Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

First look: SP Setia targets St Leonards skyline with 40-storey TOD tower

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.

Riding on last year’s strong momentum, the waves of Chinese outbound capital continued in primary real estate markets around the world in the first half of 2016, according to Knight Frank.
Looking at the total volume, the US$10.7 billion invested actually represents a 13.6 percent drop compared to the same period last year.
But this should be considered in the context of some of the biggest real estate deals in Chinese outbound investment history early last year, such as the US$1.9 billion purchase of New York’s Waldorf Astoria.
Nevertheless, Chinese investment was gaining momentum as we crossed the half-year mark. Since June there have been deals in the making that promise to turn 2016 into another productive year.

The US market attracted US$5.1 billion worth of Chinese investment in the first half of the year, up 21 percent year-on-year (YoY).
Chinese investors, like most international investors, are again focusing primarily on the major markets, especially New York, which attracted 80 percent of Chinese investment in the US. Remarkably, the amount of Chinese capital invested in New York from January to June was equivalent to 81 percent of Chinese capital invested in the city in all of 2015.

A large share of this (62 percent) was in office deals, as Chinese institutional capital continued to chase trophy assets. A joint venture involving China Life, for example, bought the PaineWebber Building in New York for US$1.65bn. Both CIC and HNA group also splashed out on New York offices this year.

Major hubs on the west coast, such as San Jose and Seattle, also drew interest from Chinese investors, particularly hi-tech-related development sites and industrial properties. For example, LeEco acquired the former Yahoo site, where it reportedly plans to set up regional headquarters.
As the Fed-led low interest-rate environment persists, Chinese investors, like all investors chasing yield, will continue to favour tangible assets such as real estate in the next few years. Added to this is the slow devaluation of the renminbi against the US dollar, which has resulted in a sense of urgency for Chinese investors to invest in USD-denominated assets.

Some investors may wait for the coast to clear regarding the presidential election, but barring a major political upset, the US should see slow but stable GDP growth of around 2 percent, according to IMF’s latest forecast. This will put the US ahead of other developed countries, where the danger of a recession continues to linger.
Added to this advantage is the significant market depth, not just in New York, but in a score of coastal hubs and high-tech centres, making the US the foremost investment destination 2,700 for Chinese capital.

In the six months leading up to the Brexit vote, London, which drew the lion’s share of Chinese investment in the UK, saw a number of large en- block deals, which contributed to the US$1.7bn in total volume, a whopping 75% uptick year on year.
Even though there were only a limited number of transactions, London’s status as a key international financial centre and the perceived stability of the UK economy definitely contributed to this tremendous growth.

One interesting aspect of these deals is that private banks, developers and conglomerates such as Baosheng Bank and Fosun became noticeable part of the investment landscape, which was crowded last year with major Insurance companies. This is partly because they are able to make decisions more quickly. They tend to favour the City and West End over Canary Wharf, partly because of pricing.
Even after the Brexit vote, Chinese investors’ interest in London seems undiminished, as there have been a few major office transactions since July. For example, through its majority-controlled SRE group, China Minsheng Investment Corp, said to be China’s largest private investment conglomerate, bought Societe Generale’s London headquarters for GBP84.5 million (US$110 million) in September. Meanwhile, Vanke reportedly bought London’s Ryder Court for GBP115 million (US$149 million) through Hong Kong-listed Vanke Overseas.

While economists have torn up their previous forecasts of a UK recession, the negotiation process for Brexit will still mean increased political uncertainty in the short term.
During this period we expect overseas buyers to focus on Central London, particularly districts popular with technology and media firms, instead of looking at the wider UK. The fall in the value of the pound and recent yield softening has made London more attractive than some other global hubs.
Chinese investors and developers spent US$1.7bn in Australia in H1 2016, a 37 percent decline YoY. With the absence of mega-deals, such as CIC’s record breaking purchase at US$1.8bn for an office portfolio, the volume of office deals dropped 65 percent and hotel deals dropped 42 percent YoY. Meanwhile, investment in development sites stabilised.
Despite this, Chinese and other Asian capital continues to be drawn mainly to the office markets in Sydney and Melbourne. Tenant demand from various sectors remains strong, but lack of supply has caused rents in both cities to rise and vacancies to fall. Yields, meanwhile, have been tightening, but are still above long-term bond yields.

Fewer buying opportunities, coupled with the positive rental outlook, have already attracted large Chinese private developers such as Poly Group and Shanghai Shenglong to the office market. Since June there have been a number of major deals in the making, which will underpin the investment market outlook for 2016.

Despite its relatively smaller market, Hong Kong has attracted Mainland investors because of its role as the international financial centre closest to the Mainland and the increased financial cooperation between the two sides.

In H1 2016, Hong Kong attracted over US$1.68bn worth of Chinese investment, down only 9% from the US$1.86bn recorded in the same period last year.
Since last year, a series of currency and stock connect schemes between Hong Kong and the Mainland have attracted new tenant demand from across the border. As Hong Kong office rents remain the highest in the world, any opportunity to own a trophy Grade A office asset in the CBD cannot be ignored.
Following Evergrande’s US$1.6bn purchase of the MassMutual building last year, Everbright group dished out US$1.28bn on the Dah Sing Financial Centre in H1 2016. In July, Cheung Kei Group, a private developer from Shenzhen, bought the East Tower of One Harbour Gate in Kowloon for US$580 million.

Chinese outbound real estate investment changing currents, rising tide: Knight Frank

The development site has been listed for sale with incumbent proponent Matrix and Cube choosing to move the Southbank site on rather than proceed with a dedicated apartment sales campaign. The project dubbed 'Elysium' has thus far maintained its own website which has allowed interested parties to register their interest in the project. 
Freshly listed with both CBRE City Sales and Knight Frank, 54-56 Clarke Street is a 74 level project with approval for 288 high-end apartments and an associated ground floor cafe.

I believe every property is interesting and has its own merit, although one that stands out would most likely be a deal that was negotiated over a term of 12 months. This included a number of issues in rezoning, council objections and even a court battle so all in all, I learnt a great deal and this was a very interesting transaction.
What are the ingredients to being successful in your job?
I believe success is not about how much money you make but what impression you leave on your client. Without a doubt, attitude would have to be the most important ingredient to being successful in your job as an agent. Even if the world is falling apart around you, remember to stay positive.
What aspects of your role do you enjoy the most?
I thrive on being in an auction environment; there is nothing better than being amongst a fast paced, exciting auction.
Where would you invest a spare $750,000?
At the moment I would say industrial as demand will only continue to increase and its capital growth is higher than residential.

Australia sits firmly in the property overvalued basket, according to the latest Knight Frank international residential property report.
Not as overpriced as Norway and Canada.

<a href="https://my.knightfrank.com/research-reports/global-opportunites-report.aspx" target="_blank">The Knight Frank Global Opportunities report</a> compared mainstream housing markets across 27 countries, assessing how prices are performing in relation to rents and incomes.
Australian homes ranked fifth among the world's most ''overvalued'' housing markets.
Knight Frank suggest a property market was correctly valued when local incomes are enough to buy or rent an average property.
The axis at 0 represents a position where a market is valued in line with its long-term average. 
A column above the line shows there is an imbalance with house prices surging ahead of rents or incomes.
A column close to the line suggests the market is balanced, and displaying a sustainable level of growth.

A column below the line signals the market is undervalued with rental and/or income growth outpacing house prices.
At present, 15 of the 27 countries Knight Frank tracked are above their long-term average both in terms of price-to-rent as well as price-to-income ratios, the Knight Frank international residential researcher Kate Everett-Allen said.
"Interestingly, if the same exercise had been carried out at the height of the financial crisis in 2008 more than 20 countries would have been in this bracket," she noted.
Those markets in which prices and rents look to be balanced include the United States, Italy, Austria, Iceland and Luxembourg.
Countries such as Greece, Spain, and Portugal where prices are still falling are likely to end up on the right of the chart as the gaps between the respective indicators narrow.
Germany and Japan, having missed out on the double-digit price growth observed in many developed economies in the early 2000’s remain firmly in the ‘undervalued’ camp.
Belgium, Norway and Canada, where prices are still rising, represent those countries most at risk of a price correction, particularly if mortgage rates increase or incomes start

Australian residential housing overpriced: Knight Frank

O’Brien has over 15 years’ experience in the property industry and extensive experience across the commercial sales and leasing markets in South Sydney and the city fringe.

Warehouse conversions such as The Cannery in Rosebery completed approximately 24 months ago and The Woolstores in Alexandria due to complete mid 2014, are incredibly popular among tenants in South Sydney and city fringe locations.
Describe the most interesting property you have sold 
The most interesting property I have sold was 242 Young Street Waterloo. This 1,600 square metre freestanding building features creative office/showroom and warehouse. The building has the potential to be occupied in one line or split into four creative spaces. The mixed use zoning allowed for a wide number of permissible uses and it was interesting to work with each purchasers particular requirements. The building was sold to the International Screen Academy who established their educational facility in the building.
What are the ingredients to being successful in your job?
Drive, determination and passion. I think people like dealing with people who show they take a genuine interest in solving their property requirements. Attention to detail and follow up are also incredibly important.
What aspects of your role do you enjoy the most?
The diversity my role offers is what I enjoy most. No two clients, prospects or properties are alike. Each day is different with new challenges, opportunities and things to learn.
Where would you invest a spare $750,000?
I would buy a residential property.

Global transaction volumes for commercial property are tipped to grow by at least 15% in 2014, boosting the annual total of sales to more than US$600 billion. 
The figures were contained in the latest Knight Frank Global Investment report, which showed that the forecast 15% lift is coming off a significant increase in global transaction volumes last year, thanks to a "very strong US market and a revival of activity in Europe".
Global transaction volumes for commercial property -which includes retail, offices, industrial and hotels - came in US$536.7 billion in 2013, reflecting an 18% jump on 2012 and the highest total since 2007.
Total commercial volumes in the Asia Pacific region rose 11% to 118%, with the report noting that Australia had a "very strong year".
The report also revealed that Chinese investment into international property is set to double in this year and that Taiwanese investors are seeking more growth and diversification opportunities outside their local market. It also noted that Australia was a target market for Chinese and US investors. 
Knight Frank head of capital markets, Peter MacColl, said: “The recent increase in outbound Asian capital into both commercial and residential international property has been truly seismic, particularly from China, and shows no sign of slowing down, particularly as “newer” equity from Taiwan, Korea, and private wealth impacts".
 As 2014 progresses, he said, their range of target markets and tolerance to risk would increase, as they become more comfortable with Tier 2 cities and start to look further afield at new sectors, such as retail. "This is driven by a greater acceptance of risk, the fact that pricing is strong in many capital cities and intense competition for stock", he said.
Significantly, Darrent Yates, the firm's head of global capital markets research said that thr relaxation in the rules surrounding Taiwanese Insurers’ ability to invest abroad had set the scene for the country’s largest insurers to "potentially become major players on the world property".
Short term target markets will are expected to be CBD offices in major gateway cities such as New York City, London, Paris, Tokyo and Shanghai.
