Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

"We actually catch up more as a family now," Aimee says.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

The St. Regis Gold Coast Resort is a major coup for the top end of the Gold Coast tourism market, which is now booming again after the lockdowns of 2020-2021. The St. Regis Gold Coast Resort will be “unlike anything on offer in Australia’s hotel market currently,” according to Gurner Group CEO Tim Gurner, and offer a “level of bespoke luxury that is not available on the Gold Coast now nor planned into the future”.

The circa 185 luxurious guest rooms at The St. Regis Gold Coast Resort have called for design plans with all the rooms and hotel amenities, including the bar and restaurant, to sit well above any of the other towers in the project, and 50 per cent taller than any other surrounding tower, providing unencumbered views across the skyline.&nbsp;

“We completely reconfigured the hotel offering for The St. Regis Gold Coast Resort after we secured the brand, so that the lowest hotel room still sits above any surrounding towers, enabling uninterrupted views of the beach, river and mountain ranges, going all the way up to level 43,” said Gurner.&nbsp;

The design narrative at The St. Regis Gold Coast Resort will celebrate the brand’s timeless legacy and rich heritage. The delivery of six-star luxury development, COAST, on the Gold Coast is officially underway following a ground-breaking ceremony with construction giant Multiplex.

The $200 million, 37-level project by Sydney-based developer Sammut Group in partnership with Alceon Group comprises an unrivalled collection of 53 residences that are set to redefine luxury living.&nbsp;

With the previous apartment building at 43 Garfield Terrace now demolished, Multiplex will be on site immediately with COAST slated for completion in early 2025.

The tightly held Coolangatta pocket, one of the fasting growing area's in the southern Gold Coast, has welcomed its newest apartment project.

While it's becoming more and more rare to find a prime beach fronting development site along the Goldie these days, recent town planning changes are making those sites with approved plans that much more of a hot commodity.

Throw that in with the continued demand from downsizers, rightsizers and owner-occupiers, all looking for their slice of paradise in the sunshine state - it’s a pretty rare and often difficult find.&nbsp;

In what will be an unrivalled location, coupled with the fact it will never be built out, a site has recently hit the market in Broadbeach, with approval to build a boutique residential tower with a wine bar, cinema and cafe.&nbsp;

Occupying a substantial corner parcel on the corner of Old Burleigh Road and Armrick Avenue, the two adjoining lots offer 1,283 sqm located just 300 metres from the beach.

Kollosche Commercial agents Adam Grbcic and Tony Grbcic are calling for expressions of interest in a national marketing campaign, targeting local and interstate developers.

Adam Grbcic said the site was purchased and plans lodged prior to major changes to the town plan which would significantly impact what was possible on the same site today.

“What will sell this site is the fact that the approval was obtained under the previous scheme,” said Grbcic.&nbsp;

Communal space atop the podium on level two and at level 44 allows for resident facilities including a gym, dining room, swimming pool, kitchen and barbecue area, steam room, lounge areas, a wine bar, and a cinema, with generous landscaping also proposed.&nbsp;

Opposite Broadbeach Bowls Club and the Broadbeach United Soccer Club, Casa Beach is designed to capitalise on south-easterly views over Broadbeach that can’t be built out and a northern view of the Surfers Paradise skyline.

“The project is very much aimed at downsizers and interstate buyers who are seeking home-sized apartments in a popular beachside lifestyle location,” said Grbcic.&nbsp;

“Build now or build later, time to market is immediate as developers can advertise with a DA in place.”&nbsp;

The approval, which is valid for five years, also has provision for a food and drink outlet on the ground level.

Existing improvements on 101 Old Burleigh Road include a commercial development tenanted by a liquor store and a cafe, while 99 Old Burleigh Road is home to Casa Del Mar, an original three-storey walk-up of five apartments.

Grbcic said Broadbeach remained an A-grade suburb for developers due to the high demand from downsizers looking to relocate to the city’s leading lifestyle suburb.

“Broadbeach is our key suburb during this property cycle and it will remain so during the next,” said Grbcic.

“There are limited sites this close to the beach; the closer you get to the sand, the harder it becomes to amalgamate sites.

“This is where locals want to downsize to because of the amenities – you’ve got the Star Casino, Pacific Fair, a really nice beach, the best surf club on the Gold Coast, the Oracle dining precinct – it’s all right there on the doorstep.”

The Gold Coast is always at its busiest over Christmas, as southern capital dwellers heading to the Sunshine State over the holidays.

And that's not lost on some developers who know there is always a considerable amount of interest in property over the booming December and January period.

Online search is up, and so is foot traffic. With just two months to go until the end of the year, a number of developers have seen enough early enquiry to be getting their projects in market before we close 2022 and new projects start launching in 2023.

We've had a look at the best Gold Coast projects launching before the end of 2022.

The national property developer Gallery Group is set to launch North, its sister project to Chalk on Surf Parade, in the coming weeks.

There will be 93 apartments in North, which will be taller than Chalk at 28 levels. Over two thirds of the product mix in North is two-beds. There will be 26 three-bed apartments and two four-bedroom skyhomes, as well as a ground level business centre, a gym on level 11, and a pool on level 12.

North has been designed by architects MAS, who&nbsp;took cues from Chalk. The aim was to create a "distinctly recognisable form that integrates into the established character of the area, whilst complementing its southern neighbour.

"Apartments have been designed with coastal living at the forefront of mind, with expansive living zones transitioning out to articulated balconies, offering privacy and comfort and encouraging the notion of sub-tropical Queensland living," MAS noted in their submission to the Gold Coast Council.

The Brisbane developer Chapter Two is set to break into the Gold Coast market with its much anticipated Holm, Rainbow Bay development.

The development approved project, in the sought-after Rainbow Bay pocket in Coolangatta, will see 86 apartments developed across the 12-level project on Eden Avenue, just one row back from Rainbow Bay Beach and Greenmount Beach.

Two-bedroom apartments are expected to start in the $800,000's, one of the most affordable products in the area which has been one of the hottest pockets since the pandemic.

They'll offer a rare trifecta of views, with ocean river and Gold Coast hinterland outlooks, including views over Snapper Rocks.

Designed by Plus Architecture, some&nbsp;of the two-bedders will offer additional multi-purpose rooms, the same deal with the three-bedroom apartments.

The busy Broadbeach market is set for another tower with the recently approved The Rochester by Polycell Group set to launch in mid-November.

The 39-level, BDA-designed tower, on a three-site amalgamation put together and sold by GV Property Group, will have 170 two, three and four-bedroom apartments, as well as two huge five-bedroom penthouses.

The two-bedders start from 93 sqm of internal space, 111 sqm including balconies.

“The major appeal of this site is the unobstructed ocean views because that is what people expect when they visualise their sea change on the Gold Coast,” said Leo Sarris, who heads up Bassar Construction Group alongside Simon Bassil.

“Our commitment and focus remain in Broadbeach because we feel it is the suburb that caters for everyone and everything you need is within walking distance.” Located opposite Broadbeach State School, the site is currently home to two seventies-style blocks of flats across two titles."

Gold Coast-based Plus Architecture was engaged to conceive a slender design which improves upon an existing development approval sold with the site.

Eternity will offer three and four-bedroom floor plans ranging from 190 sqm to 300 sqm, in addition to the 500 sqm for the penthouse suites.

Apartments will each have a double garage, while the penthouses come with triple car parking, a rooftop terrace and a plunge pool.

Residents will also benefit from a magnesium pool and spa, infrared sauna, steam room, gym and residents’ lounge.

Kollosce will be handling the sales.

The longstanding ACT and Gold Coast apartment developer, Morris Property Group, will be launching two projects before the year is up.

The first is in Broadbeach, where Morris has big plans both this year and next. Another launching in mid-November, Crest, will have 157 apartments across a 37-level tower designed by the Canberra architecture firm Guida Moseley Brown.

The two and three-bedroom apartments start from level five, above the three podium levels and level four amenity.

The extensive amenity, wrapped in terraces with seating and dining areas, features a pool, gym, lounge space, a private barbecue and dining space which can be hired, and a communal barbecue area.

Also part of the level is extensive co-working space, with a number of single desk pods, office spaces, and boardroom-style rooms.

There will be a maximum of&nbsp;five apartments per floor, with just three three-bedroom apartments per level on the higher floors.&nbsp;

Morris secured the two side by side Armrick Avenue sites last year, the two 647 sqm blocks totalling&nbsp;1294 sqm.

Morris Property Group's second project is in Burleigh Heads, where they'll be launching a 25-level development around Christmas.

The new residential apartment building will comprise a majority of two-bedroom apartments with limited three-bedrooms located on levels 19 and above.

The building will also include four levels of underground car parking and an entire level dedicated to residents recreational facilities.

Company director Barry Morris acquired the double-block site last year through Antonio Mercuri’s GV Property Group following an expressions of interest campaign.

"We saw a great opportunity for this site as it's ideally positioned to offer direct access to popular destinations including James Street and Goodwin Terrace," Morris told Urban.

The planned apartment building is next to the previous MPG project Boardwalk Burleigh and will be the group's&nbsp;fifth project in Burleigh Heads.

MPG are currently building Sanbar Burleigh Beach nearby.

Southport is set for a new apartment development which have been mooted as more affordable than other apartments on the market.

The eight-storey building at 18 Bauer Street will comprise 54 apartments, a mix of 16 three-bedroom and 38 two-bedroom units which BDA said will offer quality apartment design in a central location and at an affordable price point.

The apartments will be set atop a communal podium and expansive entry lobby, with a small-leaved Fig and landscaping penned for the space.&nbsp;

Softly curved balconies and vertical blade walls combine with a textured and timeless material palette, featuring light-textured face brick and a mix of coloured and rendered concrete.&nbsp;

The bladed walls sweep toward the base transitioning into curved podium planters, complemented by further planting across the site’s boundaries, in addition to cascading and screening landscaping.&nbsp;

"As designed, the project will provide a memorable sculptural apartment building,"&nbsp;BDA noted in their design statement submitted as part of the development application.

“In its overall shape, massing and composition, the external form of the project has been developed through a considered analysis of the physical form, existing character, climatic conditions and envisaged potential for the site."

The architecture firm said the design intent is to contribute positively to the image, identity and overall quality of the context through achieving a high quality urban environment with appropriately expressive built form and activated and interesting street frontages.

Externally, the tower will be made up of predominantly glass and rendered painted concrete, with the base also including a mix of brick, stone cladding and aluminium battens.&nbsp;

Future residents will also benefit from the site's close proximity to the Ferry Road Markets, along with Southport Shopping Centre, the CBD and an array of public and private schools.

"Through thoughtful considered analysis of the context and its location within Southport, the design builds on the existing contextual qualities and re-defines the existing Neighbourhood Centre with an appropriate urban response," BDA added.

"The design approach will result in the addition of a high quality, engaging apartment building providing considerable amenity for residents, visitors and neighbours alike."

The plans were filed by a&nbsp;company associated with local builder and Kriptal director, Ralf Hecke.

"Affordable" new apartments set for Southport

Adjacent to its fashionable neighbours Broadbeach and Miami lies the Gold Coast's coastal suburb of Mermaid Beach, called so after the cutter HMS Mermaid.

The relaxed stretch of golden coastline is popular with swimmers and surfers looking to escape the flocks of people, with keen surfers making tracks for the uncrowded break at Heron Avenue, later refuelling at the Surf Life Saving Club, renowned as being possibly the Coast's very best.&nbsp;

Nikiforides highlighted the point that at night time, directly over the ocean, visibility is limited, reducing the incredible views to the daytime.&nbsp;

“Admittedly during the day, there’s nothing like looking over the ocean, however with hinterland views, at night there's the view to the skyline, with the twinkle of the houses, along with river views from the canals of Mermaid Waters to the west, so there's all these other little gems and hidden pieces,” he said.

“What’s really special with Ventura is it takes all of this in. &nbsp;It has water views, its hinterland views, its city skyline views, it's got it all,” Nikiforides added. &nbsp;

The remaining Ventura apartments are all situated within the corner of the development.&nbsp;

With three-bedrooms, the open-plan design allows abundant natural light into the homes, while openable windows provide cross ventilation and a further connection to the site’s surroundings.&nbsp;
