Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.

A new report has found five Australian cities have placed in the top 50 worldwide in terms of residential price growth. 
The Wealth Report 2019, released by Knight Frank, tracks the movement of luxury residential prices in the world’s top 100 cities.
Last year showed Sydney at the top of the list of Australian cities with 3.1% prime price growth in 2018.
Australia's rankings were: Sydney (30), Brisbane (31), Melbourne (41), Perth (42) and Gold Coast (42).
Manila topped the rankings with 11% growth, attributed to a lack of supply and the Philippines’ thriving economy.
The index saw its lowest rate of annual growth since 2012 with prices rising on average by 1.3% down from 2.1% in 2017. 
According to Knight Frank’s Head of Residential Research, Australia Michelle Ciesielski: “The Australian prime market continues to track above the global average for luxury residential price growth over the year to December 2018, with Sydney topping the list for Australian cities on the PIRI 100 at 3.1% growth; Brisbane at 3%; Melbourne 2.2%; and Perth and the Gold Coast both at 2.1% price growth year-on-year.
“The price growth between prime global markets is converging – and Australia is no exception. The performance in 2018 saw all five Australian prime cities place in the top 50 of Knight Frank’s PIRI 100 – all five cities within 1 percentage point – when three years ago the range was closer to 19 percentage points.”

Knight Frank’s Head of Residential, Australia Sarah Harding said: “According to The Wealth Report Attitude Survey, for the second year in a row, Australia has retained its position as the third most popular country for those planning to buy prime residential property globally in 2019 – behind the US and the UK. Australia remains a top destination for the ultra-wealthy due to multiple factors, including lifestyle, education, and political stability.
“Ultra-high-net-worth individuals dedicate a large portion of their wealth to property. This has been confirmed by the growth in the average number of homes owned by wealthy people around the world increasing from 2.9 to 3.6 over the past year. We found Australian UHNWIs owned three residential homes, on average, in 2018.
“Only 6% of ultra-wealthy Australians purchased prime residential property outside of Australia in 2018. This is relatively low when compared with other active countries in the Asia Pacific region such as South Korea (30%), Hong Kong (28%), Malaysia (27%) or China (25%).”
Ciesielski said prime residential growth has become more sustainable in most Australian cities on the PIRI 100.
“In Perth, early signs of business recovery and a strengthening office market had a positive impact with prime residential price growth rising from 1.3% in 2017 to 2.1% in 2018,” said Ciesielski. 
“Properties along the waterfront have remained popular with the downsizing generation, and the city still offers good value relative to other major Australian cities.
“The spotlight in 2019 will remain on the pace of recovery as the Western Australian resources sector continues to build.”

Rental growth in Sydney and Melbourne continues to be among the strongest in the region, recording further increases during the quarter to be up 14% and 7% over the past year respectively  
Knight Frank's head of research and consulting Australia Ben Burston puts the increases down to employment growth and subdued development activity.
“Buoyant employment growth and subdued development activity continues to drive rental uplift in Sydney and Melbourne, which have recorded some of the strongest growth in the region over the past year," Burston said.
"The level of supply scheduled to deliver in 2019 simply will not redress the imbalance, and this will continue to drive rents and motivate tenants to pursue densification strategies or consider emerging fringe markets where expansion can be more easily achieved.”

Slower office rental growth, but still increasing: Knight Frank's Prime Office Rental Index

The acquisition is targeted at accelerating the expansion of Australian agency platform Cushman &amp; Wakefield.
Knight Frank’s Sydney valuations business comprises 24 valuation professionals who will join Cushman &amp; Wakefield’s Australian valuations platform.
They will be a part of the company’s global valuations network that has executed valuations for assets in excess of US$3.7 trillion last year.
“With the combination of our 2,000+ global valuations professionals and this acquisition, Cushman &amp; Wakefield is well placed to provide comprehensive solutions for clients in any market across the globe,” said Matthew Bouw, Chief Executive Officer, Asia Pacific at Cushman &amp; Wakefield.
Effective today, David Castles and Matthew Russel will lead Cushman &amp; Wakefield’s national valuations practice across Australia.
This team which sits on all four major Australian bank panels, executed valuations for assets totaling more than US$65 billion in the last financial year.
James Patterson, Cushman &amp; Wakefield’s Chief Executive, Australia and New Zealand said “this acquisition provides us with opportunities to accelerate the growth of the company’s broader commercial real estate business, which will in turn positively impact our clients and people.
Mr Patterson added that, "it also complements our occupier business, which is one of the strongest in the country.”
Newly appointed David Castles, Joint Head of National Valuations, Cushman &amp; Wakefield, Australia said, “we saw an opportunity to leverage Cushman &amp; Wakefield’s global brand, alongside a truly national platform to create additional value for our clients and career opportunities for our people.”
This acquisition, pending Foreign Investment Review Board (FIRB) approval, follows the recent acquisition of Capital Markets firm, Inc RE, in July 2018, by Cushman &amp; Wakefield’s.

Cushman & Wakefield have acquired Knight Frank’s Sydney valuation firm

Australia’s student housing sector is set to boom in coming years, according to a report from Knight Frank.
Australia’s PBSA (purpose built student accommodation) sector is undergoing "rapid growth" due to an increasing number of Australian and international university students.
This year, over 8,000 new PBSA beds will become operational across Australia, approximately 20% more than in 2017.
Demand is outstripping supply with a growing population of both local and international students strengthening current demand.
According to the Australian Bureau of Statistics, the number of 18-25-year-olds in Australia is projected to increase by 104,000 between 2016 and 2026, increasing the number of Australian university students.
Chinese Higher Education enrollments in Australia could more than double by 2027; rising from the current figure of 124,700 to 294,000 enrollments according to Knight Frank Research estimates.
Knight Frank’s Paul Savitz, Director, Research and Consulting, Australia, said that speculation about the negative impact of high-ranking Chinese universities is unwarranted.
"There has been speculation of late that because Chinese global university rankings are improving, that this may have negative consequences for Australian universities; given their part reliance on full-fee paying international students," Savitz said. 
"However, when students are looking to study abroad, research shows that lifestyle factors are equally as important as the quality of education and because Australia offers international students a fantastic lifestyle with excellent employment opportunities, we have every confidence international student numbers will continue to rise."
In addition to freestanding PBSA developments, an additional opportunity for developers lies in upgrading existing university accommodation.
As a result, it’s expected that some of the largest investment opportunities will be in partnership with regional or metro universities to redevelop older on-campus stock.
Recent examples of public-private partnerships include the Living + Learning Partners consortium investment in the University of Wollongong’s on-campus student accommodation facilities, and ANU’s agreement with investment management firm H.R.L Morrison and Co over nine student residences.
The report suggests that establishing long-term partnerships with universities is the key to success in the PBSA sector.
"Whether it’s upgrading university accommodation or targeting overseas students in the direct let market, the key is developing long term relationships with universities to help meet their specific needs and investors and developers who are able to match a university’s vision will benefit long term; much more than those who simply target particular cities,” Savitz said.

Rapid growth in student housing demand presenting opportunities for developers: Knight Frank

Knight Frank and the Launceston firm Woolcock Partners Real Estate will be merged on July 1.
The merged operation will employ a total of 85 people.
The new firm will be branded Knight Frank with Knight Frank CEO Scott Newton and Woolcock Partners Director Sam Woolcock taking places on a Tasmanian Knight Frank board.
The new entity will offer commercial, residential, consulting and research, project marketing and valuation services.
“The new firm comes into operation on July 1. Initially our two Launceston offices … will continue to trade as normal and we aim to launch our new single brand Knight Frank in new premises in the coming months,” Newton said.
“Together we will be able to offer our clients in Northern Tasmania a complete real estate package.”

Knight Frank announces new Australian partnership structure

The Élevé project at Palm Meadows has recently settled all 61 apartments sold in its first stage for more than $15 million.
Élevé which has a second stage in the pipeline was developed by Hungtat Worldwide, associated with Macau casino tycoon Dr Stanley Ho and his wife Angela Leong.
Élevé's 100% settlement rate was achieved within 45 days.
It included all apartments sold to foreign buyers, who represented about 30% of purchasers.
It was an extraordinary result, Knight Frank agent Chris Litfin said, adding he had pinpointed the Gold Coast suburb of Carrara - which took centre stage during the opening and closing ceremonies of the Commonwealth Games - as a likely gold medal performer in property sales and growth over the next two years.
Litfin, who heads the agency's Queensland project marketing division, noted Élevé's rental apartments are achieving typical returns of around 6% and in some cases above 7%, with 254 applications received for the initial 33 apartments available to rent.
Hungtat has previously been behind the Gold Coast's international award-winning The Wave tower in Broadbeach and Sydney's exclusive Kirribilli Grande community.
Market analysts Urbis recently found the Gold Coast's coastal fringe precinct, which is centred around Carrara, was the most active area for apartment sales in the city in the December quarter, recording 77 sales for an average of $537,0.
Litfin says the reason for this activity is growing demand from residents who live in and around Carrara who want to downsize from their family homes to an apartment.
"Carrara has the right type of apartment offering to meet the market both now and into the future, and that's why it is outperforming other areas," he said.
"There are plenty of people who live in the coastal fringe area who don't want to move to a smaller apartment near the beach - they want to stay in their neighbourhood and live in a boutique building with larger apartments on a big, abundantly landscaped site.
"Carrara is known as a 'green belt' suburb, so projects like Élevé, which are surrounded by parklands and  golf courses, appeal strongly to buyers who want a resort-style lifestyle in an area that is still highly accessible. 
"Carrara is just a short drive from the beach and the Robina and Southport CBDs, and new apartments there are geared towards owner occupiers because developers see the appeal of delivering a premium project in the coastal fringe as opposed to lesser liveability near the beach where sites are smaller and more expensive."

Knight Frank, the independent global property consultancy, launched its Global Residential Cities Index for Q4 2017, which finds Hobart has jumped to 11th place, up from 34th on the index.
It came after with 13.1% growth over the year to December 2017.
This is up from 11.3% growth in the 12 months to March 2017 according to the index which tracks the performance of mainstream residential prices across 150 cities worldwide.

The global index increased by 4.5% in the year to December 2017, down from 7% in the year to March 2017. 
Elsewhere Canberra’s residential market is now outperforming Sydney. Sydney is at 83rd place on the index with 3.8% price growth in the year to December 2017 – down from 23rd on the index in the year to March 2017, when the city saw 14.4% price growth. Canberra sits at 59th on the list with 5.7% growth in the year to December 2017.
Melbourne now sits at 21st on the list, with 10.2% price growth in the year to December 2017 – up from 24th on the index (when the city saw 13.4% price growth in the year to March 2017)
Adelaide is at 87th on the index with 3.6% price growth
Brisbane is at 100th place with 2.1% price growth
According to Knight Frank’s Head of Residential Research, Australia Michelle Ciesielski, six Australian cities have appeared in the top 100 of our global index in Q4 2017 – Hobart, Melbourne, Canberra, Sydney, Adelaide and Brisbane. 
“There is a clear differentiation in the pace of property growth around Australia, with Sydney and Melbourne seeing prices moving towards a more sustainable level of growth," Ciesielski.
“The influence by the Australian Prudential Regulatory Authority (APRA) on the lending environment has certainly been felt with many investors retracting from the market on the east coast. This risk-adverse environment is likely to remain for some time given the current banking royal commission.
“As of Q1 2017, Australia’s highest-ranking city was Sydney in 23rd position. However, Canberra’s mainstream residential price growth has now overtaken Sydney’s, with Canberra sitting in 59th position with 5.7% residential price growth (in comparison to Sydney now at 83rd place with 3.8% price growth)."

According to Knight Frank’s Head of Residential, Australia Sarah Harding said with improvements to connectivity and infrastructure Australia is becoming closer to the rest of the world. As a result we are seeing more global citizens reside in Australia as well as expats returning home. 
“As the figures represent it is not only the major cities of Sydney and Melbourne who benefit, but the impact is now showing in cities such as Canberra and Hobart," Harding said.

Berlin led the annual rankings for 2017 
US cities averaged 6.3% growth in 2017, despite four rate rises since December 2016.  
Kate Everett-Allen, Partner, International Residential Research at Knight Frank said, in 2016, the 15 Chinese cities tracked by the index averaged 23% growth year-on-year. In 2017, the same 15 cities averaged 1.6% growth.

"However, North America’s domination of the current household wealth tables is unequivocal.

Sydney and Melbourne rank in top 20 in Knight Frank City Wealth Index

New data prepared for Knight Frank The Wealth Report shows that the number of ultra-wealthy people - with net assets of US$50 million or more - rose by 10% in 2017 – taking the global population to 129,730, with a combined worth of US$26.4 trillion.
The data provided by Wealth-X highlights that the ultra-wealthy population grew at a notably more rapid rate in 2017 than in the previous five years, when there was a cumulative 18% increase.
According to Knight Frank’s Michelle Ciesielski, head of residential research, Australia in Australia, the number of ultra-wealthy people rose by 9% in 2017 – taking the population to 1,260, with a combined worth of US$269 billion.
"This is equivalent to 5.2 ultra-wealthy individuals per 100,000 of the Australian population," she said.
“Over the next five years, the number of ultra-wealthy people in Australia is projected to increase by 37% to 1,720.
“This growth in Australia’s ultra-wealthy population can be attributed to several factors.
"Firstly, we’ve seen significant growth in prime property prices.
"Secondly, despite recent instability, the equities market has also seen gains over the past year.
“In addition, Australia is the third most-preferred global destination for the world’s ultra-high-net-worth individuals (UHNWIs) to emigrate, behind the UK and the US, according to Knight Frank’s annual Attitudes Survey, produced for The Wealth Report.
“Australia ranked in the top five destinations of where UHNWIs plan to buy prime property in 2018. Malaysia, Singapore, China, Hong Kong and the Philippines scored high on the Attitudes Survey for those planning to buy Australian prime property in 2018,” said Ms Ciesielski.
