<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.

COVID-19

It has been three weeks since the government shutdown non-essential services, placed a temporary ban on auctions and open inspections, and essentially halted the economy in response to COVID-19. From a values perspective, the CoreLogic hedonic index has been showing a loss of momentum in housing value growth rates since mid-March.  Data through to mid-April has seen a continuation in this trend, with the combined capital city measure slipping into negative territory week-on-week for the first time since early August last year.

 Additionally, CoreLogic tracks other high frequency metrics that provide insights about how housing market activity is responding to COVID-19. 
Agent activity and listings have fallen 
The first of these metrics is CMA generations. A CMA is a ‘comparative market analysis’ report, that is generated by real estate agents using the RP Professional platform to get information on an individual property.  The report is used by a majority of real estate agents in Australia to research recent comparable sales and market trends, often in order to prepare a property for sale and set an expectation around pricing. Therefore, the generation of a CMA report can be a leading indicator of new ‘for sale’ listings volumes.  This is reaffirmed by the graph below, which shows the rolling 7-day change in CMA generations and listings.

The correlation coefficient between the number of reports generated and the number of new listings is 0.8, but increases to 0.9 when the CMA volume series is set forward by two weeks. In other words, the change in the number of CMAs generated is a leading indicator for listings volumes.  For the week ending the 5th of April, the decline in the volume of CMA reports generated was -19.9%, while the weekly change in new listings volumes recently bottomed out at -26.3%.  This downward trend re-occurred in the week ending the 12th of April, but this is expected around the Easter long weekend. Before the holiday period, the number of CMAs, and indeed new listings volumes, seemed to be stabilising.  In the 28 days to Easter Sunday 2020, the number of new residential listings advertised for sale across Australia was 24,051. This is by far the lowest level of listings for this time of the year in years, and is 27.3% below the equivalent period last year.

This is particularly significant given that this time last year was close to the trough of the previous downturn, and represents listings volumes in a weak market.  The weak new listings figures reflect a dive in consumer confidence at the onset of COVID-19. Over March, the Westpac-MI Consumer Sentiment index plunged 17.7%, which is the single biggest monthly decline in the history of the index. High levels of uncertainty and rising unemployment has led to postponed activity in the property market.
<h4>Valuations have slumped, but in some cases this is a good sign </h4>
Another early market indicator being tracked are the change in valuations ordered across CoreLogic platforms. CoreLogic platforms account for the vast majority of valuations ordered on property, including for the purposes of refinancing, purchases, construction and mortgagee in possession events.
In the week ending 12th of April, the total number of valuations ordered was down -24.0% over the week, and 19.2% over the last year. The weekly drop has been compounded by the Easter break, however valuation activity has been trending lower since mid-to-late March.  While the continued decline in valuations is reflective of a drop off in market activity, it is interesting to note that there has not yet been an uplift in ‘mortgagee in possession’ valuation events, in fact MIP related valuations remain an insignificant proportion of overall valuation activity.  This is important, because the mortgagee in possession category refers to valuations motivated by the bank taking control of an asset where the borrower has failed to make repayments. In fact, data to the 14th of April suggests that valuations generated for this reason have seen the largest decline of any other valuation types, down 62.2% on the previous year. The number of MIP valuation events will be an important indicator to track; a trend towards increasing MIP valuation events would imply more distressed properties are flowing onto the market.   In the same period, 75.3% of valuations ordered were for the purpose of loan refinancing, which suggests high volumes of borrowers looking to take advantage of record low interest rates. However, it is still worth noting these types of valuations were also significantly down on the equivalent week in 2019 (-12.0%) after tracking well above 2019 levels until late March.  The extent of decline in activity across CoreLogic platforms shows clear signs of a sharp slowdown in market activity. With plunging property volumes across listings, and less activity from real estate agents and valuers, there is likely to be a severe drop in the number of properties being transacted over the coming weeks and months; at least until social distancing policies are lifted and sentiment levels return to more normal levels as the economy emerges from the COVID-19 slump.  But less listing activity also speaks to the moderation of supply against less demand for property. This is one reason that property values are unlikely to fall as quickly, or the same extent, as transaction volumes.

Real estate values continue to see loss of momentum in April : CoreLogic's Eliza Owen

The past five years have provided good evidence of the factors that drive the Sydney property market, according to the latest Herron Todd White (HTW) residential report.
The valuation firm took a look at what things traditionally matter to property markets and how current crisis is playing into decision making.
The report suggests fiscal, regulatory and monetary policies have all played their parts as the wider Sydney market went from strong growth to its largest decline in three decades before rebounding so quickly that the Sydney median price is already knocking on the door of the previous peak.
"Whilst traditional drivers such as employment levels and the national economic outlook do play a part, these have been fairly stable throughout that five year period as the market fluctuated wildly (in Sydney property price terms anyway).
"The current COVID-19 epidemic is going to have a negative impact on both of these drivers, so it will be interesting to see what impact this may have on the property market in the short to medium term," the valuation firm said.
Low interest rates were a big driver in the market climbing until mid-2017, despite growing affordability issues as many first home buyers were either priced out of the market or had to reconsider the type of property or the suburb they could afford to buy.
"We then experienced tighter lending policies as a result of APRA regulation and the banking Royal Commission which saw the market drop by around 15 percent across Sydney, with some areas dropping by more than 20 percent," the valuation firm said.
Houses were harder hit than units, while the top quartile, excluding the prestige end, experienced the largest falls.
There was a triple boost to the property market in mid-2019, as APRA weakened lending restrictions, the Reserve Bank lowered interest rates three times within a few months and the Coalition government was returned in the federal election.
The report notes the unexpected election result meant that the planned changes to capital gains tax and negative gearing policy proposed by the Labor opposition, would not eventuate.
These three factors saw the Sydney market stabilise between June and August and then rise quickly between September and December, recovering around two-thirds of the median price decline experienced during the downturn. Houses and those areas that saw larger decreases during the decline were generally those that rebounded the quickest.
First home owner incentives introduced in January have also seen these buyers re-enter the market in greater numbers, providing a boost to the lower quartile of the property market.
This was also the experience during the aftermath of the Global Financial Crisis as low interest rates and significant first home owner incentives saw this part of the market grow quickly at a time when the wider economy was struggling.
"The unit market in Sydney has had some additional challenges to deal with over the past couple of years. Whilst prices did not decline as fast as they did for houses, issues around flammable cladding and the highly publicised structural issues of several buildings throughout Sydney have meant increased buyer caution in the new unit market," the valuation firm said.
Certain suburbs also had a large supply of new units reaching settlement at the bottom of the market after being purchased off the plan at the height of the market.
More recently, the supply of new units has slowed and remaining developer stock in completed buildings is now more readily selling, in some cases at prices close to what they were achieving off the plan.
It should be noted though that some developers are resorting to incentives or rebates to clear this stock.
Infrastructure spending has also increased in Sydney over the past few years with a number of large projects still underway or planned for completion by the end of the decade. This has helped fuel the local economy and provide a boost to those suburbs which directly benefit from these infrastructure upgrades.
"Although clearance rates have remained high in recent weeks, there is no doubt that the COVID-19 outbreak will lead to a short term softening in market activity," the valuation firm said.
According to CoreLogic, there were 749 auctions in the wider Sydney region for the week ending 15 March, down 28 percent from the 1045 auctions held in the week ending 1 March. They also reported that the preliminary auction clearance rate has dropped from 82.6 percent to 74.6 percent over the past two weeks.
"Despite this, median prices have continued to increase throughout this period.
"It is likely that potential sellers will hold off listing their properties in the next few months as Australia goes through an increase and (hopefully) peak in COVID-19 cases. This lack of new stock on the market will likely help hold up property prices," the valuation firm said.

 Encouragingly the rate testing positive has continued to fall very consistently from 2.8 per cent on March 30 to just 0.3 per cent yesterday. </div>

 Greg Hunt noted this morning that total new confirmed cases have increased by under 1 per cent for each of the past seven days, resulting in a 'genuine and sustained flattening of the curve'.</div>

Miraculous improvement in COVID-19 cases: Pete Wargent

One of the recent trends in real estate is more people moving from the big cities and buying in lifestyle areas within an hour or two of the city.
This movement has been enhanced by technology which allows people to work from home or by improved transport links.
I’ve described Regional Victoria as the strongest market in the nation over the past two years, based on data on sales activity and price growth in multiple locations.
And much of the uplift in markets within an hour or two of Melbourne – in the north, north-west and the south-east – has been driven by buyers out of Melbourne, both home-buyers and investors.
In the six months before the onset of the virus-induced restrictions, there had also been a notable increase in sales activity, with consequent positive impact on prices, in regional areas close to Sydney, including the Central Coast, the Southern Highlands and the Wollongong region.
I believe this trend will be further exacerbated by the current situation, which is forcing people to work from home.
Some will make it a permanent arrangement – and increasingly we are seeing media commentary to that effect.
An article last week in the Herald Sun in Melbourne said:
Many Melburnians will leave the city behind for regional Victoria during the coronavirus crisis, property experts say.
Agencies are reporting a “significant increase” in inquiries about regional properties from city dwellers “seeing the benefits” of working from home due to the COVID-19 lockdown, and keener than ever to escape the “madness” of Melbourne life.
Others are viewing the pandemic-impacted market as offering opportunity to get their feet on the property ladder in affordable areas.
A report from JLL says the COVID-19 quarantine policies have sent employees of all levels – from chief executives to junior staff – home with laptops to their kitchen tables.
“With this mass experiment under way, there is a belief among workplace experts that such set-ups could become more prevalent at companies large and small,” it says.
“Well beyond the peak of the crisis, corporate culture and, more than likely, the digital skills of global workforces, will have changed in significant ways. Location and working hours could become more flexible, leading to better productivity and improved work life balance for individuals.”
Gillian Rowbotham, human experience director – Australasia at JLL, says: “Given how suddenly everything changed, that tech has stood up pretty well, and people are mostly enjoying the flexibility to manage their day according to what needs to be done, I think we are inevitably entering a new dawn in the workplace experience.”
Interior architect Iva Durakovic suggests the success of working from home will mark the end of the office as we current know it, with remote working becoming the new norm.
The Associate Lecturer at UNSW Built Environment believes that remote working arrangements will continue long after the coronavirus pandemic has passed and will also change the nature of office spaces for the better.
"We already saw this idea of a distributed workforce getting stronger - and this will only accelerate it,” she says.
She says that widespread working from home is shaking up the role of the traditional workplace and highlighting what is truly valuable.
"It will break down what we need to come to a traditional workplace for, like face-to-face contact, and the way the future work environment looks. And it will be very different."
All of this has consequences for real estate. It provides another good reason for property investors to consider regional real estate, which offers greater affordability and higher rental yields than the big cities – and, if you choose your location well, good potential for capital growth.
We’ve seen excellent price growth in the past year or two, not only in Regional Victoria, but also in regional locations in NSW, Tasmania, South Australia and increasingly in Queensland.

Regionalisation: The positive real estate trends exacerbated by COVID-19: HotSpotting's Terry Ryder

As Australia continues to battle the novel Coronavirus (COVID-19), Prime Minister Scott Morrison announced earlier this week that a new contact tracing app is underway to more effectively curb the spread of the virus. South Korea was one of the very first countries that turned to technology to combat the Coronavirus with an app called <a href="http://www.korea.net/NewsFocus/Society/view?articleId=183129">Corona 100m</a>. Singapore followed suit by introducing the <a href="https://tracetogether.zendesk.com/hc/en-sg">TraceTogether</a> app. This week, Scott Morrison announced that Australia will follow Singapore’s footsteps.

<h2>The app developers</h2>

TraceTogether was developed by Singapore’s Ministry of Health and the Singapore Government Technology Agency. Australia’s app is currently under review by the Australian Signals Directorate.

<h2>How does it work?</h2>

Singapore’s TraceTogether app tracks a user's location by Bluetooth. Once downloaded, the user has to turn on Bluetooth settings on their smartphone. The app will then begin updating a user’s location across time. If a person falls sick, the relevant authorities will then use his TraceTogether travel history to map out his footprints for the past 14 days.

There are no details so far on how Australia’s version works, but if it is modelled from Singapore’s version, expect it to be similar.

<h2>Privacy concerns</h2>

A few weeks ago, it is reported that tech giants Apple and Google are collaborating to develop a new Coronavirus contact tracing app for the US. Debate over non-consensual use of an individual’s personal information by tech corporations is not new.

TraceTogether only collects a user’s mobile phone number, and data stored in servers will be deleted after 21 days. The data collected is also encrypted. Singaporeans are able to email TraceTogether’s support team to revoke consent, and their phone numbers will be deleted.

Australia is not working with Apple and Google, and the Australian Signals Directory has only been providing cybersecurity support. Scott Morrison also stressed that the Government will not make downloading the app compulsory. However, for the app to be effective, <a href="https://7news.com.au/lifestyle/health-wellbeing/coronavirus-australia-how-covid-19-tracking-app-will-work-c-982093">an estimated 40% of the Australian population</a> — around 10 million — Australians will need to have it installed on their smartphones. 

It is inevitable that technology is bound to revolutionise the way we work in the near future. Under the threat of a global pandemic, it seems that this envisioned ‘near future’ is being accelerated at a much greater speed. Questions of personal data in the digital age have once again come under the spotlight — in the Australian context, the new app will show itself to be a testament of how far Australians are willing to compromise for societal good.

Devise a schedule which features a combination of activities to retain your child's interest and concentration. This can include, directed learning, self-learning, practical activities, computer learning/research, and snack/fitness breaks.

The Victorian Government’s <a href="https://fuse.education.vic.gov.au/EarlyChildHood">FUSE Early Childhood</a> page offers resources for effective play-based learning. If your child is in primary school or high school, allow them to keep in touch with their schoolmates. Video calls are always fun — parents can also arrange for their children to have Skype exercise sessions with their friends.

<h2>AFTER CLASSES</h2>

Homework provides your child with an opportunity to revise whatever that was learned and further develop their skills. Assign homework for core subjects, but make sure not to overburden your child.

Much like working from home, it is easy for kids and parents to lose track of time — dismiss classes on time, and ensure that your child gets sufficient sleep to recharge for tomorrow.

Adjusting to a new role requires patience and resilience. Recognise that it is physically and mentally demanding for both yourself and your child, so it's important to be compassionate and maintain a good level of communication with your family.

COVID-19: Homeschooling has begun, so here are some helpful tips for parents

There was little change in the March unemployment figures today released by the ABS, with only a small early impact from COVID-19 on the labour market early in the month.
ABS chief economist Bruce Hockman said the major COVID-19 related actions will be evident in the April data.
“Given the expected unseasonal change in key labour market indicators in the current COVID-19 context, the ABS will increase the focus on seasonally adjusted over trend data estimates for April and subsequent months,” Hockman said.
There will be additional products to assist the ABS in measuring the labour market impacts of COVID-19.
From March 1 to March 14, before the shutdown, employment increased by 16,800, with full-time employment up 8,800. Part-time employment also rose by 8,000.
Unemployment increased by 3,500.
Westpac's Bill Evans tips the June quarter unemployment rate to hit 11 per cent.
The RBA want to get the unemployment rate down to 4.5 per cent before they consider hiking interest rates.
AMP Capital's chief economist Shane Oliver says April will see a big deterioration, with unemployment rising towards 10 per cent by June.

Unemployment rate steady at 5.2% as eyes shift to April data for COVID-19 impact

Antonia Mercorella, the CEO of the REIQ says the Queensland Government's proposed measures in the COVID-19 are the most onerous of their kind for property owners across all the states.
With landlords and real estate professionals emailing hundreds of letters to the Premier opposing the proposed measures, the REIQ is calling on the Palaszczuk Government to amend aspects of the proposed laws set to be debated in parliament today.
The measures include a rental grant of up to $2000 per person for COVID-19 affected tenants who have exhausted all other financial options.   
The REIQ wants the legislation to have rent deferrals rather than permanent rent waiver rights for tenants.
"This aligns with the Federal Government model and framework adopted/being adopted in other jurisdictions," Antonia Mercorella said.
“We support the protection of tenants who are in financial distress due to this pandemic.
"However, the scope of these proposed measures are too broad in their application.
"In fact, they are the most onerous of their kind for property owners across all Australian jurisdictions to date.”
The REIQ is calling for a minimum income reduction threshold for tenants to meet before they qualify for the protection measures as in New South Wales, a 25% income reduction requirement applies.
It also wants a standard requirement for tenants to substantiate a rent reduction request to allow landlords to make properly informed and fair decisions about rent reductions.
It seeks to scrap the proposed break lease right that allows tenants to simply walk away from tenancy agreements with only one weeks’ notice notwithstanding that those tenants are afforded all the other protections provided under the Renter Protection Package; and to also remove the proposed automatic right to a 6-month tenancy agreement extension which in effect introduces a 12-month moratorium in Queensland with the consequential imposition of permanent rent waivers that would be extended over this additional period.
“The current protection measures clearly ignore the voices and rights of property owners.
"Property owners, like tenants, are entitled to be supported by COVID-19 regulatory protections that support the entire rental market,” says Ms. Mercorella.
"And once landlords discover the true extent of these distorted reforms, it will cause a revolt of a kind not seen before in a residential tenancy context.”
Queensland, like NSW, will both provide up to a 25 percent discount on land tax for the 2020 calendar year as part of packages worth $400 million and $440 million respectively, on the proviso savings are passed to tenants in the form of rental relief.

The virus crisis creates unique challenges for everyone in real estate, including those of us who research, analyse and write reports. 
Every quarter I write The Price Predictor Index, which analyses key data like sales activity and price trends for every suburb and town in Australia. Researching and writing that report stretches typically across two months – and in the past two months the world has changed.
In some ways, the world is forever changed but the fundamentals underpinning Australia will not change. Areas with strong and diverse economies, growing populations, good existing infrastructure and investment in new infrastructure, will continue to be good places to own real estate. The underlying principles of supply and demand will remain intact on the other side of the shutdown.
The Autumn 2020 edition of the PPI is based on data that pre-dates the full impact of the virus crisis on property markets (remembering that the figures from both CoreLogic and SQM Research show little negative impact during March) but it shows that Australia was full of strong markets going into the crisis – and gives a clue to life on the other side.
The report identified growth markets right across Australia, finding uplift in places you don’t hear much about in mainstream media, as well as in the usual places. Based on our analysis of sales activity, the leading market jurisdictions were Regional New South Wales and Adelaide, ahead of Melbourne and Sydney. 
Other strong performers, in terms of the number of locations with rising sales activity, were Regional Queensland, Perth, Brisbane and Canberra. Regional South Australia was a surprise stand-out.
Our Autumn 2020 survey identified 77 growth markets in Regional NSW, while Adelaide and Melbourne both had 69 suburbs with rising momentum - but we rate Adelaide higher because it had the same number of growth market as Melbourne despite being a much smaller city. 
The survey reveals that both Sydney and Melbourne were well into growth phases prior to the onset of the coronavirus period, as part of a major upward movement in most market jurisdictions across Australia. 
Exceptions included the two previous national leaders, Regional Victoria and Hobart, which were both past the peaks of their recent upward cycles. We would expect price growth in those plateau-ing markets to level off - even without the additional impact created by the virus.
The report underlines some of the key principles of real estate which won’t change amid the current uncertainty. It demonstrates that price movements are preceded by significant changes in sales activity - and that prices take time to react to those trends. 
Our quarterly analysis shows that areas which experience a steady uplift in sales volumes will have increases in prices - eventually. And locations where sales activity is declining will eventually see price growth cease, or price decline. 
Both Sydney and Melbourne had falling prices in 2018 and early 2019, and this was preceded by a steady fall-off in sales volumes in the 12-18 months before values began their descent. Most researchers measure market peaks by price behaviour but at Hotspotting we measure it by analysing sales volumes – which allows predictions of whether prices will rise or fall in the near future.
The report also provides further evidence of the folly of generalisation about property markets. Media often discusses Australia as a single market, with forecasts of the likely movement in “Australian house prices”. It’s a ludicrous concept, but that’s what they do, fed by press releases from economists who discuss real estate as a single national entity. 
It is equally foolish to discuss a city as a single market. Our Autumn 2020 survey shows that while there was a noteworthy recovery under way in both Sydney and Melbourne in late 2019 and early 2020, the uplift was not occurring evenly across those very large metro areas. 
In Sydney, the revival was seen most vividly in upmarket areas like the Northern Beaches and the Inner West. The outer ring locations remained relatively quiet (with the notable exception of the Blacktown LGA). 
And while Sydney overall was the strongest we had recorded in any of our quarterly surveys in the past five years, there remained 12 suburbs we classified as declining markets and another 12 we rated as danger markets. The latter were all locations dominated by apartments, where extensive recent new development had created over-supply, without any evidence as yet of an increase in demand or prices. 
In Melbourne, we saw some similar patterns, with considerable uplift in the top end suburbs and also in Middle Melbourne - strong middle-ring locations like the Whitehorse LGA - but relatively little response in many of the outer ring areas. Melbourne still had 16 suburbs classified as declining markets, but no danger markets.
Equally, there can be stark contrasts in the performance of suburbs within a single local government area. The City Of Sydney LGA had five rising, 11 plateau, one danger and three declining markets - all those contrasting fortunes within one municipality, covering just 25 square kilometres of inner-city Sydney. 
Real estate markets are primarily driven by local events, even though national factors can impact sometimes. And we’ll find out how much when we see the data for April and May.
I continue to expect the negative impacts from the virus crisis to be short-term – and that, when we’re through this bizarre period in the life of the nation, the fundamentals will still apply.
