Derby Street by Milieu, at the top end of Collingwood

A rare new apartment development in the Blue Mountains is the latest in a string of State Significant Development Applications submitted through the New South Wales Government's Housing Delivery Authority.

A total of 270 apartments are being proposed for the 1.16-hectare site at <a href="https://www.apartments.com.au/new-apartments/blue-mountains-alpine-retreat-142-150-narrow-neck-road-katoomba-nsw-2780">142–150 Narrow Neck Road in Katoomba</a>, a parcel of land adjoining the former Katoomba Golf Course. The site was acquired for $3.85 million in 2021 by private developer VDM Prime.

The apartments, comprising a mix of serviced apartments, affordable housing, and traditional build-to-sell product, will be spread across eight low-rise buildings, along with a separate building for a new restaurant, arranged around a green spine that leads to a central park.

The Urban Design Report by Atlas Urban says the vision is to create a "contemporary mountain precinct that is responsive to its escarpment landscape, heritage character, and community context."

"The development responds to the current housing supply and affordability challenges identified under the NSW Housing Delivery Authority (HDA), providing a balanced mix of standard, affordable, and short-stay accommodation," the report noted.

"By introducing a variety of dwelling types and tenures, the proposal supports intergenerational living, local workforce retention, and greater housing choice within an area constrained by topography, heritage, and environmental protections."

Of the 270 units proposed, 52 will be serviced apartments. The remainder will comprise 54 studios, 121 one-bedroom units, 39 two-bedroom apartments, and four three- to four-bedroom residences.

The Design Report, by VDM Prime and appointed architect Antoniades Architects, noted that the design seeks to "provide a built form outcome that is highly considered, respectful and contextually fitting, whilst contributing positively to an evolving precinct."

"The site offers three frontages and the opportunity to provide a meaningful interface with the public domain environment. the design has a sympathetic response to streetscape and the green open space that surrounds the site."

The report states that the buildings are broken up to establish an appropriate bulk and scale, emphasised through height and setback strategies and defined through articulation that supports the transition of precinct granularity. It also notes that a central communal open space is established through the site to enhance the social dynamic and access to amenity, including natural ventilation and light to the apartments. The east and west frontages receive solar access during the morning and afternoon, whilst maximising views to the green open space.

The site adjoins the recently completed Yarrabee Katoomba development, comprising 24 duplexes that were completed last year and sold through McGrath Projects.

The relatively new Housing Delivery Authority pathway established by the NSW Government allows developers to submit State Significant Development Applications through a fast-tracked state process, effectively reducing reliance on local council approval pathways and aiming to accelerate housing delivery across New South Wales.

First look: Nearly 300 apartments pitched on former Katoomba golf course site

In Melbourne’s established inner east, the qualities that define a traditional house, width, height, and access to open ground, are increasingly difficult to replicate in new residential developments. Larger landholdings are scarce, and with them, the ability to create apartments that extend beyond compact, internalised layouts.&nbsp;

Handmade bricks by Krause define the exterior, grounding the buildings within the material palette of the suburb, while interior finishes, stone, timber flooring, and restrained detailing, continue this approach internally. Architect Chris Idle describes the intent as long-term rather than stylistic: “We wanted it to feel timeless.”&nbsp;

This emphasis on durability extends to how the buildings are accessed and secured. Entry is managed through keyless systems, with a double-gated basement incorporating number plate recognition for vehicle access. Each residence is paired with a private lock-up garage accommodating two to three cars, alongside storage, while all entry points are monitored continuously. These measures sit alongside EV readiness and fully electric infrastructure, aligning the project’s operational systems with its long-term design outlook.&nbsp;

The setting remains central to how the development is experienced. High-end Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/abadeen-group">Abadeen</a> has secured approval for one of its latest Mosman projects, one of the first developments approved by Mosman Council under the NSW Government’s Low and Mid-Rise Housing Policy.

The approval represents an important step in delivering well-considered housing next to established village locations on Sydney’s Lower North Shore, in line with the intent of the Low and Mid-Rise zoning framework.

The Heydon Street approval followed extensive consultation with Mosman Council, with Abadeen working closely with Council throughout the assessment process.

The approved scheme comprises 27 residences, with only four per floor, creating a low-density living environment. The building will include four half-floor penthouses designed to capture views across Middle Harbour, Sydney Harbour and the surrounding district.&nbsp;

The project is expected to appeal to downsizers and owner-occupiers seeking house-like proportions, privacy and local convenience. There will be north-facing Middle Harbour views from the second level upward. It is also just a flat 100-metre walk to Bridgepoint Shopping Centre, which will appeal to owner-occupiers and in particular downsizers.

Two-bedroom residences are expected to be priced from $1.99 million when sales launch later this year.

The Sydney construction and development firm Deicorp has been given the green-light for its largest ever project.

They&#39;ve secured approval for the new Tallawong Village, located in Sydney&#39;s Hills District near Rouse Hill.

The NSW Department of Planning, Industry and Environment issued consent for the State Significant Project following an extensive assessment process involving Landcom, Sydney Metro, and Blacktown Council.

The consent covers both stages of the project, and permits work to commence on Stage 1.

The site is located immediately adjacent to the Metro Station at Tallawong,&nbsp;a staple of Deicorp&#39;s projects to be well-connected to transport.

The real estate investment giant Mulpha, developers of Norwest&nbsp;in Sydney&#39;s Hills District, has lodged its development application for the first stage&nbsp;its approved $1 billion masterplanned community, Norwest Quarter.

There will be nine slender residential towers containing 864 apartments across the whole of the masterplan, with 6,000 sqm&nbsp;of space allocated for cafes, restaurants, neighbourhood shops and childcare facilities.

The first stage of Norwest Quarter will see two of the apartment buildings constructed, homing a total of 196 apartments and more than 3,500 sqm of retail and commercial space,&nbsp;including a full-floor commercial gym, fresh food grocer, medical services, and restaurants.

The local developer CDMA Australia have launched the final stage of its $237 million Rouse Hill development Rosella Place.

Named after the native bird that characterises the north-western Sydney suburb, Rosella Place is set to home 357 apartments across five nine-storey towers when completed in late 2023.

So far just under 200 apartments have sold, equating to $120 million in sales.

The final stage release sees 117 residences up for grabs across Buildings D and E, a mix of one, two and three bedroom apartments. There will also be seven townhouses available in the final stage (pictured below).

The Rouse Hill growth forecast

Many experts and agents are suggesting the Hills District is prime for a property boom, with public infrastructure projects in the pipeline worth billions of dollars.

Ray White Group managing director Dan White said the group had never seen higher numbers of from people inspecting properties on a per property basis in the Hills District. 

“It’s currently 30-40 per cent higher than it was at this time last year, prior to Covid,” Mr White said. 

[smartcode_project:default project_id=93223]“All of the short and long-term drivers of the Sydney market are positive and with infrastructure and population growth, post Covid will be as strong as ever. 

Mr White says that people should be very confident with the property outlook over the medium to long term.

"Sydney will always be a great investment for ongoing growth and the real estate market is a great place to invest. Buyers don’t want to miss out on that continued growth."

CDMA Australia’s sales and marketing manager Jonathan Tan said Rouse Hill’s rural, country-style setting appeals to many buyers, which many of the surrounding suburbs such as Blacktown and Westmead do not offer.  

“It also offers an array of excellent amenities including the upcoming Tallawong Town Centre which will include retail, childcare, public parks and cycle and walking tracks all connected to the Metro Station. 

“The area has a variety of major developments and infrastructure on the horizon with the $250 million expansion of the Rouse Hill Town Centre, the new Rouse Hill Hospital and the Norwest University all to be delivered in the next coming years,” he said.

Norwest set for exciting transition into a thriving urban hub

Investing in Sydney’s real estate market has been a tough call in recent years, with ever-increasing prices putting the squeeze on returns and meaning that investors need to do their due diligence more than ever before. 
According to CoreLogic, the median apartment price in Sydney has increased by a massive 106.2% since 2008 and is now at $750,000. 
With prices at this level, investors need to be savvy and on the look-out for ways to increase capital gains by identifying upcoming ‘hot spots’. There is huge potential in some pockets of metropolitan Sydney, set to benefit from significant future development and infrastructure projects. 
Sydney’s burgeoning North West in particular should be high on an investor’s radar. 
Nestled within the Hills Shire, Castle Hill is a suburb where future growth has been forecast. Key early indicators of growth lie within the current and future plans for commercial and residential developments within the region. 
In accordance with The Implementation Plan proposed by the New South Wales Government, some 33,000 new homes are to be developed in North West Sydney. Estimates by the Hills Shire Council predict the population in Castle Hill will grow by 49.53% by 2036. 
It is undeniable that Castle Hill is an area set for long-term growth and ticks all the boxes for investors. 
To cater for the growth in population infrastructure developments are also currently underway including the $900 million upgrade of Castle Towers and the $8.3 billion North West Rail link. 
Upon completion the Castle Towers redevelopment is set to generate 2,373 jobs and create an enhanced community hub. The North West Rail link is expected for completion in 2019 and will also increase the efficiency of transport connecting residents from Castle Hill Station to Martin Place Station in around 30 minutes. 
To combat rising property prices in Sydney investors are strongly encouraged to continue to seek out growth areas and identify “hot spots” to realise the future potential, rather than to try to buy into markets that have already hit their peak.
