Unlike traditional CBD developments that prioritised investor stock, 640 Bourke Street has been repositioned to respond to changing buyer expectations.

"The discussion was all around making 640 Bourke Street the best residence to live in, to be much more focused on the people in the building rather than people looking at the building," Marsland explained.&nbsp;

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Melbourne’s property market growth is currently led by apartments. The intention of the design of 450 Gore Street is to complement its urban residential surroundings, with it being positioned alongside Victorian terraces, worker's cottages, and an established tree canopy. It will feature&nbsp;raw concrete, coloured tactile bricks, clear fluted glass and deep forest green painted metal detailing.

450 Gore Street will be the first project Neometro and Edition Office have worked on together.

Neometro Director Lochlan Sinclair says the&nbsp;building represents a new partnership founded on shared values and mutual respect.

"We are very pleased to be finally coming together, to create this stunning addition to Fitzroy and continue our long-lasting connection to the suburb," Sinclair said.

Edition Office is ran by Aaron Robert and Kim Bridgland. Bridgland says the&nbsp;architectural language of the existing industrial and post industrial buildings in Fitzroy is strong horizontal banding often supported on large robust columns or piers," Bridgland says.

"This defines the pedestrian experience and retail frontages along many of the streets and we feel is a detail worth celebrating. We have reinterpreted the recurring motif into a new design aesthetic. The banding becomes the mechanism through which to unite the site’s industrial heritage and Gore Streets’ residential fabric.

Neometro will be taking registrations of interest this month, with an official launch expected in early 2024.

Melbourne’s design-focused development group Neometro is advancing designs for its new site opposite Alma Park in St Kilda East.

Neometro are seeking to pay tribute to St Kilda's architectural heritage and cosmopolitan spirit, commissioning&nbsp;Kerstin Thompson Architects (KTA) and award-winning landscape consultants Myles Baldwin Design to create 41 apartments and 21 two and three-level townhouses at 97 Alma Road, a near 5,000 sqm site they bought last year for almost $22 million.

KTA has responded to the brief by celebrating connection with the landscape at all scales, from site planning to shared spaces and interiors.

The block is divided by landscape pockets, providing garden areas, natural light and ventilation to all apartments. An enhanced sense of community is promoted through quality outdoor shared spaces including the east garden spine, linear gardens with native planting, activated laneways between the townhouses and an apartment roof top terrace with communal food production and BBQ area.

The communal courtyard acts as a protected green for the existing trees of significant cultural values and history.

Designed with healthy living in mind – 97 Alma Road is the next generation of green building that not only includes environmentally responsible and resource-efficient building concepts, but also integrates human wellbeing, something Neometro have pioneered and evolved for over three decades.

Architect Kerstin Thompson says 97 Alma Road offers a graceful return to treasured memories, forging a connection with a valued part of Melbourne’s urban history while offering a new approach to multiple housing.

"We really considered what it means to arrive home, celebrating the ‘homecoming’ with civic scaled entries to the apartment building and activating differentiated laneways between the townhouses," Thompson says.

KTA’s vision is to provide each apartment with its own distinguishing architectural element: a bay window, an arch, a sunroom, a delightfully odd-shaped window, or a juliette balcony. A feature that forges an attachment to one’s own home because it’s like no other.

The design-focused Melbourne developer,&nbsp;Neometro, is returning to the St Kilda area, securing a prime development site for almost $22 million.

The vast 5,008 sqm St Kil​da East site at 97 Alma Road was snapped up by Neometro just before Christmas.

Neometro director James Tutton said 2021 was a year of very significant growth for Neometro.

&ldquo;We made some major acquisitions and securing Alma Rd days before Christmas was the perfect icing on the cake,&quot; Tutton said.

&ldquo;We&rsquo;re very active on the northside &ndash; Brunswick, Northcote, Thornbury, Fitzroy etc. We&rsquo;ve got a long history in the southside too and we&rsquo;re looking forward to getting back there.&quot;

Neometro will run a design competition with a number of architecture firms before confirming who will design the project, which at this stage is expected to yield apartments and townhouses, given the size of the site.

&quot;We think we&#39;ll be able to deliver beautiful park fronting apartments and&nbsp;beautiful green townhouses ranging in size - some more of a family home, some more suited to couples,&quot; Tutton said, adding that there will be a nice variety of sizes on offer.

&quot;We&#39;ve been extremely active on the north side of Melbourne, but we&#39;ve been looking for a while for a site that provided a platform for us to come back,&quot; Tutton said.

&quot;Our view is that the quality of development on the Northside has been really really good, and the Southside just hasn&#39;t been the same level of quality - particularly around the St Kilda East area, so we thought it would be a great opportunity to up the ante in terms of development south of the river.&quot;

The highly sought after site, dubbed Saint Alma, which is currently occupied by&nbsp;a commercial building and two all-weather sports fields which is leased to Fitness First until 2024,&nbsp;was popular among developers.

Colliers agents Peter Bremner, Jozef Dickinson, Trent Hobart and Ted Dwyer secured the sale.

Bremner said Saint Alma represented the ultimate inner-city opportunity, being directly opposite beautiful parkland in a prime bayside location all within walking distance to chic and popular Windsor.

The site is directly opposite Alma Park and has easy access to all modes of public transport and major arterial roads including Windsor and Balaclava Train Stations and Dandenong and St Ki​lda Road trams.

Neometro&#39;s head of sales&nbsp;Andrew Steele&nbsp;said sales were pretty much instant.

&ldquo;There were numerous buyers waiting for Neometro&rsquo;s next apartment offering,&rdquo; Andrew said.

The quick fire sales success came from&nbsp;private appointments with clients, giving people the chance to take time and go through all of the details in a relaxed setting.

&ldquo;Due to the caution around rising COVID numbers&nbsp; and the traditional lull in sales over the Christmas break, we weren&rsquo;t anticipating such an active market over this period.&rdquo;

Andrew says there&#39;s been a diverse mix of buyers. Made up of predominantly&nbsp;locals who wanted to live near family,&nbsp;there&#39;s been enquiry from first home buyers, both singles and couples, young professionals looking for more space, and a considerable number of downsizers.

&ldquo;Over 95 per cent of buyers so far have been owner occupiers, which is typical for a <a href="https://neometro.com.au/">Neometro</a> project,&rdquo; Andrew added.

&quot;There have been several architects and interior designers buy in the project, and many with family or friends who work within the design industry. They know as well as anyone that Neometro produces quality, well considered design.&rdquo;

Andrew also noted that he&rsquo;s nearly sold out all of the loft apartments that were on offer at Nine Wilson Ave.

Integrating the pigment into the materiality ensures the facade will respond well to change and even improve with age.&quot;

With national news evoking fresh concerns about climate change, Melbourne-based developer Neometro have shared the benefits of investing in sustainable projects.

According to Neometro director James Tutton, sustainable development can set a project up for success from the get-go.

From reducing risk at both the planning and settlement stages, to meeting consumer demands, Neometro has distilled these benefits across three areas.

1. Planning risk

What was once somewhat limited to anecdotal discussions with Council planning officers, the concept of rewarding projects with high ESG aspirations is translating into real policy, and it&rsquo;s something several municipalities have taken on board.

Some councils, such as City of Moreland, have designed excellence scorecards to reward project applications which seek to achieve a high sustainability score.

Considering this upfront allows for better planning and better certainty, Tutton argues.

2. Settlement risk

Purchaser mortgage choices have opened up for projects which achieve pre-established sustainability criteria.

&ldquo;Traditionally, investment decisions scrutinise financial data alone, and now we&rsquo;ve seen a shift towards investors and buyers demanding we look at the bigger picture,&rdquo; Tutton said.

Neometro noticed many purchasers going with non-major banks that reduced interest rates the better a building performed when selling its Jewell Station apartments in Brunswick.

&ldquo;Giving purchasers more mortgage options with competitive pricing increases the likelihood of them being approved for purchase, and therefore diminishes settlement risk and the nervousness that often comes with this time&rdquo;, he told Urban. 
&nbsp;

3. Consumer demand

&ldquo;There&rsquo;s no denying sustainability is a strong selling tool, the demand is out there&rdquo;, Tutton said.

Consumers are making socially and environmentally conscious decisions when it comes to everyday purchases, and the developer claims that property is no different.

Across every industry, organisations are stepping up to meet the demands of increasingly informed and savvy consumers.

&ldquo;As developers, we have a real opportunity to meet that demand while simultaneously supporting the need for greater sustainability within our community and being profitable,&rdquo; Tutton said.

In every marketing campaign across its stable of projects, Neometro noted that messaging with a focus on sustainability performed the strongest.

3. Paying homage to Neometro's history and Milieu's development approach, while referencing the area's brutalist post-war buildings, the façade is defined by a bold and singular material: concrete. Its use ensures that the building will age gracefully and develop a unique character as the years go by.

4. Storage considerations save valuable kitchen workspace and ample built in laundry and linen storage in every apartment ensures optimised floorplans and provides residents the chance to hide any unwanted appliances.

5. Sustainability - We believe sustainability is about longevity and strategic design rather than tokenistic gestures. This means favouring durable materials that wear in (not out); integrating renewable energy; and devising spaces that can respond passively to changes in weather. Measures have been put in place now to ensure clients can buy once and buy well, maintaining a high level of sustainability for many years to come.

Buyers are always looking for intelligently designed, fully resolved homes that have been painstakingly designed to ensure every aspect is considered. We’ve already had great interest from first home buyers who have been drawn to our one and two-bedroom apartments, many of which are eligible for the HomeBuilder grant and also downsizers who appreciate the design for flexible living and can turn spare rooms into offices, libraries or yoga studios should they wish.

The sense of permanence that Wilson Ave immediately instils from the outset is definitely a highlight for me. These apartments are designed with longevity in mind. The enduring materials used, combined with thoughtful design decisions, mean that these apartments will wear in, not wear out. Occupants can rest assured that their home will age gracefully, and require minimal intervention and replacements across the years, which will reduce both wastage and costs in the long-term.

In 2020 our homes have had to adapt to our changing needs. No longer simply a place for reprieve, COVID-19 has seen dining tables become workstations, living rooms become yoga studios and bedrooms become classrooms. The adaptability and multi-functionality of space has long been central to Milieu’s design philosophy for apartment living. Neometro and Milieu share a belief in refined design and civic responsibility, creating enduring spaces of influence that enhance the neighbourhoods in which they stand, and Wilson Ave is exemplar of this honest connection.

Melbourne apartment of the week: One Wilson Ave, Brunswick

Another station precinct development authorised by VicTrack has slipped into construction mode.

Piling works have begun on the southern building adjacent to Jewell railway station, which is part of a development backed by Neometro that will deliver approximately 120 new apartments metres away from a refurbished station and concourse. The southern building will eventually front both Barkly Street and the station forecourt.

The MA Architects-designed Barkly Street building will rise eight levels and include over 70 apartments and a green rooftop area.

Image: NeoMetero</figcaption></figure>Its move to construction has also seen the apartments within the second building dubbed 17 Union Street released for sale. BKK Architects are responsible for the design of the Union Street building, in addition to acting as master-planners for the entire precinct.

According to the architecture practice, VicTrack were swayed in the direction of their submission for the station precinct renewal due to their design led solution which incorporated the latest in community consultation, sustainable practices, integrated living and adaptability.

According to VicTrack Jewell station's upgrade will also be delivered as part of the initial build.

Meanwhile, Ormond Station's redevelopment is back on the agenda as developer DealCorp seeks to placate authorities in a bid to have the multi-level apartment project revived. Architects ClarkeHopkinsClarke originally devised a 13 storey tower for site.

Following the removal of a level crossing on North Road, the development of this land and airspace will capture value within the site, making it possible for the delivery of key public infrastructure. Secondly it will serve as a link between the two existing retail precincts flanking the train line, generating an expanded offering and improved experience for local shoppers as well as better commercial opportunities for the current tenancies.

Thirdly, it will introduce a quality apartment style product into this established residential community with a more affordable entry point into the market.

Earlier this month, The Age <a href="https://www.theage.com.au/politics/victoria/renewed-design-for-high-rise-ormond-tower-20180304-p4z2ry">reported </a>that DealCorp's intentions for the development were back on track, albeit minus three levels. Owned by VicTrack, the site is now likely to host a ten level mixed-use building consisting primarily of apartments, with a full line supermarket, specialty retailers, bike share facilities and civic plaza included.

After holding positive talks with the state opposition, DealCorp will likely submit revised plans to the Level-Crossing Removal Authority for Ormond Place later this month.
