Lewis Land has opened the first completed sky home for inspection at Harbour Shores, giving buyers their first opportunity to step inside one of just three double-storey residences crowning The Waterline.

Each sky home comes with its own private marina berth, rooftop terrace and Broadwater views, combining the scale of a larger home with direct access to the boating lifestyle that underpins the wider <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan.

Lewis Land Head of Development Michael Long said the inclusion of a berth with every Sky Home had become increasingly valuable as marina access across the Gold Coast tightened.

“Marina berths are becoming increasingly difficult to secure across the Gold Coast, so including one with every Sky Home makes this a genuinely rare offering,” Long said.

“The private 70-berth marina will accommodate boats up to 12 metres in length and is positioned just 2.5 kilometres from the Broadwater, placing the open ocean only 15 minutes away.

“Being able to step out of your home onto your boat is a rare luxury, and it’s something residents here can look forward to when it opens later this year.”

The display opening comes as construction completes on The Waterline, with the first residents expected to move in from mid-October.

The three Sky Homes range from 282 sqm to 367 sqm and each feature three bedrooms, three bathrooms, multiple living zones, expansive kitchens with butler's pantries and large balconies taking in the Broadwater outlook.

Each residence also has three secure basement car spaces and additional storage.

Residents of The Waterline will have access to a private pool, along with Harbour Shores' wider collection of amenity including a lagoon pool, social clubhouse, tennis court, gym, yoga facilities and sauna.

Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

Lewis Land is also offering private marina berths with The Residences, its limited collection of three and four-bedroom villas positioned directly along the Harbour Shores waterfront boardwalk.

Three-bedroom villas are priced from $2.99 million, while four-bedroom residences start from $3.19 million.

Lewis Land opens sky home display as The Waterline completes at Harbour Shores

St Vincent de Paul Society Housing Australia has filed plans for a major mixed-use housing precinct on the southern edge of the North Sydney CBD, adding another significant proposal to a pocket around North Sydn​ey Station that is quickly becoming one of the LGA's busiest development zones.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

The proposal adds to an increasingly concentrated pipeline of residential development around Blue Street, MacKenzie Street and Lavender Bay.

Just west of the site, Central Element lodged plans earlier this year for one of the most significant residential developments proposed in Lavender Bay in recent years.

Central Element's SJB-designed scheme at 64-66 Lavender Street and 3-7 Middlemiss Street would deliver 163 apartments across two towers rising 23 and 32 storeys, replacing five existing apartment buildings containing 32 homes. The project also forms part of the Housing Delivery Authority pathway.

Immediately around North Sy​dney Station, another two significant proposals have emerged at 5 and 15 Blue Street.

Zurich Australian Insurance Properties is seeking to adaptively reuse its longstanding commercial building at 5 Blue Street, directly above North Sydney Station, rather than demolishing the structure.

Its SSDA proposes converting the building into a 14-storey mixed-use development with 62 apartments and 86 co-living rooms, together with ground-floor retail and a major refurbishment of Blue Street Plaza. The application is currently at the Response to Submissions stage.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

When the opportunity arose for South Australian developer Palumbo to return to Kent Town, where it had previously delivered East Park Apartments and the East 
Rundle Apartments, it wasn't one the longstanding developer-builder was going to pass up.

The decision was quickly vindicated, with more than 30 apartments sold within the first month of launching <a href="https://www.apartments.com.au/new-apartments/royal-apartments-kent-town-2-8-north-terrace-kent-town-sa-5067">Royal Apartments</a> to the market.

The 206-apartment development, which will bring significant new supply to Adelaide's tightly held eastern city fringe, also gives <a href="https://www.apartments.com.au/developers/palumbo">Palumbo</a> the opportunity to bring new life to one of Kent Town's most recognisable watering holes.

Royal Apartments incorporates the historic Royal Hotel, a venue Palumbo Managing Director Daniel Palumbo said has a longstanding connection with the local community.

"Everyone in the area has history with the Royal Hotel," Palumbo told Apartments.com.au.

"It was quite an active pub and social gathering place for locals. We want to bring it back to its former glory."

The wider development will comprise two residential towers alongside the restored hotel, sitting on North Terrace opposite the Adelaide Park Lands.

For Palumbo, the project also marks a return to familiar territory.

The developer completed East Park Apartments next door more than a decade ago and jumped at the opportunity to develop in Kent Town again when the Royal Hotel site became available.

"The opportunity emerged, and we moved to secure the site," Palumbo said.

"We were approached by the previous landowner, who said they had extensive commitments in Sydney and weren't in a position to deliver the project.

"We took over the site and within six months recut the design scheme to be more in keeping with the type of development we want to bring to Adelaide.

"Now we're on the market and those changes have really resonated with local buyers."

That has translated into a strong start to sales, with 33 apartments transacting in the project's first 35 days.

Palumbo said the early purchaser profile had been consistent with the group's traditional focus on owner-occupiers rather than investor-led apartment stock.

"Local owner-occupiers have always been our market," he said.

"There are always some investors, but we've never developed what would be called traditional development stock. Owner-occupiers are very much our market."

The buyer mix has been diverse so far, with downsizers and younger professionals both accounting for a significant portion of early sales.

South Australia's current stamp duty settings, which allow&nbsp;eligible homeowners in South Australia aged 60 savings of up to $103,830 on stamp duty when they downsize to a new property valued at up to $2 million,&nbsp;have helped encourage downsizer activity, while younger buyers in their late 20s and early 30s have been attracted to the opportunity to live immediately outside the CBD while still being able to walk into the city.



Location has been a major part of the proposition for both buyer cohorts.

Royal Apartments sits on North Terrace directly opposite the Adelaide Park Lands, with residents able to walk through the parklands toward the East End, Rundle Street and Rundle Mall.

Apartments have been positioned to capture views across the parklands, Adelaide skyline, Botanic Gardens and Adelaide Hills.

Palumbo believes the scarcity of developable land along this section of the Park Lands makes the site particularly difficult to replicate.

"There's very few allotments on that side that can be developed," he said.

"If this location was in New York and you were sitting on Central Park, you'd be talking about a $60 million apartments."

Royal Apartments will offer a broad mix of residences, ranging from one-bedroom apartments through to four-bedroom sub-penthouses and penthouses.

Current listings include one-bedroom apartments from $680,000, while larger three and four-bedroom residences are priced around $2.5 million.

Residents will have access to a swimming pool, gym, barbecue and recreation areas, residents' lounge and dining space, and a communal deck.

The apartments will feature generous balconies, while secure parking, bicycle storage and storage cages will also be provided.

A porte-cochère-style arrival and drop-off area has also resonated with buyers, particularly those attracted to being able to walk into the CBD during the day while retaining secure vehicle access at home.

Palumbo is acting as developer, architect and builder on Royal Apartments, continuing the vertically integrated model it has used across its South Australian portfolio.

The group was also behind the $150 million Sofitel Adelaide, the 251-room five-star hotel and residential tower which opened in 2021.

Palumbo said Royal's launch had come at an interesting time for the broader Adelaide apartment market.

Buyer confidence had initially been impacted by uncertainty surrounding the Federal Budget and broader economic conditions, but Palumbo believes sentiment is beginning to improve against a backdrop of significant investment flowing into South Australia.

He pointed to increased activity across defence and resources, including Olympic Dam, as potential long-term drivers of the state's economy and housing market.

"Money is starting to flow into Adeliade, significant amounts as Adelaide bucks the trend of the rest of the country.," Palumbo said.

"There's a lot of activity in the economy over the next decade. I think more investment will come into this market."

Early works on Royal Apartments are expected to commence this year, with major construction activity and cranes anticipated on site from early next year.

Palumbo's return to Kent Town strikes early chord with buyers

Go-to builder-developer <a href="https://www.apartments.com.au/developers/graya">GRAYA</a> is continuing to bulk out its already impressive and diverse apartment portfolio across South East Queensland. Their latest milestone is securing development approval for Silk, its boutique riverfront apartment development in St Lucia.

The approval clears&nbsp;the way for the team to begin construction planning for the 22-residence project.

GRAYA Co-founder and Chief Executive Officer Rob Gray said the project had been shaped around local homeowners wanting to remain in St Lucia without maintaining a traditional family home.

"St Lucia is one of those suburbs people do not want to leave," Gray said.

"They know the river, the trees, UQ, the golf course, Toowong and Indooroopilly, and that familiarity is hard to replace.

"True riverfront opportunities here are exceptionally scarce. What we have designed at Silk is a way to stay in the suburb people love, with the scale and privacy of a private home and far less to maintain.

"This is not typical apartment product. It is a proper home on the river, and that is exactly what this market has been missing."

The approval comes as new apartment development continues to increase across the St Lucia and neighbouring Toowong corridor, although direct riverfront sites remain considerably more tightly held.

GRAYA Co-founder and Managing Director Andrew Gray said securing the approval had removed a significant element of development risk from Silk.

"Genuine riverfront sites of this quality in St Lucia are not something that comes up regularly," Gray said.

"The approval removes a substantial layer of execution risk, and the location underwrites demand in a way very few inner-city sites can.

"The fundamentals here are as strong as anything we have assessed in Brisbane."

Silk will see GRAYA return to a stretch of the Brisbane River where it already has recent construction experience. The vertically integrated group recently completed ARC in neighbouring Toowong as builder for developer Spyre, delivering the riverfront project on a constrained site.

GRAYA will take a different role at Silk, controlling the project from design and development through construction and aftercare under its vertically integrated model.

The development will include a gym and resident leisure areas at ground level, integrated with the river's edge.

Silk joins a growing pipeline for GRAYA across Brisbane and the Gold Coast, which includes Enclave, The Gallery, Coral and Ripple.

The developer-builder has also recently lodged plans for its largest project to date, <a href="https://www.apartments.com.au/new-apartments/the-silo-19-chester-street-newstead-qld-4006">The Silo</a>, a proposed <a href="https://www.apartments.com.au/news/qld/graya-buys-frasers-newstead-site-plans-the-silo-between-james-street-and-gasworks-precincts">$700 million mixed-use development</a> in Brisbane's James Street precinct.

Silk is expected to predominantly target local owner-occupiers and prestige buyers seeking a permanent riverfront home in Brisbane's inner west.

Hickory Group has announced its appointment as head contractor for 88 Melbourne, after signing the contract for New Sky Group's 61-storey residential tower. Located at 88 Queensbridge Street Southbank, the 208m edifice designed by Rothelowman, will comprise 252 residences upon completion, and represents New Sky Group's largest undertaking in Melbourne to date. 

The site has a long history, with the project <a href="/news/what-the-fook-84-88-queensbridge-street-southbank">first covered on Urban.com.au back in February of 2014</a> after Financial Fook via its subsidiary acquired the site for $18 million. Upon receiving planning approval later that year late Starryland Melbourne sold the site to New Sky Group for $22 million, who subsequently reworked the scheme towards owner occupiers before launching 88 Melbourne almost two years later.

88 Melbourne adds to Hickory's current pipeline of builds across Melbourne which also includes Yarra One South Yarra, Sky One Box Hill, <a href="/buildings/collins-house-melbourne-460-466-collins-street-melbourne">Collins House</a> in the CBD, MGallery Chadstone and Market Lane South Melbourne, to name a few.  

Collins House which utilises Hickory's pre-fabricated construction technology, is racing up the Melbourne skyline providing a unique and dynamic focal due to its lack of visible core. The HBS module allows building elements be erected more efficiently and safely on the challenging narrow site.

Hickory also recently poured the level 8 slab on the 12-storey hotel MGallery-branded hotel at Chadstone Shopping Centre. Façade installation is set to commence imminently, with the 250-room hotel due for completion in mid-2019.

Both election announcements are focused on population growth management, which is shaping up to be the hottest election issue across Victoria.

Melbourne’s population crossed the 5 million mark in August; an incredible feat given it took over 17 decades to grow to 4 million. Now in less than one decade, we've gained an extra 1 million people. Victoria’s next government clearly has a tough task in delivering the housing and infrastructure we so desperately need right now, while also planning for the future.
There are divergent views on population growth, which is understandable considering some of our current growing pains. The facts tell us population growth is incredibly important to Victoria’s strong economy and job creation. But the challenges are real, and our communities are feeling the strain in their everyday lives. 
We are at a fork in the road in our state’s history and with the Victorian State Election just two months away, the party in government after November 24, will have the important task of turning the realities of population growth into our advantage. 
We heard last week that a Guy Government would establish a Population Commission, tasked with implementing population restrictions on suburbs where infrastructure and services aren’t keeping up with growth. The Commission would limit where migrants can settle, press pause on housing development in certain areas, and incentivise people to settle in regional Victoria rather than in Melbourne. 
There is merit to the model of a Population Commission; we are certainly in need of a strategy to deliver the homes, services, infrastructure and amenities required to accommodate the growing population. But putting a cap on growth, even at a local level, is not the right answer. 
Our growing pains are not the result of population growing too fast; but rather infrastructure delivery happening too slowly. The Coalition’s focus must shift from curbing population growth to delivering infrastructure more efficiently, so more people can have a choice on how and where they live and work. 
If the Coalition’s proposal to cap growth is implemented, there is a real danger councils and state government will stall infrastructure provision simply to avoid accommodating new residents. If this happens, the Coalition’s policy would single handedly give rise to unnecessary development restrictions that will only serve to drive up house prices, and lock up the established areas for only the privileged to occupy. That shouldn’t sit well with any of us. 
NSW under Bob Carr closed the doors to population growth and sent a clear message to business and the rest of the country that the city was shut. There were major economic consequences for that state for the better part of a decade. Sydney is now our most unaffordable housing market. Surely there are some lessons we can take from history.
On the other side of politics, the Andrews Labor Government has pledged to build a Suburban Rail Loop if re- elected in November. Cited as the biggest public transport project in Australian history, the rail loop looks to be the current government’s key population management delivery strategy. It’s a great initiative in principle, and it certainly offers a vision and long-term thinking about how Melbournians will get around our city.

But will it come soon enough, and be effective enough to solve our daily growing pains? Have we traded election cycle advantages, hero infrastructure projects and headline grabbing announcements for our ability to deliver basic, essential infrastructure? 
We need to build more homes in the outer suburbs, faster than ever before, but without the right infrastructure to support these new and growing communities, people are not going to want to live there and nor should they have to. The Suburban Rail Loop – grandiose in scale – will be a game changer. But it’s an ambitious long-term plan expected to take until 2050 to complete. In the meantime, we need a coordinated strategy to deliver the missing schools, roundabouts, road upgrades, bridges, community centres, transport options and services required now and as we continue to grow. A big-ticket item delivered in 30 years won’t be enough in silos. 
Population growth is our reality and it’s radically changing what Victorians want and need. It presents both challenges and opportunities, and requires strong leadership to ensure we turn it into our advantage. 
It’s critically important that we have a state government that will deliver a mix of measures to offer immediate relief to the very real growing pains our communities are experiencing, while also keeping their eye firmly focused on the long-game. We need leaders who will take our communities on a journey and deliver a strategy that embraces the benefits of population growth, while dealing with potential issues before they become big problems. We need balanced planning policies that enable, rather than discourage, all parts of Melbourne and Victoria to accommodate our population. 
Ultimately, we need a government that will make responsible, educated and long-term decisions that will help all our new and existing residents enjoy all that Victoria has to offer.

Population growth is our reality; it’s time we turn it into our advantage

The Minister for Planning, Richard Wynne, and the Member for Albert Park, Martin Foley, this morning launched the new Fishermans Bend Planning Framework at South Melbourne Primary School forecourt. 

This follows 12 months of extensive public consultation which also included a Planning Review Panel process, attracting over 250 submissions. The Framework will also be supported by an infrastructure funding plan to be announced at a later date.

Fishermans Bend represents Australia’s largest urban renewal project and seeks to capitalise on its proximity to the Melbourne CBD, Docklands and Southbank. The urban renewal precinct spans two municipalities across the City of Melbourne and the City of Port Phillip. By 2050 it will be home to around 80,000 residents and provide jobs for 80,000 people.

Fishermans Bend will see the delivery of the equivalent of 60 MCGs worth of new open space, in addition to housing diversity and typologies to ensure Fishermans Bend doesn't become simply another high-rise suburb. It will also include a six per cent affordable housing target for all new developments, with the potential for developers to opt into a Floor Area Uplift via delivery of affordable housing.

The new Framework was developed to guide the vision for Fishermans Bend over the course of the next 30 years, with a real focus on building a community that is supported by new primary and secondary schools, public transport and walking and cycling links.

Already the South Melbourne Primary School has been delivered, with a new park within Montague near complete. Planning is already underway on a new secondary school within what will become the Wirraway Precinct adjacent to JL Murphy Reserve.

Twenty-six tower proposals were ‘called in’ by the Minister for Planning earlier this year and will now be assessed by a Standing Advisory Committee against the new planning controls, which were also announced this morning.

The release of the Framework and Planning Controls for Fishermans Bend follows the establishment of the Fishermans Bend Development Board in August this year. The Board's role will be to provide guidance on the planning and development of the urban renewal precinct, in addition to community engagement and providing advice on the preparation of Precinct Plans and major decisions for Fishermans Bend.

The board will be led by Ms Meredith Sussex AM as Chair. Ms Sussex is joined by a team of five experts in planning, industry, finance and transport: Ms Cheryl Batagol PSM, Ms Janet Bolitho, Mr Gary Liddle, Mr Martyn Myer AO and Ms Susan Oliver.

Fishermans Bend Framework and Planning controls finalised

<div>The Victorian Parliament has passed the Residential Tenancies Amendment Bill 2018, which includes more than 130 reforms providing increased protections for renters, while ensuring rental housing providers can still effectively manage their properties.</div>
<div> </div>
<div>When the new laws come into effect, renters will be able to: </div>
<ul>
<li>have a pet with the written consent of their residential rental provider. Consent can only be reasonably refused through a Victorian Civil and Administrative Tribunal (VCAT) order </li>
<li>make certain modifications without first obtaining the residential rental provider's consent, such as installing picture hooks, and furniture anchors to stop televisions and other heavy items falling on children.</li>
</ul>
<div> Other key changes will: </div>
<ul>
<li>require every rental home to meet basic minimum standards, to be set out in regulations, such as providing functioning stoves, heating and toilets</li>
<li>require residential rental providers to undertake mandatory safety maintenance for gas, electricity, smoke alarms and pool fences</li>
<li>implement the recommendations of the Royal Commission into Family Violence that relate to rental housing. These include: </li>
</ul>
<ul>
<li>allowing victims to end a lease in family violence situations without first needing a final intervention order, and</li>
<li>ensuring victims are not held unfairly liable for debts created by perpetrators of the violence  </li>
</ul>
<ul>
<li>allow caravan and residential park residents to seek compensation if their park closes</li>
<li>clarify rights of entry and photography when a landlord needs to sell a rental property, and</li>
<li>streamline the rules dealing with goods left behind at the end of a tenancy. </li>
</ul>
<div>Work will continue next year on complementary reforms to provide easily accessible and informal dispute resolution through VCAT. </div>
<div> </div>
<div>The reforms respond to extensive community feedback during the Victorian Government’s Fairer Safer Housing consultation to review the Residential Tenancies Act 1997. More than 4,800 public comments were received from a wide range of people and organisations. </div>
<div> </div>
<div>The changes will come into force progressively, and further consultation will be undertaken where necessary to develop guidelines around the new laws. We will provide updates on the new laws as implementation progresses.</div>

The lowdown on Victoria's new rental laws

First State Super has won control of Victoria's land title registry with a $2.86bn bid.
It secured the right to operate the land titles and registry functions for 40 years.  
Victoria will keep control over prices for statutory land registry services.
The State Labor Government will use the cash for infrastructure, including new schools, hospitals and transport.
The public sector super fund and Hastings Funds Management last year won a 35-year lease on the the land titles registry in New South Wales with a bid of $2.6 billion.
First State Super has 773,000 member accounts — nurses, midwives, teachers, police, firefighters and paramedics — and $63.7 billion funds under management.
Michael Dwyer, First State Super’s CEO, says the fund has more than 180,000 members in Victoria.
“We see land registries as critical economic infrastructure with strong investment fundamentals.”

Victoria's everything boom: Pete Wargent

The announcement by the Victorian Government that they have allocated $500,000 to give councils funds to work with developers on the provision of affordable housing is a positive move.
The Victorian Government approach to delivering affordable housing seems to be based on councils and developers working together to achieve outcomes.
The government has allocated half a million dollars to help councils improve skills in negotiating a pathway for councils and developers to lock in affordable housing delivery as part of a project.
This approach seems to open the door for individual project based agreements where a developer can get some uplift to provide affordable housing.
A case by case approach is much better than a top down mandatory levy that can undermine the economic feasibility of a development project.
The Urban Taskforce believes that the NSW Government should also support an approach to the provision of affordable housing that allows a case-by-case approach where a reasonable uplift in floor space could be provided to support the provision of affordable housing.
This could be managed through the Affordable Rental Housing State Environmental Planning Policy that gives a floor space bonus if the developer includes a component of affordable housing that can be rented for a 10 year period.
The NSW Government’s Landcom agency is using this approach for the provision of affordable housing at Tallawong Station Precinct.
The Urban Taskforce is keen to work with the NSW Government and the Greater Sydney Commission to develop feasible policies that can provide affordable housing in Sydney and throughout NSW.

Southbank's continued evolution as Melbourne's most dense suburb continues with 11 projects dispersed throughout the suburb, currently at construction.

Upon completion these projects will collectively deliver 5,208 apartments in addition to 727 hotel rooms.

It is located within a pocket of Southbank which has three other buildings of significant height and density under construction. These are Stage One of Melbourne Square which comprises two buildings of 72 and 56-storeys respectively and Southbank Place on opposite corners of Kavanagh Street. 

Melbourne Square has just begun climbing out of the ground, while Southbank Place is much further advanced and is well beyond the halfway point.

Additionally, the Adina Hotel on the corner of Southbank Boulevard and City Road is seeing the first of its first 10 floors being added above the existing office structure.

The outliers as indicated in the map above are 202-214 Normanby Road within the Fishermans Bend Urban Renewal Area which has just commenced construction, and The Evermore and Botanic developments located within the Domain precinct.

Southbank Construction Overview - August 2018

Following last Friday night's announcement of the <a href="/news/aila-victorian-chapter-awards-2018-winners-announced">2018 Victorian Landscape Architecture Award winners</a>, Urban.com.au chats to Adrian Gray, State President for the Victorian Chapter of the Australian Institute of Landscape Architects (AILA). Adrian is an urban planner with experience in both the public and private sectors.

Urban.com.au: How is the landscape architecture industry changing for the better?

Adrian Gray: There are now more landscape architects than ever working in both public and private sectors with over 3,500 members of the Australian Institute of Landscape Architects.

Landscape architects are influential in delivering quality public and private spaces and policy development within Local, State and Federal governments that ensure the liveability and well-being of people.

Landscape Architects are committed to designing and creating a better Australia by creating resilient social infrastructure that shapes the world around us. They conceive, reimagine and transform the outside world from streetscapes to parks and playgrounds, transport solutions, new suburbs and cities and are leading the importance of integrated green infrastructure that will sustain 21st century liveability, health and well-being.

AG: The following quote from a World Health Organisation document tilted ‘Urban Green Spaces: a brief for action’, sums up what is required in the coming decades of this century;

“Green spaces and other nature-based solutions offer innovative approaches to increase the quality of urban settings, enhance local resilience and promote sustainable lifestyles, improving both the health and the well-being of urban residents. Parks, playgrounds or vegetation in public and private places are a central component of these approaches….”
</blockquote>

AILA has been very active in recent years in creating position papers used for advocacy that supports the above such as Green Infrastructure, Living Cities Alliance and the Liveable Cities Series that address Cooler Cities, Active Transport and Healthy Communities.

Landscape Architects are the key to ensuing that public and private spaces are designed to create a resilient city for the 21st century through nature based solutions.

U: The Victorian Chapter of AILA has the largest member base - what do you enjoy most about your role working with so many landscape architects?

AG: I feel very honoured to advocate and represent all Victorian AILA members in promoting the role that landscape architecture has with the myriad issues facing Melbourne and regional Victoria. I am very active in partnerships that ensure that landscape architecture is part of the discussion in shaping public realm outcomes in Victoria. I enjoy:

<li>Engaging with AILA’s sponsors;</li>
	<li>Working with academic think tanks such as the Clean Air and Urban Landscape from UoM/RMIT;</li>
	<li>Collaborating with AIA/PIA on built form advocacy in the lead up to the State election;</li>
	<li>Representing landscape architecture within important projects such as Greening The West and the development of the Melbourne Metropolitan Urban Forest Strategy by the Melbourne’s Chief Resilient Officer.</li>
	<li>Presenting where ever I can on how landscape architects make our cities great places to live. </li>
</ul>
U: How can landscape architecture form a greater part of the built environment?

AG: AILA has recently adopted a national Reflect Reconciliation Action Plan that will enable members to begin to form a deeper understand that Traditional Custodians have with the Australian landscape. Through a greater understanding of the intrinsic values and spirituality that connects Traditional Custodians to the landscape,  we hope that landscape architects can improve their understanding and care for the Australian landscape in both urban and in rural settings.

U: You work in urban design yourself, what do you think makes an enduring design when it comes to landscape architecture?

AG: Design needs to create connections between people, nature and place. I have seen from practicing in the public sector in Brimbank for the last ten years where there has been a significant commitment to designing quality, accessible places in streets and parks that when people feel great about where they live, they become more active physically and are connected to the urban landscape. People being connected to where they live means a happier and healthier community.

AILA Victorian Landscape Architecture Awards 2018:  Q&A with Adrian Gray

Six development sites amassing 16 hectares hit the market today as part of the Victorian government’s Inclusionary Housing Pilot.
It is an initiative to deliver at least 100 new community housing residences across the state.
Offers close September 6.
The Department of Environment, Land, Water and Planning (DELWP) portfolio encompasses landholdings in Boronia, Broadmeadows, Parkville, Noble Park, Reservoir and Wodonga.
Savills Australia’s Julian Heatherich, Mark Stafford and Jesse Radisich have been appointed to manage the expressions-of-interest campaign.
They expect enquiries to come from a broad range of local and national developers.
“Large, strategically located development sites are becoming increasingly difficult to find across the state,” Mr Heatherich said.
“This portfolio provides an opportunity for one or more experienced developers to deliver a mix of new private, affordable and community housing options in key Victorian locations.”
The Inclusionary Housing Pilot forms part of the state government’s housing strategy, which includes Homes For Victorians (March 2017) and Plan Melbourne 2017-2050 (March 2017).
“The pilot aims to provide greater housing choice for all Victorians by meeting the diverse housing needs of the growing population,” Mr Stafford said.
“As Melbourne’s population continues to escalate at a rapid rate, with eight million residents predicted by 2050, this strategy addresses the critical need to increase the supply of affordable housing.”
The selected sites are positioned in well-established Victorian suburbs, close to retail amenities, parks, schools and public transport.
-       The Boronia site (40 Mount View Road) measures 8.218 hectares and falls within Neighbourhood Residential Zone 3 under the Knox Planning Scheme (pictured below).
