Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

"We actually catch up more as a family now," Aimee says.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

There were 2,839 properties for rent in Perth at the end of February, according to reiwa.com data.

"This marks the sixth consecutive month we’ve seen listings sit below 3,000. Perth desperately needs an influx of rental stock in the market to provide renters with more housing options,” REIWA president Damien Collins said.

Perth’s median rent price held at the five year high of $400 per week in February, which is on par with January and $40 more per week than February 2020.

Reiwa.com data shows 258 Perth suburbs saw an increase in rent during February. The suburbs with the biggest increase in median rent were Subiaco (up $23 to $723), Scarborough (up $20 to $520), Ellenbrook (up $10 to $370), Belmont (up $10 to $380) and Greenwood (up $10 to $410).

There were 186 Perth suburbs that recorded an increase in leasing activity during the month.

Beeliar saw the biggest increase in leasing, with activity up 29 per cent in February compared to January. Other suburbs to perform well were Innaloo (up 22 per cent), Greenwood (up 14 per cent), Gosnells (up nine per cent), Rivervale (up eight per cent) and Canning Vale (up four per cent).

It took a median of 19 days for a lessor to find a tenant for their property in February.

“Median leasing days are the lowest they have been since June 2013. Like we are seeing in the sales market, with so few available listings, tenants are having to act very quickly to secure a rental,” Mr Collins said.

“Perth is in desperate need of more rental stock to help ease the rental shortage. In order to do this, we need to entice investors back to the market."

“While the end of the rental moratorium later this month will remove one of the barriers for investors, more needs to be done to encourage residential property investment in WA and ensure there are enough rentals in the market to keep up with tenant demand,” Mr Collins concluded.

The company reported $9 million in sales in a single day on January 25 at its Civic Heart project in South Perth where construction is now underway – a sales record for the company which has been operating in WA for 26 years.

Finbar experienced record sales levels across October, November and December 2020 following initial market uncertainty in the wake of COVID-19, with more than $88 million in sales secured at Civic Heart to date.

Finbar managing director Darren Pateman said the level of sales recorded during the last quarter and for the first month of 2021 signalled a strong return to the market post the pandemic uncertainty coupled with low borrowing costs, ongoing stimulus measures and low stock levels across the country.

“We have completely sold out of all other South Perth stock so it is perhaps unsurprising that we have seen such strong demand for Civic Heart for apartments of all sizes,” he said.

Mr Pateman said the rebates on stamp duty had definitely been a contributing factor and he urged the WA Government to reintroduce the stamp duty rebate for developments under construction to ensure the ongoing recovery of the local market.

Australian Development Capital will offer a centralised short-stay management system in their latest development, 11 Freeman Loop, in Perth’s Leighton Beach precinct.

The project will be the first of its kind in Western Australia, accommodating both owner-occupiers and investors seeking short-stay or long-term rentals with dual-key options available.

ADC submitted the development plans to the City of Freemantle late last year, with sales projected to commence in the second quarter of 2021.

The six-storey building will offer 52 apartments, comprising one, two and three bedrooms, and communal space in the form of a pool and lounge area.

Designed by MJA Studio and Aspect Studios, the development will feature purposely built, short-stay design elements, and will boast views of the Indian Ocean, Swan River and Fremantle Port.

A centralised short-stay manager, a keyless technology solution for residents and guests and centralised cleaning and linen service has been included in the project’s proposal.

Construction is expected to begin towards the end of this year.

The specialist ODI and T20 spin bowler has spent $2.25 million in the pricey waterfront suburb Dalkeith.

The three bedroom home, built in 1990, sits in 1,165 sqm grounds which feature a tennis court and resort-style swimming pool.

It had been for sale for a year and a half before Agar swooped.

Agar was trading up from the beachside Scarborough where he has owned a four bedroom townhouse since paying $660,000 in 2016, shortly after making his international T20 debut for Australia.

Agar, who plays for the Perth Scorchers in the BBL, has played four Tests for Australia, earning his baggy green in 2013.

Last year, Perth-based M/Group and its construction arm, M/Construction, delivered its second Quest Apartment project, Quest Perth Ascot and although construction of the 112-room apartment hotel was subjected to lengthy planning approval delay and Covid-19 regulations, it met strict building timeframes due to a new development model and building process that saw one floor completed every two weeks.

The main structure of Quest Perth Ascot officially commenced in January 2020 and the building was fully completed in August of the same year, an eight-month build.

M/Group Managing Director, Mr Lloyd Clark, said the formula used on the project had been perfected in the development of Quest Joondalup several months prior

“The M/Construction team used a building process that combined pre-cast concrete walls and a hollow core flooring structure with the integration of construction methodologies and custom-designed feature."

“The process allowed for up to 100 people on site at once, and the building program was coordinated and synchronised to adhere to new Covid-19 safety regulations."

With concrete floors and toppings poured and cured over the weekend to create self-supporting formwork, the workspace below was obstruction-free for follow-on trades to install framing and services unencumbered. The process effectively shaved some three to four months off the construction timeline

The Quest Perth Ascot project was the result of an $11.5 million development fund managed by M/Group. Its success was preceded by Quest Joondalup which won a finalist nomination in the 2020 World Travel Awards.

New apartment building process delivers a floor a fortnight

ASIC has commenced civil proceedings in the Federal Court over what the corporate regulator claims is an unregistered Perth based managed investment scheme providing unlicensed financial advice.

The scheme has raised over $11 million for property development purposes.

The proceedings are against Ms Monica Kaur, MKS Property Investments/Developments Pty Ltd (MKS Property), Paradise Property Group Pty Ltd (Paradise Property) as well as against Mr Sadu Singh, Mr Melvin Paul Singh and Ms Stephanie Lee.

“ASIC is concerned that Ms Kaur is providing unlicensed financial advice services and that she, together with the defendants, are involved in promoting and operating an unregistered managed investment scheme,” ASIC advised.

On 16 December 2020, ASIC obtained urgent interim orders:  

- restraining the defendants from removing their assets from Australia, disposing of their property, and freezing monies in their bank accounts including in Singapore; and

- preventing Ms Kaur, Mr Singh and Mr Melvin Singh from leaving Australia.

ASIC alleges the defendants raised at least $11.3 million from around 300 investors during the period March 2017 to September 2020 through MKS Property. 

It is alleged that investors were encouraged to establish a self-managed superannuation fund (SMSF) and invest part or all of their SMSFs or other funds into property investments and developments set up by MKS Property and/or Paradise Property. 

These funds would be pooled together to invest in property development.

“ASIC alleges the defendants used investor funds, at least in part, for their own personal use and to pay returns to investors,” it claims.

On 17 December 2020, ASIC, with the assistance of the AFP, executed search warrants.

The orders are to remain until February 15.

ASIC’s investigation is continuing.

Price growth in the Top end suburbs can often be a signal for an emerging growth cycle in a city market. 
Certainly, the booms in both Sydney and Melbourne started in the most expensive areas and rippled out to the middle-ring and outer-ring areas over time. 
This is because real estate growth comes from events in the local economy. When the underlying economy in a major city starts to thrive, the first people to benefit are the business owners and others with above-average incomes - and that translates into purchases in the prestige suburbs.
So we think it is significant that, while prices remain suppressed in Perth overall, many of the millionaire suburbs have seen good price growth in the past year. This is also a feature in Adelaide: price growth overall has been moderate but prices have been rising strongly in the Top End suburbs.
It’s much less prevalent in the Brisbane market, which is struck in second gear and struggling to accelerate.
One factor evident in our latest analysis of sales activity and prices is that there is growth in the upper end of the Perth market. The latest data shows that several Perth suburbs with median house prices above $1 million have recorded strong growth in their medians in the past 12 months. 
This trend is widespread across the prestige market. Suburbs with strongly rising prices include Nedlands, Applecross, Cottesloe, Dalkeith and Bicton. 
Confidence that the upturn is sustainable comes from revival in the mining sector and the large numbers of jobs being created. As the WA economy improves, businesses thrive and business people become more confident in their real estate purchases.
This suggests that Perth generally can look forward to a return to price growth in the near future. This is supported by recent reports from Knight Frank, SQM Research and the Real Estate Institute of WA.
In Adelaide, while sources such as CoreLogic and SQM Research report annual growth of only 1-2% in Adelaide house prices, these generalised figures disguise individual areas which have done better.
It’s noteworthy that several millionaire suburbs have recorded major growth in their median house prices in past 12 months.
Glenelg South, Kensington Park, St Georges, Erindale, Henley Beach South, Hyde Park, North Adelaide and Hazelwood Park all have median prices above $1 million and have had median price growth above 20% in the past year. Other upper-level suburbs like Glenunga, Norwood, Parkside, Beaumont and Crafers have had growth above 10%. 
Some suburbs have had median price growth above 35% (and one above 40%) but based on small sales samples so we think this may be misleading.
In Brisbane, however, only a handful of popular inner-ring suburbs (e.g. Ashgrove, Paddington and Bulimba) have recorded double-digit growth in median prices in the past year.
