Brisbane-based <a href="https://www.apartments.com.au/developers/red-co">Red &amp; Co Developments</a> has officially launched its $250million COMO apartment development in Varsity Lakes, while simultaneously commencing construction.&nbsp;

Building work is now underway at COMO following the appointment of <a href="https://www.apartments.com.au/builders/5point-projects">5Point Projects</a> as contractor to deliver the boutique development which will rise on a 2857 sqm site overlooking Lake Orr at 22 Lake Street.

When completed, <a href="https://www.apartments.com.au/new-apartments/como-varsity-lakes-22-lake-street-varsity-lakes-qld-4227">COMO</a> will comprise 156 apartments across 16 levels located in the heart of Varsity Lakes.

The project, which will sit alongside Bond University, will deliver a diverse array of apartment designs comprising one-, two- and three-bedroom residences that have already attracted interest from local and interstate investors as well as an array of owner occupiers looking to gain a foothold in the precinct.

Red &amp; Co, which has largely focused on the Brisbane market in recent years where it has delivered more than 500 apartments and townhouses across 26 projects, has designed COMO to combine tranquil, lakeside living with the vibrant urban convenience of the vibrant Varsity Lakes village.

Longstanding Gold Coast developer Raptis has acquired a prime development site on Surf Parade for its next Broadbeach apartment project.

Progressing towards completion of <a href="https://www.apartments.com.au/new-apartments/the-sterling-broadbeach-6-8-george-avenue-broadbeach-qld-4218">The Sterling Broadbeach</a>, 90 apartments on nearby George Avenue, <a href="https://www.apartments.com.au/developers/raptis">Raptis</a>, led by second-generation family man Evan Raptis, has picked up a block on the corner of Surf Parade and First Avenue.

The site had been earmarked for a luxury apartment project with 33 full-floor apartments across a 37-storey tower. Raptis will go back to the drawing board and create a building more appropriate for the site. The development application will be lodged later this month.

Evan Raptis told Apartments.com.au the site ticks all the boxes.

"Broadbeach is a suburb we've developed several buildings over the years. Surf Parade ticks all the boxes for the type of apartment development we want to deliver."

Raptis had several pre-lodgement meetings with council to ensure they are aligned in the development.

Bassar Group sold out Infinity on the street, while for its&nbsp;first Gold Coast development, Polycell grabbed a Surf Parade site for <a href="https://www.apartments.com.au/new-apartments/the-rochester-broadbeach-143-surf-parade-broadbeach-qld-4218">The Rochester</a>, which is nearly sold out.

Melbourne-based developer Hirsch &amp; Faigen recently launched its fourth Gold Coast project on the exclusive strip. The Eveleigh Broadbeach will have 100 apartments across a 31-storey building designed by Rothelowman.

GV Property Group site development specialists Antonio Mercuri and Luke Reaby, who both amalgamate sites and sell shovel-ready sites to developers up and down the Gold Coast, sold Surf Parade to Raptis.

Less than two years after breaking ground, Gardner Vaughan Group is celebrating the topping out of Bask, its second development in the exclusive coastal enclave of Bokarina on Queensland’s Sunshine Coast.&nbsp;

Sekisui's The Allere Collection in West Village hits 85% sold

Brisbane's off the plan property market led the country in sales comparative to how much stock is on the market, according to Urbis' Apartment Essentials National Snapshot Q1 2023.

Brisbane just edged the Gold Coast having the highest sales rate as a percentage. Nearly a fifth of apartments that were on the market sold in Q1.

Sydney and Perth were just below the 10 per cent mark, while Melbourne had the largest gap with just five per cent of apartments selling compared to how many are on the market.

Brisbane was pushed to the highest sales to supply rate due to two projects in Toowong.

Mosaic's The Prescott, which is only in its presale phase, secured 94 sales in Q1 with an average sale price of $973,000. There's only 100 apartments in the Lissner Street development.

The next best performer was Monarch Residences, the recently launched project by Don O'Rorke's Consolidated Properties. They scored 75 sales in Q1, at an average sale price of just over $1 million. Nine apartments in the development have sold for over $4 million.

They've got 224 apartments across the two towers, which Hutchinsons Builders have just started constructing.

James MacGinley, Head of Residential at Consolidated Properties Group, said the key to selling in the current market is really understanding the buyer demographic.

"At Monarch Residences, we have split our penthouse collection between the top floors and the lower level along the riverfront.

"This decision was made to appeal to two distinct groups of buyers - those wanting a traditional penthouse with horizon views, and those looking for a ‘river home’ with the benefits of apartment living."

Mirvac's Isle Waterfront project in Newstead, which is currently under construction, secured 21 sales in Q3 as it approaches sell out. The ASX-listed developer has sold over 110 apartments to date, at an average sale price of $1.261 million.

Sekisui's giant West Village masterplan has performed consistently well ever since the national developer started the masterplan over seven years ago.

Their sixth and seventh tower in the masterplan, Uno and Duo, which make up the Allere Collection both saw continued sales through Q1 2023. Uno, which has 94 apartments, secured 19 sales in the first three months of the year, and it's neighbouring Uno tower had 16 sales.

Both buildings, designed by Rothelowman, are under construction and have just over 20 apartments left in each. Two-bedroom apartments are still available, priced from $860,000.

One of the five-bedroom penthouses made headlines earlier this year when it sold for $7,016,000, a record for West End.

West Village dining outlets are also encouraged to use take away packaging which can be composted or recycled, with the food waste and compostable packaging from West Village stores and dining outlets then collected and processed through the onsite organic waste pulping system. The Pulpmaster Australia system converts organic materials into soils and fertilisers, minimising the use of water and power during the process.

The precinct will also have the ability to generate some of its own energy from the sun, with a 23.5 kW solar power system on the roof of The Eaves building near The Common providing some of the power to light the public spaces, while solar panels on residential buildings provide power to shared building services.

In an urban environment like Brisbane, a “heat island” can be created when materials such as bitumen and concrete absorb and hold the sun’s heat rather than reflect it. To counteract the heat island effect at West Village, around half the site plan is covered with materials which reflect heat, water features or green spaces. Around 100 mature trees and more than 15,000 plants are growing at West Village.

Public bike racks have also been located in several locations at West Village with 1600 set to be available on completion of the project. It's flaura and fauna at West Village.&nbsp;

The Richmond Birdwing Butterfly Vine, species Pararistolochia praevenosa, is grown in several locations at West Village, with the vine being the natural food source for the Richmond Birdwing butterfly, species Ornithoptera richmondia.

The Richmond Birdwing is the largest subtropical Australian butterfly and now unfortunately a vulnerable species. The idea behind growing the Butterfly Vine at West Village is to help increase the population of the butterfly.

West Village is also home to up to seven bee hives, including native stingless bees and European honey bees. The bees help to pollinate the 3,000 native plants at West Village, while playing a role in supporting biodiversity (lots of different types of plants, animals and micro-organisms) in the direct local urban environment.

West Village partners with Brisbane social enterprise group Bee One Third, with their apiarists (bee keepers) utilising traditional beekeeping methods to care for the bee population within the precinct.

The retail and office components of Sekisui House&rsquo;s $1.1billion masterplanned urban renewal development, West Village, in Brisbane has been sold.

The Singaporean sovereign wealth fund GIC has partnered with fund manager Centuria Capital in spending $202m for five buildings within the mixed-use precinct, 1km south of the Brisbane CBD.

It includes existing properties as well as buildings to be constructed on the former Peter&rsquo;s Ice Cream site.&nbsp;

It includes a retail mall anchored by a Woolworths store, and Brisbane&rsquo;s first Harris Farm Markets.

Centuria head of retail Bruce McCully said the West End area was experiencing &ldquo;a renaissance&rdquo; that would further benefit from improved connectivity once the proposed new green bridges were completed, linking the area with Toowong to the west and St Lucia to the south.

West Village was a flagship project for the Japanese company which on completion will provide 1250 residences across eight &shy;residential buildings, 1900 carparks and 6500 sqm of public open space.

Half the site will be open parkland and green laneways, which Sekisui House Australia managing director Hide Seguchi said accords with its &quot;satoyama design principles, which places enormous importance on generous green spaces around each development.&rdquo;&nbsp;
