Repeat buyers are one of the strongest measures of confidence in any apartment development.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

It has last traded for about $1 million in 1998.
Title Tattle recalls $2.5 million was achieved two along in 2009 when the Georgian-style townhouse of property entrepreneur Will Deague sold. It had cost $1.7 million when 123 Domain Road was bought in 2004, opposite the Royal Botanic Gardens.

Iconic Domain Road, South Yarra listing shines in $3,195,000 million sale

Closer to the big smoke and a swag of residential towers have been approved by Melbourne City Council of late. Among them a 17 level, 296 apartment development at 28-38 Pearl River Road, Docklands which gained approval on June 28th, as did a 16 level, 240 apartment development nearby at 3-43 Waterfront Way, Docklands. A final planning permit was issued for <a href="/buildings/33-north-33-racecourse-road-north-melbourne" target="_blank">Babylon Apartments</a> located at 33-39 Racecourse Road, North Melbourne during May while the nearby proposed 66-apartment <a href="/new-apartments/15-17-racecourse-road-north-melbourne" target="_blank">15-17 Racecourse Road</a> appears in the UrbanMelbourne.info database for the first time. May 30th saw <a href="/new-apartments/coventry-haus-33-coventry-street-southbank">33 Coventry Street, </a>Southbank given notice of a decision to grant a permit while the nearby development at 25-27 Coventry Street, Southbank revived its final permit also during May. More on these projects in due course.

Following up on this <a href="/news/the-wilson-street-microcosm" target="_blank">article</a> posted early last month, Salta Properties via SJB Planning have in recent days formally lodged plans with Stonnington for 31-41 Wilson Street, South Yarra. The image below by Fraher Design 3D depicts the Rothe Lowman-designed complex in situ along Wilson Street. Seeking approval for 88 apartments over 9 levels, more information on the project can be found <a href="/buildings/essence-35-wilson-street-south-yarra" target="_blank">here</a>.

Elsewhere in South Yarra, Melbourne High School have lodged plans for an underutilised piece of land at 661-663 Chapel Street. Designed by Bird de la Coeur, the four level building seen below will house an education centre and student accommodation, with retail fronting Chapel Street. This proposal is in line with developer Michael Yates' plans for the adjoining site, the outline of which can also be seen below. Initially submitted with two schemes, Michael Yates will seemingly pursue the lesser of the two proposals, details of which can be found <a href="/news/take-it-either-way-661-chapel-street-planning-application" target="_blank">here</a>.

Moving to Brunswick now and two separate planning applications seek to continue the Anstey in development theme as outlined in this <a href="/news/anstey-in-development" target="_blank">article</a>. 26 Breese Street is a seven level complex yielding 64 apartments while 216 Albion Street nearby is seeking approval for an eight level apartment complex. Together these developments would add well over 100 apartments to an already booming pocket of Melbourne. West Brunswick hasn't been left behind either with a proposal for a nine level apartment complex with three levels of basement car parking at 1-5 Olive York Way. It would sit opposite the recently completed, seven level 2-6 Olive York Way developed by National Sterling which yielded 140 apartments.

Finally Fraher Design 3D feature again, having produced this image of the Mayven development at 56-58 St Georges Rd, Northcote. A nice new development right next to the Melbourne Anarchist Club - enough to put a smirk on this urbanist's face.

Lucky number 13 - new developments in the pipeline

A few games of Street Fighter II, killing your mates in Phaser Strike and throwing up on the Gravitron (with "Ice Ice Baby" blaring in the background) was a dream day out when growing up in Melbourne in the 1980's and 1990's. And the only place you could have all this was the Fun Factory on the Corner of Chapel Street and Toorak Road in South Yarra.

But the fun was not to last as Chapel Street became the place to be seen in Melbourne in the 1980's, developers started hatching plans to redevelop the massive Fun Factory Site. In 1989 a permit was issued for the demolition of the building and the development of a 15 storey apartment tower. However the Recession through the early 1990's meant that this plan was never built and the Fun Factory lived on. By 1999 economic conditions had improved and the owners of the site proposed a massive mixed use redevelopment of the site including a 42 storey tower. City of Stonnington officials were not ready for this scale of development and the application was promptly refused by Council.

Images courtesy AppleInsider and Webber Design</figcaption></figure>Subsequently Fender Katsalidis Architects were employed to deliver a new design, they being at that time the go-to architects for getting difficult proposals through the planning system. A new plan was hatched that incorporated a retail podium with a 27 level, 91 metre high apartment tower rising above. The application was approved by the City of Stonington in 2001. A local residents group appealed the decision, but VCAT upheld Council's decision.

This development was also never built and by 2008 the owners of the site commissioned yet another proposal for the site. This time they employed Bates Smart Architects to design a redeveloped Fun Factory consisting a retail podium with a 9 storey office building and a 39 storey apartment tower rising above. At 134 metres high, the main tower would have easily become the tallest building outside of the central city area. This proposal was refused by the City of Stonnington despite the recommendation of Council officers who supported the application. That decision was overturned by VCAT on appeal in late 2009.

By late 2010 the project was known as The Capitol and apartments in the main tower were on sale to the public. Marketed as a high end luxury development with large, it contained well-appointed apartments with even larger penthouse apartments on the upper floors. Joint developers including APN Property Group were optimistic about the prospects of the development and around the same time applied to VCAT to increase the height of the tower to 151m by adding an additional 5 penthouse levels. This application was refused by Council and the refusal was upheld by VCAT who saw the increase in height as going one step too far. The developer’s optimism proved to be unfounded and by the end of 2011 sales in the development were struggling to break to 50% mark and by the end of the year the development had been shelved.

Image © Bates Smart</figcaption></figure>With the developers considering all options including the sale of the site, they have instead submitted yet another application to amend the approved development. Amendments involve a significant increase in the number of smaller one and two bedroom apartments and a reduction in floor to ceiling heights. These intended changes will also simplify the buildings floor plans, remove the office component and split the development into two stages.

The developers are hoping that these measures will increase the broader market appeal and in turn the financial viability of the project, making apartments far easier to sell at a lower price range. Council voted on 20th May not to support the proposed amendments as they viewed the new scheme as watereing down the design intent of the original Bates Smart scheme, signalling that the architectural expression of the amended development will no longer produce an iconic podium tower development or a sculptural and slender building.

VCAT will now have a very difficult decision between insisting that any development on the site must have an exceptional standard of architectural design, even if that means the site may remain underutilised for another 24 years, or accepting that it was not realistic to expect such a high standard of design would be economically viable and that in order to achieve the objective of providing more dwellings in existing activity centres that the amended design will be good enough. Time will tell...

Sixth time lucky at the Fun Factory?

Consider Wilson Street, South Yarra a snapshot of Melbourne at large. For so long a light commercial area typified by a multitude of single level factories, Wilson Street like Melbourne all over has seen an ever increasing number of residential projects take root as developers ride the increasing popularity of apartment living. There are now five apartment buildings at different stages of the development cycle along Wilson Street.

As old factories disappear, medium rise apartment buildings take their place in what seems to be South Yarra's back blocks of strength. Nearby Garden Street and Simmons Street are also subject to mid-rise proposals. While this pocket may not have the size and glitz of a Forest Hill precinct address nearby, they're equally well if not better positioned in accessing Chapel Street's many offerings.

Pure, Kudos, WLSN and Mode shown below will together yield 111 new apartments and conceivably 200+ new residents to the area.

Add to these the latest and largest development nearing the starters gun with images below depicting 31-43 Wilson Street. Abutting Mode Apartments the site is currently under control of Valeo Construction and under demolition. Details are limited but images via Fraher Design 3D show a large nine level apartment complex with active street frontage to Wilson Street. Underground carpark access is seemingly via Garden Lane to the rear of the building while a north-south passage and lobby is also visible. Looking remarkably similar to A Place To Live apartments on Burnley Street, Richmond one could make the assumption that SJB Architects may well be responsible for the design.

Projects such as those above certainly don't garner the media attention (or hysterical response for that matter) of the high rises through Melbourne's CBD and Southbank, yet are no less important to the overall apartment stock. What is happening in Wilson Street is happening Melbourne over, the rapid increase in mid-rise apartment buildings during the past few years has been impressive, and shows no sign of abating.

The Wilson Street microcosm

It's not often that a developer goes to the trouble of commissioning two schemes for the one site with the expectations both will gain planning approval. That's precisely what South Yarra stalwart developer Michael Yates &amp; Co has done. 661 Chapel Street, South Yarra is currently a lowrise commercial complex yet should either or both applications gain approval, a minimum 287 apartments can be expected.

The developer has been in negotiations with the adjacent Melbourne High School (MHS) to sell a portion of the development site, all things proceeding as planned a 933sqm northern section of 661 Chapel Street will transfer to MHS for use as student accommodation and teaching facilities. Within this agreement is a clause where the intended MHS building can only rise to the equivalent of four carpark levels of the adjoining future 661 Chapel Street development, protecting residential sight lines by invoking light and air easements.

It's expected the site will be divided into three lots once MHS and the State Government complete negotiations for funding, with two being retained by the developer. Should the planned sale and transfer to MHS not proceed, a larger scheme incorporating the entire site has also been submitted to Stonnington for approval, leading to dual planning applications.

Major differences between Michael Yates &amp; Co's schemes 1 and 2 can be summarised by the following, where Scheme 1 reserves the intended MHS plot C (seen above) while Scheme 2 incorporates plot C into a larger development.

Working on the assumption that the MHS plan eventuates, the smaller scheme 1 would involve 287 apartments split between two buildings which share a common wall. The taller west building (1A) at 26 levels would command sweeping views over Port Phillip Bay and Melbourne's CBD while the abutting 21 level East building (1B) fronts Chapel Street with views to the Dandenongs.

Whilst appearing as one unbroken form, the two tower complex allows Developer Michael Yates &amp; Co to deliver a staged development if they so desire, releasing one or both to public sales at their discretion.

Project architect Bird De La Coeur have by intent or coincidence devised a western tower that is remarkably similar in form to Buchan Group's Vogue apartment tower at 670 Chapel Street. Both employ a sheer glass facade indented with balcony openings. Conversely 661 Chapel Street's eastern building includes a number for setbacks from Chapel Street, the first of which occurs at level 6 or 20.5m above street level. A further setback occurs at level 18 or 55.85m, allowing the building to transition into the taller western tower.

Questions may be raised as to the amount of vehicular space dedicated to the porte-cochere and whether it could be used in a more meaningful purpose, exacerbated by the fact the eastern tower will also have another carpark entry. This results in three separate vehicle access points to Chapel Street.

The porte-cochere is made possible by a 30m setback from Chapel Street for the western tower while the eastern tower maintains 2.82m setback, in line with the existing streetscape. Retail premises are prominent, as are the alfresco dining areas, thereby enhancing activity and interaction with Chapel Street.
