Growing national developer Time &amp; Place has announced its fifth new apartment development.

With two projects in Manly and two upcoming in Surry Hills and Potts Point, the developer, which expanded beyond Melbourne just a few years ago, is now heading to Mosman. It is planning 53 new apartments on Redan Street.

The 3,233 sqm site, spanning <a href="https://www.apartments.com.au/new-apartments/40-48-redan-street-mosman-nsw-2088">40–48 Redan Street</a> with frontage to Redan Lane, is located just under 400 metres from Spit Junction Town Centre. It is reported the developer paid around $100 million for the five-site amalgamation.

Time &amp; Place, founded by Tim Price and backed by James Packer’s private investment firm NPACT, has submitted the project as a State Significant Development through the NSW Government’s Housing Delivery Authority pathway.

Of the 53 apartments, 42 will be released to the market, with the remaining 11 allocated as affordable housing in line with NSW Government requirements.

fjc Studio has designed the building. In its Design Report, the architect said the diverse mix of dwelling types and sizes, including 11 two-bedroom affordable housing units, 40 three-bedroom apartments, and two four-bedroom residences, will support a broad demographic, including families, downsizers, and key workers.

The development will rise to nine levels, a height encouraged by the NSW Government due to the site’s proximity to Spit Junction, which has been identified as a low- to mid-rise centre. Developments within a certain proximity to these centres are permitted increased height.

fjc said the project “achieves an appropriate density outcome for its setting by balancing increased housing supply with strong amenity performance,” adding that it “makes a measurable contribution to NSW housing supply targets through the delivery of additional dwellings and dedicated affordable housing.”

The new development will replace five existing two-storey homes.

“By aligning with the objectives of the Housing SEPP and applying careful architectural and urban design principles, the development provides high-quality residential accommodation that integrates sensitively within its established Mosman context and delivers enduring benefits to residents and the wider community.”

Mosman has become increasingly popular with developers in recent years.

Developer Abadeen has been particularly active, with Mosman Residences currently on the market and under construction on Clifford Street. It also has an upcoming Burran Avenue project, comprising just three apartments on the Balmoral Slopes, and recently secured the Midas and Honeysuckle nursery site on Military Road.

Prosker Property has a project on Redan Lane, just a few doors down from Time &amp; Place’s proposed development.

Developers including Toohey Miller, DARE Property Group, and WINIM also have projects underway in the area. In 2024, a five-year target was set for the Mosman LGA to increase housing supply by 500 dwellings by 2029.

Time &amp; Place entered the Sydney market with Two Tides, its under construction Manly development. Given its sales success, it has secured another development in the area, more boutique, facing the beach on North Steyne.

They are hoping to launch their redevelopment of The Chimes in Potts Point this year, and next year will look to take to market Marlborough House, an adaptive re-use of the landmark David Jones warehouse in Surry Hills.

The Master Plan has been designed to unlock the school’s potential by developing clearly defined precincts and creating next-generation learning and social spaces.

Additionally, the Master Plan identified a preferred development strategy to enable Marcellin College to deliver its facilities in the most strategic, cost-effective and efficient manner. The work completed to date, as well as that outlined in the ongoing Master Plan, reflects wider developments in education.

During the Hermitage refurbishment and into the future, the master plan also reduces disruption by ensuring the maximum number of classrooms remain operational and the overall construction period is minimised for each project phase.

The redevelopment provides for an additional 3,000 sqm of new education space, encouraging collaboration, socialisation and self-direction among the students. It allows for a range of pedagogical approaches that just weren’t possible with the outdated and constrained classrooms of the original building, which was built when Marcellin opened in 1950.

A new front of house and office spaces for the Marcellin leadership team was constructed in the adjacent Marist House including a linkage between the two spaces, a new car park adjacent on the existing tennis courts - replacing the existing car parking spaces that were lost as a result of the Hermitage extension. 
The project was completed on schedule for the beginning of the 2018 school year.

First stage of Marcellin College's 10 year Master Plan complete

Likened in some quarters as a miniature Federation Square, construction works began last week on a Prahran project that will rank as one of 2018's most progressive and important.

Kane Constructions has the job of transforming 30-40 Izett Street under a $60+ million urban renewal initiative prompted by Stonnington City Council. On the outer is the surface car park; it will be replaced by 10,000 square metres of multifunctional urban parkland.

Similar to what is intended for the Queen Victoria Market car park, all vehicles will be directed underground in order to create a more environmentally and pedestrian friendly outcome. 500 plus vehicles will be accommodated over the project's underground levels.

Council states that "When completed in 2019, Cato Square as it has been dubbed will create urgently needed open space for recreation, events, festivals and markets and a 20 per cent increase on the current car park for shoppers and retailers in the surrounding Chapel Street and Greville Street precincts. Cato Square will become an iconic cultural and recreational destination for residents, businesses, shoppers and visitors to Stonnington, with spaces for quiet contemplation or vibrant community events."

Cato Square is a working name, and next year we’ll engage with our community about what to call the site once constructed, and also how to activate it with events and activities."

Lyons is the architectural force behind the project with ASPECT Studios accounting for Cato Square's landscape design.

By mid next year two levels of underground car parking will be available for public use with Cato Square set to open fully by October 2019.

Construction commences on one of 2018's most significant projects

It's not just apartment developments which are presently enjoying heightened levels of construction. A large number of education-driven projects are also under construction throughout Melbourne, with Apartments.com.au nominating five of the more significant builds below.

Impressively one builder has collected four of the highlighted five, with Kane Constructions currently enjoying a rich vein of projects in the sector; the combined value of Kane Construction's four projects on the go is in excess of $100 million.

In terms of location the five nominated projects are skewed toward Melbourne's inner suburbs and follow on from two recently completed projects of a similar nature, namely <a href="http://www.architectus.com.au/en/projects/mandeville-centre-loreto-mandeville-hall">The Mandeville Centre</a> and the architecturally intriguing McBride Charles Ryan-designed <a href="http://www.mcbridecharlesryan.com.au/#/projects/pegs-middle-girls-school/">PEGS Middle Girls School</a>.

Contract Control are well advanced in delivering The Commons which is scheduled to be completed at the turn of 2016. This follows on from Contract Control's recently completed project <a href="http://www.architectus.com.au/en/projects/mandeville-centre-loreto-mandeville-hall">The Mandeville Centre</a> which also featured Architectus as project design lead. Completed on behalf of Loreto Mandeville Hall, the education facility carried a development value of $12 million.

Five noteworthy education projects flying under the radar

Initially dubbed the La Trobe Melbourne Building Project, the now Sylvia Walton Building at La Trobe University's Bundoora campus stands as a beacon for eclectic design and cutting edge student facilities. Having been completed early in the year, the complex is named after former Chancellor of La Trobe University, Dr Sylvia Walton AO.

Construction commenced during 2012 and upon completion the facility opened its doors during April, providing a hub for prospective international and domestic students to expedite their tertiary studies. According to La Trobe University "The exciting new 7,500 square metre building has been designed by Lyons Architects and includes a range of teaching, collaborative, administrative and office spaces which will house both La Trobe Melbourne and also La Trobe International."

<h2>Lyons to a T</h2>

The design is quintessential Lyons; edgy, challenging, uncomfortable and altogether unusual! The architecture firm employed 200 precast panels to constitute an almost herringbone facade pattern, punctuated by large, irregularly shaped ans sized glazed voids.

Avoiding a darker palette typical of many contemporary Melbourne edifices, Sylvia Walton Building's light precast facade is accentuated by Sandune, Wattle, Terracotta and Cinnamon aluminium trim. Whilst discerning itself with an 'outrageous' facade relative to its dated neighbouring buildings, the use of similar colours still provides a sympathetic interface of sorts with the existing cream brick Education and Humanities wings. This is further aided by a new landscaped area tying Sylvia Walton Building in with its neighbours.

Take from that what you will but I for one believe Lyons have indeed created meaningful contemporary architecture via the Sylvia Walton Building.

Not for the first time I mention the Lyons legacy; the firm has produced a rich vein of unique and intriguing projects in recent years that command attention. Sylvia Walton Building is not the only example of Lyons work at La Trobe University's Bundoora campus.

Completed late summer, the La Trobe University Institute for Molecular Science complex seen above is another stand out Lyons creation. Disciplines such as biochemistry, chemistry and genetics collaborate with one another and guide students within the six level complex that concerns itself with three areas - research, teaching and learning.

Both are highly impressive seen in the flesh, but for now enjoy the set of images below highlighting La Trobe University's newest addition, Sylvia Walton Building.
