Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

CoreLogic recently conducted a study which found 99.9 per cent of houses across Sydney were unaffordable for a quarter of city residents. Houses in more than 1000 suburbs across Sydney were out of reach for the bottom 25 per cent of income earners.

The development aims to create strong physical, cultural, and emotional connection between the Brisbane river and the residences, according to Kuma.

The design concept is expected to be completed early this year, with revised designs to be lodged with Brisbane City Council in mid-2021.

Australian residential developer Crown Group has taken the next steps in its first move into the US market, where it plans to develop a US$500 million mixed-use high-rise condominium and hotel tower. 
Crown Group is progressing entitlements with Los Angeles City Hall for the proposed tower, which is earmarked for the southeast corner of South Hill and 11th streets at the convergence of Downtown’s financial, fashion and South Park districts.
Crown Group has formed a joint venture with a Singapore based company called Magnus Property Pte Ltd and one of Indonesia’s biggest property developers, ASRI.
The joint venture group settled on the Downtown site in November 2019.
The 43-storey tower has been designed by renowned Koichi Takada Architects and the project at 1111 Hill Street is expected to be completed in 2024.
The high-rise sections of the building will comprise 319 condominiums with an exclusive residents’ retreat over the top two floors and a façade design that references California’s gigantic ancient redwood trees.
Crown Group’s LA office is also in discussions to perhaps incorporate a 160-key hotel in the low rise of the building.
Crown Group CEO Iwan Sunito said the flourishing Downtown district of LA had experienced a significant transformation over the past decade. This is evidenced by LA Live’s expansion, Warner Music and Spotify establishing offices, headline retailers such as Apple, Vans and Paul Smith launching flagship stores, a bevy of iconic restaurants opening venues and numerous residential, hotel and commercial developments underway.
Crown Group Head of US Development Patrick Caruso said the development would offer an appealing point of difference for buyers in Downtown LA and bring a new version of condominium living to the district.

Crown Group secures land for its first USA project

It took out the international award, The Architecture MasterPrize last week, as well as Australia’s peak industry body’s, the HIA’s Best NSW Apartment Complex 2019, at a ceremony in Sydney on Saturday night.
The Architecture MasterPrize is one of the most comprehensive architecture prizes in the world and celebrates the best in design excellence and innovation of architectural, interior, and landscape design.
The Housing Industry Association (HIA) is the peak industry association for the Australian residential building sector and its awards recognise excellence in residential construction and design excellence.
Opened in late 2018, Arc by Crown Group was designed by internationally acclaimed Koichi Takada Architects.

Crown Group won the prestigious international industry award in the Five Star Development Marketing Australia category, up against competitors from all around the globe.

Eastlakes Live by Crown Group wins international marketing award

The Australian developer Crown Group has unveiled its vision to build a new luxury waterfront residential precinct on the Jakarta waterfront.
The project will be the first of its kind for Indonesia, with 2000 luxury homes and its own marina, beach club and dining precinct at Ancol. 
Crown Group, based in Sydney, signed an agreement with Indonesian government organisation PT Pembangunan Jaya Ancol in early 2019 to create the vertical city.
The plans will be presented to the Indonesian government for approval later this year, with it set to launch to market in 2020. 
Real estate and tourism developer PT Pembangunan Jaya Ancol Tbk is best known for developing Ancol Bay in the 1980s, the largest tourist park in South East Asia which attracts 300,000 visitors a year.
It boasts its own championship golf course, the 24-hour Ancol Dreamland amusement park, SeaWorld, various hotels, open-air markets and a marina. 
Chairman and Group CEO Iwan Sunito said the first Crown Group project in Indonesia would herald a new era for waterfront living in the island nation and set a new benchmark for residential property development in Indonesia.  
“The vision is to create a landmark that will be the jewel of Indonesia and a marina that the world hasn’t seen before,” he said.
“We will be the first to bring waterfront living to Jakarta, inspired by the world’s best – Sydney’s famous Darling Harbour and Circular Quay – through the development of vertical mixed-use residences.”  
The joint venture will see a series of towers created on a 4.7 hectare site, with a luxury waterfront living concept designed by Japanese-Australian architect Koichi Takada, based in Sydney. 
The project will bring a new level of luxury to the area, with spectacular shared facilities for residents and the public to enjoy, including a yacht club, waterfront promenade and beach club-style dining.  
The A$1 billion development will offer 9000 square metres of retail boutiques, restaurants and bars and a commercial precinct.
There will also be a network of outdoor terraces, boulevards and jogging tracks.  
The first stage is expected to be completed in 2024 with 800 apartments, a gym, spa and infinity swimming pool, and a further 1500 apartments in the second stage.  
Sunito said it will be a place where communities can come together.
"We want to create a space where people can walk through and experience the galleries, the boutiques, the restaurants and the waterfront.” 
Architect Koichi Takada said he had drawn on elements of Indonesia’s natural environment and cultural heritage to create a contemporary development with a connection back to Indonesian culture.
“The site is on the edge of the land, facing the Java Sea,” Takada said.
“As you land in Jakarta you see the Ancol development with its collection of eight high rises that almost appear like an Indonesian archipelago, rising out of the sea. So, we looked to Raja Ampat Papua, the Indonesian archipelago off the coast of West Papua also known as the Four Kings, for inspiration, and the Green Canyon in Pangandaran Beach of islands.  
“The rice terraces in Bali are culturally specific to the Indonesian landscape and we wanted to celebrate that. Jakarta is known for its heavy traffic and traffic jams, but the flow of traffic is organic, it moves like a school of fish in this energetic city.  
“Our design has parts that face the water, parts that face back to the city of Jakarta, then in between you have cascading terraced apartments and garden features, with public and residential amenities in between.
"This will give it a laneway feel, almost like going through a canyon, or the islands of the archipelago.
"It’s quite a dramatic and emotionally fluid experience to go through it.
"That to me is the character and experience of Jakarta – you go through all these traditional villages and houses in between the sky scrapers, and experience the city on a human scale, in all these in between spaces. We wanted to capture that experience.”  
President Director of PT. Pembangunan Jaya Ancol, C. Paul Tehusijarana said he was looking forward to bringing a new element of residential living to the Ancol waterfront.  
"Ancol has the advantage of being located next to the beach, plus we can collaborate with Crown Group who are experts in their field. We see the mixed-use concept combined with a world-class waterfront lifestyle can add a new sense of value to the Ancol area,” he said.

Crown Group plans $1 billion vertical waterfront city for Jakarta

Crown Resort’s plan to build a new $2 billion hotel and luxury apartment tower in Melbourne are in limbo after the Victorian government turned down its request to extend construction permission.
Crown, backed by billionaire James Packer, this morning said it had been denied an extension to the construction start time of the planned One Queensbridge hotel and apartment complex opposite the Crown Towers hotel on Southbank.
The state government approved the 90-storey tower two years ago under the condition construction started by this month.
Crown and joint-venture partner Schiavello Group applied for a planning extension two weeks ago while they continued to seek financing.
“Crown and Schiavello have been informally notified by the Victorian government that an extension to the construction commencement date for the proposed One Queensbridge project has been denied,” Crown said in a statement to the ASX.
“No formal notice has been received from the Victorian Government but it is expected shortly. As previously announced, the project was subject to obtaining financing arrangements that were satisfactory to Crown and Schiavello. Unfortunately these arrangements could not be achieved before the construction commencement date under the planning approval.
“Crown retains a 50% ownership interest in the land and will consider the next steps for the property in conjunction with Schiavello.”
Plans for One Queensbridge include a 388-room hotel and 708 residential apartments and a walking bridge linking it to the casino across the street.
The developers had previously said that the project was “subject to obtaining financing arrangements”.
“Unfortunately these arrangements could not be achieved before the construction commencement date under the planning approval,” Crown said.

"That an award has been won by a project in Australia is a testament to how truly global real estate has become for the Chinese consumer. 
Crown wasn't the only Australian winner at the awards night.
Property investment firm Ironfish won the Trustworthy Overseas Property Service Provider award.
Lanny Xu, CEO of Ironfish China, said it's one of the best awards to win.
“Since 2004, we have built up our business in China and received lots of awards and are very appreciative, but none of these can be compared with today’s award from Juwai," she said.
"It is one of the best awards in the industry and we are very honoured to receive it.

Crown Residences at One Barangaroo win Juwai award for best international hospitality branded residence

Crown Group has revealed its latest development.
Mastery by Crown Group, is a collaboration between Japanese architect Kengo Kuma and award-winning local architect Koichi Takada, who has worked before with the developer.
The five-building development has its centrepiece the building by Kengo Kuma, an eye-catching 20-storey tower featuring a striking plant-filled, green exterior designed to emulate a stacked forest.
The remaining four buildings consist three buildings designed by Koichi Takada Architects and a building designed by Sydney-based architects Silvester Fuller.
Crown Group chairman and CEO Iwan Sunito said his vision for Mastery by Crown Group was for it to become a vibrant and diverse community.
He expects between 60 percent and 70 percent will be local buyers.

Since Sunito co-founded Crown Group with business partner Paul Sathio in 1996, Crown Group has since built a portfolio of projects under construction and in the pipeline worth $5 billion.
“With Mastery by Crown Group, we are creating a new urban hub,” Mr Sunito said.
It was a great coup to have both Kengo Kuma and Koichi Takada collaborating on the project, Mr Sunito said.
“Kengo Kuma and Koichi Takada each have their own unique style and ethos and are true leaders in their field, renowned for their creativity,” Mr Sunito said.
Kengo Kuma founded Kengo Kuma and Associates, Inc. in his home nation Japan in 1990. Last year the company made its first foray into Australia designing The Darling Exchange, a six-storey public building in Darling Harbour followed by a 25-storey hotel in Sydney’s Circular Quay.
Kengo studied at Columbia University in New York City and made last year’s Dezeen Hot List.
The “stacked forest” apartment building at the heart of Mastery by Crown Group will be Kengo Kuma and Associates’ first residential project in Australia.
“Our intention is to give a warm and a natural atmosphere to the community with unique design strategies,” Mr Kuma said of the 19-storey residential tower.
“The upper volume of the tower seamlessly transforms into the lower part of the stepped terraces in order to create an intimacy between the building scale and the pedestrian scale on the street level.
“Eaves wrapping the façade are covered by sticks which give a warm impression of the wood to the façade.
“The entire façade becomes a vertical urban forest by having vegetation on each eave,” Mr Kuma added.

Japanese-born Sydney-based architect Koichi Takada has designed three of the five buildings at Mastery by Crown Group.
Takada began his career in Tokyo and moved to Sydney in 1997. His firm Koichi Takada Architects has won multiple awards for its residential, retail and hospitality designs.
“It is my honour to work alongside Kuma sensei, the Japanese master of architecture. It is a dream come true,” Mr Takada said.
“I drew on an idea of ‘green luxury,’ finding inspiration in nature. Each building is designed with a ‘human touch’ to express its organic and distinct architectural character.
“Responding to Kengo Kuma’s vision for the tallest of the five buildings, I am excited to design three low-rise buildings that create a dynamic architectural dialogue within the precinct,” Mr Takada added.
Mastery by Crown Group sits within the City of Sydney’s Green Square redevelopment precinct; 5km from Sydney’s CBD, 3km from UNSW and 7km from Sydney’s Airport.
With more than 40,000 jobs expected to be created in the Green Square area by 2030, the development will be home to hundreds of new Waterloo residents when completed in 2021.
