<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

After just a month since its launch, AALTO,&nbsp;the new Surfers Paradise beachfront apartment development on the dress circle Garfield Terrace, has secured over $30 million worth of sales.

The most impressive was the $15 million penthouse, which was snapped up by a local buyer who had been looking for a high-end beachfront apartment for a number of months.

The massive 1,830 sqm spread atop the 38-level&nbsp;Conrad Gargett-designed tower, will be one of the biggest penthouses in Queensland. It will feature&nbsp;five bedrooms, its own cinema room, a gym, an indoor and outdoor kitchen, and a 15 metre swimming pool.

The buyer, who works in the property industry, was put onto the project due to the rarity of what developer Weiya Holdings is offering with AALTO, sales and marketing director Patrick Pancur says.

"They were impressed by the sheer size of the penthouse compared to others on the market, and the beach frontage that only AALTO offers,"&nbsp;Pancur says, referring to the massive 24 metre beach frontage over two levels, AALTO will give its residents, considerably wider than any other beachfront project.

Pancur says the lack of high-end stock in the area will continue to drive sales.

"At the start of the pandemic the high-end stock was all snapped up, particularly by southern buyers, leaving little to no luxury product on the market. Now, those projects are under construction and are all pretty much sold out, there's not much left for the still high levels of demand for this calibre of apartment."

Among the $30 million worth of sales was an amalgamation of two apartments on level eight, which created a 420 sqm apartment. That was again secured by a local buyer. Pancur says locals have made up the vast majority of buyer interest so far. However, he expects the interest to come from the southern states over the Christmas period where traditionally those from Sydney and Melbourne head up for holidays.

There's a diverse mix of apartment configurations at AALTO, starting from the two-bedroom plus multipurpose room, which start at $2.32 million. The three-beds start at $3.2 million and the four-bed apartments from $4 million. They span a huge 270 sqm plus. Some of the premium four-bedroom apartments span a whole floor and will have nearly 360 sqm of living space. They start from $4.7 million.

Much like the apartments, the residential amenity has also been designed to take in the sweeping beach views, with an ocean view gym with sauna and rain showers, an ocean view yoga area, and an infinity pool almost hovering over the sand, one of two pools in the tower.

The Club AALTO lounge will have an owners bar and private function facilities, as well as a business centre with conference room and meeting rooms, a must have for the fly-in, fly-out business elite. AALTO secures quickfire $30 million in sales including $15 million penthouse sale

After securing a prime site in Palm Beach earlier this year, experienced developer Samy Saad has lodged plans for the Gold Coast Highway site.

His building development company, Daascon, will be building a 12-level apartment building on the huge 1,649 sqm site at 1177 Gold Coast Highway, one of the largest sites ever amalgamated and sold in Palm Beach through GV Property Group.

BDA Architecture have designed the visually striking development just off Jefferson Lane, which was thoughtfully put together so each of the 38 apartments get ocean views.

They noted in their design statement that the&nbsp;layered and curved façade responds to the surrounding local context.

"The architecture of the proposal is tailored to the coastal, sub-tropical location of Palm Beach," the architecture firm stated.

Saad is intending on retaining a foothold in the project for his family and friends, with a limited amount of apartments being first offered to Palm Beach locals. He favoured Palm Beach over the other local suburbs due to the breathtaking beach and water, sheltered by Currumbin and Burleigh headlands on each side.

"We expect to see downsizers,&nbsp;owner occupiers, retirees, locals, or people looking settle or have a holiday house on the best beach on the Gold Coast whilst being only 10 minutes to the airport," Saad said.

The whole of the ground floor will be dedicated to amenity. It will feature a pool,&nbsp;pool terrace with barbecue, and a gym. In a nod to locals and what Palmy is all about, there will be a dedicated area with outdoor showers designed for surfers and swimmers.

"There's a double height entry void with double lifts, something not commonly seen on projects in the area," Saad added.

There will be just four apartments per floor, a mix of two and three-bedders, until level eight when it becomes half-floor, four-bedroom apartments offering over 250 sqm of living space.

There are two penthouse sized apartments on levels 11 and 12, each spanning a whole floor with 440 sqm penthouse crowns the building, complete with four bedrooms, two living spaces, a multi-purpose room, a kitchen with butler's pantry, and a further 130 sqm of balcony.&nbsp;

Luke Reaby from development site specialists GV Property Group put together the trio of sites, after initially listing the six apartment amalgamation of 1177 Gold Coast Highway.&nbsp;

"After selling the double block at 1177 Gold Coast Highway, we approached the two northern house blocks to expand the footprint - opening up the development possibilities to a scale that is rarely seen in Palm Beach anymore," Reaby said.

"Property owners in Palm Beach are seeing the huge added value they can unlock by selling together as a collective, as developers and people looking to relocate are always looking for something in Palm Beach," Reaby added.

It will be the most sought-after tower on Chevron Island for years to come.

The under construction Chevron One, the only high-rise tower on the exclusive island currently under construction by Melbourne developer Bensons, will offer its future residents exclusive benefits to Chevron Island's Home of The Arts (HOTA), the striking gallery space which put Chevron Island on the map when it was completed in early 2021.

It was a partnership that grew organically, Bensons General Manager of Sales and Marketing Andrew Crichton says.

"The chairman of Bensons Property Group, Elias Jreissati AM and his wife Colleen have a long history of being avid supporters of Australian art and artists," Crichton says, adding that Bensons has&nbsp;incorporated art in its developments throughout its history of developing and delivering residences of distinction spanning nearly three decades.

What the HOTA partnership means for future residents of Chevron One is that they will receive a complimentary annual VIP membership to HOTA once they moved into their apartment, which is on track to be completed by the end of 2024.&nbsp;

The 41-level Chevron One has appealed to a mix of locals and interstate buyers looking at investing in the tower or relocating due. There's been a number of drivers which has lured buyers from across the country, one being the striking design by Marchese Partners. One of the primary objectives was to maximise the rare views that the skyscraper can offer compared to any other building on Chevron Island.

Each apartment features floor to ceiling windows to take advantage of the views which cover the Nerang River and surrounding islands below, the Surfers Paradise skyline, and the Gold Coast hinterland.&nbsp;The east facing tower and its location on Stanhill Drive means views can't be built out, even from the lower levels.

Another big differentiator between Chevron One and other surrounding projects is the extensive residential amenity, some 2,000 sqm of it. Residents will have access to not one, but two swimming pools, a library, a sculpture garden, and a Club One residents' lounge.

Investors have been keen on the tower due to the tight rental market across the whole of the Gold Coast.

Chevron One will be the tallest tower on Chevron Island, with Bensons locking in the design with the Gold Coast City Council before planning laws on Chevron Island were tightened, only now allowing for a 33 metre tower, or up to 12 levels. Chevron One will rise 127 metres, with 228 apartments spread across the 41 levels.

Gold Coast developer Rayjon has submitted plans for its next local project.

They'll be developing across the road from their successful Vantage Burleigh project, lodging plans for Treetops North Precinct, north of the popular Treetops Shopping Centre at 9 Classic Way.

Rayjon, led by managing director John Hembrow, are proposing a 20-level tower with 123 two and three-bedroom apartments. It will rise from a huge 3110 sqm block, which could be made even bigger with a future purchase of an adjoining 1,063 sqm site.&nbsp;

There will be between seven and eight apartments per floor, a mix of 88 two-bed apartments and 35 three-beders.

Brisbane-based Ellivo Architects drew up the plans for the tower with a two level podium which will feature a gym, day spa, sauna, plunge pool, and a residential lounge.

Ellivo note in the planning submission that&nbsp;the podium mass is broken up horizontally to give a human scale to the ground level.

"A feature horizontal planter/wall element is added to level two with additional feature planters on level three and four to draw people into the entry porte-cochere," Ellivo stated.

"Lush landscaping is mounded up from the footpath on level one to downplay the scale further.

"Simple, tried-and-tested materials are used - rendered concrete, coloured concrete and horizontal aluminium screening [has been used]"

They suggest the feature rendered and precast concrete walls give the tower a clean verticality.

"Balcony edges are expressed in some cases and hidden behind the glass balustrading in others."

Zone suggested in their planning report that the&nbsp;development is considered appropriate for the context of the site and as envisaged by the Urbia Preliminary Approval.

"The proposal provides a high quality and functional design that will complement the emerging development patterns of the surrounding neighbourhood," the report read.

"Further, the development has been designed with regard to maintaining the residential amenity currently enjoyed by nearby residents whilst delivering increased residential density in a highly accessible, well serviced and desirable locality."

Veteran Gold Coast apartment developer David Devine is making his Esplanade, Miami apartment development larger.

He's scrapped plans for the sold-out $105 million Alba Residences, on the border of Miami and Burleigh, after buying the site next door. Now he's planning for a $400 million apartment tower designed by the renowned architecture firm Koichi Takada.

There will be 100 apartments planned for the 24-level tower, now on a 2024 sqm site across 264 and 266 Esplanade.

The project will now be known as Burly, and will also feature improved&nbsp;amenities for residents on the lower levels.

In the statement submitted to the Gold Coast City Council, Takada noted that Burly&nbsp;is inspired by the waves crashing against the beach directly across the road.&nbsp;

"With a fluid silhouette and dynamic facade, the building is designed to read from the street as a series of staggered wavelike forms floating above a more solid, grounded base," the report read.&nbsp;

"The building is located on an amalgamated site with a wide 40 metre frontage, affording the opportunity to position the development with generous setbacks to the side boundaries and still provide residents with extensive, lush landscaped areas and well-proportioned residential spaces.

Chevron One, the sky-high tower currently being developed by Bensons Property Group on Chevron Island, has secured the highest price per sqm for an apartment on the Gold Coast.

The four-bedroom apartment, part of the Daylight Sky Homes collection, sold for $9 million to a well-known Sydney family, who intend to make the luxury apartment a local base for their vacations and school holidays. The family also acquired a three-bedroom apartment for family members.

The $9 million sale of apartment 3802 transacted at $25,000 per sqm, topping the previous record of $24,725 per sqm. The four-bedroom apartment spans over 364 sqm.

A member of the British Royal Family is behind a joint venture of one of the most luxurious projects to hit the Gold Coast.

The London-based Banda, headed by developer Edo Mapeli Mozzi, the husband of Princess Beatrice, who is the niece of King Charles III, has teamed up with the Sydney developer Rory O'Brien to deliver Masthead Ocean Club, a luxury tower in Main Beach.

The $250 million project designed by BDA Architecture with interiors by MIM Design, will be Banda's first project in Australia. They've developed luxury buildings across the world since being founded by Mozzi in 2007.

The announcement will likely garner international appeal for the development of just 28 apartments, soon to launch through Highland Property. They will be seeking more than $5 million for even the entry level apartments, albeit the entry level will have nearly 320 sqm of space and span a whole floor. There will also be one sprawling penthouse, two sub penthouses, and five sky homes with protected views of the Pacific Ocean, Broadwater, and hinterland.

Mozzi founded Banda in 2007 and has grown the company from niche London developer into burgeoning global design practice, known for crafting environments which are both intrinsically beautiful and faultlessly functional.

"We currently have projects underway in London, New York, Doha, San Salvador and all over Europe," Mozzi said, adding that they had been looking for the right opportunity to enter the Australian market.

The development will feature ultra-luxe amenity, which will be known as The Ocean Club.

With membership only accessible via a Masthead apartment purchase, The Ocean Club, which spans two full floors of 650m2 high in the tower, will encompass premium in-home facilities including a sophisticated wine and champagne lounge, whiskey and cigar room, private dining space, coffee bar, sky high library and business meeting areas – all with panoramic ocean, coastal and Hinterland views.

Masthead has all approvals in place and construction is anticipated to commence in the coming months with completion scheduled for 2024.

Chevron Island has been a hotbed for apartments developments in the last few years, ever since Melbourne developer Bensons announced its super tower Chevron One over five years ago.

But now Vaun Developments, led by young entrepreneur Luke Vaughan who founded and now runs Gold Coast estate agency Crown Realty, and his business partner, construction industry veteran Geoff&nbsp;Pontefract, are bringing something new to the suburb, just across bridge from the heart of Surfers.

The duo has lodged plans for Aurum (Latin for gold). The boutique building at 45 Darrambal Street will have just eight two-level apartments, each set to have nearly 320 sqm of internal space, four bedrooms, a multipurpose room, and a study. Each level of the apartments will open to a 23 sqm balcony space.

The massive penthouse will be the largest apartment ever offered in Chevron Island, spanning three levels and featuring its own rooftop pool and full barbecue kitchen.

Vaughan says what he's producing is what is missing in the Chevron Island market place.

"The concept was to deliver vertical villas," Vaughan says.

"We wanted to encapsulate all the key benefits people look for in buying luxury villa&nbsp;and then put that in the sky.

"The result is something we're really excited about, to deliver an enclave of true skyhomes, combining the winning attributes of a villa and penthouse style into one.

The recreation will span two levels and will feature a pool with day beds and pool deck on level one, as well as a spa retreat with cold pool, mineral spa, steam room and sauna. Level two will home a modern gym which opens to a yoga lawn.

Vaughan said he secured the Darrambal Street site, on the eastern side of Chevron Island, within a couple of hours of it hitting the market.

"Chevron was one of our target acquisition areas due to the gentrification of the area in recent years," Vaughan added.

"It's still managed to retain that village vibe, with the quaint high street dissecting the island. But it's also just a stone's throw to the much bustling Surfers, while not being in the busy central hub.

In the design statement submitted to the Gold Coast City Council, Plus Architecture said the "classically curvaceous rigorous refinement will have everyone turning heads."

"The movement of nature capture the essence of this iconic location," the firm noted.

Vaughan recently lodged plans for a boutique project in Palm Beach, a collection of just seven villas dubbed Jasmine.

The villa collection, dubbed Jasmine, will be set a few rows back from the beach at 9-11 Twenty Fourth Avenue, across two 405 sqm sites amalgamated to create 810 sqm.

Most of the villas have three bedrooms and a multi purpose room. The two end villas have four bedrooms each.

MRCB International has received the green light for its first Queensland project, a $300 million apartment tower located on Vista Street in Surfers Paradise.

Reaching 51-levels high at 26 Vista Street, the tower will be home to 280 apartments and six three-storey townhouses that front the Northcliffe Light Rail Station.

Designed by local architecture firm DBI Design, the slender tower covers just 30 per cent of the 3,100sqm site and is orientated to the east to take advantage of its proximity to the ocean and access to sunlight and ocean breezes, while maximising views towards the river and hinterland.

There will also be verdant rooftop gardens and another resident’s lounge on Level 51, offering stunning 360 views. There is also EV charging provisions as a means of future-proofing the project.

Boasting frontages to Vista Street and Thornton Street, the site stretches across seven continuous lots and has remained vacant since 2014; MRCB International purchased it in 2022 for $17 million.

MRCB International CEO, Ravi Krishnan said the group is thrilled to achieve development approval.

“We look forward to delivering a project that will not only enhance the city skyline but will play a pivotal role in catering to the booming migration to the Sunshine State,” Krishnan said.

“Recent council population data forecasts that by 2041, the Surfers Paradise population will have nearly doubled and it is estimated that of that, close to 85,900 people will live in high-rise towers.

“Our vision for this project is to create a beautiful slender tower that will bring coastal elegance to Gold Coast while providing a rare opportunity for purchasers to buy a home that prioritises lifestyle, design and location.”

According to a report by Urbis, nearly 2,500 units sold across Gold Coast property last year, well above the previous average of about&nbsp;1,100 sales annually, and the previous record of 1,00 transactions in 2015.

MRCB International is planning to commence construction in the third quarter of next year with the project scheduled for completion in 2026.

They saw huge success at their maiden Gold Coast apartment project, Hemingway at Palm Beach, which only heightened their view of both the short term and long term prospect that the Gold Coast was where they wanted to set up camp for years to come.

Hirsch &amp; Faigen, led by Daniel Faigen and Richard Hirsch, are now on the hunt for their fourth site, following a sell out at Emerson Kirra Beach and solid sales occurring at Yves Mermaid Beach, now 80 per cent sold, with all three projects fully funded by ANZ and under construction by Hutchinson’s.

Given their track record of developing just off the Palm Beach beachfront, the dress circle Musgrave Street in Kirra, and Yves at Mermaid Beach, a rare prospect in the Gold Coast’s most blue chip suburb, they're only after assets in A grade areas, with the intention of supporting the housing shortage on the Gold Coast. The team are also keen on investing further into the property market in the Gold Coast, with eyes on an A grade office building in the Broadbeach precinct.

When they launched Hemingway, the buying patterns were substantially different. They had around 50 per cent buyer demand from Brisbane and Gold Coast with the rest from Sydney and Melbourne when that began its sales in late 2020. Over the last 12 months however, it’s been fairly evenly split across the board.

Hirsch &amp; Faigen’s view is that there will continue to be an ongoing shortage of supply and a maintained level of demand, Hirsch &amp; Faigen’s Sales Director Matt George says.

“We expect the shortage of supply and solid levels of demand to continue in the next decade in the lead up to the 2032 Olympic Games,” George says.

Hemingway sold out in mid-2021, with Hutchies now well underway on the construction, estimated to complete early next year.

The 14-level Hemingway, named after the famous author and featuring a distinct blush façade, sold all of its 78 apartments in just a few months.

Then came Emerson at Kirra, which was one of the hottest pockets of real estate in the Gold Coast. They recently sold out the building, with the final piece, the $8 million penthouse, selling to a Sydney purchaser relocating their young family to the Gold Coast. That had 27 luxury apartments, with prices starting from $2 million. In a nod to the quality of the design, Hutchies QLD boss and construction industry veteran Greg Quinn and wife Anne bought two apartments in Emerson, worth $3 million each.

H&amp;F’s only current project is Yves, the third that they’ve had renowned architecture firm Rothelowman design.

They said&nbsp;Yves is a nod to the history of coastal masonry walk ups.

"Embedding the coastal traditions of this place within high density apartment precincts is not by any means a straight forward task," Rothelowman noted in their design submission to the Gold Coast City Council.

The $200 million project saw half of its 145 apartments snapped up in the first two months of marketing, with locals making up the most of the buyers.

Final podium stock and penthouses were recently released, with expectations that the whole building will be sold out in 2022.

Two-bedroom apartments start from $875,000. The three-bedroom apartments start from $1.5 million with eastern ocean views.
