Last traded in 2001 at $225,000, it was most recently a $300 a week rental.</p>
<p>Melbourne's top sale was in Toorak where <a href="https://www.realestate.com.au/sold/property-house-vic-toorak-126885042" target="_blank" rel="noopener noreferrer">7 Springfield Avenue</a> fetched $4.6 million. The four bedroom 2008-built Wendy Nettle-designed home last sold in May 2014 at $3.53 million.</p>
<p>Sales included a pre-auction deal on <a href="https://www.realestate.com.au/sold/property-house-vic-brighton-126914706" target="_blank" rel="noopener noreferrer">a Dendy Street, Brighton</a> bathing box. It sold for a record price, likely more than $330,000 through Marshall White agent Barb Gregory. The record was $326,000.</p>
<p>Figures from the Real Estate Institute of Victoria suggest about 4300 homes will be sent under the hammer this month, which would top last year’s record 3877.</p>
<p>Across Sydney, 1,126 auctions were held this week, down from 1,215 over the previous week. The preliminary clearance rate of 62.4 per cent is up from 56.8 per cent last week, however still lower than this time last year, when a clearance rate of 75.2 per cent was recorded across 1,182 auctions.</p>
<p>Looking at the sub-regions of Sydney, the Ryde region recorded the strongest clearance rate of 73.9 per cent across 75 auctions. Ryde sales included a six bedroom home at <a href="https://www.realestate.com.au/property-house-nsw-ryde-126911222" target="_blank" rel="noopener noreferrer">3 Burke Street</a> which fetched $2.15 million.</p>
<p>This week, Adelaide saw a preliminary clearance rate of 64.6 per cent, with 99 reported results across a total of 141 scheduled auctions. In comparison, over the previous week Adelaide’s clearance rate was 63.4 per cent and 65.3 per cent one year ago.</p>
<p>Adelaide had the nation's cheapest sale when $220,000 was paid in Aldinga Beach. It was a mortgagee sale of a three bedroom house at <a href="https://www.realestate.com.au/property-house-sa-aldinga+beach-126907886" target="_blank" rel="noopener noreferrer">43 Butterworth Rd, Aldinga Beach</a>. It last traded at $157,500 in 2008.</p>
<p>Perth’s clearance rate of 47.6 per cent across 50 auctions was up from the previous week, when 43 auctions were held and a clearance rate of 33.3 per cent was recorded. </p>

Melbourne hands reins to Canberra as weekend auction success rate weakens in gallop to list

<p class="first-para">The auction market in Sydney is back to strength following the Easter holiday with 650 homes set for Saturday auction, according to Domain's Dr Andrew Wilson.</p>
<p class="first-para">He said Sydney’s inner west will be the most popular region for auctions on Saturday with 100 followed by the south with 88, the upper north shore (80), the city and east (68), the west (61), the lower north (55), the south west (50), Canterbury Bankstown (47), the northern beaches (35), the north west (30) and the central coast with (18) auctions listed.</p>
<p>"Manly will host the most suburban auctions this weekend with 11 followed by Newtown and Mosman each with 10, Ashfield (8), St Ives, Eastwood and Darlinghurst each with 7 and a number of suburbs with 6 auctions listed including Revesby, Paddington Bexley and Earlwood," he said.</p>
<p>"Auction listings were predictably higher last weekend with 705 homes scheduled to go under the hammer compared to 25 the previous weekend.</p>
<p>"This weekend more than 1000 auctions are listed as the market returns in full after April’s lengthy holiday distractions.</p>
<p>"Melbourne’s eastern suburban regions recorded the highest clearance rates last weekend although most areas and suburbs continue to secure positive results for sellers.</p>
<p>"Top rate was reported by the south-east with 87.7 percent followed by the outer east 86.2 percent, the inner east 86.0 percent, the west 84.0 percent and the most sales at 84, the north-east 83.3 percent, the north 82.7 percent, the inner south 71.7 percent and the inner city with a clearance rate of 61.1 percent."</p>
