Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"We've had homes with big yards and lots of space, but everyone ended up in different rooms. Here we'll have dinner together, the kids can play, and we spend far more quality time together."

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

"Every detail feels deliberate, from the overall design down to the smallest touches," the purchaser said.

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

A field of eight projects was considered for the category, with the judging based upon "urban form, community creation, innovation features and environmental and engineering considerations, highlighting quality and innovation across the urban development industry."

Urban.com.au has on numerous occasions over the course of the last year highlighted the groundswell of office-based development aimed squarely at Melbourne's city fringe markets.

The municipalities of Yarra and Port Phillip have been the primary beneficiaries of this discernible shift in office activity. Only last month <a href="/news/urban-com-au-is-tracking-1-3-million-square-metres-of-office-space-in-development">Urban.com.au highlighted the growing importance of fringe suburbs</a> such as Richmond, Cremorne, South Melbourne and Collingwood in Melbourne's grander office-driven boom. 

What though, are the driving forces that are underpinning this new office dynamic?

A leader in the field is Southbank-based design practice Hayball, who are currently working with a trio of developers in order to realise office projects across Collingwood, South Melbourne and Cremorne. Hayball's Managing Director Tom Jordan recently spoke to Urban.com.au, providing insight on the hot topic that is city fringe office development.

<figcaption>Hayball's trio of current inner-city office projects</figcaption></figure>Behind the strengthening of Melbourne's city fringe office markets is the emerging dichotomy between the established CBD/Docklands 'corporate' tenant office space and emerging 'creative' tenants which are actively seeking to reject the norm.

Tom Jordan explains that these creative, dynamic businesses are looking to commit to collaborative hot spots such as Cremorne, rather than opting for more corporate CBD surrounds. It is a matter of perception, where these typically smaller businesses are taking a holistic approach toward their office requirements which include the ability to provide highly customised workspaces.

From Hayball's perspective, the above has manifested itself by way of three separate projects.

Alpha 14 Property Group is pursuing GCQ, a 9,000sqm A-grade quality development on the corner of Collingwood's Gipps and Cromwell Streets. Valued at $28 million and due to commence construction during February 2018, the design is based upon a collaborative approach with flexible office spaces offered.

Also on Hayball's agenda is 134 Moray Street, South Melbourne. The distinctively angular building consists of premium grade office space; some of which will be absorbed by developer SMA Projects.

Rounding out the trio is Caydon Property's $35 million Harcourt Parade project in Cremorne. It too was "conceived as a place to innovate, co-create, collaborate and showcase."

Gone are partitions and plaster for instance, with earthier, open spaces the order of the day in these customised commercial designs.

Demonstrated above and below is Hayball's interior spaces for Cremorne and Collingwood. They are reflective of the want of tenants to have their staff mobile, in that fit-outs are high flexible and specifically tailored to be welcoming.

Tom Jordan notes that current design imperatives which both cognisant developers and businesses are requesting include:

<li>End of use facilities such as bike storage, showers etc.</li>
	<li>Spaces that promote health and wellbeing, such as yoga rooms, communal gyms and flexible spaces for activities</li>
	<li>Social spaces such lobbies and rooftop terraces</li>
	<li>Raw finishes with sustainable and natural materials</li>
</ul>
This new wave of city fringe commercial office buildings are beginning to reflect the multi-residential market in that communal facilities have taken on a greater importance. Whether it be rooftop gardens, breakout areas of activated foyers which Tom Jordan refers to as activated 'foyer plus' spaces, it is very much reflective of the smaller and specialised mindset of many businesses in the marketplace.

Whereas the majority of projects appearing in Cremorne, Collingwood and the like are purely commercial pursuits owing to zoning, Tom Jordan sees Fishermans Bend being positioned from the outset as a genuine mixed-use pursuit. To that end, there will be greater scope for true mixed-use programmes across a greater number of buildings.

As for now Hayball continues to actively expand their presence in the burgeoning city fringe office market, with Tom Jordan confirming that the practice is working on additional projects in the field.

Cornering the creative market: Hayball's Tom Jordan on Melbourne's new office dynamic

The marriage of old and new can be a difficult process, particularly when the existing structure has intrinsic heritage value.

In previous times Fitzroy's 237 Napier Street served as the home of furniture manufacturer C.F. Rojo and Sons. Taking root during 1887, Christobel Rojo oversaw operations though over time the site would become home to furniture manufacturer Thonet.

As with many significant buildings around Fitzroy, 237 Napier Street would see a new purpose as housing stock with DealCorp going about redeveloping the existing building into C.F. Row...and an impressive outcome it is! C.F. Row is the quintessential inner suburban red brick exterior facade melded with new dark-toned additions that provide contrast, albeit on a visually pleasing level.

Works began on the project at the beginning of 2016, with all bar a ground floor tenancy fit-out completed. Apartments choices consist of 18 one-bedroom, 22 two-bedroom, four three-bedroom and one five-bedroom dwelling whilst all the townhouses include three-bedrooms. Internally the townhouses span between 143sqm and 167sqm.

C.F. Row's apartments are set to the south of the site, directly behind the C.F. Rojo and Sons facade, with an indented level above the historic structure providing a break between old and new form. Conversely, the SoHo townhouses sit in behind the 'restored' northern facade, with a contemporary addition also adjacent. 

Both buildings are separated by an east-west passage which also provides additional light penetration and a secondary perspective aside from those facing directly away from the site.

Row is an effective marriage between old and new, and in many ways mirrors the <a href="http://riverlee.com.au/projects/jaques-richmond-stage-1">Jaques Richmond Stage 1</a> redevelopment in colour palette, size and composition. The earthiness and relatability of low-rise red brick facades cannot be underestimated and is perhaps a reason why they are so popular in contemporary designs in areas such as Richmond, Collingwood and Fitzroy.

Historic elements to three sides, scale, location, history and a complementary material palette; C.F. Row simply wins on numerous levels.

In my opinion, it is certainly one of, if not Melbourne's most visually satisfying new addition of 2017.

Fitzroy's C.F. Row comes up trumps

Toorak Park is the outcome of a decade of development overtones for an expansive and formerly underutilised site abutting Toorak Station.

Few projects across Melbourne are larger in terms of site size, with developer Lendlease over recent months applying the finishing touches to 446 apartments and 18 townhouses across a host of buildings. What makes Toorak Park particularly impressive though is the extensive greenery and public permeability across its ground plane.

Often by necessity the vast majority of Melbourne's apartments buildings find themselves in a truly urban context; surrounded by other buildings they are small in footprint and often lack expressive, inclusive or even interesting public realm outcomes.

Toorak Park is at the opposite end of the scale; it is not an outwardly flashy development but when roughly 35% of the site's 2.5 hectares has been seeded to green areas or parkland, it becomes an excellent public outcome.

Various buildings up to 12 levels dot the site, and generally present with the same architectural form and expression. Whilst they may not rank as among the most impressive buildings in Melbourne, the format and execution across the project's ground plane is deservedly worthy of praise and equal to any that Apartments.com.au has reported on in recent years.

The development is bound by Orrong Road, Toorak Railway Station, Osment Street, Toorak Park and Victory Square Reserve. Greenery, permeability, and wayfinding are all present, as is a new alternative route in accessing Toorak Station and Beatty Avenue via the heart of the site.

Wide, clear and well-signed paths, an immense number of plantings right across the development and the separation between vehicle access and pedestrian space are all on show; the latter is especially noticeable and makes for a quiet and safe experience when walking through the finished product.

The pre-existing pedestrian link from Orrong Road to Toorak Station which flanks the site's northern border is a prime example of what effective landscaping can do. The narrow passage formerly lined by cyclone fencing now enjoys stepped layers of greenery that provides a lit and safe pedestrian space, whilst also masking the necessary security and privacy measures for residents directly behind.

During the project's sales campaign Tract director and landscape architect Mike Stokes was quoted as saying "We create landscapes that grow old gracefully. We were mindful of the spaces between all the buildings, and responded to leafy surrounding suburbs, such as Toorak, Armadale, and Prahran."

Once the new plantings reach maturity and the overall development is 'worn in', it will be interesting to see just how gracefully the landscape around Toorak Park ages, given how impressive it is right now.

Toorak Park delivers where it matters most

“To me, this building is outstanding for the way it melds the different epochs of Germany.”
For Konstantin Kortmann, head of Residential Investment at JLL Germany, Frankfurt’s Städel Museum shows how an act of citizenship centuries ago can create something which is still valuable and relevant to a modern city.
Back in the 19th-century, banker Johann Städel dedicated his fortune and sizeable art collection to founding an institute that would educate the people of his city about art. Originally housed in Städel’s own home after his death in 1815, the artworks were eventually given their own space – in the Städel Museum, constructed in 1880 on the banks of the River Main.
Having survived two wars, a year’s closure and a bombing, today, it is Germany’s oldest museum foundation – and with two major extensions in 1990 and 2012, it is also an architectural ode to eras past.
“You can see its history as you walk around the building,” Kortmann says. At its main entrance, the Städel is the classical 19th-century construction with a grand stone facade buttressed by stately columns. Along the Holbeinstrasse end is its minimal, white 1990s extension with few, high-set windows. By these expansive walls lies the great lawn of the Städel, studded with over 30 circular panes of glass – skylights into the subterranean gallery housing modern art and photography, completed in 2015 to commemorate the museum’s 200th anniversary.
Built to preserve
Inside the building, which houses European collections from the 14th century onwards, the effect can be equally striking. “Take the original wing, you have the feel of the 19thcentury – marble stairs and columns, wood floors and colourful walls with golden-framed paintings from the Impressionisists and Italian classicists,” Kortmann says.
Yet much like with art itself, opinion on the interior design remains divided. “Some say the interior has not matched what is promised from the outside, because the architecture is a bit undecided,” Kortmann says. “But it has been an intelligent way to use existing stock to create more space – and without losing the museum’s heritage.”
Instead of demolishing existing features to make room for the new, each extension to the Städel was built to accommodate what was already there. “The concept for its expansions has been focused on preservation. Take the modern wing – by digging into the earth to create the gallery, the soil above can be used as a natural insulator to keep heating costs down,” Kortmann says. “Because the land was disturbed as little as possible, it can also continue to absorb rainwater, reducing the possibility of the riverbanks flooding.”
Shaping a modern landmark
The people responsible for the building have left an enduring legacy for modern day Frankfurt. “The Städel has been led by many visionary museum directors, one of whom was [eventual Director-General of Frankfurt museums] Georg Swarzenski, the first large-scale buyer of the French impressionist artists,” Kortmann says.
Swarzenski, who was of Jewish background, fled Germany in 1938 as the country, under the National Socialists,started the persecution of its Jewish population.. In this period, 77 of the museum’s paintings were classified as “degenerate art” and confiscated, and by 1939, a greater part of the collection had to be evacuated. In 1943 the museum closed; a year later, it was partially destroyed by bombs.
For the Städel, the end of the Second World War was followed by nearly 20 years of reconstruction and rebuilding the collection. “US forces, the famous monument men, also returned many of the paintings that had been taken from murdered or expelled citizens. Some of the paintings that had to be sold under Nazi regime were re-acquired and in addition to the remaining stock these were used to start a post-war education exhibition within the museum,” Kortmann explains.
In 1984, a civic cultural initiative started to turn the riverbanks of the Main into Frankfurt’s famous “Musumsufer” (‘riverbank of the museums’), which nowadays comprises 12 museums. The Städel museum decided to follow Johann Städel’s original directive – to provide access to art for all. As the Städel grew in prominence, a park was created around it, and the Museumsufer’s rundown buildings were converted into cultural destinations – the German Film Museum, Architectural Museum and Jewish Museum, among others.
“The Städel has regenerated a whole area,” Kortmann says. “It’s the nucleus for the ‘Museumsufer, and its story is the story of the whole of Germany.”

The German building that brings a legacy to life

Bates Smart has been selected as the design consultant for the new Australian Embassy in Washington.
The competition winning design by Bates Smart, in partnership with local firm KCCT, is to be located at the diplomatic heart of Washington.
The design is suggested as embodying the spirit of Australia through direct references to the distinctive Australian landscape: its bright and clear natural light and open skies, its warm materiality and its vast scale.
At ground floor level a large open public space announces itself as the grand entry into the building looking back towards the White House.
Features include a thermally efficient façade, a green roof with an extensive photovoltaic array, expansive use of natural light and the latest building services technologies.
The new Australian Embassy will replace the existing embassy building which was also designed by Bates Smart in 1964, according to the Dexigner website.
The original design by Sir Osbourne McCutcheon was the first purpose-built Australian embassy building since Australia House was constructed in London in 1918.
"It is with great pride that we have the opportunity to replace this building with the next generation of Bates Smart design," commented Kristen Whittle at Bates Smart.
"The project has a refined and rich materiality which will make it stand out in Washington," she told <a href="https://www.propertyobserver.com.au/https://www.dexigner.com/news/29392" target="_blank" style="font-size: 12.16px; line-height: 1.3em;">Dexinger</a>.

Great cities and neighbourhoods always have a particular kind of urban intensity - what we might call the “character”, “buzz” or “atmosphere” that emerges over time.
While unique in many ways, great cities also have certain things in common. One way to understand these properties is to think about a city’s “urban DMA” - its density, mix and access.
We’re still in the early days of understanding how cities work. But we do know that creative, healthy, low-carbon and productive cities all depend on intensive synergies of density, mix and access. 
When we talk about “urban DMA”, we’re talking about the density of a city’s buildings, the way people and activities are mixed together, and the access, or transport networks that we use to navigate through them.
Like biological DNA, urban DMA doesn’t determine outcomes, but establishes what is possible. A low density, largely mono-functional cul-de-sac (such as a shopping mall or a gated enclave) is an anti-urban form. Minimum levels of concentration, co-functioning and connectivity are necessary for any kind of urban life.
The concept of urban DMA can be traced to the work of the late Jane Jacobs, whose book “The Death and Life of Great American Cities” was written in the mid-20th century, when many great cities were being surrendered to cars and poor urban design.
Jacobs wrote of the need for “concentration”, “mixed primary uses”, “old buildings” and “short blocks”. We recognise this as urban DMA – “concentration” is density; “mixed use” and “old buildings” are the conditions for a formal, functional and social mix; and “short blocks” means “walkability” at a neighbourhood scale.
Jacobs’ key contribution was to focus on the city as a set of interconnections and synergies rather than things in themselves – a focus on the city as an assemblage, rather than a set of parts. While the language has evolved, our understanding of these vital synergies needs to be taken much further.
<h2>Access</h2>
Access is about how we get around in the city. How do we make connections between where we are and where we want or need to be? What are the access routes - are they organised in closed or open networks? How fast are they at different scales and for different modes of transport? How far can we get with a given time frame and with what mix of walking, cycling, car, bus, tram or train?
At a neighbourhood scale access is primarily about “walkability”; at larger scales we depend on a mix of cars, cycling and public transport. But access means nothing if there is nowhere to go – the synergy with density and mix is everything.

<h4>Mix</h4>
Mix is about the differences and juxtapositions between activities, attractions and people. It’s not about diversity as spectacle, but a means of enabling encounters and flows between different categories of people, buildings and functions. Mix is about the alliances and synergies between home, work and play; between production, exchange and consumption.
Like density, mix can be uncomfortable; it means proximity to different kinds of people and practices. It means a layering of old and new buildings, of large and small buildings, and of large and small organisations. 
Mix is not an unmitigated benefit. Urban planning was largely invented to stop mixing - to prevent living with noise, smells and activities we don’t like. It means keeping where we live away from where we work and shop.
But that separation ceases to be helpful when the result is people living in suburbs with no shops, or working in suburbs with no transport. Great cities will have many different kinds of mix - a “mix of mixes” - each geared in turn to density and access.
<h2>Density</h2>
Density is not the same as intensity. When we don’t have the synergies of the DMA, we often get density without intensity.
There are dangers in an excess of some kinds of density, like the overcrowding of populations and the loss of light and air that comes with excessive building. There are many different kinds of densities - of residents, jobs, buildings, houses and street life. They interconnect, and they all matter. 
The big question about density is: how much activity, how many people and how many buildings can be concentrated into one urban area? How close can we live to where we work or need to be? How many urban amenities, places and jobs can we walk or commute to?

<h4>Urbanity</h4>
What is at stake here is the future of this great cauldron of productivity and creativity we call urban life. The 19th century British economist Alfred Marshall famously suggested that there was “something in the air” of a city that made it more economically productive - a phrase that is suggestive of an “atmosphere” and a “buzz” of urban intensity.
Much more than a simple clustering of people and buildings, urbanity is a concentration of intensive encounters and interconnections. And its benefits are much more than economic - they’re social, environmental and aesthetic.
If we want to build great cities, we shouldn’t develop formulae or copies of “best practice” from other cities. We should turn to our existing cities and ask three simple questions: 
<ul>
<li>How dense can we get yet remain liveable? </li>
<li>How mixed can we get while remaining safe and civil? And,</li>
<li>How easily can we get around in a healthy and sustainable way?</li>
</ul>
Urban planning enables and constrains these dimensions of urban life. And unlike human DNA, urban DMA can be redesigned. If we want a healthy, creative, productive and low-carbon city - if we want “the buzz” - we need to reshape the urban DMA.

What makes a city tick? Designing the ‘urban DMA'

Developer Kokoda Property has commissioned interior design firm, Fiona Lynch, to create a schematic design for a world-class café, dining or wine bar at street level in its 8 Montrose development in Hawthorn East.
The plans now require council approval and construction.
Concept plans include mix of textures including leather, marble, natural stone, stainless steel detailing and mosaic tile flooring and will offer window banquette seating, central dining zones, a high bar area and a private dining area.

The concept plan for the expansive 241sqm space has provisions for 68 interior and 18 exterior seats.
Fiona Lynch said  it was an amazing opportunity to let our imagination run wild when creating the concept plan.
"The brief from Kokoda Property was to create a unique space that would be supported and enjoyed by the local residents,” she said.
“We wanted to create a relaxed space that had the ability to transition from day to night and were inspired by a mixture of spaces and functions; a place for morning coffee, a local brunch spot, long lunch, afternoon wine and an evening dinner.

Fiona Lynch commissioned to create cafe space at 8 Montrose Street

The 1949 house Windy Dropdown on the Curl Curl North headland has been sold for $5.85 million to the Olde family.
The Molong Street house, enlarged since it was built, was the first post-war commission by architect Sydney Ancher.
Featured in Sydney Architecture, Graham Jahn's guide to 300 houses of merit, it was only built for the Farley family after much controversy.
Its flat-roof design was rejected by Warringah Council but approved in a Land and Valuation Court case that triggered the evolution of the Modern Movement.
The former rugby league player turned property developer Phil Franks got permission for the adjoining eight-house estate after paying $4.8 million in 1997 to the Farley family.
The barrister Geoffrey Nicholson who bought Windy Dropdown for $1.6 million in 1998 selling it to the Dickinson family at $5.5 million in 2010.
