Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

March trade figures released today by the Australian Bureau of Statistics (ABS) showed strong year-on-year growth of 3.51%, with Queensland (5.30%) and Victoria (4.73%) posting healthy year-on-year improvements.
The Executive Director of the Australian Retailers’ Association (ARA), Russell Zimmerman said although softer than anticipated, the results were reasonably solid results. 
The clothing, footwear and personal accessories category recorded standout 5.88% year-on-year growth in March, with footwear, in particular, recording a 6.43% year-on-year increase.  
“Clothing and footwear retailers have continued to experience rising growth since the beginning of the year, and with colder months ahead we can only expect these figures will increase,” Zimmerman said.  
Cafés, restaurants and takeaway food services (4.77%) and food retailing (4.46%) both experienced spikes in sales during March, with supermarket retailers recording 5.40% year-on-year growth. 
“Although consumer confidence has dampened over the last few months, the staggering rise in retail spend across cafés, restaurants and takeaway food services and food retailing, shows that Australians are starting to spend on discretionary items again and treating themselves to small luxuries,” Zimmerman said. 
“It is also pleasing to see that, despite recent droughts and floods occurring across various parts of the country, supermarkets have managed to bounce back, recording considerable year-on-year growth.”
Across the country, Australian Capital Territory Queensland (5.30%), Victoria (4.73%), Australian Capital Territory (3.71%),Tasmania (3.67%), New South Wales (2.70%), South Australia (1.87%),Western Australia (1.14%) recorded substantial growth, while the Northern Territory (-1.30%) recorded negative growth in March. 
“Queensland, Victoria, and the Australian Capital Territory have once again experienced strong year-on-year growth for March, while Tasmania and New South Wales also continue to show impressive growth year-on-year,” Zimmerman said. 
“Although these figures are pleasing, the persistent decline in retail spending across the Northern Territory over the last seven months is still a serious concern and we hope to see it turn around soon.”
Zimmerman said that it was to be hoped that whatever the outcome of the imminent federal election, the resulting government would be able to govern effectively without interference and frustration from minor party crossbench Senators.
“We are happy to work with whatever government is elected, but our overwhelming preference is for whomever that is to be able to just get on with it without constantly being frustrated in the Senate, which has put a handbrake on the process of government for many years now,” Zimmerman concluded.

March retail trade figures show retail sector "chugging along": Australian Retailers Association

The March retail report showed a slightly better than expected monthly gain but a materially weaker than expected result for March quarter sales volumes, the latter being the more important takeaway.
Monthly sales posted a 0.3% gain, beating expectations of a 0.2% rise with Feb’s surprisingly firm 0.8% gain marked up to a 0.9%. Annual growth lifted from 3.2%yr to 3.5%yr.
That’s where the good news ends though. The wash up for the quarter as a whole showed all of these gains in nominal sales were due to higher prices with sales volumes declining.
Real retail sales dipped 0.1% in Q1, coming in well below consensus expectations of a 0.3% gain with the quarter on a par with the flat result in Q4. Annual growth has slowed to 1.1%yr but with a cumulative gain of just 0.2% over the last three quarters is in danger of dropping below 1%yr next quarter.

The undershoot vs expectations was due to a stronger than expected rise in retail prices which rose, up +0.8%qtr vs +0.7%qtr in Q4. The sub-category detail shows a particularly big rise in food prices (+1.4%qtr vs 1.2% in Q4). Non food retail prices posted a 0.2%qtr gain.
The detail also points to a material slowing in sales across sub-categories associated with ‘big ticket’ discretionary spend, consistent with a wealth effect drag from the housing market correction. In particular, household goods retail volumes declined 0.6% in the quarter to be flat over the year, a marked slowdown on the 5.4%yr growth seen this time last year. Department stores also recorded a contraction, sales volumes down 1.2%qtr, and –0.7%yr. Other non food categories, mostly ‘small ticket’ discretionary, recorded small gains for the quarter and over the year. Cafes and restaurants were the only bright spot, recording a 1%qtr gain in Q1 to be up 1.4%yr.

By state, NSW was the only state to post a gain in Q1, up 0.6%qtr, but was coming off a bigger 1.1%qtr fall in Q4, annual sales growth slowing to just 0.9%yr. Results across the other states were: Vic –0.3%qtr, +2.3%yr; Qld –0.1%qtr, +1.5%yr; SA –0.4%qtr, –0.4%yr; WA –0.6%qtr, –0.7%yr and Tas –0.9%qtr, +1.7%yr. The broad based weakness in the quarter suggests that it is not just about spillovers from the correction in housing markets which to date has been largely confined to NSW, Vic and WA.
Looking by channel, online sales look to have posted a 0.7% gain in the March month, annual growth slowing to 'just' 12.7%yr, a subdued gain for this segment.
Overall the March retail report points to downside risks to the wider consumer spending estimates in the March quarter GDP, the headwinds that emerged in the second half of last year clearly carrying into 2019.

With the flagship 12-year project now nearing completion, the joint venture is divesting the remaining three retail assets – Central Park Mall, DUO Retail and Park Lane Retail – in one line.This transaction is the final component of the partnership’s divestment strategy.
Internationally recognised for the vertical gardens and heliostat, it was transformed from a former brewery site into a mixed-use precinct with retail, commercial, hotel, education, student accommodation and residential uses.
“Central Park has redefined urban living in Sydney and Central Park Mall is the natural heart of this community. The precinct has won multiple awards in design and liveability and we are searching for the right buyer to keep the retail offer evolving,” says Mick Caddey, Development Director, Frasers Property Australia.
“These retail assets serve a large and growing catchment from a highly prominent and easily accessible location; surrounded by universities and education precincts with over 115,000 students within walking distance of the centre."
“Neighbouring Central Station is less than a 500 metre walk and is Australia’s largest and most frequented railway station. Central Station is currently undergoing a $955 million upgrade, with an estimated 270,000 commuters passing through the station daily,” says Mr Caddey.
Colliers International’s Head of Retail Investment Services, Lachlan MacGillivray, has been appointed to sell the CBD retail assets via an International Expressions of Interest campaign commencing in early May.
The Central Park Retail offer comprises Central Park Mall, DUO Retail (eight retail outlets) and Park Lane Retail (six retail outlets) in one line.

Its comprised of 14,600 sqm of gross lettable area set across five levels.
“The Central Park precinct continues to go from strength to strength and customers are voting with their feet and wallets with customer traffic and sales having grown 33 percent and 56 percent respectively since 2014,” says Mr MacGillivray.
This transaction represents the first significant opportunity since 2013 to acquire a 100 percent interest, with management, in a high calibre retail centre in Sydney’s CBD.
Recent sales of Sydney CBD retail assets highlight strong investor demand for a tightly held asset class, with a 25 percent interest in MidCity Centre transacting at a yield of approximately 4.0 percent and Pitt Street’s Soul Pattinson Building sold for $95 million at 4.0 percent. 
Central Park Retail is expected to transact in excess of $170 million.
Mr MacGillivray anticipates Central Park Retail will receive keen interest from domestic and international, private and institutional purchasers, given its quality and profile.

Final three Central Park Retail assets hit the market

Liminal, part café, part wine store, part event space, part market place, is set to open in May this year.
It is the latest project from Melbourne hospitality outfit The Mulberry Group.
Liminal will be located on the ground level of 161 Collins Street and is a new direction for the group who sold their signature cafés, Top Paddock, Kettle Black and Higher Ground, in December last year.
Situated Adjacent to the lobby atrium in the art deco T&amp;G Building.
The 400 sqm space was designed by The Stella Collective. .
Executive Chef Martin Webster (Jackalope, Montalto) has created breakfast and lunch menus. 
We’ll be changing them regularly depending on what produce comes through from the market.” says Webster.
The wine store offers customers the opportunity to select a bottle to enjoy in house or pick up one to take home.
Liminal will also feature a private board room.
It will operate Monday – Friday 7am – 6pm.

Mulberry Group's latest Melbourne CBD project Liminal opens May

Oxfam has announced it will close its Australian retail arm, closing all 13 stores.
The not-for-profit, part of the international Oxfam confederation, has a 50-plus-year retail history in Australia.
It began with Community Aid Abroad shops, later rebranded to Oxfam.
The sale of fair and ethical products has helped fund its charitable operations.
It opened two new format stores in Sydney back in 2016, but the SmartCompany website noted the organisation had been unable to beat the retail blues.
“We know this will be very difficult news for our staff and volunteers — and our customers — given how highly regarded Oxfam Trading has been over many years,” Oxfam Australia chief operating officer Tony McKimmie said.
“We sincerely thank them all for their dedication and significant contribution to our core mission of tackling poverty.”
McKimmie cited declining revenue in retail and wholesale channels, including flat online sales growth, as the financial factors behind the shutdown.
It reported the big players — Vinnies and Salvos — have been disrupted but are working quickly to revise their retail strategies.

Oxfam shuts its retail doors in Australia after 50 years

The Gold Coast tourism market continues to drive economic growth and support demand for retail activity, according to a new market report.
Approximately 25% of investment sales in Queensland in 2018 were Gold Coast retail assets, said the Colliers International release. 
And $465 million in sales were recorded in the Gold Coast retail market in 2018, with yield spreads up to 100bp compared to Sydney and Melbourne. 
Steven King, Director-in-Charge of Colliers International Gold Coast said international tourism and education sector may receive a boost at the back of the lower Australian dollar, which will ultimately support demand for retail property and increase demand for hotel accommodation. 
“We have seen $500 million worth of investment in new retail developments in 2018, such as the $470 million Westfield Coomera, which is a testament to owners’ optimistic outlook for the retail sector in the Gold Coast over the short to medium term,” said King. 
“Low regional unemployment, population growth and consistent net interstate migration is supporting the retail activity and demand for future retail centres. Residential hot spots like Ormeau, Oxford and Nerang are desired locations for future retail development. 
“Consistent growth in airport operations is on the back of increasing tourism activity which is boosting the retail sector. Per the Gold Coast Airport Master Plan 2017, the Gold Coast Airport will service 16.6 million passengers by 2037, an average growth rate of five% per annum.”
The author of the report, Research Manager at Colliers International Karina Salas, said residential sector is set to benefit from strong forecast population growth and solid infrastructure investment pipeline.

“Median house price on the Gold Coast is $100,000 more affordable than Noosa, and $50,000 more affordable than Brisbane,” said Salas.
“The affordability factor along with the unique lifestyle makes Gold Coast an attractive location for owner-occupiers and investors.”

“Looking at other markets, value proposition of investment in the Gold Coast office market is solid, considering the current prime-yield spread of 200bp compared to the Brisbane market,” said Salas. 
“The performance of the leasing market is also gradually strengthening, as demand for office accommodation continues to gradually increase and support a consistent tightening of vacancy rates. 
“When it comes to the industrial sector, Yatala precinct will remain a popular location for industrial operators looking for large space requirements of 2,000 square metres and above. This is because Yatala offers affordable leasing and investment opportunities compared to other industrial precincts in Brisbane. 
“The net face rents in Yatala are usually 15 to 20% cheaper than Brisbane industrial precincts, while land values could be up to 35% more affordable compared to other industrial precincts in Brisbane. 
“Demand in this precinct is coming from the growing transport and logistics sectors, considering the excellent accessibility which is further supported by $2.5 billion M1 upgrade masterplan within the Logan corridor and Yatala.”

Solid Gold Coast economy boosting retail sector: Colliers International

AMP Capital Diversified Property Fund has sold Crossroads Homemaker Centre to Ashe Morgan for $140 million.
Located on the corner of Beech Road and Camden Valley Way, Casula, the 48,400 square metre-plus centre is home to 28 large format retailers, including anchor tenants Bunnings, The Good Guys, Freedom, Nick Scali and Fantastic Furniture. 
The centre was developed by AMP Capital after its acquisition of the 143,400 square metre site in 2002. 
CBRE's Nick Willis said the sale highlights continued demand for Sydney metropolitan retail assets. 
“Despite forecast headwinds in the retail sector, we are continuing to see an uplift in enquiry and bidder interest as investors identify relative value in the sector compared to other commercial real estate sectors,” said Willis.
“This was again evidenced with Crossroads Homemaker Centre, where we attracted strong and diverse investor interest from private and institutional groups, with 46% of the formal offers received being maiden capital into the large format retail sector. 
 “The Homemaker Centre’s strategic gateway position in Sydney’s south west growth corridor, coupled with its143,400 square metres underlying land area over four separate lots, provides flexibility to adapt the asset to meet the needs of the rapidly changing surrounds.” 
Jonathan Fox of Stonebridge added: “The sale result and volume of enquiry during the sale campaign was extremely strong. We received 13 expressions of interest and the highly competitive second round process highlighted the depth of demand for quality Sydney metropolitan retail assets.”

Crossroads Homemaker Centre at Casula sold for $140 million

Melbourne designer Bernadette Pimenta Couture has committed to a refurbished office space to be used as a showroom for her bridalwear selection.
Bernadette Pimenta has been a fixture in the fashion industry for more than 27 years.
The designer has moved into the prime section High Street Armadale and will use the space for their new design and fitting studio for its hand-crafted gowns.
The move highlights the high demand for retail space in Armadale's tightly held, coveted High Street precinct.
Fitzroys James Spencer leased the refurbished 187 sqm space at Level 1, 1062 High Street on a three-year deal with a three-year option at $50,000 per annum net.
Spencer said the floor had been used in the past as an office, but the overwhelming demand from independent and international retailers for a prime location in one of Melbourne’s most prized shopping strips has seen this transformed into a boutique retail space.
According to Fitzroys’ Walk the Strip, Armadale saw retail vacancies fall by 7.9% over 12 months to 4.1% during 2018, making it one of the best performers of Melbourne’s shopping strips.
“High Street Armadale is one of the strongest retail strips in Melbourne at the moment, supported by major retail brands. The sheer lack of retail space available in the strip underpinned the decision to turn the beautiful office space into a retail showroom experience for retailers,” he said.
“We are consistently talking to reputable retailers who want to be on High Street, Armadale and the outlook for demand and the strip is bright.”
The shopping strip’s strong catchment and inner-city location has attracted high-end independent and international fashion retailers, with ACNE Studios, Carla Zampatti, Zimmermann and Scanlan Theodore all located in the prime section and within a few metres of Bernadette Pimenta’s new space, as well as the recently opened bespoke store of H&amp;M’s upmarket sister label Cos.

Cutting-edge food and design concepts are rapidly infiltrating shopping centres across Australia, with several landlords investing in premium dining and entertainment experiences to try to tap into the millennials’ mindset, according to one industry expert. Savills Australia’s director for Retail Investments, Rick Silberman, tells us how our love for eating out is changing the face of retail.
The new drug of choice for shopping centre owners
Who doesn’t love eating? It’s undoubtedly one of our favourite things to do – if not the favourite. It changes moods instantly, uplifts us when we are down, and is a great way to socialise and experience the joys of life. Astute shopping centre landlords across the country are rapidly acknowledging the changing climate of retail today and are turning to food and entertainment concepts to keep ahead in the retail game. Ultimately in doing so, they can curb the increasing levels of vacancy (and reduce forthcoming vacancies) that they could encounter in their tenant mixes. 
The challenge
It is no secret that some retailers are doing it tough. Australian household debt is at the highest level on record and one of the highest levels globally, which is in addition to ongoing levels of low wages growth. The balance between consumer spending and disposable income remains difficult. Top retailers and proactive landlords are working together to ensure the retail experience in shopping centres today is vibrant, valuable, and attractive. Customer attraction today is at the centre of every successful shopping centre. No matter what the statistics show about low levels of consumer confidence, many of us place a priority on ensuring enough disposable income for a quality eating experience – heading out with family and friends, and indulging in some of the finest culinary options our cities have to offer, has become Australia’s favourite pastime. We are fortunate enough to have some of the best chefs, cafés and restaurants in the world. After all, what’s another $30 or $50 going to do when you can create a memorable experience with family or friends? And it’s that exact consumer experience and millennial mindset that shopping centre landlords are tapping into, in a creative bid to increase foot traffic levels and ultimately ensure the continued growth of their centres. 
The experience
So, what does this retail experience look like? A food court is not a new phenomenon. However, the traditional food court as we know it will eventually transform into a premium dining precinct with a “no holds barred” approach that includes world-renowned restaurant brands based on a “build it and they will come” mentality. The larger regional shopping centres are already doing this. I was recently travelling in Los Angeles and visited three major shopping centres. It was a real eye-opener to see what is possible and how retail is changing. Simply put, anything is possible. I also believe that we are only seeing the tip of the iceberg in shopping centre design. The retail shopping experience today is moving to new levels, with the customer at the centre of all tenant mix choices and designs. The Grove shopping centre in LA has a tram route running through the middle of it with a dedicated food market, while Westfield Century City has one of the most captivating food precincts I have seen, with state-of-the-art design and quality food offerings. It’s no wonder that these shopping centres are absolutely bustling with an unmatched vibe to anything I have experienced in Australia. These landlords are enhancing the customer experience through a focused effort on the dining experience, coupled with innovative property design, in the knowledge that it will increase dwell time and ultimately boost retailer sales.
The future
I was recently attending a meeting with a representative of one of Australia’s major listed shopping centre owners. I asked him about his thoughts on the integration of major dedicated food precincts within his centres and his response was, “You can’t fill a whole centre with just food”, to which I questioned, “Why not?” He may have been right, however; in the current climate, everything should be tabled and explored. Ten or so years ago, it would have been impossible to think that any landlord could open a major shopping centre without a Myer or David Jones as its anchor. Fast forward to now and those same landlords are forecasting how they may need to reposition or resize these big boxes that once upon a time played an integral role in their tenancy mix. The truth of the matter is that no one knows exactly what a shopping centre is going to look like in another 10 or 20 years but one thing we can all agree on is that it will be different. The shopping centre landscape is changing at an incredibly rapid rate and landlords must continually evolve new ideas, be creative and, most importantly, be prepared to take a risk.
