Abadeen has released the whole-floor penthouse crowning its recently completed <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences</a> development in Cremorne, bringing the near-300 sqm residence to market for the first time.

New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

The project will sit in a quiet pocket of South Brisbane between South Bank and West End, close to the restaurants, cultural attractions and riverfront amenity that have driven the suburb's continued transformation.

Dalcott is targeting buyers looking for more space and amenity than has traditionally been offered in the inner-city apartment market, particularly downsizers and professionals wanting to remain close to the city.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

“We expect to see strong demand from buyers who still want all the advantages of inner-city living but aren’t prepared to compromise on the quality of their home,” Foley said.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Spanning around 600 sqm across the top two levels of the 29-storey tower on Main Beach Parade, the four-bedroom penthouse is one of the latest eight-figure residences to test the upper end of the Gold Coast apartment market.

The tower comprises just 24 full-floor, three-bedroom plus multipurpose room apartments below the two-level penthouse, giving the project a considerably lower density than many of the larger towers being developed across the Gold Coast.

ODUS releases $18 million penthouse crowning La Mer Main Beach

Spanning levels 44 to 68 of the 68-storey <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a>-designed tower, the Eliza Collection has been conceived as a lower-density offering within the broader development, with only five apartments on each floor, dedicated lift access and a collection of resident spaces reserved exclusively for Eliza Collection residents.

The primarily Melbourne-based developer Auriton are set for their first residential apartment tower in Queensland.

They snapped up a prime 1,095&nbsp;sqm development site at 2932-2934 Gold Coast Highway in late March&nbsp;and have just lodged plans to the City of Gold Coast council for Rivea, an $80 million tower&nbsp;with 108 apartments.

It has been designed by the renowned architecture firm Rothelowman, who are calling the 30-level tower&nbsp;a vertical community.&nbsp;The design incorporates just four apartments per floor for the most part, with 14 sqm balconies located on each corner of the building.

The layout favours liveability over style, which Rothelowman says is a local approach to coastal living.

The cross ventilated breathable building will feature a mid-rise garden with gym, office space, formal dining room or board room. The ground level, beside the lobby, will be a swimming pool with day beds and outdoor lounge area facing the Nerang River.

Crowning the building will be a 29th level, four bedroom penthouse with its own home office and a multi purpose room.

Auriton are targeting everyone from local buyers to international investors, retirees and holiday home buyers.

Construction is expected&nbsp;to commence in early 2023, with completion slated for mid 2024.

The Design Statement by Rothelowman

2934 Gold Coast Hwy provides an opportunity to craft a unique residential tower development that capitalises on its locality and context. Located at the pinch-point between the Nerang River and the Pacific Ocean the site is afforded a number of quintessentially Gold Coast attributes that the design seeks to enhance and exploit. The &ldquo;east-west&rdquo; focus of the City is a natural consequence of its linearity (the bias of the linear city as opposed to the concentric city). The subject site capitalises on its orientation to enhance this &ldquo;eastwest&rdquo; concept through view focus (mountain range and ocean), site movement linking beach to river and tower form symmetry and arrangement.

The design offers up an open, permeable and generous forecourt to the street in a manner that seeks to improve the pedestrian experience of the area. This unique (yet modest) approach to contributing to the city at the street level is fundamental to creating a relaxed walkable and &lsquo;people centric&rsquo; development. Combining with the ground the tower form is expressed at the city scale as an elegant, elemental and layered series of facades that favour liveability and domestic performance over random form making. The design seeks to be explicit in its response to the local environment through extended eaves for shading, operability of glazing and the activation and treatment of all facades (a &ldquo;building in the round&rdquo;).

Accents and focus are dedicated to the communal areas of the tower which occur at the ground, centre and crown. These landscaped spaces offer relief in the elevation of the building ensuring visual cues to the subtropical approach of the design. 2934 Gold Coast Hwy provides for a positive, contextually driven, domestic addition to the skyline of Surfers Paradise. Tower reveal: Auriton set to make move to Gold Coast market with Rivea tower

The luxury Gold Coast tower Shoreline, to be located between Surfers Paradise and Broadbeach, will be one of the most striking buildings on the Gold Coast when it is completed in late 2022.

The design of Shoreline&#39;s podium was inspired by the architectural works of the Finnish architect and designer Alvar Aalto, creating a rhythm reflective of the natural waves of the Gold Coast foreshore.

Urban recently spoke with BDA Architecture&#39;s Patrik Pelikan to discuss the design details of Shoreline.

JR: What was the brief from Marquee for Shoreline?&nbsp;

PP: BDA has established a meaningful&nbsp;relationship with Marquee Development Partners&nbsp;over the last three&nbsp;projects. For past projects, Marquee and BDA have worked together to create a standalone and significant design outcome specific to the location.

The brief for Shoreline was to create luxury apartments without compromise, that take full advantage of the panoramic views whilst respecting the unique character of Old Burleigh Road and its Norfolk Pine colonnade.

In an urban context, Marquee&rsquo;s ambition was to activate and embellish the southern laneway to anchor the project within the cultural&nbsp;fabric of the Broadbeach and Surfers Paradise.

JR: What interested you most about the project?

PP: Every design process is a journey of discovery and innovation. In the beginning this meant we focused on the spatial planning of the unit plans. Maximising view lines, whilst adding extra width to the apartments by introducing a modulated party wall.

Within the urban context we wanted to protect the existing Norfolk Pines within the street frontage, whilst breathing&nbsp;new life into the Laneway.

JR: Where did you take your inspiration from? Did any previous projects/works jump to mind?

PP: We generally start with a blank canvas and explore different strategies during at the concept stage. Shoreline has a presence that makes it quite unique, requiring a very site-specific response.

The laneway allowed us to move the buildings core to the far end of the site, providing the opportunity create apartments uninterrupted by a lift/stairs core.

The same logic has sculptured the facades. By placing all the structural elements into the fa&ccedil;ade skin, the apartments are design free of structural columns.

Maximising the glass frontages&nbsp;opens the views right up towards the city skyline and the ocean side whilst creating clean lines within the facade. The outcome is a well-ordered, soft and slender tower form that focuses on the experience of the spaces within, looking out.

JR:&nbsp;What was the biggest challenge when designing the development?

PP: The ground floor and the podium were clearly the biggest challenge for the Shoreline project. For one we wanted to preserve one if not both of the Norfolk Pines within our street frontage. These trees are a vital part of the unique character of Old Burleigh Road.

On the other hand, the activation and embellishment of the laneway was not supported by the council as we first anticipated. This however opened a new conversation and direction for the project, resulting in an expansion of the program for the communal facilities and strengthening the street presence of the building.

JR: Which is your favourite part of the project?

PP: We are very excited by the apartment layouts and can&rsquo;t wait to see them take shape.

In a linear progression, the spaces of the apartments are aligned from inland to beachside. At the end of it, you have arrived in a spacious living room with a bespoke ambience amongst the Gold Coast skyline, looking out across the endless Pacific Ocean.

Interestingly however, within the discourse around the street address, we have created this moment where you exit the ground floor street lobby. The screens enclosing this double storey space evoke the moment when you first step out from the filtered views of the vegetation canopy fringe onto the sun-soaked shoreline with its sparkling waves and pristine sands of the Gold Coast beaches. This is one element that everyone living in or visiting Shoreline will experience.

JR: How important were the amenities to the overall development of the project?

PP: Marquee Development Partners is one client&nbsp;that does not compromise on the amenities in their projects. Shoreline residents will have access to the top floor with its amenities including a residents rooftop bar and lounge,&nbsp;a gym and wellness area including sauna and outdoor deck, overlooking the beaches and the Gold Coast skyline.

A north-west facing pool area on level four, with incorporated screen planting will provide a secluded and shaded area to relax and enjoy the coastal breezes whilst having a dip.

Within&nbsp;the discussion of the street activation, a communal office space has been introduced and linked to the double storey lobby, allowing the residents to work from a corporate like environment close to home.

The Esplanade, the sought-after strip&nbsp;in Burleigh Heads facing the beach, is seeing record high demand from buyers looking for high-end apartments on the Gold Coast.

A number of projects in recent months have sold out, and now&nbsp;Allure Property Corporation have secured the sales of over half of their apartments in their&nbsp;boutique apartment development 88 Burleigh within just&nbsp;four weeks of the project launch.

Local and interstate downsizers with an existing connection to Burleigh Heads have been the drivers in the $55 million worth of sales, with the average price point around $2.65 million.

Place Projects agent Bruce Goddard said there were 360 inquiries within the first two weeks of its launch.

"The interest has been nothing but stunning with more than half the building secured in a fortnight from 360 inquiries,” said Mr Goddard. “Buyers all know Burleigh well, so we are preaching to the converted.

“The interstate buyers from Melbourne and Sydney all have some existing connection with Burleigh Heads as previous or existing investors, and this is the same from Brisbane.

The $90 million development will comprise a 17-level tower with 31 three bedroom apartments designed by DBI Architecture.

Crowning the development will be a 400 sqm penthouse with a private rooftop pool, internal garden, entertaining lounge and 270-degree ocean and beach views from Burleigh Heads to Surfers Paradise.

Gold Coast developer Marquee Development Partners found a prime and rare&nbsp;spot between Main Beach and Broadbeach which they knew would be unmatched.

They have gone about creating a 17-level tower on Old Burleigh Road, far enough away from the hustle and bustle of Surfers Paradise, but close enough to take advantage of the local infrastructure and amenities.

Urban recently sat down with Helena Clausen, design manager (BArch) at&nbsp;Marquee Development Partners to discuss Shoreline.

JR: What are the highlights of Shoreline and what do you think will attract buyers to the project?

BDA&rsquo;s vision reflects the softly moving shoreline and the rhythmically breaking waves whilst expressing gratitude and understanding of the unique location.

JR: Who do you think will be most interested in Shoreline?

HC: We are witnessing Shoreline attract a range of buyer types, more commonly we are seeing downsizers who are entering the next phase of their life with more flexible working arrangements and adult children. Purchasers at Shoreline are selling their large family homes and relocating to the coast for the laid back and relaxing lifestyle after decades of full-time work and raising a family.

the Gold Coast.

JR: What is next for Marquee?

HC: Further adding to our $400 million&nbsp;track record on the Gold Coast, we are onto our seventh project, One Cannes. One Cannes&nbsp;offers absolute riverfront two, three and four-bedroom luxury apartments and penthouses with 5-star, resort style amenity. 
Following on from One Cannes&nbsp;and&nbsp;Shoreline,&nbsp;we are heading down to the southern Gold Coast, with two new developments to hit the market mid-year in Kirra and&nbsp;Palm Beach.

The local developer FORME are set for their fifth luxury beachfront Gold Coast project.

They've submitted plans to the City of Gold Coast council for a 17 level tower of just 30 apartments, designed by the renowned architect Koichi Takada.

It's the second time FORME have engaged Takada to design, after huge success with their other nearby Burleigh Heads developments Norfolk.

"Since the scaffold dropped at Norfolk, the building has quickly become an icon" FORME managing director David Calvisi says, with the architecture flooding social media. Even the popular beach photographer&nbsp;Aquabumps have prints available of the iconic facade.

"Norfolk has been a great success and it was important we carried the key elements of its success, mainly via the architecture, through the design at 96 The Esplanade", Calvisi added.

The&nbsp;new&nbsp;development&nbsp;will home 23 half-floor apartments of around 220 sqm, as well as three full-floor residences with around 440 sqm of space.

Crowning the tower will be a special&nbsp;two level penthouse. Across its 790 sqm floor plate will be a gym, library, theatre and private rooftop pool.

The layouts of all of the apartments have been designed to maximise the views and take in natural light. The open plan living areas typically have bene oriented east to face the ocean, with more private spaces located at the rear of the building.

The Melbourne-based MIM Design is handling the interiors.

The Sydney-based Takada, who is rarely seen on boutique projects,&nbsp;said 96 Esplanade has been the work of the same team as Norfolk on an equally amazing waterfront site.

Tower reveal: Burleigh Heads set for new Koichi Takada apartment tower by FORME

The south east Queensland&nbsp;developer Spyre Group have officially launched Cala Dei, their newest apartment block in Coolangatta.

Cala Dei, which will replace the Komune Resort on Marine Parade, will comprise 31 apartments across its 12 levels designed by&nbsp;bureau^proberts. It will sit in landscaping by CUSP.

There are further two bedrooms priced at $889,000 and $999,000, the latter is located on the ninth level.

The three bedroom apartments start from $2,575,000 and span 280 sqm. They have four bathrooms and an open plan kitchen, living and dining space that opens to a beachfront balcony.

The priciest offering is $3,249,000 for the sub-penthouse positioned on the north-east corner of the development. The two penthouse apartments, each with their own private rooftops, are yet to be released.

Spyre Group bought the 862 sqm Marine Parade&nbsp;site from a company directed by Komune Resort owner Anthony Cannon and Fitness First founder Tony de Leede.

After spending the better part of a decade focusing on developments in Brisbane, Spye Group director Andrew&nbsp;Malouf sees the Gold Coast market shaping up as a long-term proposition for the company.

&nbsp;&ldquo;The Gold Coast&rsquo;s natural environment may be what attracts people in the first place but creating luxury residences at this level provides a reason for many to stay.

&ldquo;The market is well supported by locals and increasingly by interstate buyers, and remarkably we see that trend continuing for some time.&rdquo;

The 24 level, glass-wrapped tower&nbsp;designed by Rothelowman&nbsp;will home just six half floor apartments, 17 full floor apartments and a double storey penthouse.

Urban sat down with Josh Foote, managing director of&nbsp;Ignite Projects who are developing the building,&nbsp;to discuss the project.

JR: What are the highlights of The Monaco and what do you think will attract buyers to the project?

JF: The Monaco offers a level of luxury rarely seen in apartments on the Gold Coast. We offer the ability to customise large sections of the 388m2 apartment to really make the home perfect for you. Every buyer can completely design their own dream kitchen, with the expertise of our interior designer on hand.&nbsp;

JR: Why did you choose to target the ultra-luxury buyer? Did you see a gap in the market?

JF: I saw the emergence of some ultra-luxurious apartments in our capital cities and realised no-one was delivering this level of project apartment on the Gold Coast.&nbsp; We have some amazing houses here, but the downsizers were selling these and had no comparable apartments to move to.&nbsp; I wanted to offer the next level for apartment living and really raise the bar for Gold Coast apartments.

JR: What did you like about the site?

JF: I just felt like Main Beach was ready for its resurrection and the renaissance was imminent, so I had my focus there.&nbsp; When this site popped up, I knew it offered the best of both the Marina and ocean views and the best thing is the views will never be built out.&nbsp; It ticked so many boxes for a sellable high-end location.

JR: What was the brief for Rothelowman?

JF: Celebrate the views. Bring the &lsquo;wow&rsquo; and push the design limits of a 6-star luxury hotel.

JR: Why the name &lsquo;The Monaco&rsquo;?

JF: The name refers to a number if elements that all relate the principality of Monaco.&nbsp; When anyone thinks of Monaco they think of luxury and that is what our building will always have with the quality we have invested and the calibre of our buyers.&nbsp; The original idea with the sky garage and sports cars tied in with the Monaco Grand Prix and even now the calibre of the cars that will be parked in the garage will still reflect the style and quality of European motor racing.

JR: Who do you think will be most interested in The Monaco?

JF: Our current buyers come from all parts of Australia but they all have one thing in common, a taste for quality and style.&nbsp; This building appeals to people who are looking for a really high level of quality and something that is quite unique from other projects.&nbsp; They will, like The Monaco, stand out from the crowd.

JR: What made you choose the Gold Coast after success in New Zealand?

JF: I was looking for a change, and a location that had good project opportunity, great weather, friendly people and an amazing lifestyle, which is hard to find.&nbsp; I&rsquo;ve travelled extensively all over the world and there are very few places that match the GC.

JR: Do you have any other projects in the pipeline?

JF: After the recent sell-out of Cabana in Palm Beach and the imminent sell out of The Monaco, naturally I&rsquo;m looking for another project, especially in the current climate.&nbsp; It&rsquo;s a competitive market out there right now but there are a couple of great beach front sites I&rsquo;m working on.&nbsp; It&rsquo;s all about the sand for me.

What buyers need to know about The Monaco: Five minutes with Ignite Projects director Josh Foote

The Sydney born real estate agent Andrew Ramsey has been selling property on the Gold Coast for the last 15 years since moving from the Harbour capital.

And in that time Ramsey has seen the area evolve in to a world class destination.

&quot;The Gold Coast is no longer that transitional city that people used to consider for a short-time&quot;, Ramsey says.

&quot;The Gold Coast is now sophisticated, world class even, with its world class sporting facilities, shopping centres and golf courses.

&quot;It&#39;s a playground everyone wants to enjoy.&quot;

And that&#39;s certainly the case,&nbsp;as the Gold Coast has become one of the most sought-after areas in the country.&nbsp;Vacancy rates are currently less than one percent, according to SQM Research.&nbsp;In comparison, Sydney&#39;s vacancy rate is over three per cent and Melbourne&#39;s over four per cent.

&quot;There&#39;s huge demand for off the plan and existing apartments, the trouble is there&#39;s not enough existing that is top quality.&quot;

Ramsey marketed White Main Beach, the 27 level tower from developer White &amp; Partners, which saw 80 per cent of its apartment sales go to locals at an average price point around $2.9 million.

Only three apartments are left. Each apartment in the development spans a whole floor and has 325 sqm of living space.

Ramsey said owner-occupiers wanted the big apartments that White offers in a boutique residential building, with downsizers keen on not having the expenditure and hassle of maintaining a house.

&quot;People are wanting to get away from holiday apartments as lifestyle is king, which is why there&#39;s been higher demand in the more premium end of the market,&quot; Ramsey says.

Ramsey has a few apartments left in Infinity, the Bassar Group&#39;s Broadbeach project of 60 apartments.

Construction has commenced on the 39 level tower designed by BDA Architecture. Another residents only tower, Infinity will feature private resident facilities including a 20m north facing pool with daybed area, a&nbsp;gym, alfresco BBQ space&nbsp;and multiple entertaining areas.

Prices for the remaining apartments start from $1,347,000.

When discussing the&nbsp;current boom conditions, Ramsey doesn&#39;t see a slow down anytime soon, with further opportunities to open up when international travel returns to normal.

&quot;We haven&#39;t seen the overseas market,&quot; Ramsey says, adding that people are watching Australia and wanting to move here due to its response to the COVID-19 pandemic.

&quot;Research shows there is still a huge undersupply of apartments and demand is still well outstripping supply.&quot;

The demand has&nbsp;been seen across the board, from Palm Beach and Coolangatta as far north as Mermaid Beach.

"The Gold Coast is no longer that transitional city that people used to consider for a short-time", Ramsey says.

The Soul, Surfers Paradise penthouse has been listed for May 28 auction by tech businessman Andrew Koloadin.

Its likely selling price will more than doubling the state’s apartment record.

Its listing agent Tolemy Stevens, of Harcourts Coastal, has advised the recent $20.1 million apartment auction record set in Sydney’s Bondi Beach last month was a fair comparison.

“The vendor wouldn’t be selling it just to recoup his costs,” Stevens told Domain.

It was purchased as a shell in 2018 for $6.5 million, followed by a high-tech fit-out costing more than $7 million.

The 7001/4-14 Esplanade penthouse features a lap pool and spa on its rooftop terrace in the Juniper-built high rise.

The four-storey space with almost 1100 square metres was previously owned by Hong Kong billionaire tycoon Tony Fung.

The Gold Coast developer Marquee Development Partners has secured a sell out of its Chevron Island apartment development The Catalina.

It comes as demand continues to soar in the Gold Coast apartment market, with Marquee's nearby development Shoreline, nestled between Broadbeach &amp; Surfers Paradise, seeing plenty of enquiry.

The Art Deco-inspired The Catalina, designed by BDA Architecture, comprises 75 apartments across its nine levels and also homes a pool, gym, private dining and rooftop residents club.

The final sale was to a local university staff member who paid $855,000 for a 191 sqm, three bedroom apartment with views over the Nerang River.

The Catalina is due for completion in Q4 2021 and will be Marquee's second building developed on Chevron Island. In 2020 they completed their 61 apartment project Stanhill, which won the 2020 Master Builders Award for best Residential Building in both the Gold Coast and QLD.

The Catalina project averaged mid $500,000’s for quality two bedroom, two bathroom apartments and mid $700,000’s for three bedroom, two bathroom apartments," Marquee's sales director Azura Griffen said.

“This project demonstrates that there is a local market demand for projects that offer value and are within reach of their borrowing capacity," Griffen added.

"It offers purchasers the opportunity to have access to well-priced real estate with a Surfers Paradise address," Griffen said.
