Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

In 2021, Beulah acquired the neighbouring site, home to Hanover House. The strategic corner location at 158 City Road has allowed Beulah to increase the footprint of STH BNK By Beulah to a total of 7,706sqm, ultimately creating a rare island site with four street frontages.

In addition, the extra site means more space between the two towers - over 45-metres - as well as an increased commercial offering of 50,000sqm, a 2,000sqm public park on Level 7 and increasing the Community Auditorium to 3,000 seats.

Designed primarily to optimise sleep quality and productivity, the system developed together with world-leading engineers ARUP, will also protect against noxious fumes, bushfire smoke, disease transmission and moisture issues by removing contaminants from the outside air.

Fresh air is directly ducted to every STH BNK By Beulah apartment, while a full heat exchanger system recovers energy from the exhaust air stream to minimise energy consumption.

By constantly supplying fresh air and exhausting stale air, the oxygen content in each apartment is increased, resulting in up to 10 times less CO2 compared to apartments and houses where stale air is recirculated.

The $2.7 billion mixed-use development, STH BNK By Beulah in Melbourne&#39;s Southbank, is continuing to break ground as one of the mostly luxury offerings the city will have seen for a number of years.

STH BNK By Beulah is set to offer Australia&rsquo;s first-of-its-kind Private Auto Club for residents as car ownership declines.

The STH BNK Auto Club will see residents have the opportunity to use the fleet of luxury vehicles,&nbsp;from&nbsp;BMWs and Teslas to Porches and Range Rovers.

There will be 50 cars available to book, similar to a traditional&nbsp;car sharing model, with the added perks of an on-site team to clean, maintain and valet park cars, with chauffeur drivers available on request. Residents will be able to book a car via a mobile phone app or concierge.

It&#39;s a response by Beulah to data from the Federal Chamber of Automotive Industries which showed new car sales in Australia have been declining since 2017.

In April 2021, new car sales had plummeted 48.5 per cent year-on-year, the biggest decline in 30 years and the 25th consecutive month of plunging new car sales.

According to a 2019 RACV Survey, the cost of car ownership is 66 per cent more expensive than drivers realise, with the largest cost being the depreciation of the car, followed by loan repayments.

It is said that cars are motionless around 95 per cent of the time and in cities, this climbs to an average of 97 per cent.

Beulah Managing Director Jiaheng Chan said the STH BNK Auto Club will assist residents in saving money, while also providing them with the luxury and accessibility a car affords.

&ldquo;STH BNK is centrally located and boasts a walk score of 98, meaning a car is not a necessity. By providing residents with access to the STH BNK Auto Club, they can still enjoy the luxuries and freedom a car offers without the associated costs of car ownership, and in the process, can experience a range of different cars - depending on their mood or needs.

&ldquo;This is just one of the many services residents will have access to at STH BNK as we look to cater to ever-evolving lifestyle choices, one that puts sustainability and technology front of mind,&rdquo; he said.

STH BNK Auto Club will offer three tiers of membership levels including Silver, Gold and Diamond, with each member of the program able to select a tier based on their needs and wants; silver being the most cost effective, while Diamond provides access to luxury cars and EVs. EVs will be progressively added to the fleet, with Beulah committed to a full EV fleet by 2030.

STH BNK By Beulah set for Australia's first shared Private Auto Club for residents

The multi-award-winning Melbourne property developer Beulah has secured its next mixed-use development site.

The developer, headed by managing director Jiaheng Chan, has secured a corner site in Prahran, paying $11.4 million for the 1,132 sqm site at&nbsp;&nbsp;182-194 Commercial Road, opposite the well known Prahran Market.

They have plans to activate the community through a sustainable mixed-use development.

The site, on the corner of Izett Street, comprises six adjoining addresses near the recently completed $60 million Prahran Square project.

On the block is a multi-tenanted 1,087 sqm building with potential for future retail activation.

Jiaheng Chan said the team is excited to be able to contribute to the urban streetscape of Prahran as it continues to gentrify and evolve over time.

&ldquo;Prahran is currently going through an exciting evolution that is seeing a new generation of businesses set up shop, from forward-thinking restaurants and lifestyle-focused hotel chains,&quot; Chan said.

Beulah also recently announced the imminent release of its newest and most innovative residential project, The Wilds. The development features a collection of 15 carbon-neutral homes designed by leading design firm, Edition Office.

&ldquo;The global changes experienced in 2020 saw consumers prioritising health, wellbeing and sustainability, which closely informed our approach to The Wilds.

&quot;Similarly, we intend to draw on this research and approach in creating a thoughtful, sustainable and wellness-inspired design for Prahran,&rdquo; Chan said.

They have plans to activate the community through a sustainable mixed-use development.



Beulah secure Prahran site for mixed-use development

Beulah has appointed the world renowned urban design practice Grant Associates and the international design practice ASPECT Studios to create the landscaping on their landmark Southbank development, STH BNK by Beulah. 
 
The development will be the first in Melbourne for the UK-based Grant Associates, who are most recognised for designing&nbsp;Singapore&#39;s well known Gardens by the Bay. They also handled the public area in the development of Barangaroo South in Sydney.

They&#39;ll&nbsp;be working with the Melbourne-based ASPECT Studios, who were the landscape architects for&nbsp;Prahran Square in Melbourne and Darling Square in Sydney.

The duo will join&nbsp;UNStudio, Cox Architecture and global design and engineer firm&nbsp;Arup, along with &lsquo;living infrastructure&rsquo; specialists Junglefy, in&nbsp;bringing to life the green spaces proposed in the winning concept from the 2018 Southbank by Beulah architecture competition.

&nbsp;The landscape design will be centred on the planted vertical facades and outdoor spaces that will create the world&rsquo;s tallest vertical garden, stretching from the street level to the top of both towers.

Upon completion there will be&nbsp;the Future Sky Garden, an expansive conservatory space at the top of the tallest tower. Extended planted terraces will characterise the facing facades of the two towers as they twist towards each other.

Beulah appoint landscapers Grant Associates and ASPECT Studio for Southbank by Beulah apartment development

The Melbourne developer Beulah have quickly established themselves as one of the most sought-after developers in Melbourne by buyers.

Founded less than a decade ago by&nbsp;Jiaheng Chan and Adelene Teh, who currently serve as the company&#39;s managing director and executive director respectively, Beulah have grown from handling boutique projects to taking on higher density developments.

They recently began construction on their seventh residential development in the last few years, with their most exciting project, the $2 billion Southbank by Beulah, set to come.

Urban has taken a look at Beulah&#39;s current projects on the market.

1. Habitus South Melbourne

There are just a few townhouses that remain in Beulah&#39;s&nbsp;South Melbourne development Habitus. The 27 completed townhomes have been designed by DKO Architecture and each stand four storeys high.

Each townhouse begins at ground level with a home-office and garage. The second level is dedicated to living space, while the remaining two floors include a bathroom, bedrooms, and more potential for living space. Crowning each townhome is a rooftop terrace.

The three bedroom townhomes start from $1,899,000.

2. Fawkner House

Fawkner House is one of Beulah&#39;s most high-end projects. Architect Rob Mills and landscape architect Paul Bangay collaborated the make the boutique Fawkner House, which only has nine apartments.&nbsp;

Paragon has been one&nbsp;of Beulah&#39;s largest projects, with 227 apartments across the 48-level mixed-use CBD tower, however density has been considered, with just four to six apartments per floor.

Fender Katsalidis designed the tower to maximise the city views. Paragon also incorporates a&nbsp;three storey high urban forest. It offers a wealth of botanical beauty featuring restful and regenerative places to unwind or entertain unlike anything&nbsp;Melbourne&nbsp;has experienced before.

Only two bedroom apartments are left and start from $668,800.

4. Provenance Camberwell

The development will feature two twisting terraced forms called the &#39;Green Spine&#39; concept, which won awards in the global architecture competition.

Southbank by Beulah is likely to take five years to complete construction and will offer jobs to approximately 4,700 construction workers, via the provision of a $1 billion additional investment stimulus to the Melbourne construction industry. Once complete, the development also has scope to provide the Victorian workforce with around 3,250 jobs in the commercial, retail, entertainment, hospitality and child care sectors. These new job opportunities will, in turn, grow the Southbank working population by around 8%.

With plans to reach a staggering 365 metres tall, Southbank by Beulah is likely to claim the title of Australia's tallest building, overtaking Australia 108 which is due to top out early this year.

The collaborative design by Dutch firm <a href="/architects/unstudio">UNStudio</a> and local firm <a href="/architects/cox-architecture">Cox Architecture</a> will see the transformation of the existing BMW site, into a future-focused vertical village, spanning a total of 270,000 square metres of sought-after real estate. 

Each of the two towers feature a unique helix shape, which ensures each floor utilises the exceptional city views on offer. Colloquially referenced as the 'Green Spine', Southbank by Beulah dons striking vertical greenery, as well as a vibrant rooftop garden, encased in a canopy of alternating vertical and horizontal beams, which will protect the plants from the elements. The decision to include vertical greenery is not only visually striking and an environmentally conscious choice, but it also pays homage to Melbourne's title of The Garden City.

The UNS + Cox design was a result of one of Melbourne's most prominent design competitions to date and has been covered extensively here on Apartments.com.au. The planning application was lodged back in <a href="/news/beulah-international-submits-planning-application-for-southbank-by-beulah">August 2019</a>.

While the ultimate aye or nay is signed off by the Victorian Planning Minister - as the responsible authority for planning application of this scale, the City of Melbourne is a referral authority, and their endorsement will go a long way in helping the Minister make his decision.

There are some other planning hurdles to work through. Notably, aviation authorities are yet to sign off on the proposal as the East Tower's height - 365.1 metres - breaches the <a href="/news/aviation-impact-on-building-development-in-the-melbourne-cbd">PANS-OPS</a> controls for Southbank.

The FMC meeting noted that should aviation authorities reject the proposal as it stands, it is expected the east tower's height will likely be reduced by 11 metres in order to comply with aviation regulations government Essendon airport as they stand.

Image: UNS/Cox, Beulah</figcaption></figure>341 one-bedroom apartments, 263 two-bedroom apartments, 146 three-bedroom apartments, 24 four-bedroom apartments and 15 penthouses will see the total apartments to 789 in the East tower. In terms of hotel rooms, there will be 202 and a further 120 hotel residences in the west tower, sending the total number of residential and hotel units over the 1000 mark.

The development will include just over 27,000 square metres of net leasable floor space for office uses. It will consist of over 32,000 square metres of gross lettable area for retail uses that includes food and drink premises and a supermarket.

A childcare centre will be present in the development which will take up 1,200 square metres of the net leasable area - enough space for 100 children. An exhibition centre (1438 square metres) and conservatory (1,758 square metres) are also included in the planning application.

The east tower, subject to aviation and Ministerial approval, will be 365.1 metres high over 102 levels.  The west tower will measure 250 metres across 59 levels.

For perspective, the west tower will be approximately the same height as the 80s-built Rialto Tower at 525 Collins Street. The east tower - subject to aviation approval - will be approximately 48 metres taller than Australia 108, the tower that is in the final stages of construction and the current tallest building in Melbourne.

Lord Mayor Sally Cap highlighted the accessibility and pedestrian thoroughfare benefits of the proposal - especially as it will create a thoroughfare for pedestrians from City Road, through the site and Freshwater Place and the river.

The Lord Mayor also noted council officers recommended several conditions and that they are aimed at improving the outcomes for Southbank and the city while retaining the vision for the project.
