New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Australian developer Third.i is playing their part in the charge to revitalise the Newcastle region, with a swarm of buyers snapping up almost $90 million in sales in the last quarter of the financial year.

The group has an array of projects currently transforming Newcastle, with the most recent addition landing in the heart of West End, with the development approved Dairy Farmers Towers development.&nbsp;

The project accrued more than $42.5 million in sales between March and the end of June this year, defying a growing property downturn in Newcastle, while Third.i’s latest collaboration with ThirdAge for retirement living, The Merewether Residences, secured over $47 million in the last quarter.

The developments join a stable of completed projects in Newcastle including Third.i’s three sold-out and completed residential buildings in the West End - Stella on Hannell, Eaton on Union and The West End Apartments.&nbsp;

The latest data from PropTrack’s Home Price Index saw national home prices fall substantially from what it calls the sharpest slowdown in more than 30 years across major cities including Sydney and Melbourne, while in comparison, more affordable lifestyle regions including Newcastle have continued to grow.&nbsp;

Third.i Co-Founder, Luke Berry said that while there had been a downturn in the real estate market over the last few months, due to increasing construction costs and rising interest rates, they hadn’t seen a decline in activity throughout the region.

“Newcastle is definitely defying this downturn as we’ve recorded almost $90 million in sales in just three months alone from March to June across our latest residential and retirement living projects," Berry said.

"Demand is still high from eager buyers from the larger cities seeking out the more relaxed and affordable lifestyle Newcastle has to offer.&nbsp;

The recently green-lit Dairy Farmers Towers, which launched to market earlier this year, is set to comprise 184 one, two and three-bedroom apartments over two towers and will deliver eight SDA apartments.&nbsp;

With construction slated to commence in late September 2022, the project will also bring to life a five-storey residents’-only shared work hub with over 1600 sqm of commercial and retail space.&nbsp;

The group's Merewether Residences will also provide 140 one, two and three-bedroom apartments to the area, in a bid to raise the bar in retirement living.

With construction also starting later this year, the $120 million project will be topped by 16 penthouses each with a rooftop spa terrace and expansive views overlooking the golf course.&nbsp;

Third.i secures $90 million in Newcastle sales in just three months

A Brisbane apartment project by Henroth Investments&nbsp;is set to be revised.

Henroth, led by the Sydney-based Roth family, are scaling back their West End development at&nbsp;281-297 Montague Road. The site has previously was approved for five towers, before Henroth changed it to two in December.

There will still be nearly 350 apartments across the two towers, the north tower rising 19&nbsp;levels and the south tower 17&nbsp;levels.

The new design involves the creation of a vibrant, public amphitheatre area along the Davies Park side of the site with retail planned surrounding the amphitheatre, as well as a new sculpture park. It also&nbsp;features a curved landscaped exoskeletal sunshade, which has been popular among recent design applications.

Designed by The NRA Collaborative, the north tower will comprise 76 two-bedroom apartments, 95 three-bedroom apartments and 12 four-bedroom apartments and penthouses.

The south tower will consist of 30 one-bedroom apartments, 73 two-bedroom apartments, 43 three-bedroom apartments and 20 four-bedroom apartments and penthouses. &nbsp;&nbsp;

Some 1,606 sqm will be dedicated to retail space, in addition to 3,382 sqm of green public space.

A rooftop recreation area is planned for both towers, complete with infinity pools, gyms, dining space, library or cellar, barbecue areas, all set amongst lush landscaping.

There is also a unique north-east facing landscaped covered outdoor terrace on level one of each tower, with study and work areas, provided to accommodate the working from home movement. In addition, this area contains a selection of enclosed glass pods for residents’ who may wish to engage in private podcasts or online meetings.

According to The NRA Collaborative, the revised design incorporates a rethink to the open space and ground plane opportunities to the West End community.

“The revised design will deliver a vibrant activated public plaza and subtropical landscaped space for the benefit of the local community,” they said.

The design response will also incorporate outstanding cross-site links in the form of direct pedestrian and cycle connections from Vulture Street, which is one of Brisbane’s major thoroughfares, through to the Brisbane River walkway.

The new public plaza space is integrated with an active retail frontage, which connects Montague Road to the centre of Davies Park, Souths Leagues Club and beyond to the Brisbane River.

Architecturally, as a central feature, each building will focus on incorporating unique large landscaped open-air common access balconies/gardens to every floor.

The open-air landscaped transition zones are designed as an extension of the new park and the green space combining with the open space to generate landscape vistas from within.

Biophilia filters on the ends of the open landscaped corridors provide vertical greenery up the façades in the form as fresh air filters providing natural cross ventilation to the open apartments’ walkways.

West End, Brisbane apartment towers to get updated design

The private Brisbane property developer, Stockwell, is continuing to expand its footprint in the inner Brisbane suburb of West End.

They&#39;ve submitted plans to the Brisbane City Council for an eight-level development in West End, around the corner from their HQ. The apartments will follow Stockwell&#39;s extensive investment in the suburb, which has seen them previously develop Virtuoso West End, Muse West End, and Encore West End.

&quot;This development continues Stockwell&rsquo;s vision of creating high-standard apartment living in West End through providing larger apartment types and configurations for owner occupiers and families,&quot; a Stockwell spokesperson told Urban.

The proposed project, at&nbsp;10 Kurilpa Street,&nbsp;on the corner of Kurilpa and Baile​y Street, will see 78 one, two, three and four-bedroom apartments built on a 2,365 sqm site.

The local architecture, Mode, has put together the plans, orienting apartment&nbsp;living space and balconies&nbsp;towards unobstructed views. The&nbsp;north-east apartments capture the Brisbane River and beyond to Mt Coot-tha, while the east facing apartments have open views of the CBD and the leafy low rise residential part of West End.

There will be a maximum 11 apartments per floor.

There&#39;s nine&nbsp;different configurations on offer for buyers. The two-bedroom apartments will start from 82 sqm, the three beds from 112 sqm and the larger four-bedroom apartments starting. from 147 sqm.

The development of The Montague Markets precinct in Brisbane&#39;s West End kicked off some 15 years ago.

Now, the awarded Queensland property developer Pradella, has announced the final development in the masterplan that has breathed new life in to the West End area.
