Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

First look: SP Setia targets St Leonards skyline with 40-storey TOD tower

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.

Despite less sales activity across the market, homes are selling faster than they were one year ago, with houses typically transacting 61 days after first being advertised for sale, compared to 65 days one year ago and units moving from 61 days last year to an average of 59 days currently.

HTW said there are a number of applications before Newcastle Council for multi storey unit developments (primarily residential in nature).
"The total number of units proposed within these applications is projected to yield approximately 2,800 in total of varying sizes and price points," HTW said.
"This projected supply will continue stimulating the local economy from a building perspective (assuming they all commence), however after this period there is the real possibility that there could be an oversupply. This scenario occurred recently with the last unit building boom of circa 2003 and 2004.
"The over supply of units at that time took a number of years to trickle through the market place. "
In relation to the Gold Coast, HTW said houses and duplexes are definitely still the most sought after however we have noticed a stabilisation of duplex values and consider that a large portion of the growth has already occurred.

HTW's monthly report found Newcastle and Lake Macquarie suburbs sustained periods of growth for residential property over the last two years, despite new release subdivision in Fern Bay, Cameron Park and Fletcher.

"This can be put down to a number of factors including incentives for rst home buyers to build, interstate migrants coming from the more expensive Sydney market and speculative out of town investors looking to add to their rental portfolios. 
"Demand for residential properties within close proximity to the beach is one of the major drivers in the Melbourne market.
"This can be seen by the high prices at which properties are sold in suburbs along the south eastern coastline such as Brighton, Elwood and Hampton. Brighton’s median house price is $2.715 million, Elwood’s is $1.9 million, while Hampton’s is $1.765 million. 
"NSW's Central Coast has seen a sustained period of growth and demand for real estate, which has nothing to do with the recent amalgamation of the former Gosford City and Wyong Shire Councils into one big Local Government Area – the ingeniously named Central Coast Council, but everything to do with price and proximity.
"When broken down a little further, the diversity of property seen on the coast covers all wants, tastes and needs at pricing levels which are more than favourable to those seen in the Sydney metropolitan area and it’s just a short drive up the M1 Motorway to Sydney.
"First home buyers make up a big part of the economic base on the coast."

Newcastle, Melbourne, NSW Central Coast houses at market peak: HTW

The Hunt Hospitality group has added Newcastle’s Duke of Wellington hotel to its growing portfolio of Hunter region properties in a deal valued at around $8.5 million.
The Hunt family are long time hoteliers who currently own the Kent and CBD Hotels in Newcastle.
The Duke of Wellington has been added to their portfolio by way of private sector syndication – in a similar fashion to Maitland’s The Rutherford Hotel, which was acquired earlier this year.
CBRE Hotels negotiated the sale in conjunction with Knight Frank.   
The Duke of Wellington is situated in the Newcastle suburb of New Lambton. Established in 1932 and known by locals as The Duke, the hotel is regarded as one of Newcastle's premier hospitality venues. 
CBRE National Director Daniel Dragicevich said the sale price and yield achieved reflected the strong appetite for non-metro hotel assets, given the limited availability of quality Sydney stock.

Hunt Hospitality secures another Newcastle pub, The Duke of Wellington

What will $500,000 buy you in Newcastle if you are an investor or a home buyer? Property valuation firm Herron Todd White has sought to answer this question in its July 2016 residential market report.
"The past year has seen an influx of Sydney and overseas buyers calling Newcastle home, well at least, the address is here. For whatever purpose, whether it be an investment, to reside in or just a place to park money for a bit, the activity has driven prices up in this once coal driven city," write HTW.
The first home owner market is still thriving with young Australians continuing to pursue the dream of owning their own home and with government incentives still available for home and land packages, Morisset ticks a lot of the boxes - close to the M1 for Sydney commuters, within half an hour of major shopping at Tuggerah and Glendale, an array of builders and still under the $500,000 mark. The downside is that blocks are smaller than average, and you’ll get to meet you neighbours regularly when you’re hanging out the washing, so ideal for young families.
Closer to Newcastle and if investment or down sizing is the intention, then look no further than Mayfield. Mayfield has that inner city vibe without the inner city price tag. A neat and tidy three-bedroom, two-bathroom home fetches a modest sale that is close to amenities and transport. If you play your cards right, you could even have enough change for a cup of fancy coffee at one of the new cafes on the main drag. In some cases you could even get some cake to go with it.
One of Lake Macquarie’s hidden gems is Jewells. A purpose-built suburb in the 1970s, most homes are brick and sturdy due to the design covenants enforced at the time of construction. What that means now is that a solid family home is pretty much ready to move into after a lick of paint and a trailer load of agapanthus from nearby Bunnings.
"Jewells has seen growth of around 26.3% in the past year, so you need to be quick because that ship has almost left the dock. If investment is your goal, then land is a quick way to make a profit. You could even buy two blocks and on sell if you don’t intend to build."
There are parts of Nelson Bay that are worth considering - West Wallsend, Gillieston Heights and Cessnock are all on target for further investigation and due diligence, the HTW report noted.

Newcastle, NSW Central Coast, Gold Coast units at market peak: HTW

Property developer Miller Property Corporation has plans to build dual towers comprising 197 apartments and retail spaces in inner city Newcastle.
It has filed a development application with Newcastle City Council for its mixed-use project at 464 King Street, Newcastle. 
Occupying 4585 sq metre, the towers will be named Verve Residences, and comprise one, two, three-bedroom residences through to five-bedroom sub-penthouses and penthouse.
Verve’s design will comprise two fan-shaped towers, linked by an internal ‘podium’ space with private recreational areas and gardens. The architectural design is a joint effort between CKDS Architecture and Hill Thalis Architecture + Urban Projects.
Sales are expected to commence from June 4, 2016, said a media release.
Miller Property Corporation’s experience goes back to 1974 with the development of The Castle Tavern but most recently with The Darby (Darby Street, Cooks Hill) and Eclipse (Union Street, Cooks Hill).

As Australia’s seventh largest city, Newcastle has many fringe residential options for the savvy buyer or investor, according to HTW's latest residential property clock.
The NSW city was also at the peak of the market position on the clock for both houses and units.

With positive capital growth and increasing values of inner city residential properties, Newcastle’s outer fringe suburbs including Fletcher and Cameron Park have provided investors with improved contemporary options and value for money.
For example, a contemporary four-bedroom and two-garage dwelling on 600 square metres of land in Fletcher may be found for around $550,000, however a dwelling with similar features in the inner suburbs of Newcastle may sell for $800,000 plus. As a result, anecdotal evidence is showing that more families are choosing to live in fringe suburbs where families will enjoy more space, while dwelling capital growth in suburbs such as Fletcher has also been in positive territory for three consecutive years (2013 to 2015).

Unlike Australia’s larger cities, traffic in Newcastle is rarely problematic and subsequently, suburbs on the Newcastle city fringe allow commuters easy access to CBD-based careers, services and social activities. A trip from Newcastle’s fringe suburbs to the Newcastle CBD may only take 20 minutes, as opposed to Australia’s larger capitals where a similar journey could take at least an hour.
According to the New South Wales Department of Planning and Environment’s Demographics Unit, in 2011 there were 70,750 existing residential dwellings in the Newcastle LGA and 84,150 in the Lake Macquarie LGA. By 2031, this is projected to grow by 24.5% to 88,050 in the Newcastle LGA and 15.3% to 97,000 in the Lake Macquarie LGA. Many of these dwellings will be built in the fringe suburbs of Newcastle where land will continue to be made available for a growing population.
Newcastle’s fringe suburb investments of good quality residential assets will provide sound investments over the long term provided access to the CBD and Newcastle’s service industry remain straightforward and Newcastle’s population continues to grow. 
Of course, with a low buy in price comes affordable rental, so outer edge suburbs usually have reasonable tenant demand too. Traditionally, the gross return is strong compared to those blue bloods closer to the CBD as well.

Newcastle occupies the peak of market position on Herron Todd White's latest residential property clock and staying ahead of the gentrification curve can prove profitable to investors, according to the valuation firm.
Newcastle’s persona in recent times has moved from a blue collar, working class port city to a trendy, beach-loving metropolis flourishing with bars, cafes and hip warehouse conversions.

Newcastle is witnessing a period of substantial demographic and economic change as economic reliance is diversifying away from coal exports and moving into other economic drivers such as small business, education and professional services. With this change, the social fabric of Newcastle is seeking inner city, stylish living and services as offered in larger capital cities. 
Gentrification is on show in the once industrial parts of Newcastle. Suburbs such as Mayfield, Islington, Wickham, Carrington, Tighes Hill and Maryville are leading this revitalisation. All suburbs are within arm’s reach of Newcastle’s CBD and foreshore, while Newcastle’s world class beaches are not far away. 
Of the residential property under development, apartment living is driving much of the demand
as old industrial sites are reclaimed for trendy 1- to 3-bedroom apartments suitable for today’s working professional. Current anecdotal evidence shows that these are selling quickly. 
Subsequently Newcastle is currently in the midst of an apartment building boom with large numbers of apartments due for completion throughout 2016 to 2017. What prices do over the next 12 months will largely be determined by supply and demand forces. 
With a population of approximately 160,000, Newcastle will continue to witness gentrification first hand and leverage off its Sydney big brother’s appetite for city-based apartment living. After all, Newcastle is only a two-and-a-half hour train ride from Sydney and perfect for those keen to avoid Sydney’s higher living costs, but who still yearn for that trendy skinny latte and swanky city-based lifestyle.

Cooler investment sentiment may be making its way to Newcastle and the Hunter Valley from Sydney according to Herron Todd White's February Month in Review however hotspots in Newcastle still remain.
HTW note some speculations tip growth rates to exceed Sydney’s, with HTW predicting strength in the local market will remain property located within a five kilometre radius of the Newcastle CBD and within close proximity of the University of Newcastle.

"Residential property in popular holiday destinations such as Nelson Bay will remain in high demand, however it’s important to remember large external financial events can impact discretionary spending in different ways," the report said.
"Some people may be encouraged to holiday and spend their money locally which benefits local economies, while some people may refrain from holidaying at all until economic conditions improve. Sadly, housing market prospects in the towns dependant on the mining industry do not look like improving in the short to medium term.
