Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

Today, Keith says the move has completely changed how he experiences Newcastle.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

"We actually catch up more as a family now," Aimee says.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

PAG, the Hong Kong investment management firm has put its half stake in Sydney’s sixth-largest ­office tower, 60 Margaret Street, up for sale.
It includes the MetCentre at the foot of the building.
It has ING ­Direct as a major tenant.
The retail centre is anchored by a street-level Woolworths supermarket and Virgin Active along with 75 specialty stores within the 6419sq m retail centre.
The entire building value is estimated at more than $800 million, according to The Australian.
PAG’s listing comes as Sydney’s office property boom hits new highs, with ISPT completing a deal to buy a half-stake in Sydney landmark Westpac Place in a deal valuing that tower at more than $1.7 billion.
The Australian reported the Westpac Place deal helped reset pricing metrics for Sydney towers as it showed a yield of about 4.5 per cent.
PAG bought its 60 Margaret Street stake in 2015 from industry superannuation fund MTAA Super for just over $300 million.

Mirvac Group, which owns the other half, had waived its pre-emptive right over the stake. Mirvac Group moved out in 2016 to its 200 George Street project close by.

Savills list 60 Margaret Street, Sydney stake

Vicinity Centres have sold Gympie's Goldfields Plaza for $27.5 million.
The move comes after Vicinity Centres announced it was to sell $1 billion worth of shopping centres to refurbish their higher assets. 
It's been bought by Lascorp Development Group, who have outlined plans for a major overhaul of the neighbourhood centre.
The sale reflected a 1.1 percent premium to Book Value, in a transaction brokered by Savills agents Peter and Jon Tyson.
Goldfields Plaza comprises an enclosed neighbourhood shopping mall anchored by a Coles supermarket and Target department store.
Peter Tyson, Savills’ national retail director, said that the neighbourhood shopping centre asset class remains very popular with investors.
“The sale campaign for Goldfields Plaza attracted strong buyer interest, with multiple offers from investors as well as developers given the asset’s value-add profile.

Run by veteran Melbourne retail developers Michael and Matt Lasky, Lascorp has over 40 years history developing and refurbishing shopping centres on Australia’s eastern seaboard.
Michael Lasky said that they were attracted to the Centre due to it having the right fundamentals.
“We like Goldfields Plaza. It is centrally situated next to the town’s centre, has great parking and is underpinned by a very strongly trading Coles supermarket.
“We feel we can apply our expertise and add value to the centre through repositioning the mall and specialties” he said.
Matt Lasky said that the Centre has great bones, and will benefit from our planned refurbishment as it hasn’t had an upgrade in many years.
“Our plans include refreshing the façade, extensive upgrades to the mall areas and amenities and implementing a releasing program,” he said.
Savills’ Peter Capps has been appointed to lease the repositioned centre on behalf of Lascorp.
Capps said that the refurbishment program will completely refresh the look and feel of the mall with improved traffic flow and opening of the sightlines between Coles and Target.
“We will be targeting key food and service lines, rather than discretionary spending. It is easy to see that following the refurbishment, Goldfields Plaza will be the most convenient food and service offer in the local market,” he said. 
Lascorp’s purchase of the Gympie mall follows the groups’ sale of the refurbished Morningside Plaza Shopping Centre in Brisbane earlier this year for $23.8 million through an off market transaction also brokered by Savills’ Peter Tyson.

The NABERS approach
The NABERS rating tool for offices takes into consideration:

Preparation is the key to an accurate NABERS rating. This is achieved by having the necessary data available and easily accessible for a NABERS-accredited assessor.

Savills partner with HFM to improve NABERS energy rating

Key demographic indicators show that there is significant population and employment growth within the Brisbane CBD and surrounding inner-city suburbs. In turn, this has driven childcare providers to focus their service offering towards key CBD spaces that offer convenient amenity for busy city-based working families. 
Childcare centres in Australia have seen significant growth over the last five years, in line with world leading population growth figures. There is growing demand from a transactional perspective as well, with institutional investors and foreign investors, in particular, identifying the diversification potential of investing in childcare centres alongside other property asset classes. 
In addition, diversification benefits are realised as a result of significantly longer leasing terms in childcare centres, with average lease terms ranging from 10-20 years. This increased interest as a separate asset class is evidenced by falling yields nationally. New trends are suggesting that we are now seeing a shift north of Australia’s largest cities, as record high property prices and rising living costs drive residents to migrate to Brisbane in pursuit of relative affordability. 
According to Shrabastee Mallik, Associate Director at <a href="http://www.savills.com.au/research/australian-research.aspx" target="_blank">Savills Research</a>, over the last twelve months alone, Queensland has led the country in terms of interstate migration, with over 19,000 residents shifting to the sunny state. Recent numbers from the ABS show that Queensland is also leading the nation in terms of labour metrics. 
“In the year to March 2018, Queensland recorded employment growth of 4.3%, a figure well above its long-term averages and other states. What is even more positive about this is that this employment growth was driven by full-time growth, which grew by 5.0% over the same period,” she said.
With most of these people settling in Brisbane, it makes sense that current childcare trends in Sydney and Melbourne will be replicated in Brisbane.
The Savills Queensland <a href="http://www.savills.com.au/services-and-sectors/leasing/office-leasing.aspx" target="_blank">Office Leasing</a> team has reported a spike in enquiry from childcare operators seeking inner-city foyer and podium level accommodation. 
Leasing Manager Daniel Boyes said that one of the earliest examples of this movement has been the recent take up of first level space at 133 Mary Street by G8 Education.  
“The inner city childcare concept has been well thought out - as we are becoming more time poor, the notion of using a city-based day care service has become more convenient,
“Many of these facilities are incorporating all the necessities for the day which include things like meals, nappies, formula, bed sheets, hats &amp; sunscreen; so families do not need to travel with large bags when commuting,” he said.
G8 Education have committed to 808sq m of space with an additional 426sqm of balcony space over a 15 year term.
After hours childcare facilities offer an unparalleled learning experience from city surrounds for young minds. “The CBD is rich with culture and offers children the opportunity to participate in cultural celebrations throughout the year,” Mr Boyes said.
Over the last five years there has been growing demand for childcare operators in CBD areas to cater to a growing white collar workforce, with councils amending approval requirements and implementing new time frames. 
Savills State Director of Office Leasing John McDonald said that the offering of Childcare Services in the Brisbane CBD marks the beginning of a whole new learning platform for the next generation.
“The architectural concepts which are being seen in these spaces include the latest technology to emulate garden designs, incorporate outdoor play areas, as well as integrate raised flooring and extra drainage,” he said. 
Savills negotiated an industry leading example of such architecture on behalf of Goodstart Learning, located across an entire floor in the heritage-listed Broadway on the Mall building - directly above H&amp;M; uniquely designed by Gray Puksand.
Kevin Miles, Brisbane Managing Partner at Gray Puksand told the Australian Design Review that due to the existing ground-floor tenancy and the lack of outdoor space, there were several challenges that required a collaborative approach.
“Typically with childcare you need outdoor space, depending on how many children you have,” Miles says. “Along with a new rooftop garden and play area, this atrium space lent itself to that requirement for outdoor space,” says Miles. 
Other elements which were included in the design were operable windows and large openings to bring breezes through to the indoor play area along with the right equipment, support facilities and separate learning environments for each age group, from infant to kindergarten. 
Even though we are beginning to see some of these centres already taking shape around the Brisbane CBD, looking forward we are likely to see childcare proposals incorporated into development approval applications. 
There are already a number of Queensland examples of new developments incorporating childcare provisions into their DA’s right from the get-go in order to avoid lengthy and costly processes associated with getting approvals for pre-existing buildings.
Childcare providers are expected to replicate CBD offerings in Brisbane more easily than its southern counterparts have done in the past, as development requirements are currently less stringent and more affordable, making the availability of this type of amenity even more prevalent in the current market.

Population and employment growth in QLD driving childcare centres into CBD spaces: Savills

IT start-up Stacktrace has signed its first Australian office premises in the Mirvac developed 410 Ann Street office tower in Brisbane.
Savills agent Dan Boyes negotiated the deal.
Formed in 2017, Stacktrace is a software services and products company in the not-for-profit and healthcare sectors. 
The company has taken up space on level seven in the East Tower of 410 Ann Street and will move into a fully fitted suite designed and constructed by The Fitout Studio.

Savills negotiate IT start-up Stacktrace lease in Brisbane's Ann Street tower

Mere weeks ago Urban covered VCAT's decision to approve <a href="/news/160-whitehorse-roads-approval-pushes-blackburns-apartment-pipeline-toward-1000">development plans for 160 Whitehorse Road</a>.

Blackburn's largest development to date was given the green light after a planning push eventually secured the right to create a mixed-use project across the 8,767 square metre site. As many as 263 apartments are now approved for the development designed by Taouk Architects which was anointed Blackburn Place.

The development though has now been listed for sale with CBRE City Sales handling the process, providing Melbourne developers with the opportunity to nab one of the east's largest approved scheme in recent times. 

With Box Hill coming off the boil (in line with the trending decline of large-scale projects across the city), the Taouk Architects-designed 160 Whitehorse Road does discern itself due to its size and location.

CBRE note that the site's planning approval includes four buildings between 6 and 8 levels, plus 3,663 square metres of commercial space.

Having sold for $18 million to an Asian-backed developer three years ago, 160 Whitehorse Road's price history has seen steady growth. Previous campaigns saw the site sell for $11.36 million in 2010, $3.25 million in 1986 and $1.3 million in 1980.

Two recent permitted Doncaster sites were a step down in size relative to 160 Whitehorse Road. 

7 Williamsons Road is currently for sale and sees 68 predominantly 2 and 3 bedroom apartments approved within a ClarkeHopkinsClarke-designed building. The 1,064 square metre site is in close proximity to Nicson Property Group's approved hotel scheme for 810 Elgar Road.

That site saw a Kyriacou Architects-designed hotel scheme offered for sale. The 993 square metre site came with approval in place for 102 suites over 8 levels, and if acted upon would become Doncaster Hill's first dedicated hotel.

At the turn of 2018, Mont Albert's 813-823 Whitehorse Road was offered for sale by Doyen Tower Pty Ltd; its 89 apartments are within a crystalline Bruce Henderson Architects-designed 16 level tower.
