Enfield may be home to fewer than 3,000 residents, but its prime location between Strathfield and Burwood has cemented its status as one of the Inner West’s hidden gems.

The suburb offers a village-style lifestyle with an abundance of cafés, restaurants, and boutique shops, staples of Inner West living.

At the last census, there were only around 300 apartments in the suburb. Fewer than a handful of new apartment developments have been delivered in recent years, but none are as well positioned as The Carlyle, just a three-minute walk to Henley Park, arguably one of the best parks in the area.

"There are now several government incentives assisting first home buyers to get onto the property ladder. The recent announcement to waive lender's mortgage insurance for those with low deposits puts tens of thousands back in their pockets. Bernberg has also seen a re-emergence of investors, attracted to the low supply of apartments in Enfield and the suburb's lifestyle, while also being on the fringe of Burwood, which is set to undergo a huge transformation with its recent rezoning around the new metro station.

"That will bring a wealth of new retail and amenity to the area, which tends to drive prices higher," Bernberg says.

"Rents are at record highs, and with interest rates coming down from the highs earlier this year, investment apartments are starting to stack up again financially."

The Carlyle apartments will sit above doorstep amenity, with a two-level retail podium incorporated into the striking building. The retail component will include a new ground-floor café facing Carlyle Street.

In the bustling West End district of the city, Sekisui House Australia's West Village has captured the hearts of many homeowners.

The Thomas's are one such buyer that were attracted to the allure of the Brisbane community, stumbling upon West Village by chance while&nbsp;enjoying a cup of coffee in West End back in 2018.

Intrigued by a laneway adorned with beautiful plants, they decided to explore further, hoping to gather inspiration for their own backyard.

"Little did we know there was a Sales Office at the end of the walkway, and after a lengthy chat with the Sales Team we bought into Stage 1," they said.&nbsp;

What attracted them most to West Village was the grand vision behind it. At the time of their purchase, only Stage 1 was being built, while the rest of the site consisted of a dilapidated ice cream factory and a vast excavation site.

"We really had to believe in the vision, and with the backing of a Japanese developer (Sekisui House) we felt confident what we saw would one day be a reality."

The couple bought their apartment in Stage 1, specifically in the Park &amp; Lexington building, in April 2018. They eagerly moved in on the day of settlement in October of the same year, with West Village still in its early stages, with construction in progress and the iconic heritage-listed ice cream factory undergoing refurbishment.

West Village's unique qualities made it an appealing place to call home. The prime location and proximity to the central business district were major attractions.

"We also loved the idea of having a heritage listed building as the centrepiece of the site, and then all the amenities, shops, etc being built around it."

Living in West Village has exceeded their expectations in numerous ways, with the convenience of having a full-line Woolworths and Harris Farm downstairs making daily errands effortless, the couple said.&nbsp;

"Living in the heart of West End is amazing – it’s such a unique community we’ve worked in and visited for many years, and it’s now our home."

"We’ve made some amazing friends since living here," they added.&nbsp;

According to the Thomas's their apartment itself holds many joys. The abundance of natural light, airy ambiance, and tasteful finishes perfectly align with their personal style, while the sunsets over Mt Cootha provide a picturesque backdrop, adding a touch of natural beauty to their everyday lives.

West Village: Living heritage village in Brisbane's West End

The Allere Collection: Urban's most popular Brisbane project in Q1 2023

Brisbane property developer Aria Property's sold out West End apartment project, Tree House, has taken out the High Density Development Award at the 2023 Urban Development Institute of Australia (UDIA) National Awards.

It's Aria's fifth national win in the past seven years.&nbsp;

Located in the leafy suburb of West End, <a href="/buildings/tree-house-111-jane-street-west-end">Tree House</a> comprises 90 apartments across 12-storeys, inspired by the innovative green buildings found throughout Singapore, with the group creating a contextual and visual response to the Brisbane City Council's advocacy for greener buildings across the city.

Situated directly opposite Davies Park, Tree House was designed to make residents feel as if they're living in a tree house, with each balcony sitting adjacent to a garden or tree canopy.&nbsp;

Sweeping curves across the built form reference natural movements of a fig tree as it climbs from base to canopy, topping out with a rooftop space. Over 70 mature trees have also been incorporated throughout the development to deliver a green façade dominated by the purple flowers of the tibouchina, which bloom sporadically throughout the year.&nbsp;

The expansive rooftop is heavily landscaped using trees, planting, lawns, water features and hardscape to create a rooftop garden with each aspect of the roof having a different feeling and function.

Brisbane developer Pradella have commenced construction on the final residential development at their Riverside West End precinct, The Lanes.

The Lanes will start to take shape over the coming months with completion of stage one, Wave Residences, expected in late 2024.&nbsp;

Over 70 per cent of the 138 Wave Residences apartments have been sold following strong demand for large apartments.

Pradella Sales and Marketing Director Lee-Anne Kielar said Pradella is thrilled to have launched the construction of The Lanes following its announcement only six months ago.

Located within the recently launched Allere Collection residences, the Sustainability Series offers a considered and sustainable lifestyle with prices starting from $485,000*.&nbsp;

The grey water (from laundries and showers) is sourced from two of the precinct’s residential buildings, with the treated water then used to irrigate gardens and for flushing toilets in the retail centre.

Food waste measures are also in place across the site, with up to 85 percent of the food waste from the precinct reused or composted.&nbsp;

West Village dining outlets are also encouraged to use take away packaging which can be composted or recycled, with the food waste and compostable packaging from West Village stores and dining outlets then collected and processed through the onsite organic waste pulping system. The Pulpmaster Australia system converts organic materials into soils and fertilisers, minimising the use of water and power during the process.

The precinct will also have the ability to generate some of its own energy from the sun, with a 23.5 kW solar power system on the roof of The Eaves building near The Common providing some of the power to light the public spaces, while solar panels on residential buildings provide power to shared building services.

In an urban environment like Brisbane, a “heat island” can be created when materials such as bitumen and concrete absorb and hold the sun’s heat rather than reflect it. To counteract the heat island effect at West Village, around half the site plan is covered with materials which reflect heat, water features or green spaces. Around 100 mature trees and more than 15,000 plants are growing at West Village.

Public bike racks have also been located in several locations at West Village with 1600 set to be available on completion of the project. Four electric vehicle charging stations and a GoGet car share service are located on Basement 1 in the public West Village carpark, which boasts 420 public car parks.

It's flaura and fauna at West Village.&nbsp;

The Richmond Birdwing Butterfly Vine, species Pararistolochia praevenosa, is grown in several locations at West Village, with the vine being the natural food source for the Richmond Birdwing butterfly, species Ornithoptera richmondia.

The Richmond Birdwing is the largest subtropical Australian butterfly and now unfortunately a vulnerable species. The idea behind growing the Butterfly Vine at West Village is to help increase the population of the butterfly.

West Village is also home to up to seven bee hives, including native stingless bees and European honey bees. The bees help to pollinate the 3,000 native plants at West Village, while playing a role in supporting biodiversity (lots of different types of plants, animals and micro-organisms) in the direct local urban environment.

West Village partners with Brisbane social enterprise group Bee One Third, with their apiarists (bee keepers) utilising traditional beekeeping methods to care for the bee population within the precinct.

As quality living spaces become more sought after, Crown have taken to rejigging their debut Brisbane apartment project, lodging an updated set of plans to the local council.&nbsp;

The initial plans were scrapped off the back of community feedback, with Crown then engaging renowned Japanese architect, Kengo Kuma to design the new project, in addition to local architects, Plus.

Crown and Kuma have previously collaborated, at Crown’s Sydney Waterloo development, Mastery by Crown.

The re-lodged plans for the 1.25 hectare site at 117 Victoria St incorporate designs for 473 apartments, with the group increasing apartment numbers from 455.&nbsp;

The plans say the design of the West End project began by asking what is the spatial quality to be sought after in this new paradigm of living.&nbsp;

“In answering this question, the goal of the project has been set to create a strong connection to the immediate outdoors, to the neighbourhood, and to the surrounding natural landscape," the design submission read.

The $500 million riverfront project will deliver four 12-storey residential towers, with a mix of 126 one-bedroom apartments, 225 two-bedroom apartments, 111 three-bedroom, and 11 four-bedroom apartments.&nbsp;

"Located on a riverfront in the West End district, the project is privileged with the beautiful natural environment of the site, with the ambition of the design not only to connect the residents to the riverfront, but also to bring together the landscape, the residents, and the greater West End community," the statement read.

"The central park, defined by the orientation of the four towers, connects residents to the river physically and sensually, with the area scattered with places to sit and relax."

The communal ground floor space separates each of the towers, with the area also set to include a lagoon-style pool, outdoor lounge areas and nature play zones.&nbsp;

Crowning building’s one and four will also be additional communal recreation space, with rooftop pools, entertainment decks, indoor gyms and lounge and dining areas.&nbsp;

Crown update plans for debut Brisbane development

Sekisui House Australia has saved the best until last at West Village, their West End redevelopment of the Peter's Ice Cream Factory site.

They've lodged plans for the final tower in the incredibly successful nine-tower project, which they started redeveloping back in 2016. Since then West Village has won more than 40 awards, the most recent being the&nbsp;internationally renowned 2022 ULI APAC Award for Excellence.

Dubbed Callista on Park due to its premier location fronting Mollison Park, the most sculptural and refined offering in the village with north east aspect views, the new building is aiming to capture a different cohort of buyers compared to the more diverse towers that have come before it. The Callista on&nbsp;Park is boutique in nature and will feature just&nbsp;74 apartments,&nbsp;all&nbsp;three and four-bedroom configurations. There will be 34 three-bedroom apartments, each with a multi-purpose room, and 35 four-bedroom units. There will be a single two-bedroom apartment.

An extensive heritage impact statement was prepared for the building given its proximity to the heritage-listed Peters Ice Cream Factory, which sits next door.

But the designs by FJMT studio&nbsp;responds sensitively to the 1928-built factory, which acts as the focal point of the whole development. That now homes a farmers market, and sits opposite a lawn which hosts&nbsp;the annual Brisbane Ice Cream Festival, pizza and pinot evenings, gardening workshops and fashion events.

"The new podium facade adjacent to the Factory respects the built form, reflecting its human scale and overall proportions," FJMT studio&nbsp;noted in their architectural&nbsp;design submitted as part of the application.

"The materiality of the facade is a response to the natural stone in its immediate landscape context with a warm and earthy palette."

The new building is divided into two distinctly expressed volumes, with a green seam weaving through the facade. With the most impressive views and location in West End, Callista on Park will celebrate its garden character wrapping Mollison park up its façade plateauing on a true sky garden designed by RPS.&nbsp;

"As an extension of the glazed facade, the roof is expressed as a ‘lantern,’ anchoring itself as a beacon down Melbourne St where the open air conservatory sits as a celebration of Brisbane’s subtropical climate," FJMT note.

The roof terrace is a series of generous lush gardens with intimate break out spaces, an infinity pool edge a wellness area and dining areas with stunning views are nestled into the landscape. The open air conservatory with a rich planting palette crowns the top of an unified architectural form.

"A layered and dialectic approach of two contrasting materials is employed with the use of new and light materials for the northern volume and a warmer palette as a sympathetic response to the heritage building and the contemporary Queenslander vernacular for the southern volume,"&nbsp;FJMT&nbsp;state.&nbsp;

“The largely glazed northern volume provides a long perimeter of glazed facade to the most desirable orientation.&nbsp;The taller of the two volumes is characterised by a unified and continuous louvres on the outside, shading the north facing balcony gardens and living spaces.”

FJMT Studo said each unit is carefully designed to optimise views,&nbsp;natural ventilation, thermal comfort, and refined with its own unique character.

"The apartments are homes centred around generous areas of balconies and gardens, which open up to expansive views of the Brisbane skyline, parklands and river."

The apartments will sit above a strategically designed new childcare centre elevating West Villages offering. Callista on Park is located next door to the recently launched Allere Collection, comprising buildings Uno and Duo and is the final stage in West Village.
