<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.

Bellamont Forest near Cootehill, County Cavan, described by Mark Bence-Jones in A Guide to Irish Country Houses as "one of the most perfect examples of a Palladian villa", has been listed for sale.
<a href="https://www.propertyobserver.com.au/https://www.myhome.ie/residential/brochure/bellamont-forest-cootehill-co-cavan/3117572" target="_blank">There is</a> an asking price of €1.35 million on the 18th century palladian villa.
It was Australian John Coote who bought back his ancestral home in 1987 for a reported IR£500,000, then restoring Bellamont before putting it on the market in 2010 with overly ambitious €7.5 million expectations.
Coote died suddenly in 2012, and the house is now for sale on the instructions of receivers for Coote's company, Thameside Holding, this time with its reduced price of €1.35 million.
Designed by Edward Lovett Pearce and built between 1725 and 1730, architectural historian Dr Maurice Craig (Country Life, 1964), wrote Pearce's design was based on Palladio’s Villa Rotonda at Vicenza and Villa Pisani at Montagnana. 
The Irish National Trust, An Taisce, has noted the 290 year old building has been vacant for a number of years and "<a href="https://www.antaisce.org/buildingsatrisk/bellamont-forest-cootehill?page=1" target="_blank">does not appear to be maintained</a>." 
Most of the external fabric remains, but there are obvious signs of deterioration, particularly water penetration. 
"There is no immediate danger of collapse but the condition is such that unless urgent remedial works are carried out the building will sharply deteriorate," the Trust noted. 
<a href="https://search.knightfrank.com/gwr100023" target="_blank">Bellamont Forest</a>, the first Palladian house in Ireland, is set amid one thousand acres of parkland, woods and lakes, including sporting rights in the surrounding forestry.

It was built for Thomas Coote, Lord Chief Justice of Ireland, designed by his nephew, Sir Edward Lovett Pearce, whose other works include the former Houses of Parliament in College Green, now The Bank of Ireland. 
He later became Surveyor General of Ireland, a post which he held until his death in 1733.

The house is four bays square, built over two storeys, with a basement. The internal floor area is approximately 1,032 square metres. The house is built of red brick with ashlar facings, and has a Doric limestone portico, with pediments over the windows.

The late John Coote, the jetsetting international designer of Classical 18th-century houses, came from a notorious family.
The first to make his mark in Ireland was Sir Charles Coote, a military adventurer who died in battle at Trim, Co Meath, in 1642, leaving estates in four counties to his four sons. His youngest son, Col Thomas Coote, was granted the O’Reilly lands in Co Cavan at the Act of Settlement in 1662. 
He married a Miss Hill from Hillsborough in Co Down and founded the town of Coote Hill (now Cootehill). On his death in 1671, his estate passed to his nephew, also Thomas Coote, who became a Lord Justice of the Kings Bench in Ireland, and was made a Knight of the Bath ‘in testimony of his good and laudable service in suppressing tumultuous and illegal insurrection in the northern parts of Ireland’. He also established Cootehill as a prosperous linen town.
On marrying his third wife, Ann Lovett, in 1697, Coote became the uncle-in-law of Sir Edward Lovett Pearce, a cousin of Vanbrugh, and by far the most important architect working in Ireland in the early 18th century. 
Its name was later changed to Bellamont Forest by Coote’s grandson, Charles, who inherited in 1764 and became the Earl of Bellamont of the 2nd creation in 1767.
The new Lord Bellamont was a complex figure, being variously described as a man of ‘the highest refinement’, but also as a ‘tyrant’, ‘madman’ and ‘a person of disgusting pomposity’. An inveterate womaniser, he sired at least six illegitimate children, all of whom were provided for in his will. He was tried in 1764 for murdering a man during the 'Oakboy' rebellion which he helped to repress brutally. He got off and is immortalised in a camp portrait by Joshua Reynolds in the National Gallery.
On his death in 1800, the estate passed to these descendants who lived on at Bellamont Forest, becoming gradually ever poorer.
In 1874, Edward Smith JP, having amassed a considerable fortune from the coal trade between Liverpool and Newry, bought the Bellamont house and lands for £145,000. Following his death in 1880, the estate passed through various members of his family until 1984, when what <a href="https://www.countrylife.co.uk/news/property-news/luxury-property-in-ireland-for-sale-24455" target="_blank">Country Life</a> described as the ‘troubles’ in the North finally persuaded the last of them to leave. The IRA had used the estate as a training ground.
Three years later, John Coote seized the chance to buy it.
It was listed in 2010 after Coote’s three children all returned to settle in Australia. John Coote, noting the architect spent three years in Italy in the early eighteenth century where he toured the Veneto and Palladio’s villas, thought La Rotunda was his great inspiration.  
There was considerable sadness at John Coote's death given he was one of the great interior designers who buoyed Melbourne's property credentials, especially during the 1980s. 
His Melbourne client list included the Lews, Foxes, Elliotts and Kimberleys. 
His 1987 Corrie Perkin Good Weekend piece was headlined: "John Coote turns new money into old". 
The Australian born, RMIT-trained, Pimlico Road, London interior designer was last in the local headlines during his divorce from Andrea Coote over the settlement of what was dubbed "Coote Castle."
The local paper noted this week that some months after Coote's death, Cavan County Council issued enforcement orders regarding the removal of marble busts from the house. The statues, which occupied alcoves in the entrance hall, depicted generations of old Cootes. 
Their whereabouts are known.

The Glenn Murcutt-designed home in Kangaroo Valley – The Walsh House – has been sold for $1.5 million.
It was listed for sale with a price tag of $1,975,000 back in mid-2013 when Title Tattle spotted its initial listing by the couple who had commissioned the architectural work. 
The two bedroom, two bathroom property was constructed over four years for Rosemary and Robert Walsh, an immigration lawyer.
The property sits on 2.02 hectares, 100 metres above sea level. The Walshes had bought the two-hectare block in 1999 for $230,000.
It has been bought by Francis Fong.
The properties southern and western facades are crafted using rustic materials due to facing the winds of winter and feature few windows.
The northern and eastern facades feature more refined materials and open up to views of Kangaroo Valley.
Each room in the house is protected by adjustable louvres to control the daylight in each room.
Murcutt is known for paying attention to the environment and creating economical and multi-functional buildings.
Kangaroo Valley is located in the Illawara region of New South Wales.

Renzo Piano will design the next stage of residential apartments at Barangaroo's new address, One Sydney Harbour, three high-rise towers.
After a globally competitive bid process, the Renzo Piano Building Workshop will undertake the firm’s second project in Australia.
The first was Sydney’s award-winning office and residential towers Aurora Place, developed by Lend Lease in 2000.
“A city development of three luxury residential highrise towers in such a location is, in this climate, a rare opportunity," Renzo Piano said.
"Our vision is to design three buildings with a gentle presence in the cityscape and in dialogue with the harbour waters and Barangaroo waterfront.”
Lend Lease’s Barangaroo South managing director Andrew Wilson forecast One Sydney Harbour will be an iconic Australian address.
It is likely there will be about 750 apartments on offer.
The apartments will be the second residential release at Barangaroo South. The first 159 apartments in the two waterfront buildings Anadara and Alexander sold out within 3.5 hours of launch in August 2013.

The increasing concentration of homes in the inner-suburbs of our capital cities is presenting a range of big challenges, and opportunities, for architects.
The influx of apartment development, particularly in Melbourne, has some concerned about apartment oversupply. <a href="/news/vic/exclusive-does-melbourne-have-an-oversupply-problem">Economists and property pundits</a> are worried about rental yields diving and the degrading value of real estate. Architects are worried about falling design standards and <a href="/expert-insights/buying/no-more-shoebox-apartments-37-square-metre-minimum-size-under-victorian-government-consideration">increasingly cramped low quality apartments</a>. Much of the public is worried about increasing pressure on local infrastructure and whether there will be anything to do in the city apart from look at big, shiny, apartment-filled skyscrapers.
Some, like former <a href="/news/vic/10-quotes-from-planning-minister-matthew-guy-on-changes-in-victoria">Victorian Planning Minister Matthew Guy</a>, who approved many of the high rise towers under currently under construction in the Melbourne CBD. say that the recent apartment boom is tackling the housing undersupply. But whether the stock coming onto the market is appropriate for those who need it is unclear.
Indeed, Prosper Australia estimates that <a href="/news/vic/over-64-000-melbourne-properties-sit-vacant-prosper-australia">17% of properties in the Docklands</a> are functionally vacant.
So is there a way to improve housing affordability through increased supply, without creating (wind tunnel-ridden) inner-city ghost towns?
Hayball director Sarah Buckeridge says part of the solution is to diffuse new housing stock, rather than concentrating development in the inner city.
Buckeridge notes that Melbourne's population growth has putting "a lot of pressure" on the need to provide housing options at an affordable level.
"So I think that it's important to keep providing options not just at a central city location, or suburban locations," says Buckeridge, but to consider the "middle zone": areas that are well served by transport and infrastructure, but not in the immediate inner city.
"High density isn't just happening in the inner city in those tower forms," she says.
"A lot of activity is happening in middle ring suburbs, which is very interesting.
"We've had a lot of <a href="https://www.hayball.com.au/projects/john-street-apartments/" target="_blank">work in the Whitehorse area</a>, in Box Hill and the other suburbs there.
"And I think that's a really positive development for those areas. It's bringing renewal for underutilized housing stock."

As for the inner city, despite <a href="/expert-insights/buying/are-studio-apartments-a-good-pick-for-first-home-buyers">dwindling square footage in CBD studios</a> and concerns over the quality Melbourne's "affordable" developments, Buckeridge says good design doesn't have to be sacrificed for affordability – in fact, architects have an important role in delivering affordable projects.
"It's not a matter of losing out, but obviously you need to be inventive about how you use building technology and materials," she explains.
"It's not about doing a compromised amenity for those apartments at all. I think there's actually a good opportunity to build in a diversity of different price points, even within single developments.
"What we're finding more and more in the inner city locations, there's going to be a market at the affordable end, perhaps at one bed units, through to bigger units attracting a premium price point."
Beyond diversifying the available stock in particular developments or areas, to avoid a concentration of one particular type of resident or an oversupply of one particular type of home, Buckeridge says engaging with a development's location is vital.
"We're advocates of always looking at the site and thinking about what suits those particular locations," says Buckeridge, citing <a href="https://www.hayball.com.au/projects/my80-2/" target="_blank">MY80</a>, a 55 level, 487 residence tower in the Melbourne CBD.
"That's a case where on quite a small site, a high tower form can still provide a good streetscape outcome, and good amenity. It really capitalises on its impact," says Buckeridge.

The project has a variety of communal spaces to draw residents out of their individual apartments and to foster a "vertical neighbourhood", including a dining area, a swimming pool, a cinema, a business area and a rooftop bar.
According to Buckeridge, as architects Hayball attempts to encourage communities in high-density environments by providing opportunities for residents to interact.
<a href="https://www.hayball.com.au/projects/bravo-apartments/" target="_blank">Bravo, in Carlton</a>, is <a href="/expert-insights/buying/carlton-parkside-project-bravo-sells-24-apartments-in-first-three-weeks">another Hayball project</a> which has seen the architects use social spaces, including a roof deck, to create what Buckeridge calls "communities at the building scale".

On the street level, architects and developers can work together to create socially active sites as well. Mixed-use tenancies – recreation centres, restaurants or shops – on the street level can engage both residents and passers-by. When street-level engagement is done right, it can stop residents from flooding out of their local areas in search of better food, entertainment or social spaces – leaving apartment-dense districts "soulless", as <a href="/news/vic/docklands-finding-its-feet-after-a-difficult-conception">some have described</a> Melbourne's Docklands.
"Melbourne's CBD is rightly renowned as having a really strong urban realm environment", says Buckeridge. As the density of housing increases, it will be architects who ensure that this remains the case.

How to do high density - keep it affordable and diverse: Hayball's Sarah Buckeridge

Perth is not high in the national consciousness, although its growth has sparked some interest.
The latest Australian Bureau of Statistics <a href="https://www.abs.gov.au/ausstats/abs@.nsf/Latestproducts/3222.0Main%20Features112012%20%28base%29%20to%202101?opendocument&amp;tabname=Summary&amp;prodno=3222.0&amp;issue=2012%20%28base%29%20to%202101&amp;num=&amp;view=" target="_blank">projections</a> about its population growth are remarkable – three million by the early 2020s, passing Brisbane later that decade, five million by 2050, bigger than Sydney now: the prospect of becoming Australia’s second “global city” megalopolis beckons.
It is not hard to deconstruct these projections, and they may be overstated. Perth has always grown in fits and starts depending on the mining industry. But in-between the spurts it continues to grow, because people find interesting things to do and a good place to live. So Perth will keep growing at a fair clip.
On The Gruen Transfer a few years ago, the ABC’s chosen marketing gurus were asked to sell the idea of a “bogan-proof fence stopping Western Australians from crossing to the east”.
I was amazed by how seriously they took it.
The view from across the Nullarbor is that Perth is a “Wild West” town with few of the features of a cultivated and civilised society. There is some truth in this, as our treatment of the Noongar would indicate, and we have little of the iconic architecture or memorable townscapes of the European ideal.
But this is a city with a very strong civil society, especially in environment and planning. I study cities around the world and find that idealism about environment and planning is the basis of a strong city, essential to any potentially sustainable future.
From my professional point of view, I know that self-satisfied cities are in trouble. The best are full of people who are dissatisfied with what their cities are doing about the future, and who set up organisations to change this.
Perth is much more than a relic of the Wild West, its civic sensibilities are strong and it is setting the pace towards building a sustainable future. The American–Pacific states threw off their Wild West past to become the epicentre of sustainability, innovation and cool, confounding preconceptions. Perhaps the analogy can be applied here.
Maybe the better challenge for The Gruen Transfer would be to sell the sustainability lessons that have been learned in the Indian Ocean state.
The “Wild West” should not care for its environment – it should just exploit its forests. But that is not our long-term or recent history.
People noticed the amazing wildflowers very early on, and now we know that the south-west corner of Australia is one of the world’s biodiversity hot spots.
Preserving bushland has had a strong scientific and popular base. The early settlers could find no suitable agricultural land in the sandy soils of the Swan Coastal Plain, nor was there much on the adjacent Darling Scarp with its jarrah forest and ancient, eroded soils. But there were good soils inland, so the great Wheatbelt was created and some of the most biodiverse countryside in the world was used to produce grain.
As the population grew and water became the most limiting resource, jarrah forests were set aside for water catchment and the Swan Coastal Plain groundwater systems for water supply. Much bushland was saved by these decisions, and is now mostly preserved in perpetuity.
Further south, however, both jarrah and karri were easy prey for export and the local market. The forest campaigns began early, as people realised how special these forests were, but it was not until the 1960s that their conservation campaign really got going. The civil society movements generated over the next 40 years became more and more sophisticated, and began to eat into the political landscape.
Finally, in the 2001 election, “stopping the logging of old growth forests” became the mantra of the ALP government, after much internal lobbying and a famous campaign involving Mick Malthouse (the coach of the West Coast Eagles AFL team), fashion queen Liz Davenport, and other famous public figures including the artist Robert Juniper.
It was the time of the “men in suits” protests, where protesters gathered outside the premier’s office and jammed the switchboard with mobile calls.
Geoff Gallop won the election. Polls showed that not only were all his Australian Labor Party supporters wanting to set aside these forests, but 92% of Liberal voters as well.
Never before had there been such a complete whitewash of the opposing forces – led by captains of industry including Michael Chaney, the former CEO of Wesfarmers. WA was the first state to make such a decision; it was not a “Wild West” decision.
During the 1990s, alarming predictions were made that Perth would have to be abandoned in the near future because its water supplies were not sustainable. All the climate change models demonstrate a drying climate in the South West, and this has been observable during more than 40 years of reduced rainfall. Dams and groundwater were never going to be enough, and the Water Corporation decided well before climate change became a political football that the predictions were real.
In 2001, a crisis emerged when it did not rain. Apart from immediate conservation measures, the long-term solution was thought to lie in a large deep aquifer called the Yarragadee in the South West. But civil society objected: stressing a natural system in a drying climate was not sustainable. The result was a decision to build wind-powered desalination.
In the eastern states, desalination became a dirty word for wasted public expenditure: the plants built at the end of the last big drought have hardly been used. Not in Perth. Over half of the water supply comes from the Indian Ocean, and soon recycled, treated sewage will recharge depleted aquifers.
Perth is now climate-proofed – the first Australian city to successfully introduce wind-powered desalination. A remarkable turnaround from the earlier dire predictions.
This journey began when CSIRO scientists and others demonstrated that reduced rainfall was likely be a permanent reality. People in Perth and the South West were highly sensitive to the issue, and pushed the politics of resilience planning to the limit by saying an emphatic no to using the Yarragadee aquifer as the next major water source.
Desalination and recycling of sewage were the only real options, and despite being the first city to attempt it, the politicians moved quickly to affirm desalination and get it into the water supply system. They have been proved right. As the Pacific Ocean moves into another El Niño drought cycle, the eastern seaboard cities will move to use the mothballed desalination plants that were built just as it started raining again.
Perhaps the politicians and their technical advisors who thought it was a good idea to buy them will finally be recognised for their resilience planning, just as they are in Perth. Being a leader in climate adaptation is definitely not “Wild West”.

Perth 25 years ago had virtually no railway system.
Only seven million passengers a year trundled along in the old diesel trains. The new suburbs to the north and south had no prospect of good quality public transit.
Now, there are more than 70 million passengers a year travelling on fast, quality railways to the north and south. Perth’s public transport has become the envy of other Australian cities. It needs to double this again, but this is not the Wild West when it comes to public transport.
Perth is a very beautiful city, but it has always been a car-based city. The processes that began to reverse this, and build railways instead of freeways, were not the result of public-sector plans – they were shaped by civil society action, through the political system. The almost 200 kilometres of modern electric rail built since 1990 would not have happened if the public sector had had its way.
The railway to Fremantle was closed in 1979 after a government report claimed Perth would never need a rail system. A four-year grassroots campaign resulted in the removal of a government, and a period of rebuilding. Extending the rail into new areas was the subject of at least four elections, and at each one the same public-sector advice suggested that car-based suburbs would never work with a rail system.
The public disagreed, and hence fast rail was introduced into the long northern and southern corridors with spectacular patronage results. The “Perth model” of building rail into car and bus-only suburbs is now being adopted in many cities around the world, including all the main cities on the east coast. It was not a Wild West culture that did that.
Perth has had a long history of idealistic planning since early days, from John Septimus Roe through to Gordon Stephenson. Professor Stephenson, Britain’s most eminent planner, drew up a plan in the late 1950s that created a long-term land use, infrastructure and open-space strategy girded by a statutory process with real legislative teeth. It also produced a land tax-based fund, hypothecated to providing regional infrastructure reserves and nature reserves.
The planning system in Perth has had bipartisan support now for more than 60 years. No regional decisions can be made without going through the Planning Commission with representatives from across government and all the local government corridors and regions.
One of the great achievements of the planning system is that 90 per cent of the land along the river and the coast was acquired. It has enabled reclamation of this priceless amenity for public use.
Perth’s main planning problems are due to car-dependent urban sprawl. The Stephenson Plan was created when car ownership and use were rising dramatically, so building a city to accommodate this seemed to make sense.
Cities are shaped by their dominant transport mode, as housing and jobs cluster around the means of transport. Thus, we have central cities of Perth and Fremantle (the old walking city fabric) and the traditional railway suburban corridors (the transit city fabric from the 1880s to 1950s) that are rather thin, as they did not grow in the periods of intensive commitment to these modes like Melbourne and Sydney, and most European cities.
Perth’s growth has mostly been in the automobile city period from the 1950s on. We did it well. Perth, Brisbane and the Gold Coast are the most American of cities: in Perth, this is due to the planning system.
Each boom has fed into further growth of the car-dependent suburbs. For those seeking a safe and easy suburban lifestyle, Perth has everything.
But the city now stretches for 120 kilometres along the coast; predictions for 2050 suggest the sprawl will extend more than 270 kilometres from Myalup to Lancelin. The resulting lifestyle does not suit everyone.
Indeed, the latest boom lured a clutch of young professionals west, eager to take up some of the opportunities that growth provides. They were not just seeking the delights of suburbia, but wanted an urban lifestyle with all the benefits of being able to walk, cycle or take the train to work, with nearby bars and entertainment precincts, top-end restaurants and interesting places to stroll. They brought a taste for the urban from Melbourne and Sydney, New York, London and Shanghai.
And Perth has begun to provide it. Car use per capita has peaked, and the city has witnessed a dramatic growth in rail and cycling. And those thin bones of the walking city in Perth have been strengthened to create a much more interesting city centre. The streets are now filled with pedestrians day and night, footpaths host coffee shops and bars spilling out in ways that were never imagined, even a decade ago. Young immigrants of the iron ore boom have given Perth a new urbanity.
The next phase of filling in centres across the inner and middle suburbs has been planned, and stresses the need for more redevelopment and less sprawl. But it is still tentative and most local governments are not so keen.
At Curtin University we have developed a Plan for Perth, which suggests the next 30 years of urban growth should be filling in the gaps rather than sprawling. The development will need new rail extensions and a series of 20 to 30 cities within already existing suburbs.
Such centres would need European densities and should also be demonstrations of green infrastructure and design, following the leadership of developments like <a href="https://joshshouse.com.au/" target="_blank">Josh’s House</a>. It’s a plan to save money, petrol, greenhouse emissions and bushland – but will it happen?
“Perth people don’t like living in flats” has always been the cry, and this remains a feature of the city’s culture. But now, a large and young group seek dense, green urbanism and want to live in such centres. A more sustainable urban form beckons if we can overcome the fear of density. As the processes of planning are based on community engagement and the NIMBY (not in my back yard) reactions of local groups, convincing people of the benefits of the new green urbanist market is a challenge.
It is feasible to imagine Perth being a far more interesting, lively and sustainable city. Not a bogan hang-out, but the model of a sustainable future. Civil society has demonstrated how this can be done in relation to the environment and transport – the challenge is to have the same impact on the way we live. Planning for city centres rather than endless sprawl is the next step. Perth can become a sustainable, polycentric city, and a model for the 21st century.
Cities are always much more complex than their popular perceptions. But as populations grow, planning is more important than ever. It is worth remembering the lessons of the recent past: we saved the forests, provided a sustainable water supply and built a rail system. I was surprised that they actually happened, but not that they worked. I hope I will be surprised again, and Perth becomes an urban centre of sustainability.

Perth could become a model for 21st-century urban planning: Peter Newman

The Commonwealth Bank international financial services head Robert Jesudason and wife, Laura Hui, have sold their contemporary Paddington, Sydney residence having headed back to Hong Kong.
Last November there were $5.8 million plus hopes for <a href="https://www.realestate.com.au/property-house-nsw-paddington-118397807" target="_blank">the Goodhope Street house</a> built in 2011. The sale price hasn't been revealed.
The four-bedroom residence on the 257 square metre block was designed by the late architect Bernard Teh-Howell.
The interiors are unmistakably by Greg Natale.
It last traded in 2012 for $4,906,000. 
The three-storey property comes with double garage and a pool.
It had been listed through Bill Malouf of LJ Hooker Double Bay.

Contemporary Paddington trophy home with Greg Natale interiors sells

Orb House in Kew, the noteworthy Bojan Simic Architecture-designed contemporary home, has been sold for $4,928,000.
It had been listed for sale mid-2014 through Kay &amp; Burton agents Sam Wilkinson and Scott Patterson with settlement occurring in the week before Christmas.
Its last published asking price was $4.95 million.
It was bought by Chinese buyers, James Tan and Liping Liu from Applecross, Perth who set up Treasure Prosperity Pty Ltd as their purchasing company.
It first sold for $5 million in early 2011 through Wilkinson.
Set high on the hill in Kew, it was built during 2009 by WAF Constructions on its 582 square metres block at <a href="https://www.realestateview.com.au/Real-Estate/52a-molesworth-street-kew/Property-Details-buy-residential-7199097" target="_blank">52a Molesworth Street</a>.
It is four bedrooms and five bathrooms, with 495 square metres of space. Its facade is a huge wall of glass. There is a giant circle cut-out on the wall behind and a staircase forming an exaggerated zigzag below. 
A curved central spine wall separates the house into two zones: the communal living areas within the curved rim and then its bedroom sleeping zone is positioned beyond.
A circular cut-out in the pergola roof continues the orb theme, as does a dome on its top.
There is a central courtyard model, inspired by dwellings of ancient Pompeii.
The office space on the mezzanine level overlooks a two-storey internal void with views to Studley Park through dramatic two-storey glass curtain walls. 
It was shortlisted for the Australian Institute of Architects 2010 Victorian Awards.

Orb House, Kew sells to Chinese buyers, as price goes backwards a bit

A Walter Barda designed Avalon Beach house has been sold through Raine &amp; Horne.
It was a three bedroom, two bathroom home at 2 Coolawin Road.
Last month's sale price has been withheld, but David Eden, the agent, was seeking $2 million plus.
The house was built on its 797 square metre block is a seminal pavilion style.
The single level residence was marketed as a modern interpretation of the classic Queenslander from its plantation shutters, ceiling fans to its glass louvres.
The block cost $890,000 in 2008.
Title Tattle wrote of <a href="/news/author-denise-leith-lists-walter-barda-designed-bilgola-beach-house">another northern beaches designed Barda offering</a> that was listed last week at Bilgola.

Lease marketing for the Harry Seidler-designed Grosvenor Place is well underway, coinciding with its $10 million refurbishment.
Colliers International is marketing the landmark tower complex to commercial tenants using a series of eye-catching advertisements, such as the one pictured below which featured in the Australian Financial Review.

The design has been given a colourful twist, reminiscent of the palette of New York artist Frank Stella, whose work is exhibited in the building. The advertising campaign is by Sydney-based Frost*collective. 
Much of Grosvenor Place's floorspace is uninterrupted by internal columns to provide flexible arrangements for tenants. There are 85,515 square metres of office space in Grosvenor Place, with 1,611 square metres of retail space.
The marketing for the building, which can be seen at <a href="https://www.work-culture.com.au/" target="_blank">work-culture.com.au</a>, draws heavily on its heritage, referencing Seidler's design principles ("Planning for flexibility provides lasting value": Design Principle No. 4; "Architectural design must avoid fads": Principle No.9) and using Seidler's signature.
Seidler is widely regarded as one of Australia's modernist masters and most famous architects. He designed Grosvenor Place in 1982 and opened in 1987. In 1989, it received the RAIA Lustig &amp; Moar National Prize.
Late last year, it was announced that a <a href="https://www.afr.com/p/business/property/landscape_inspired_art_scape_roof_G88PMcETh7VB1LFxqwkqDO" target="_blank">$10 million refurbishment</a> of the complex's restaurant and cafe precinct would involve an "art-scape".
The site includes the low-set Royal Naval House, Johnson's Building and the 44 level Tower.
In 2009, the building underwent a $28 million refurbishment of its lower floors. In 2013, DEXUS Property Group acquired a 25% interest in Grosvenor Place for $271.25 million.

Two Australian projects are among finalists for 2015 ArchDaily website Building of the Year Awards.
Lune de Sang Sheds by CHROFI and One Central Park in Sydney's Chippendale (pictured above) by Ateliers Jean Nouvel and PTW Architects were each judged worthy of the top five most popular projects in their respective categories by readers of ArchDaily.
Both projects have been regularly featured on architectural websites.
The rural NSW project <a href="https://architectureau.com/articles/lune-de-sang-sheds/" target="_blank">Lune de Sang Sheds</a> is up against projects from Chile, Spain, and Germany as well as Heatherwick Studio’s Bombay Sapphire Distillery in the industrial architecture category.
In the housing category, <a href="https://architectureau.com/articles/one-central-park/" target="_blank">One Central Park</a>‘s much-talked-about Heliostat is up against The Iceberg by CEBRA + JDS + SeARCH + Louis Paillard Architects in Denmark and Parkrand by MVRDV in The Netherlands as well as projects from Portugal and Brazil.
In all, five finalists in fourteen categories have advanced to the second round of voting, which <a href="https://boty.archdaily.com/us/2015/category/Housing" target="_blank">closes 4 February 2015</a>.
The building with the most votes will be named ArchDaily’s Building of the Year for 2015.
<a href="https://www.propertyobserver.com.au/https://boty.archdaily.com/us/2014" target="_blank">The 2014 ArchDaily Building of the Year Awards</a> was described as a peer-based, crowdsourced, architecture award where the collective intelligence of 60,000 architects filter and recognize the best architecture featured on ArchDaily during the past year.
It has been giving the award since 2009.
It was early 2013 when, in an Australian-first engineering feat, Frasers Property Australia and Sekisui House Australia had elevated a 110-tonne steel frame 100 metres in the air, successfully attaching it to the One Central Park apartment block on Sydney’s Broadway.

It is considered the most complex part of the construction process in building Australia’s first residential heliostat, 30 months in the making.

Underneath, 3,000 coloured LED lights have become an eye-catching piece of public art at night, illuminating the residential towers with a light display designed by French lighting artist Yann Kersale.
