Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Macquarie executive sells Toorak home at auction

The Toorak home of Good Guys whitegoods executive chairman Andrew Muir and wife Emma has quietly sold for around $28 million.
It's been bought by Sasa Nikolic, an executive at bathroom and plumbing products supplier Reece, The Australian reported today.
It has remained a secret sale since its reputed deal last June.
Back in 2007 Muir appointed an agent to knock on the door of the then owner, comedian turned radio commentator Steve Vizard, to buy it for $17.75 million.
The Orrong Road home, built by the establishment Baillieu family more than 80 years ago, eclipsed the Melbourne house price record then held by Toll Holdings chief Paul Little, who paid $16 million for the Toorak mansion Coonac in 2002.
The Melbourne record now stands at $52.2 million for Stonington in Malvern, with Toorak's next highest priced sale at a reputed $39 million for Mowbray.

1930s Orrong Road, Toorak home with $13 million plus hopes

Just weeks in and the Melbourne property market is off to a flying start.
There are $45 million plus hopes for Evans Court Estate, the <a href="https://www.realestate.com.au/property-house-vic-toorak-127427686" target="_blank">4,970 sqm Toorak compound</a> belonging to the Roche family.
It will easily exceed the single dwelling state record of $40 million set quietly last year when Mowbray sold on St George's Road, Toorak.

But the offering would need competitive interest to exceed the Australian compound record when a Mosman Park compound fetched $57.5 million on the Swan River in Perth in a 2009 sale by estate agent Willie Porteous.
The six home Toorak compound with Evans Court and Glyndebourne Street frontages last sold without the fanfare in 2015 through Williams Batters.
This time Goldeneye Media have launched an international campaign including drone footage.
Abercromby's agent Jock Langley and CBRE's Mark Wizel have the listing.

The main residence, Windarring, dates back to 1918 when designed for James Russell Butchar by architects Oakden &amp; Ballantyne in what was described as the Craftsman style.
The Derham family, who owned it for decades, undertook renovations which featured in an 1928 The Australian Home Beautiful edition.
The estate was later expanded by the former BP chief executive James Stafford-Fox and wife Moyna, who added its townhouses.

Toorak's Evans Court Estate listed with record-breaking hopes

Fierce competition for a Toorak retail strip property, which was for sale for the first time in 40 years, saw it sell for $3.75 million - $1.5 million over the reserve.
The Teska Carson auction with 100 strong crowd spilling on to the street was one of the most competitive agent Michael Taylor and Tom Maule had seen.
They said the <a href="https://www.realcommercial.com.au/property-retail-vic-toorak-502605814" target="_blank">595 Malvern Road</a> property was sold to an investor on a passing yield of just 1.8 percent.
"This was an outstanding retail investment opportunity within the very tightly held Hawksburn Village and so a keen contest was expected but the result surpassed our most optimistic expectations,’’ Taylor said.
He said the result also reflected the ongoing strength of the market for strip retail investments and the shortage of stock.
"Strip retail has never really been off the investment agenda, but currently it’s attracting perhaps more than its fair share of interest and that’s due to a combination of factors including the dearth of quality alternative investments.
"At the same time we have a shortage of stock which has intensified demand for available properties resulting in ever tightening yields,’’ Taylor said.
The Malvern Road space comprises a 132 sqqm, single level, retail premises with office space and a large rear courtyard on a 337 square metre site zoned Commercial 1 with 6.4 metres street frontage.
The property was sold subject to a five year lease to a long-standing tenant returning $68,936 per annum.

Toorak shop sells $1.5 million over reserve

1940s Toorak trophy home listed

A Toorak property with potential for further development has been snapped up by a Melbourne developer at auction for $6.4 million.
The <a href="https://www.realestate.com.au/sold/property-house-vic-toorak-126537138" target="_blank">22 Lansell Road</a> property is a single level residence and was marketed as a redevelop, rebuild or renovate opportunity. According to the selling agents, the property sold at a record land rate.
The selling agents were Teska Carson’s George Takis and Barry Novy, along with RT Edgar’s Jeremy Fox and Tim Wilson.
Located on the corner of Tahara Road and surrounded by some of Melbourne’s most prestigious homes, the property comprises a large, two bedroom, home with library, double lock-up garage and landscaped gardens on a 606 sqm site.
Takis said a redevelopment, including a penthouse elevation, could offer city and bay views.
“This was an extremely strong result, and a superb result for the vendor, reflecting the ongoing strength of the market for properties in exclusive locations,” Takis said

Toorak property sells at record land rate

Tim Gurner, the young rich lister who followed Bernard Salt’s lead and told young people to stop buying smashed avocado brunches so they could afford to be on the property ladder, has sold his Toorak trophy home.
<a href="https://www.realestate.com.au/sold/property-house-vic-toorak-126238618" target="_blank">Marshall White agent Marcus Chiminello</a> secured the sale five weeks after offers closed. Gurner and wife Aimee had expectations of $8.3 million to $9.1 million.
They have called the 1930s English-style, Christopher Doyle-designed six-bedroom house, which is in Aimee’s name, home since 2014 when it cost $5.3 million.
It is set on a 1204 square metres block with a separate guesthouse, lush gardens and heated pool and spa.
“When I was trying to buy my first home, I wasn’t buying smashed avocado for 19 bucks and four coffees at $4 each,” Gurner told Ross Greenwood on 60 Minutes earlier this year.
