<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

There were no specifics in the announcement.
"Evictions will be put on hold for six months by the states and territories," the PM announced.
"Landlords and renters are encouraged to talk about short term agreements.
"More information was to come this week," the official update advised.
“States and Territories will be moving to put a moratorium on evictions of persons as a result of financial distress if they are unable to meet their commitments and so there would be a moratorium on evictions for the next six months under those rental arrangements,” Scott Morrison said.
The president of the REIA, Adrian Kelly said while he is very supportive of the Government's efforts, the REIA was disappointed with the simplistic approach of the Prime Minister’s message.
He suggested the PM's message "ignores the tenancy arrangement and thus raises more questions than it answers."
“Real estate agents are the middle persons who facilitate the agreement between landlords and tenants and manage it as well as the property.
“There are some 70,000 property managers, principals, real estate agents and representatives across Australia.
"Tenants don’t negotiate with landlords.
“Banks have already indicated that they are offering customers the option to defer home loan repayments for up to six months.
“We need to address the support of agents so that what the Prime Minister wants, in terms of landlords and tenants - finding a solution to get through the crisis, can be achieved.
“Estate agents will work very hard to facilitate the role between landlord and tenant, and to do this they need income.”
“I note that National Cabinet is still to consider details,” concluded Mr Kelly.
Commercial landlords have been directed by the PM Scott Morrison to "sit down" with their commercial office, retail and industrial tenants to work out how to get through the coronavirus crisis.

It's a topic that is so pertinent to discuss as it's rapid proliferation has impacted all our lives in such a short space of time. And, while it's vital to keep these discussions going, it can be easy to get caught up in a detrimental vortex of fear and anxiety.

As a journalist, it's my job to consume media all day, every day. Which is why I believe it's crucial to organise your media consumption into helpful, versus unhelpful categories. This exposure to Coronavirus-related content extends to real-life conversations too (albeit cyber). In an attempt to disrupt the apocalyptic mindset, I've penned some thoughts that you may find useful when consuming information about COVID-19.

<h2>Decipher reputable sources from "fake news"</h2>

There's a journalism code of ethics for a reason. Trained journalists are required to uphold high standards of reporting and ensure all information distributed to the public is accurate and factual. Unfortunately, some media outlets (naming no names) fail to meet these standards and consequently generate fear among their readers. On the contrary, light-hearted news stories are also spreading untruths. Photos of swans flocking to Venitian canals and animals "returning to their natural habits" showed up on the internet as a "good news story", with <a href="https://www.nationalgeographic.com/animals/2020/03/coronavirus-pandemic-fake-animal-viral-social-media-posts/">critics soon debunking</a> the sentiment of the posts, claiming that these animals always inhabited those areas, or the photographs were taken elsewhere. We know that posting on social media and receiving a multitude of likes and praise can lead to <a href="https://www.sciencedirect.com/science/article/pii/S0747563212001409">positive self-esteem</a>, but the sharing of untrue information can lead to a blanket distrust in all news platforms. 

For updates on COVID-19, visit websites such as The Australian Department of Health or The World Health Organisation (or media publications which cite data from these sources). Take all other information with a grain of salt. It's always wise to cross-reference the facts you learn about before sharing them online. 

<h2>Talk to someone you trust and avoid internalising your concerns</h2>

COVID-19 has enforced a lot of lifestyle changes on us all – you're not alone in this. Being in self-isolation or practising social distancing can disrupt our interpersonal communication, and the ability to maintain routines. If you're feeling concerned, or need reassurance that you'll be okay, then keep the communication lines open. Call friends, family and colleagues to check if they're okay. COVID-19: Understanding what you can and can't control + the importance of cross-referencing facts

Westpac's chief economist Bill Evans have drastically changed his forecast for the June quarter given the ongoing economic crisis due to COVID-19.
He expects the June quarter will see unemployment rate will rise over 11 per cent, while GDP is expected to contract by 3.5 per cent.
"We do not expect a significant recovery until the December quarter", Evans said.
"Two weeks ago when I last spoke to you we were bold enough to say there will be a recession when most people were in denial about that", Evans said, after predicting a 0.6 per cent decline in the Australian economy in the first half of the year.
"Then four days later, when we analysed the government's first stimulus package, we said no there will still be a recession, even though most commentators thought it would be enough to avoid a recession."
Evans had previously forecast back to back 0.3 per cent quarter contractions before a 2.2 per cent growth in the second half of 2020 as the economy recovered from COVID-19.
"[The shutdowns] have changed the face of the economy quite significantly", Evans said. 
Two weeks ago Evans forecasted a seven per cent unemployment rate, but he notes things have moved a lot further, a lot more quickly than that.

"It will involve 814,000 job losses [over the June quarter]".
Evans suggests the September quarter is difficult to predict.
"We were pretty optimistic that we would start to see the recovery blooming in the September quarter.
"The government is now talking a six month period of shutdowns.
"We expect the September quarter will probably see  the turning point in a number of new cases of COVID-19, which will give markets a lot of encouragement, but the economy will still be very soft and the gov will be slow to release a lot of these shutdowns.
Evans forecasts no further job losses over the September quarter, but not much improvement either, which will see an 11 per cent unemployment rate at the end of September
December quarter is where Evans predicts a "substantial improvement" with the shutdowns being ceased and confidence coming back to markets.
We expect about another 350,000 new jobs at the end of December, ending the unemployment year at 8.8 per cent.
"2021 will be a year when things will gradually improve, but we're not optimistic we will see that 5.1 per cent unemployment rate anytime in the future."
Over 2020, Evans says the economy will have contracted by three per cent.

Before the novel Coronavirus (COVID-19), there was the 2003 severe acute respiratory syndrome (SARS). Originating in Hong Kong, SARS quickly&nbsp;spread to other countries within&nbsp;Asia&nbsp;and by mid-2003 it had spread to 29 countries across the globe.&nbsp;SARS caused an estimated <a href="http://documents.worldbank.org/curated/en/913201468311659515/pdf/ICR33300P1016000disclosed0120300140.pdf">loss of $54 billion&nbsp;USD</a>&nbsp;($9.3 billion&nbsp;AUD). Countries in the Asia-Pacific region experienced a major impact to the global economy, with markets taking years to recover. Restructuring measures varied across the globe, but in light of the <a href="/expert-insights/buying/how-will-the-coronavirus-impact-australia-s-property-market">COVID-19 outbreak</a>, it would be useful to review these past policies implemented by governments and financial institutions for reference.&nbsp;

Commercial real estate was a sector that was devastated by SARS. Real estate transactions in Hong Kong, one of the world&rsquo;s global financial hubs, were down 33% to 72% each month. <a href="https://www.globenewswire.com/news-release/2020/02/12/1984215/0/en/New-REIN-report-How-the-coronavirus-outbreak-will-impact-Canadian-real-estate">Canada</a>, the most severely affected country outside Asia experienced 16 deaths, and low real estate activity due to widespread panic.

Property development took a major blow during the outbreak. Loss in property sales resulting in an over-supply of property units amounted to a loss of $768.7 million HKD ($170.6 million AUD) in Hong Kong alone.

Aviation and tourism were also two industries that were affected. The U.S. Federal Reserve at the time released a <a href="https://www.federalreserve.gov/fomc/beigebook/2003/20030423/default.htm">Beige Book survey</a> confirming a slump in United States tourism and cited SARS as the main factor for its slowdown. Australia&rsquo;s national carrier, Qantas, also reported <a href="https://ro.uow.edu.au/cgi/viewcontent.cgi?referer=https://www.google.com/&amp;httpsredir=1&amp;article=1334&amp;context=apme">a decline in passengers</a>: 68,000 fewer passengers flew with Qantas compared to the year before.&nbsp;

The road to recovery was a painstakingly slow one. Governments in the Asia-Pacific region responded with fiscal measures to stimulate economic activity. Deflation and price adjustment was a painful yet necessary choice for China and Hong Kong in order to remain competitive. As both regions&rsquo; currencies are pegged to the US dollar, the depreciation of their nominal exchange rate, albeit low, led to an increase in net exports. Financial stimulus packages for small and medium-sized businesses &mdash; similar to the one introduced by Prime Minister Scott Morrison <a href="https://treasury.gov.au/coronavirus">earlier this month</a> &mdash; were introduced by several countries to boost domestic consumption. Retail and hospitality, in order to survive, either introduced unpaid leave or laid off thousands of employees. Qantas responded to the crisis by laying off 1,400 employees. Privatisation of the property development sector &mdash; as illustrated by Singapore&rsquo;s Housing Development Board &mdash; also resulted in mass retrenchment, but was a necessary step to cut costs.

<a href="https://www.betterhealth.vic.gov.au/health/conditionsandtreatments/severe-acute-respiratory-syndrome-SARS">Australia&nbsp;was fortunately&nbsp;spared from SARS</a> with only one reported case and zero deaths. Tourism was affected,&nbsp;but the overall economic impact was mild compared to its Southeast Asian neighbours. In fact, Australian cities, particularly Sydney and <a href="/developments/melbourne-vic">Melbourne</a>, were viewed as a kind of &lsquo;safe haven&rsquo; for property investors precisely because it was one of the least affected nations in the Asia-Pacific region. However, with an <a href="https://annals.org/aim/fullarticle/2762808/incubation-period-coronavirus-disease-2019-covid-19-from-publicly-reported">incubation period longer than the common cold</a>, <a href="https://www.health.gov.au/news/health-alerts/novel-coronavirus-2019-ncov-health-alert/coronavirus-covid-19-current-situation-and-case-numbers">565 confirmed cases with 6 deaths so far</a> and a dipping exchange rate, it seems that the spread of COVID-19 in Australia is bound to create a strain on the Australian economy. The full extent of the virus&rsquo; economic impact on Australia and the world is still unknown as the outbreak has just begun its deadly expansion in Europe and the Americas. In view of this, <a href="/guides/covid-19-how-apartment-dwellers-can-keep-themselves-safe-during-self-isolation">aggressive protective measures</a> ought to be taken, as the only thing that governments can do at this stage is containment, not elimination.

Singapore and Hong Kong have some of the highest apartment-dwelling populations in the world: <a href="https://data.gov.sg/dataset/estimated-resident-population-living-in-hdb-flats?resource_id=a7d9516f-b193-4f9b-8bbf-9c85a4c9b61b">over 80% of Singaporeans</a> live in flats and <a href="https://www.thb.gov.hk/eng/psp/publications/housing/HIF2017.pdf">nearly 50% of Hong Kong citizens</a> live in apartments. Yet, they serve as shining examples of what apartment-dwelling residents can do to slow down the pandemic. 

The <a href="https://www.abs.gov.au/ausstats/abs@.nsf/Lookup/by%20Subject/2071.0~2016~Main%20Features~Apartment%20Living~20">Australian Bureau of Statistics (ABS) reports</a> that one in ten Australians live in apartments, and the number is likely to increase in the near future as more young people opt to rent apartments in major cities such as Melbourne and Sydney. This indicates that the density of urban areas will increase over the next few years. Under circumstances like this, a high-density space means a greater risk of being exposed to the Coronavirus, as people are in close contact with one another. Therefore, for residents living in apartments, it is more crucial than ever to protect yourself and to be considerate of others.

Social distancing and self-isolation are the key buzzwords under this social climate. For apartment-dwellers, keeping yourself safe during the COVID-19 outbreak is certainly doable:

<h2>APARTMENT LIVING</h2>

If you live alone in an apartment, stay at home. The <a href="https://www.premier.vic.gov.au/state-of-emergency-declared-in-victoria-over-covid-19/">state of emergency</a> declared by the Victorian government means that it is time to be socially responsible and do your part to <a href="https://theconversation.com/how-to-flatten-the-curve-of-coronavirus-a-mathematician-explains-133514">flatten the curve</a> and not overburden hospitals and healthcare professionals. Only go outdoors when necessary, for example, grocery shopping. Maintaining good personal hygiene is essential — wash your hands regularly for at least twenty seconds and clean your home as often as you can.

Take note of the safety measures that have been put in place within your apartment building. In the unlikely event of an apartment evacuation for the disinfecting of shared living spaces, ensure that you comply with the authorities’ protocol. During this time, it is best to avoid using public facilities in the apartment, such as the gymnasium or swimming pool.

<h2>SHAREHOUSES + FAMILY HOMES</h2>

If you live in a shared apartment, or if you are living with someone under quarantine, minimise personal contact during the quarantine period. It is encouraged for everyone to stay in their respective rooms. Avoid sharing bathrooms. If there is only one bathroom in the apartment, clean and/or disinfect the bathroom thoroughly after using. The same goes for the kitchen — make sure to clean kitchen utensils and appliances after cooking. Woolworths and Coles offer doorstep delivery service to those under quarantine, so it is advised to make use of those services. Food delivery companies including <a href="https://www.uber.com/au/en/coronavirus/">UberEats</a> and <a href="https://www.menulog.com.au/help/article/900000288863/what-is-menulog-s-response-to-coronavirus">Menulog</a> are implementing ‘contactless delivery’ to comply with current public health guidelines, hence ordering delivered meals is also another alternative to consider.

<h2>WORKING OR STUDYING FROM HOME</h2>

For those working or studying from home, creating a healthy and conducive environment is important for productivity. As tasks are being shifted online, staring at computer screens for hours strains your eyesight. Make sure that the work or study room has good natural lighting, and make sure to rest your eyes every twenty minutes or so. Get up from your work or study table and do some light exercises around the house.

Mental health is just as important during times like this — an overflow of information in the digital age and having to live in an isolated space for an extended period of time certainly takes a toll on one’s mental health. It is anxiety-inducing. The WHO has <a href="https://www.propertyobserver.com.au/https://news.un.org/en/story/2020/03/1059542">published an article</a> on managing your mental wellbeing during the outbreak. Those staying at home should try to stick to their regular routine: eating healthy food, ensuring you get enough sleep and exercising regularly to ease feelings of anxiousness and agitation. Only obtain updates on COVID-19 from reputable sources, such as the WHO and the <a href="https://www.abc.net.au/news/story-streams/coronavirus/">Australian Broadcasting Company (ABC)</a>, as seeking information from uncredited sources only stirs up unnecessary panic.

We are living in an unprecedented time of uncertainty, and the only way to combat it is that everyone works together and plays their part. As urban apartment-dwellers, living in a space more populated than suburban areas means more protective measures to take, especially when it comes to social distancing. However, as long as everybody cooperates and looks after one another, the situation can be overcome. Lastly, stay calm and wash your hands.

COVID-19: How apartment-dwellers can keep themselves safe during self-isolation

Consequently, a steady number of sales and reservations are still being made.  

The effects of social distancing are likely to impact traditional out of home advertising (billboards, display suite signage), creating greater importance for the industry to adapt and transition their focus to enabling their online property buying journey.

Earlier this week Ooh!media (one of the country’s largest out of home advertising companies) <a href="https://www.theaustralian.com.au/business/media/oohmedia-abandons-earnings-guidance/news-story/5c8ce770f66c88359f0a3e9ceb206116">abandoned their earnings guidance</a> as a result of the decline in campaign spending, and ability to generate customers for their clients. Ooh!media released a statement explaining why the company has withdrawn its 2020 earnings guidance, “for the time being”.

Report: COVID-19 changes off-the-plan property buying behaviour

With the rise of companies encouraging employees to Work From Home (WFH) to mitigate the spread of COVID-19 in the workplace, Social Garden's Director of Education, Alice Nuttall shares some insightful advice to boost the health and wellbeing of people who are planning to work remotely.

1. Plan an experimental meal using ingredients pre-existing in your fridge and pantry (this is a chance for you to be creative and avoid food waste).

2. Think of a happy memory with a friend/family member and give them a call (laugh and smile as much as you can).

3. Organise your wardrobe - get out the ironing board and listen to your favourite podcast (it's a form of meditation for me).

4. Take care of your plants and start gardening. You could even start growing your own fresh produce to complement your purchased items.

5. Challenge yourself and get fit. Set yourself a goal, and see if you can do 100 burpees by the end of the week!

6. Go for a walk and connect with other members of your community who are also out and about - a smile or a simple hello is always nice (just remember, no handshakes).

7. Limit mobile use to speaking with colleagues and clients to reduce the urge to go down the "www rabbit hole".

8. Use this time as an opportunity to up-skill. Learn and build on those skills/talents/hobbies you have always wanted to develop, but haven't had the chance to.

9. Finally, focus on staying connected (with yourself especially, take note of what your body and mind are telling you).
