The first partnership between national developer <a href="https://www.apartments.com.au/developers/fortis">Fortis</a> and Adelaide-based developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> has made a strong start, with the pair securing $21 million in unconditional sales at <a href="https://www.apartments.com.au/new-apartments/one-four-four-hutt-adelaide-144-hutt-street-adelaide-sa-5000">One Four Four Hutt</a>&nbsp;on the edge of the Adelaide CBD.

Over a third of apartments have been snapped up in the boutique 44-apartment project on the corner of Hutt Stret and Wakefield Road. Local downsizers and owner-occupiers wanting to remain in Adelaide's tightly-held southeast quarter have been the most prominent purchasers.

The DKO-designed, mixed-use development is one of the few new apartment projects in the precinct, an area where new housing supply has remained limited despite continued demand from buyers wanting to stay close to the CBD, Victoria Park and Adelaide's established east-end amenities.

For all its prestige, Roseville hasn't seen many new apartment developments that genuinely cater to the suburb's owner-occupier market.

Most new projects on Sydney's North Shore have focused on increasing supply, but Aqualand Prestige's <a href="https://www.apartments.com.au/new-apartments/boronia-by-aqualand-roseville-2-4-larkin-street-roseville-nsw-2069">Boronia</a> is taking a different approach.

The 111-apartment project on Larkin Street has been designed around a buyer who already knows the area, whether they're downsizing from a nearby family home, upgrading from an older apartment, or moving into the suburb to be closer to schools and transport.

Boronia is the first project from Aqualand Prestige, the boutique residential division of Aqualand, the developer behind projects including AURA in North Sydney and Blue at Lavender Bay. The project is being delivered in partnership with Phoenix Property Investors.

Architecture firm Woods Bagot has designed the building to sit within Roseville's established tree canopy rather than dominate it. "The forms float among the canopies along the Larkin Street ridge to maximise the outlook across the green sea of the treetops," Woods Bagot Principal Jason Fraser said.

Interiors by COX take inspiration from the surrounding bushland of Lane Cove National Park, using natural stone, timber and handcrafted finishes throughout the residences. The location is another reason Aqualand Prestige believes Boronia will resonate with buyers.

Roseville Station is around a five-minute walk away, placing Chatswood just one stop down the line, while the Sydney CBD remains within easy commuting distance. The suburb also sits within the NSW Government's Transport Oriented Development precinct, where planning changes are encouraging more housing around existing rail infrastructure.

Despite those planning reforms, opportunities to secure a new apartment in Roseville remain relatively limited, particularly developments aimed at owner-occupiers rather than investors.

Aqualand Prestige Executive Director Wayne Xiong said Boronia was designed for buyers intending to stay for the long term.

For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

Why now is the time to buy in Melbourne's premium apartment market

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

The Planning Minister has approved an amendment to the Flinders Bank development to be located on the site of the former Convention Centre, which will pave the way for a St Regis Hotel and apartments to be built on site.

<a href="/news/century-group-lands-australias-first-st-regis-at-flinders-bank">In August Urban.com.au revealed that St Regis</a> had been signed on as the hotel brand and operator for the three tower development. The recent planning approval by the Planning Minister involved reducing the total number of private apartments down to 700. The original permit for the site allowed for 1060 dwellings.

A condition of the approval involved Century Group Aus committing to providing 20 units of affordable housing that will be rentals and priced 50% below the market rate.

Under an agreement with the developer the affordable housing units will be provided 'for the life of the building'. <a href="https://www.afr.com/real-estate/affordable-housing-helps-get-green-light-for-800m-project-20180921-h15p3r">According to the AFR</a>, it is expected the units would be"sold down to private investors for a lower capital value".

This is the first instance where amendments to the Planning and Environment Act undertaken earlier in 2018, have allowed developers and councils to enter into agreements to provide affordable housing within new developments.

The approved amendment to the Flinders Bank development application will also see a public plaza created as well as new pedestrian crossings on Sidderley Street.

Early stages of the development are currently accepting registrations with Colliers running point over the development.

54-58 Hopkins Street has been identified as capable of handling 10 levels and is opposite the former Binks Ford site at 34 Cowper Street, which will be reborn as <a href="/buildings/cowper-residences-footscray-34-cowper-street-footscray">Cowper Residences</a>. the tallest of its buildings is 10 levels.

No capisce; Franco Cozzo to develop his Brunswick corner site

Following <a href="/news/third-time-lucky-for-riverlees-731-739-flinders-street-development">support from the City of Melbourne earlier in the year</a>, developer Riverlee is free to commence work on its $450 million redevelopment on the Northbank of the Yarra, following Ministerial approval.

Set to be called Seafarers Place, the project includes an extensive revitalisation of the former industrial waterfront site into a new mixed-use precinct, based around a high quality public realm in the form of a new 3,500sqm public park, including restoration of the historic wharf and heritage-listed crane.

Seafarers Place comprises 150 luxurious residences, a 5-star hotel with 280 rooms and a 1000-seat function centre, along with a host of retail amenity transforming the site while remaining sympathetic to the Shed’s industrial past.

The site’s historic Goods Shed known as ‘Shed 5’ will be restored and repurposed into a premium waterfront event space, designed to celebrate and highlight its original roof trusses. Riverlee will also retain and restore the site’s iconic, heritage-listed crane to its former glory.

Designed by Fender Katsalidis and  OCULUS, the Northbank Goods Shed project represents one of the final undeveloped waterfront sites in Melbourne’s CBD.

According to Riverlee, it is committed to unlocking the potential of what is a currently underutilised precinct to contribute significantly to Melbourne’s expanding urban composition.

One of the other key ambitions of the project is to provide the “missing link” between the CBD, Docklands and the Yarra Promenade.

Wharf restoration works began in February and are expected to be completed in the coming months. Crane restoration works have commenced with construction slated for mid-2019.

Riverlee's Seafarers Place gains Ministerial Approval - construction to commence in 2019

The appointment of construction company Multiplex as head contractor for Beulah International's Paragon apartment tower has nudged the number of apartments in Multiplex's current Melbourne build schedule toward 7,000.

Located atop the shell of the former Celtic Club on Queen and La Trobe streets, Paragon is a $200 million apartment development containing 227 apartments over 48 levels. The appointment of Multiplex sees the builder join existing project team members including architects Fender Katsalidis and landscape designer Paul Bangay.

Multiplex will not only deliver the apartments but also a green space within the tower that Beulah International have dubbed 'the urban forest'.  The three storey elevated indoor urban forest is slated as an Australian first.

Paragon's distinctive facade takes on a golden hue and is overlapped by a geometric pattern across a curtain wall facade.

The tier 1 builder has no less than 10 major Melbourne apartment towers under its wing. These 10 developments equate to approximately 6,730 apartments in delivery mode across inner Melbourne; the sheer size of these towers leads to an average of approximately 673 dwellings per project.

Headlining the builder's schedule are super projects <a href="/buildings/australia-108-southbank-70-southbank-boulevard-southbank">Australia 108</a>, <a href="/buildings/melbourne-square-93-119-kavanagh-street-southbank">Melbourne Square</a> and <a href="/buildings/swanston-central-168-victoria-street-carlton">Swanston Central</a>, with each of these exceeding the 1,000 dwelling threshold. Multiplex also has the initial stage of <a href="/buildings/queens-place-157-a-beckett-street-and-370-queen-street-melbourne">Queens Place</a> which includes 815 apartments, a duo of sizeable Central Equity towers, South Yarra's <a href="/buildings/capitol-grand-241-toorak-road-south-yarra">Capitol Grand</a>, Cbus Property's <a href="/buildings/collins-arch-447-collins-street-melbourne">Collins Arch</a> and Fragrance Group's <a href="/buildings/premier-tower-134-160-spencer-street-melbourne">Premier Tower</a> on Spencer Street.

In addition to the above residential builds, Multiplex also has 80 Collins Street and 405 Bourke Street under its command. The commercial projects are supplemented by current tertiary builds for Monash University at both their Clayton and Frankston campuses.

Paragon pushes Multiplex's Melbourne apartment construction count toward 7,000

As the announcement of the winning design in the <a href="/news/southbank-by-beulah-designs-revealed-at-future-cities-symposium">"Southbank by Beulah"</a> design competition draws closer, Apartments.com.au is continuing its series looking at each entry, and today it's BIG and Fender Katsalidis turn with the aptly names 'Lanescraper'.

The design of the Lanescraper has been conceived as an evolution of the skyscraper beyond the notion of simply a vertical village by imbuing it with a local context and something uniquely Melburnian.

According to the design team, the high aspect ratio of the site indicated a dual core strategy would provide the greatest efficiency in terms of layout and reduce travel distances from the core to apartments - particularly at the upper floors.

The other benefit of splitting the cores is the opportunity for a finer-grained vertical subdivision of the programme, creating new possibilities for programmatic relationships within a single tower.

The stacked blocks between the cores extend upwards and interlock to provide connectivity and structural rigidity, while allowing for shared spaces and relationships between various programmes. The result is a built form which appears as a zipper of diverse programmatic functions that setback from Southbank Boulevard and Power Street.

The tower tapers inwards and negotiates the space between the surrounding buildings, minimising adjacencies at the top and overshadowing of the public realm below.

As the name suggests, a series of laneways are distributed up the building between the two cores, each with a unique identity and experience based on its specific role and function, providing a continuous three-dimensional promenade of interconnected and multi-tiered public and social spaces for exploration and discovery.

The Lanescraper has been designed based on BIG &amp; FK's desire an architectural outcome that provides social infrastructure to the city both within the building and without.

Southbank by Beulah: BIG & FK - The Lanescraper

Liverpool's skyline will further change if an office tower backed by Sydney developer Mackycorp gains approval.

Costed at over $106 million to build, 277 Bigge Street shapes as a skyline-changing addition to Liverpool and an imposing marker opposite Liverpool railway station. The overall development has reportedly been valued in excess of $200 million and would see the existing New Commercial Hotel refurbished, with the tower to rise behind the pub.

Design duties for the tower were handed to Fender Katsalidis, with the result a 25 storey tower containing in excess of 27,000 square metres of Gross Floor Area.

Towering above neighbouring buildings, 277 Bigge Street would reach 97 metres in height.

At ground level, the revamped New Commercial Hotel is set to be joined by four retail tenancies amounting to 349 square metres. In addition, Mackycorp has been <a href="https://www.afr.com/real-estate/mackycorp-in-talks-to-build-a-210-million-pub-and-office-project-in-liverpool-20180612-h11aks">noted as saying</a> that the development will include a walk-through "Spice-Alley" style food stall forecourt to be known as "The Stables."

A sizeable cafe will also take place in the tower's foyer. Beyond ground floor uses, 277 Bigge Street includes a level 11 outdoor terrace with a Georges River aspect.

Reaching planning late last month, the application is before the Joint Regional Planning Panel owing to its size and significance.

Whilst the majority of those current listings are residential in nature, Liverpool is still attracting a number of A-grade commercial developments. Among them is developer Goldstein &amp; Rush Pty Ltd who have backed an 11 storey commercial development at 25-35 Scott Street which is approaching completion.

From a pure height perspective, 277 Bigge Street is marginally shorter than Skyhaus which is Liverpool's tallest building at 100 metes. A handful of applications such as <a href="/new-apartments/1-5-speed-street-liverpool">1-5 Speed Street</a> and mooted projects such as 133 Bigge Street and 26-28 Elizabeth Street are pushing the east suburban hub toward a high-density future.

Mackycorp lines up a major Liverpool office development

The Chinese-backed influence over Box Hill's skyline has strengthened once more with advertised plans unveiling LongRiver Group as the force behind a 37 storey skyscraper slated for 843 Whitehorse Road.

Opposite their similarly sized <a href="/buildings/east-central-tower-820-whitehorse-road-box-hill">East Central Tower</a> at 820 Whitehorse Road which is currently at sales, 843 Whitehorse Road's $90 million construction value would see 287 apartments built above a retail, office and showroom podium. Latest designs for the tower were submitted earlier this month and show 111 three bedroom apartments included which equates to 43% of all dwellings.

This 43% figure positions the tower as being unique in that very few if any towers of this magnitude have attempted to include such a high proportion of three bedroom apartments.

As per <a href="/buildings/east-central-tower-820-whitehorse-road-box-hill">East Central Tower</a>, Fender Katsalidis Architects were handed the design duties for the current application and have in turn created a tower which compliments their initial design. This is especially the case for the tower components of either tower, with the principal difference being the white banding that discerns <a href="/buildings/east-central-tower-820-whitehorse-road-box-hill">East Central Tower</a>.

Agent Savills handles the sale of what is now a BP Service Station during mid 2017, with a sales tag of $22.5 million.

The aforementioned East Central Tower joins 874-878 Whitehorse Road as LongRiver's other Box Hill developments. The latter will eventually become a DoubleTree by Hilton with 200 guest rooms in tow; it was recently given the green light by VCAT.

<a href="/developments/box-hill-vic-3128">Box Hill's development scene</a> and skyline is experiencing great change at the moment. Fender Katsalidis have added a scheme for 835 Whitehorse Road directly west of 843 Whitehorse Road, which site at approximately 130 metres; 835 Whitehorse Road has been subject to <a href="https://www.heraldsun.com.au/leader/east/whitehorse-could-be-sitting-on-multimilliondollar-box-hill-block-if-planning-report-recommends-it-be-rezoned/news-story/7cafaa06a2565a00cabec4354344a80b">development overtones</a> of late.

The sites accommodating East Central Tower and CBD Development Group's tri-towered development immediately east of 843 Whitehorse Road are preparing for demolition, whilst demolition is all but complete on Box Hill Institute's 1000 Whitehorse Road. Plans for a 29 and 24 storey development which also covers 16-18 Spring Street are with the State Government.

In the midst of all the pending development, Golden Age Group's SKY ONE Box Hill continues to rise; upon completion is will become Box Hill's tallest tower.

LongRiver Group's three bedroom surprise for their third Box Hill skyscraper

Probuild has secured the contract to build Stage One of Caydon's <a href="http://maltdistrict.caydon.com.au/">The Malt District</a> on the former Nylex site, transforming it into a mixed-use residential and commercial development that retains elements of its industrial past.

Stage One of the development, known as <a href="http://maltdistrict.caydon.com.au/coppins-corner/">Coppins Corner</a> - a historical local reference to the 1850s Richmond and Cremorne identity George Coppin – includes a split-level tower of 15 and 12-storeys, featuring 209 one, two, and three bedroom and SoHo-style apartments, with retail and hospitality located on the lower levels.

The Coppins Corner residential building was designed by Fender Katsalidis to complement adjacent heritage structures being retained in the development, including a historic Malt House to be converted into a micro-brewery and pub. Coppins Corner also features public spaces, courtyards and laneways designed by landscape architect Oculus, that will connect new and old buildings in the precinct with roads, pedestrian and bicycle paths.

Almost 50% of Coppins Corner apartments have sold, with significant interest in three-bedroom apartments from young families and empty-nesters wanting to move closer to Melbourne.

Probuild’s appointment also includes construction of a 9-storey office building on the site’s south-eastern corner. Designed by Hayball, the 8,800 sqm complex will be occupied by business software giant MYOB, whom Cayden signed on in recent months.

The announcement builds on the momentum created from a string of recent announcements about the iconic site, including the MYOB deal and permit approval received in January for Stage Two of the development involving the iconic Nylex clock and silos.

Demolition works are already well underway at the site with Probuild commencing construction in the next few months, with an expected completion date of mid-2020.

Probuild secures contract for Stage One of The Malt District

Apartment buyers may soon have another option atop Doncaster Hill on the back of developer Metro Equity gaining approval for a substantial apartment development across&nbsp;90-96 Tram Road.

Council voted in favour&nbsp;of the Fender Katsalidis-designed apartment building earlier last week, with a permit granted on Friday for the high density project. Documents which were first lodged for the development at the tail end of 2016 show the project has a build value of $45.4 million.

By far and away Metro Equity&#39;s largest project in Melbourne, the developer may well pull the trigger on a sales campaign shortly, already labelling the project Casablanca on its website.

Council was suitable impressed by the design aesthetics and functionality of the proposal during their sitting last week, easily carrying the motion of approval. Indeed&nbsp;90-96 Tram Road does look to be quite progressive relative to the first wave of apartment projects that &#39;graced&#39; Doncaster Hill; these earlier projects can be summarised as &#39;cookie cutter&#39; precast developments.

The large size of the site has seen&nbsp;Fender Katsalidis place the development&#39;s communal facilities in the centre of the development, creating a sizeable void in the built form. This allows for&nbsp;a primary source of natural light for certain apartments, with others receiving natural light on two fronts.

The communal zone sees a pool, gym, library, lounge, dining room and exercise/yoga room arranged around a central&nbsp;landscaped area.

<h2>Here&rsquo;s looking at you, Doncaster Hill</h2>

The prospect of&nbsp;Metro Equity launching Casablanca to the market in the not too distant future does give cause to look at the current state of Doncaster Hill and surrounds.

Urban.com.au has 24 separate current apartment developments within our <a href="/developments">Project Database</a>&nbsp;in Doncaster. It is a generally soft time in the market for 3108 in terms of apartment projects at registrations and sales; only a handful of&nbsp;developments are at registrations and sales with Delta Property Group&#39;s <a href="/buildings/the-point-doncaster-hill-600-doncaster-road-doncaster">The Point</a> and WinEx Property&#39;s <a href="/buildings/manning-doncaster-399-manningham-road-doncaster">Manning Doncaster</a> the standout projects.

A further five developments are well down the path of construction and are poised to add a further 550 apartments to Doncaster&#39;s supply in coming months.

For Metro Equity, Casablanca is a sizeable step up is scale of project. To date the developer has worked on a number of small-scale luxury townhouse and apartment projects in and around Doncaster Hill.

Sydney and Brisbane's respective CBD commercial markets stand to gain a boost with three office towers given the green light in recent days.

The Harbour City is in line to receive two office buildings above Martin Place railway station with Macquarie Group receiving the nod via Planning Minister Anthony Roberts to proceed to the final phase of planning. The 40 and 30 storey towers still need to clear final planning necessities and garner support in New South Wales' Cabinet, in line with the state's Unsolicited Proposals process.

<figcaption>Macquarie Group's Martin Place station development</figcaption></figure>Macquarie Group's bid to deliver the two new towers began in earnest during March 2017 when the firm revealed they intended to integrate a new station and over-station development in order to "improve convenience for customers, and provide Sydney-siders and visitors with a destination in keeping with the civic, social and cultural significance of Martin Place."

On the office towers, Macquarie Group describes them as "in keeping with Martin Place’s heritage as Sydney’s financial heart and to contribute to the city’s status as a global business district. Macquarie’s proposal includes two commercial towers, the design of which has been, and will be, informed by significant buildings around the world."

A variety of buildings atop the site are currently under demolition in order to facilitate the rejuvenated station and both commercial towers. Architecture firms Grimshaw and Johnson Pilton Walker are the design forces behind the commercial components with Fosters and Partners and Architectus tasked with jointly delivering the new Martin Place railway station.

The investment banking company has indicated it will move to the Martin Place development upon its completion.

<figcaption>Martin Place railway station in line with Macquiare Group's vision</figcaption></figure>Ashe Morgan and DMANN Corporation have secured approval for a Fender Katsalidis-designed office tower atop Brisbane's Health and Forestry House at 147-163 Charlotte Street. A secondary frontage to 146-160 Mary Street is also included, with total site area amounting to 3,449 square metres.

At the time of the November 2017 acquisition, Ashe Morgan Principal Mendy Moss stated "the $66 million acquisition price for the portfolio is below replacement cost for the asset and we are confident of implementing a strong turnaround strategy for an asset which has been continuously occupied by the State Government for 34 years and is due for a major upgrade."

That upgrade was also set in motion last year and will culminate in a $500 million amalgamation of dual existing commercial towers and the addition of 6 new levels in order to create a sole 26 level tower set behind the historic Charlotte Street facade. A-grade office space within the project will be boosted to approximately 40,000 square metres.

With approval in hand the development partnership expect that Midtown Centre as it will be known, will be completed during 2020.
