Bottega House has completed settlement of a landmark riverfront site in Macquarie Street, St Lucia, representing its first major Brisbane development.&nbsp;

Over the next month, around 260 piles are expected to be installed as work progresses on the basement structure. The building is anticipated to rise above ground level early next year, before unveiling its sculptural glass curtain wall, developed in collaboration with specialist façade engineers.

The project has been conceived as a resident-only building, with no short-stay accommodation permitted. SIERA says the model is intended to appeal to long-term owner-occupiers rather than transient holiday demand.

Eastern Suburbs buyers snap up ESTE Little Bay apartments

<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Australian property developer JWLand has formally lodged its planning permit application with Moreland City Council to develop a 6,490 sqm mixed-use site in Brunswick.
The proposed development will comprises 255 apartments and 12 townhouses.
There will be one, two and three bedroom apartments and three and four bedroom townhouses.
On top of the residential components, the development will deliver two new community assets located on Brunswick Road, including a much-needed childcare facility.
Adjacent to the childcare facility, space in the building has been set aside for a new community hub, which JWLand proposes to give back to the local community via the Moreland City Council.
Anthony Cuzzupi, head of development for JWLand’s Victorian operations, said that the planning application represented a high quality architectural and urban design outcome that responded to the three distinct interfaces surrounding the site.
“This site is a prime example of a redevelopment opportunity given its location close to the CBD and excellent public transport links,” Cuzzupi said.
“The design strategy for the site sensitively responds to the unique streetscapes and neighbourhood character within the immediate area.”
The application proposes a mix of building heights, with the majority of buildings three to eight storeys, as well as a 14-storey residential tower in the north-west corner of the site.
“All buildings have been carefully sited so that the lowest-rise buildings, the townhouses, have appropriate setbacks consistent with planning guidelines and interface directly with existing residential areas along Park Street.
“Higher-rise buildings have been positioned to ensure that there is no shadowing across Princes Park and its much-loved walking and running-track,” Mr Cuzzupi said.
The project will significantly improve connectivity between the site and Princes Park, with a landscaped pedestrian link from Brunswick Road through to Park Street to be publicly accessible for the enjoyment of the wider community.
All residences within the development will have at least one car park, with a total of 377 car parks provided to cater for residents and visitors. There will also be 83 bicycle parks on site, to encourage sustainable transport use.

Danny Adivan seeks more apartments at controversial Bronte RSL site

St George-based developer, Level 33, has acquired a row of a dozen homes individually on the southern side of Regent Street in Sydney's southern suburb of Kogarah for a proposed 300 apartment development.
Level 33’s proposal includes building nearly 300 apartments across four separate buildings. Sales are expected to launch in early 2018 and construction is expected to commence mid to late 2018, the developer said.
The apartments are expected to be targeted towards first home buyers.
Level 33 said it spent 24 months negotiating the individual purchases as it had earmarked the potential site for its development due to its proximity to the centre of Kogarah.
Eddy Haddad of Level 33 said the best sites were always the hardest to purchase and patience and understanding was required to ensure the mutual benefit of all involved.

“This site really ticked all of the boxes in terms of convenience, as it’s literally only a one-minute walk to Kogarah train station, the St George Hospital is 100 metres away, and all the other amenities in the centre of Kogarah are on the doorstep. You couldn’t live in a better part of Kogarah… it’s right in the beating heart,” said Haddad.  
“However, we fully understood we were dealing with families here and their pride and joy, so we really wanted to look after the owners and ensure they were happy with the outcome.
“A project of this scale is reasonably unique to this area and we are here for the long term, so we are really keen to work with the local community as our reputations at stake.” 
Haddad said the project will have plenty of affordable apartments for local first home buyers struggling to enter the property market. 
“This project will be really focused on addressing this issue”.

Developer Level 33 acquires Kogarah site for 300 apartment project

The penthouse atop the 1788 Double Bay six-storey building sold for $10.5 million shortly before Saturday’s VIP launch of the 31 apartments.
Its sale was followed by an apartment on level three for $9.6 million.
The six-level complex is due for completion in early 2019.  
Empty nesters from Darling Point and Bellevue Hill were the buyers of the development’s top two sales.
Both topped the suburb’s previous apartment record when $8.9 million was paid in 2014 when the Chancellor penthouse sold to Lynette Harvey.
Selling agent Ben Stewart said at 180 square metres, the penthouse sale translated to a bullish $58,333 per square metre.
At Saturday’s VIP launch, just 11 of the 31 apartments sold for a total of $55 million.  
Sales included $3.8 million paid for a two-bedroom apartment, a very strong price.
Designed by Bates Smart, it is due to be complete by early 2019 by SJD Group, headed by Shanghai developer Shi Jiandong, who bought the Cross Street site from the Roche family last year for $54.6 million. The developers, SJD Property, are most famous for Rich Gate — among the most expensive compounds in Shanghai.
The company also bought the site next door in July for $45 million from the dry cleaning business owning Eisman family.
As part of Woollahra Council’s revitalisation of Double Bay it recently entered into a public-private partnership with Axiom Properties and its development and cinema consortium, Built and Palace Cinemas, to convert the public car park elsewhere on Cross Street into a mixed residential and commercial building with a boutique cinema complex, retail space and public parking.
Late last year TOGA sold all 13 apartments in its new Double Bay development; ahead of the sales suite opening to the public.
The Hunter is a $50-million boutique-style development located elsewhere on Cross Street.
The buyers were from its registered database of clients.
They sold within a fortnight of pre-marketing.
TOGA Development &amp; Construction Chief Executive Officer, Fabrizio Perilli said 10 of the 13 apartments sold to owner occupiers.
It will be anchored by a boutique ground-floor retail precinct with a mix of cafes, restaurants and wine bars in a nod to Double Bay’s European character.
The JPR Architects-designed building will feature a contemporary terraced facade with shuttered balconies above the retail precinct to create a European-inspired connection between the private and public domain.
Construction at is scheduled to be completed in early-2019.

Double Bay's 1788 disappoints with less than half sold

Tower Three of Wanda Ridong’s $1 billion plus Gold Coast development project has already registered more than 120 interested prospective buyers.
The 108-apartment luxury tower will have views from Burleigh Heads to South Stradbroke Island. The apartments come in configurations of one, two and three bedrooms.
Prices start from $1,099,000 for a one-bedroom, two-bathroom executive apartment up to 133 sqm. Two-bedroom apartments (139 sqm to 165 sqm) start from $2,575,000 while the three-bedroom apartments (202-270 sqm) start from $3,982,000.
The three towers will have 512 apartments, a 169 suite six-star hotel as well as retail and culinary precincts, said Wanda Ridong Developments Gold Coast Pty Ltd.
The triple tower resort, which has its own, private beachfront entrance, has banned holiday letting, and been designated residents-only to ensure maximum comfort and privacy, according to a media release.
Jewel’s towers will stand on an enviable 1.14 hectare site on the famous Surfers Paradise beachfront, giving residents and guests uninterrupted views over the Pacific Ocean.
The construction contract — worth more than half a billion dollars — was officially awarded to Brookfiled Multiplex last year.
The luxury apartments will be provided with a 24-hour residential concierge service. Wanda Ridong director Baron Li said the 24-hour concierge will be housed in Tower Three’s private lobby.
“Our Tower 3 residents will be able to call on the concierge day or night, to take care of their every whim,” said Li.
Wanda International Real Estate marketing director Michael Purefoy said Tower Three held such a commanding position and viewpoint that its warranted taking the concept of a luxury living to the next level,” Purefoy said.
Tower Three is expected to be launched in July launch, though the pre-launch period has started.
Wanda Group was established in 1988 and in 2016 its assets amounted to 796.2 billion yuan with operating revenue of 255 billion yuan. On the Gold Coast, Wanda has teamed with Chinese property developer Ridong Group.

That’s the selling pitch for a luxury apartment complex at West End on the edge of Brisbane’s CBD.
The car offer is for buyers if they secure a contract before the end of the financial year, i.e. June 30. 
Online property agency iBuyNew is offering on behalf of a Brisbane developer 10 Toyota Yaris hatchbacks for purchases made in the recently launched ‘The One’ apartment complex.
The One is located at 89 Victoria Street, West End.
One-bedroom apartments are 51 sqm in size and start from $418,000, while two-bedroom apartments range in size from 70-92 sqm and are priced from $570,000-$710,000.
There are 16 individual floor plans to suit buyers of different tastes.
Chief executive of iBuyNew, Alex Caraco, said this was a good time to invest in Brisbane.

Brisbane developer lures buyers with car

Potential buyers at Parq on Flinders, an apartment development in Wollongong, are being lured with just a 2 percent deposit.
An advertisement for Parq on Flinders, running as a campaign on Colliers International’s website, says more than 70 apartments have already sold and prices for the remaining apartments will be increased after July 1.
The $88 million complex will have 221 apartments and a number of commercial sites, according to the Illawarra Mercury.
The project is being developed by Malaysian consortium Gateway Wollongong.
The display suite is at 96 Smith Street.
A one-bedroom apartment is selling for $419,000, while the two bedroom is for $609,000 and the three bedrooms for $759,000.
While most banks require around 20 percent deposit upfront for owner-occupiers and higher for investors, the promotion for Parq, first announced in November 2016, asked for just a 10 percent deposit.
First home buyers could pay their deposit in instalments of 2 percent every six months, while other buyers needed to pay the balance 8 percent by July 2017, said the promotion.
For years, the development site at the intersection of Keira, Flinders and Campbell Streets remained mired in controversy.
It was once flagged for the corruption-laden "Quattro" development, which featured prominently in the city’s infamous sex for development scandal, according to the Illawarra Mercury.
In 2008, an inquiry found that developer Frank Vellar had engaged in corrupt conduct by engineering the approval of the Quattro development with his lover, Beth Morgan.
The council bought the site for $5.2 million in 2011, with plans to clean it up and use it as a temporary parking space.
It then called for expressions of interest from developers, and a year later the Gateway consortium, then working with developer Jan Lindrum, lodged a $135 million proposal named “Bass and Flinders Gateway”. 
But they failed to convince the Joint Regional Planning Panel the first time around and only got a recommendation from the Wollongong City Council after substantial modifications.

Wollongong development lures buyers with 2 percent deposit

More than 500 apartments are set to be built above Melbourne's The Glen shopping centre in Glen Waverley.
The air rights to the shopping centre have gone to Jeff Xu’s Golden Age Group by retail landlord Vicinity Centres and co-owner Perron Group.
Three residential towers are set for the site.
The first stage of the retail development was set to open late 2017 with and expected to be completed by 2020.
Vicinity said the apartment deal had cut the redevelopment costs to $460 million, from $490m, of which Vicinity’s share was 50 percent.
"After completion of the redevelopment, an initial yield of more than 6 per ent and an internal rate of return of more than 10 percent were likely," Vicinity said.

Apartment development slated for Melbourne's The Glen shopping centre

A corner site with permit for 47 apartments and retail has sold in West Melbourne for an undisclosed sum. 
The <a href="https://www.realcommercial.com.au/property-land+development-vic-west+melbourne-502180678" target="_blank">437-441 Spencer Street</a> property is north facing and full of natural light, according to its description.
The land area is 268 sqm and the zoning is mixed use.
The plan has been designed by architect Ken Sowery of ElevliPlus, who designed 'The Age Print Centre' in Tullamarine, and other renowned buildings.
The selling agent was Gideon Marcus of Teska Carson.
The property was is expected to fetch around $4 million.
