Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

GURNER and Wingate have announced they intend developing a 13,000 sqm Budds Beach, Gold Coast site which had previously been earmarked as Ralan’s Sapphire project.

It will be a $600m mixed-use inland precinct at 112 Ferny Avenue, Surfers Paradise.

The proposal is for a multi-tower offering with high-end residential, family-focused resort living, hotel, retail and hospitality and potentially build to rent apartments.

The site is currently permitted for 999 apartments over 90 levels, so the new scheme will result in a reduction of apartments from Ralan to around 600 offerings over a series of stages.

Wingate was Ralan’s main finance partner until Ralan collapsed in 2019 with $560 million debts.

The rectangular site bordered by the Ferny, Norfolk, Pine, Oak avenues will be GURNER’s third Queensland project after the developer completed its $500m FV project in 2019.

Gurner to create $600 million mixed-use tower in Surfers Paradise

The Melbourne-based property developer GURNERTM has secured St Kilda's well known Cushion Lounge and has lodged $35 million plans to create what will be the first in a series of new concept hotels under the Club Maison brand.

Club Maison will provide ultra-luxury boutique short and long-stay accomodation.

Gurner, who paid $2.25 million for the 99 Fitzroy Street building, has had the Sydney HQ'd Warren and Mahoney Architects draw up plans for the first concept hotel, with 25 rooms across six levels. There will be hotel facilities such as a swimming pool and outdoor dining space.

From Fitzroy Street, where there will be a commercial space facing the street, it will look like the building has just three levels.

The design takes its cues from the Palazzo della Civilta Italiana in Rome and Mondadori building in Milan, with huge arched windows lining the façade, while exposed concrete, brick and steel in repeating curvilinear forms pay homage to Fitzroy Street’s iconic buildings including The George, Brooklawn Mansion and the neighbouring St Kilda terrace homes.

GURNERTM founder and director, Tim Gurner said the Club Maison concept would become an exciting way forward for our brand, carving out a niche in an asset class that is not strictly residential.

The developer confirmed it had adopted an aggressive acquisition mindset throughout 2020 and plans to acquire 12 to 15 sites of varying scale across the country within the coming 12 to 18 months.

“We are aggressively looking for further sites as the business continues to diversify and grow,” said Gurner.

The site is located just metres from the developer’s first landmark St Kilda project, Saint Moritz, which secured a record penthouse sale last year.

“Saint Moritz really re-invigorated my love for St Kilda – we are excited about the opportunities here and I believe St Kilda is really just at the beginning of a once-in-a- generation transformation."

The Melbourne developer GURNER and fund manager Qualitas have announced a partnership to enter the multi-family housing sector.
They will soon launch of capital raising for a dedicated build-to-rent fund with three seed projects in the works with total value of over $1 billion and 1,200 plus apartments.
GURNER and Qualitas aim to become the largest multi-family housing players over the next one to two years.
In September Gurner announced a strategic agreement with the private real estate financier for an equity allocation of up to $150 million on residential apartment projects.
Gurner's decision to partner with Qualities comes six months after Tim Gurner labelled the emerging sector a "stupid model" and warned that institutional investors like Blackstone and Greystar would wipe out mum-and-dad investors.
However he has since qualified the comments that came in a spat with Melbourne Lord Mayor Sally Capp who'd suggested that BTR was a great way of delivering affordable housing.
Gurner maintains the asset class was about delivering a premium product and compelling returns to investors.
He told The Australian Financial Review a significant reduction in apartment supply, falling interest rates, and land tax breaks and incentives introduced in NSW and Victoria this year specifically would make returns "very attractive".

Melbourne developer Gurner and Qualitas seek to be Australia's largest muti-family housing player

Construction of a $280 million luxury residential and retail precinct is underway in <a href="/developments/collingwood-vic-3066">Collingwood</a>. The development will see nine buildings of different materials and heights juxtaposed together, bordered by four Collingwood streets including Cambridge Street, Victoria Parade, Derby Street and Wellington Street.

<a href="/buildings/victoria-vine-1-57-wellington-street-collingwood">Victoria &amp; Vine</a> has been consciously designed to pay homage to the site’s historical neighbour – the Foy and Gibson precinct. The 19th and early 20th-century complex is noted as a heritage building and was constructed by renowned architect William Pitt in 1887. The design of Victoria &amp; Vine will feature similar aesthetic features including reclaimed brickwork, industrial masonry, metal-framed windows, floor-to-ceiling glass voids and more.

Luxury in Collingwood: A new Cox Architecture-designed precinct to transform an entire suburb block

Gurner has secured 95% in sales of its $480 million Saint Moritz development in St Kilda.
There have been sales of 127 residences some 15 months ahead of the projected timeline.
The developer will now bring forward the commencement of construction from the end of 2020, to Q3 this year, with the builder and major construction lender expected to be announced in the coming weeks.
The first two of the three buildings, Pacific House and Azura, are 100 percent sold out.
The third building, Grand Esplanade, which offers absolute-beachfront views over the Esplanade, was quietly launched over the past six weeks, with only six residences remaining.
Gurner and its development partner Greg Shand had planned to retain the remaining six residences but have since decided to release the residences.

These final residences are priced from $3.75million to $14,750,000.
With Grand Esplanade averaging sale prices of over $8 million, Tim Gurner said there had been "huge" numbers of amalgamations of large residences into ultra-luxury penthouses with a number of the sizes well over 500sqm of internal space.
The trend has seen the total number of residences reduced from around 150 initially to 133, and an average price per residence of $4.5 million.
“ We have been totally humbled by the incredible response from the market and cannot express how excited we are to see our vision come to life over the next two years as the project is commenced and completed,” said Tim Gurner.
“ This is a once-in-a-lifetime project for me and the team; we had an ambitious vision for the project to create the world’s best ultra-luxury residential precinct to rival anything around the world and now we get to deliver this amazing dream.
“ Countless advisors told me I was mad to launch a project of this scale when the market was still reeling from negativity. It was hard to block out all the noise but I’m so glad we did because the market has really understood what we are trying to do and not only embraced it but loved it and ensured its success.

GURNER™ makes first foray into hotel industry with New York-inspired Collingwood development

Last week, GURNER™ unveiled the first designs its most ambitious project to date - the $550m '<a href="/buildings/saint-moritz-st-kilda-14-16-the-esplanade-st-kilda">Saint Moritz</a>' - located on a high-profile 6,000 sqm site at 14-16 The Esplanade, once occupied by the the Saint Moritz Ice Rink.

Now home of the Novotel Hotel the site will be transformed into three, ultra-luxurious 8-storey towers comprising 120 apartments in total as part of a vision for creating "the world’s most exclusive and opulent residential addresses, featuring amenities for residents that exceed standards set in the most luxurious hotels in the world." 

GURNER™ has engaged Fender Katsalidis and Koichi Takada Architects to amend the permitted plans for the site, which has a long history on Urban.com.au - we <a href="/news/a-new-beginning-for-st-kildas-novotel">first reported on plans</a> for the site four years ago to the day.

Fender Katsalidis will assume the role of lead architect for the development while Koichi Takada Architects is responsible for the design of one of the three buildings, providing the development with design diversity.

Image: Metier3</figcaption></figure>Under revised plans for the site, the number of apartments has been reduced from 240 down to 120 across three buildings - up from the permitted two - set amongst oasis-style landscapes designed by Jack Merlo.

The first of the three buildings, Pacific House, is set to launch to the public in June this year, and will feature 45 residences with an average price-point of $4m and interiors by David Hicks.

A $30 million 650sqm penthouse will sit atop Pacific House complete with two private pools, seven bedrooms, a seven car private garage with direct access lift, four living rooms, in-home sauna, gym and 150sqm outdoor terrace offering panoramic views of the bay stretching to the city skyline.

The double-storey penthouse was recently snapped up by a high-profile Melbourne family and in the process has smashed Melbourne’s price record for the most expensive apartment sale. The sale, contracted off-market prior to the development’s public launch has achieved an unprecedented rate of $40,000 per square metre. The price is 20 per cent higher than the previous Melbourne record and is the second highest in Australia, second only to the $40m record price achieved for an apartment in Sydney.

According to GURNER™ founder and director TIm Gurner, they are currently designing another penthouse in the second building that will be priced in the vicinity of $25m to $30m in response to the successful sale and demand for such a unique offering.

This will be launched as part of the ‘Penthouse Collection,' comprising ten residences across the three buildings priced from $5million up to $25million-plus.

GURNER™ reimagines luxury living in St Kilda with sale of $30m penthouse

26-56 Queens Parade has found planning resolution, with developer GURNER gaining approval via VCAT for the site which still remains steeped in controversy.

The success at VCAT comes after a marathon planning stint, seeing local discontent, intervention from Victorian Planning Minister Richard Wynne and ultimately VCAT deciding call. The Fitzroy North site can now progress to redevelopment for the purposes of 263 dwellings over the sprawling site.

Buildings of eight, nine and 10 storeys are approved, a far cry from the much denser 16 storey development that initially went to planning with 476 apartments in tow.

26-56 Queens Parade's path to approval was stymied after Victorian Planning Minister Richard Wynne intervened three days prior to the project's initial VCAT hearing, restricting any development over the site to 10 storeys.

Ultimately GURNER cycled through a handful of planning sets and two architects prior to finding approval.

26-56 Queens Parade and nearby developments have been vehemently opposed by residents action groups such as Protect Fitzroy North.

With approval in the pocket, developer Tim Gurner has gone on the offensive once more, berating the planning process.

It has been a challenging process for us but in terms of the actual effect on the project it is insignificant compared to the costs incurred by Council, taxpayers and other stakeholders.

For the Minister to claim that a project is of State Significance to warrant intervention and waste so much time and money for an outcome that represents just a 9 percent reduction in massing is ludicrous, however we are pleased with the outcome and believe this new design will deliver on our vision a world-class precinct for the area.

We held information sessions which the locals boycotted, then accused us of being closed to discussion – it was an intense period and one that we had never encountered before.

It is imperative that strategic planning is not affected by political intervention, particularly when the Planning Minister is conflicted and using his political power to influence planning matters in in his own electorate, when developers are acting within the Minister’s own planning guidelines.

Comment was sought from the Planning Minister but no response was received prior to publishing.

Further project particulars see a 450 square metre central public place which includes dining and retail spaces. GURNER and Cox Architecture's approved scheme includes 23,250 square metres of Net Sellable Area and two basement levels.

GURNER have indicated the project will initiate sales during 2019 with construction also expected to begin the same year.

Resentment remains as GURNER gains approval for Queens Parade

Property developer Tim Gurner reportedly secured a sellout at his recent Spanish Club Residences launch in Fitzroy.
The 32 Johnston Street apartments were priced from $525,000 to $2.65 million.
The three hour sales spree grossed $35 million in sales for the apartments above the Spanish Club.
The Gurner development of The Spanish Club in Fitzroy was approved by VCAT as a result of Supreme Court win earlier last year.
The sellout came three years after the project was first submitted for approval.
The 787sqm site will include a new Spanish bar and restaurant and clubhouse facilities for The Spanish Club at ground level.
The project was designed by Warren and Mahony to incorporate Spanish-inspired interiors.
The club was originally called The Spanish Roman Catholic Mission, before later being renamed ‘Hogar Español’ meaning Spanish home.
The club quickly grew to become a home away from home for hundreds of Spanish immigrants settling in Australia in the late 50s and early 60s, and over the years it evolved to offer extensive social and education opportunities for the Spanish and wider community.

Developer Gurner is mid way through the planing process for a new mixed-use building at 81-89 Queens Parade. It along with Gurner's 26-56 Queens Parade and Development Victoria's pending renewal of the adjoining Gasworks site makes for three large-scale developments in close proximity to one another.

81-89 Queens Parade is the latest development to break cover, accounting for a 3,201 square metre triangular site that also fronts George Street.

The intended development effectively covers the entirety of the site and sits above two basement levels for 153 vehicles and 72 bicycles.

81-89 Queens Parade's cost of development is estimated to be just shy of $30 million.

Also the work of Cox Architecture, Gurner's 26-56 Queens Parade has maintained a high public profile since's its initial planning submission. Originally a Koichi Takada Architects design, the twin 16-storey buildings proposed were heavily altered after Planning Minister Richard Wynne imposed a 10 storey height limit across the site.

Still at planning, the redesigned project is aiming for 281 apartments and 14 townhouses, although this figure will be dwarfed by the numbers touted for Fitzroy North's Gasworks site at 111 Queens Parade.

Planning image: Cox Architecture" width="580"></a></figure>Located directly opposite 81-89 Queens Parade, the former Gasworks site which also fronts Smith Street is being positioned by Development Victoria as "a mixed-use village comprising a variety of housing types, community facilities and open space".

Indicative massing for the site suggests six separate buildings are in the offing, ranging up to 14 storeys, with one slated as a vertical sporting and education facility.

The former Gasworks is considered ideal for development as opposed to purely open space due to the significant cost of remediating the site. Currently planning necessities such as formal rezoning is taking place, with site remediation and a period of community engagement expected later this year.

Development Victoria's <a href="https://developmentvictoria.engagementhub.com.au/fitzroy-gasworks">timeline for the project</a> has construction commencing at the back end of 2020, raising the prospect that thousands of new dwellings may be at construction simultaneously across the three major sites that form Fitzroy North's newest development precinct.
