Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

The Gold Coast Planning Committee has supported the preliminary approval for the Benowa Gardens Urban Village project following an extensive community consultation and assessment process.

The proposal will now proceed to a full council vote on June 2.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

$1 billion Benowa Gardens Urban Village heads to council vote following Planning Committee support

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.

Over the March 2018 quarter, resales of Darwin properties generated $31.8 million in profits and $9.1 million in losses.
Based on these figures, Darwin generated 0.2% of national profit and 2.1% of the total value of losses.
Each region of the city has recorded a high proportion of resales at a loss.

Both Darwin and Palmerston recorded a share of loss in excess of 30% of all resales while Palmerston was only slightly below the 20% mark.
The share of houses resold at a loss was quite steady over the quarter while there was a rebound in losses across the unit market.
With a recent steadying of dwelling value declines, CoreLogic suggest it will be interesting to see how losses perform over the coming quarters.\

During the first quarter of 2018, resales of Adelaide properties generated $491 million in profits and $14.9 million in losses.
These resales accounted for 3.3% of total resale profits nationally and 3.5% of resale losses.

Adelaide properties generating profit, but values only rising moderately: CoreLogic

Perth created $98.1 million in loss making resales accounting for 22.9% of all losses nationally, over the March 2018 quarter.
Its resales of residential properties in Perth created $889 million worth of resale profits which accounted for 6% of resale profits nationally.

Perth accounted for 23% of all residential resale losses nationally: CoreLogic Pain & Gain report

The Greater Brisbane dwelling market is diverging by property type in terms of resale losses, according to the latest Pain &amp; Gain report from CoreLogic.
The divergence between houses and units for loss making sales is likely attributable to higher supply levels of units across key areas of the inner city and the subsequent falling unit values.
The highest proportion of resales at a loss occurred in Lockyer Valley, Somerset and Brisbane.
Throughout south-east Queensland, the council regions with the lowest proportion of resales at a loss were Sunshine Coast, Logan and Redland.

Based on resales across Greater Brisbane over the first quarter of 2018, the total value of resales at a profit was $1.2 billion while the total value of resales at a loss was recorded at $29 million.

Greater Brisbane house and apartment resale markets diverge strongly: CoreLogic

EXPERT OBSERVATION
Almost 90% of individual residential properties re-sold in Australia during the March 2018 quarter attracted a gross profit.
Vendors pocketing a total of $14.819 billion, the majority of which was generated in Sydney and Melbourne.  
The latest CoreLogic ‘Pain and Gain Report’ delivers quarterly insights into the performance of re-sold properties across Australia.
If relatively few properties are re-selling at a loss (pain) it generally indicates a stronger housing market whereas when a higher proportion of properties are re-selling at a loss it indicates weaker local housing market conditions.  
The report’s topline result for the March 2018 quarter is good, the vast majority of properties reselling at a gross profit, however the percentage that did so (89.8%), was actually the weakest quarter for profit making residential re-sales since the three months to October 2013.
By comparison, the quarter previous to that (ending December 2017) saw a more favourable 91.1% of all properties resold for a profit.  
Even a year prior to that, (the quarter ending December 2016), recorded a better result than March 2018, with 90.7% of properties resold for a profit.
Houses Vs. Units
Houses outperformed units across Australia, including across the combined capital city and combined regional markets.  
Melbourne units were 10 times more likely to re-sell at a loss than houses, a trend replicated in Brisbane (nine times) and Canberra (eight times).
Sydney and Hobart are the only regions where a greater proportion of units re-sold for a profit over the quarter than houses.   
While there was a distinct gap between the performances of houses vs. units (houses re-selling at a gross profit were recorded at 91.4%, compared to just 85.7% for units), both houses and units recorded a fall in profit-making re-sales over the March quarter.
Capital Cities Vs. Regions 
Capital city properties being re-sold remain more likely to sell for a profit than those in regional markets, but the gap has narrowed over the past three months.
Over the March 2018 quarter, 91.1% of capital city properties re-sold for a profit (down from the previous quarter’s 92.8% and also down against a year earlier (92.6%).
In fact, the share of profit-making Capital city re-sales over the March 2018 quarter was the lowest it’s been since March 2013.  
Across the combined non-capital city markets, 88.0% of re-sales were at a profit, a slight decline from 88.3% over the previous quarter but up from 87.4% over the same period in 2017. 
Most of the strength in regional markets is being driven by areas close to capital cities such as Sydney, Melbourne and Brisbane, as well as some coastal markets, while mining regions continue to record heightened levels of re-sales at a loss.
Gains
The total value of re-sales gross profits for the March 2018 ($14.819 billion) was driven Sydney and Melbourne (30.6% and 26.1% of total national profits respectively).
Propelling these results are both the higher cost of housing in Sydney and Melbourne, plus strong growth in dwelling values over recent years which have resulted in substantial profits.
As a comparison, these two cities accounted for just 8.8% and 7.8% of the total value of losses nationally over the quarter.  
When analysing regions with the lowest proportion of re-sales at a loss, the data now shows that some of regions surrounding Sydney and Melbourne are recording even fewer re-sales at a loss than the capital cities themselves.  
Pains
For the March 2018 quarter, $428.1 million in realised gross losses were recorded from resales.  
Regions with the highest share of losses nationally were Perth (22.9%) and regional Qld (22.0%). 
Over the first quarter of 2018, the proportion of re-sales at a loss across each capital city was recorded at, 2.4% in Sydney; 4.0% in Melbourne; 10.0% in Brisbane; 8.2% in Adelaide; 28.9% in Perth; 1.6% in Hobart; 35.6% in Darwin and 7.9% in Canberra.   
The instances of loss-making re-sales increased over the March 2018 quarter relative to the previous December 2017 quarter in all capital cities other than Hobart.
When comparing lossmaking re-sales to a year earlier, there were fewer res-ales at a loss in Melbourne, Hobart, Darwin and Canberra, with all other capital cities having recorded an increase. 
Five regions (all of which are linked to the resources sector), recorded at least 40% of all resales at a loss over the quarter.
It should be noted that in many of these regions the share of losses is now lower than at the market peak, however instances of loss remain elevated; a reflection that housing values remain well below their peaks in these areas.

Almost 90% of residential resales making a profit: CoreLogic's Cameron Kusher

Despite a slowing property market, the vast majority of home sales (nine out of 10) in Australia are still turning a profit for their vendors, according to CoreLogic's latest quarterly Pain &amp; Gain Report.
Across the nation, 91.1% of all properties that resold in the December quarter went for a price above their previous purchase price.
Investors are more likely to sell properties at a loss than owner-occupiers, according to the new CoreLogic report.

The quarterly CoreLogic Pain &amp; Gain report tracks home sales across Australia and reveals the proportion of sales being sold at a profit versus those being sold at a loss.
Over the three months to December 2017, 91.1% of all properties that resold transacted at, or above, their previous purchase price.
The 91.1% figure was up slightly from 90.9% at the end of the third quarter of 2017 but slightly lower than the 91.3% over the final quarter of 2016.
CoreLogic recorded a reasonable gap between the proportions of houses reselling for a gross profit; 92.3% of all resales, while 88.2% of all unit resales were at a profit.
Research analyst Cameron Kusher said with property values continuing to increase over the final quarter of 2017, albeit at a more moderate pace, the proportion of properties resold at a profit has continued to climb.
Profits earned from property resales over this period totalled $17.832 billion.
By comparison the resale losses amounted to just $442.0 million in realised losses. The analysis found that the vast majority of the $17.832 billion in profit was generated by Sydney and Melbourne and accounted for 33.1% and 29.4% of total profits respectively. As a comparison, these two cities accounted for just 11.3% and 6.6% of the total value of losses nationally over the quarter. Across the nation, a higher proportion of houses are resold at a profit than units.
According to Kusher, this trend was also replicated across the combined capital city and combined regional markets. Sydney was the only region to record a greater proportion of units resold for a profit over the quarter than houses, although Hobart had an equivalent share for houses and units. “Over recent years, value growth for units has substantially underperformed that of houses, as a result in most regions of the country a higher proportion of houses resold for a profit than units,” Mr Kusher said.
In Melbourne, units were almost 10 times more likely to resell at a loss than houses while in Brisbane units were almost 9 times more likely to resell at a loss than houses. In Canberra units were 7.4 times more likely to resell at a loss than houses.
For the capital cities, the proportion of houses reselling at a gross profit was higher over the quarter in Brisbane, Adelaide and Darwin but lower elsewhere. For units, there was a higher proportion of resales at a profit over the quarter in Sydney, Melbourne, Adelaide, Hobart and Canberra.

In the regional housing markets, the proportion of houses reselling for a profit increased over the quarter in Regional NSW, Regional Vic, Regional WA and Regional Tas. For units, profit-making resales increased over the quarter in all regions except for Regional NT.
The regions now showing the lowest proportion of resales at a loss are those surrounding Sydney and Melbourne. At the other end of the spectrum, three regions, all of which are linked to the resources sector, recorded at least half of all resales at a loss over the quarter. The regions nationally with the highest proportion of resales at a loss are typically linked to the resources sector. It should be noted that in many of these regions the share of losses is now lower than at the peak however instances of loss remain elevated; a reflection that housing values remain well below their peaks in these areas.
Investors continued to be more likely to resell their properties at a loss than owner occupiers during the final quarter of 2017. Over the quarter, 7.5% of owner occupied properties sold at a loss compared to the 11.3% of investor owned properties. Sydney was the only major region of the country in which a higher proportion of investors resold their property at a loss than owner occupiers.
93.9% of capital city properties resold by owner occupiers transacted at a profit over the December 2017 quarter compared to 90.7% of investor owned properties. Throughout all capital cities the gap in profit making-resales between owner occupiers and investors was not that large however, across individual cities the results were much more varied. Melbourne investors were 4 times more likely to resell a property at a loss than an owner occupier, in Brisbane investors were 2.6 times as likely to sell at a loss and in Canberra they were 5.2 times as likely to sell for a loss.
Across the regional areas of the country, investors were much more likely to resell a property for a loss (15.3%) than owner occupiers (9.8%). While in each region owner occupiers were more likely than investors to resell for a profit, the gap between the two vendor type performances was nowhere near as great in regional areas as what was recorded in some capital city markets.
Kusher said clearly any property owner will aim to make a profit from the sale of their property.
“In a falling market owner occupiers may be more prepared to sell at a loss if they are purchasing their next home at an equivalent or greater discount. Meanwhile, investors, because of taxation rules, would seemingly be more prepared to incur a loss because they, unlike owner occupiers, can offset those loses against future capital gains.”
“If home values fall, investors may be more inclined to sell at a loss and offset those losses which in turn could result in much more supply becoming available for purchase at a time in which demand for housing falls because values are declining.”

Nine out of 10 resales show profit despite slowing market: CoreLogic

The latest CoreLogic Pain &amp; Gain June 2017 quarter report showed that 89.8% of dwellings which resold over the period did so for more than their purchase price. 
Capital city &amp; regional snapshot
Sydney
1.9% of houses and 1.6% of units resold for less than the previous purchase price.  Each of the Ashfield, Camden, Hunters Hill and Mosman council regions recorded all of their resales at a price above the previous purchase price.  The lowest proportions of profit-making resales over the quarter were recorded in: Rockdale (95.4%), Bankstown (95.8%) and Strathfield (96.4%) however, each of these regions still recorded more than 95% of resales at a profit.  
Melbourne
Melbourne recorded 1.1% of houses and 9.6% of units reselling at a loss over the June 2017 quarter.    The gap between losses for houses and units remains wide but both property types have seen a reduction in loss-making resales over the quarter.  The Mitchell and Murrindindi council areas recorded all resales over the quarter at a profit. The council regions with the fewest resales at a profit over the quarter were: Melbourne (74.8%), Stonnington (88.2%) and Moonee Valley (90.3%). 
Greater Brisbane
Greater Brisbane: 4.1% of houses resold in the June 2017 quarter transacted below their previous purchase price compared to 25.8% of units.  The gap between losses on houses and units has continued to widen over the quarter.  Across the broader South-East Queensland region, the instances of resales at a profit were greatest in: Redland (94.6%), Logan (93.0%) and Sunshine Coast (92.8%).  The instances of resales at a profit were lowest in: Lockyer Valley (78.9%), Scenic Rim (88.0%) and Ipswich (88.6%).  
Adelaide 
7.5% of houses and 12.4% of units resold over the June 2017 quarter, transacted below their previous purchase price.  The proportion of loss-making resales was steady over the quarter for units but rose for houses.  Every property resold in Walkerville over the quarter did so at a profit with Norwood Payneham St Peters (97.3%) and Mitcham (96.3%) also seeing a high proportion of resales at a profit.  The regions with the fewest profit-making resales were: Playford (77.3%), Gawler (85.1%) and Salisbury (86.9%).  
Perth
Perth continued to trend higher over the June 2017 quarter.  Over the quarter, 24.2% of houses and 37.8% of units resold for less than the previous purchase price. Across the council regions, the areas with the highest proportion of profit-making resales were: Cottesloe (89.5%), Canning (84.1%) and Melville (83.2%).  The regions with the lowest proportion of profit-making resales were: Perth (44.0%), Peppermint Grove (50.0%) and Murray (57.1%).  
Hobart
Hobart recorded 3.9% of houses and 8.5% of units reselling at a loss over the June 2017 quarter.  The occurrence of resales at a loss increased marginally over the quarter for houses and units.  The Kingsborough (98.9%), Hobart (98.3%) and Clarence (96.0%) council areas had the highest proportion of profit-making resales over the quarter.  The regions with the lowest proportion of profit-making resales over the quarter were: Brighton (82.3%), Derwent Valley (88.2%) and Sorell (93.7%).  
Darwin
28.4% of houses and 53.4% of units resold for less than their previous purchase price.  The instances of loss-making resales have trended higher over the quarter for units but lower for houses.  Across the council areas, Litchfield saw the highest proportion of profit-making resales (78.9%) followed by: Palmerston (67.2%) and Darwin (59.6%).  
Canberra
Canberra houses recorded an increase in loss-making resales over the June 2017 quarter while units recorded a decline.  Over the quarter, 97.8% of all houses resold transacted for more than their previous purchase price and 79.3% of units resold for more than their purchase price.  
Coastal Markets
Coastal markets, particularly those linked to lifestyle, have generally experienced a significant decline in the proportion of resales at a loss over recent years.  This is reflective of demand growing for coastal / lifestyle property and also reflective of reinvestment from Sydney and  Melbourne home owners that have accrued substantial equity in their properties.  Across those regions analysed, the proportion of resales at a loss over the June 2017 quarter were recorded at: 1.9% in Illawarra, 1.8% in Newcastle Lake Macquarie, 4.4% in Richmond-Tweed, 5.7% in Mid North Coast, 2.4% in Geelong, 26.5% in Bunbury, 26.1% in Cairns, 8.9% in Gold Coast and 7.2% in Sunshine Coast.   All regions except for Bunbury, the proportion of loss-making resales is substantially lower than it has been over recent years.  It highlights the resurgent confidence in coastal and lifestyle markets which has emerged over the past few years.  The proportion of homes resold at a loss fell across most of these regions over the past quarter, the exceptions were: Newcastle and Lake Macquarie, Bunbury and Cairns.    
Hold Periods
Houses which sold at a loss over the June 2017 quarter had a median hold period of 6.4 years compared to a median of 9.4 years for those that had sold for a profit. For units, those sold at a loss had typically been held for 6.9 years and those sold for a profit had been held for 7.8 years.  
Investors vs Owner Occupiers
A greater proportion of investors that resold their properties over the June 2017 quarter incurred a loss compared to owner occupiers. Over the quarter, 92.3% of resales by owner occupiers were at a profit compared to a lower 88.1% of resales by investors.  Sydney was the only major region of the country in which investors were more likely to resell at a profit than owner occupiers.  
Resales of homes held for less than five years:  
Of those homes which were resold over the quarter and had been held for less than five years, 10.7% of houses resold for a loss and 12.2% of units resold at a loss. Certain markets and property types saw a very high instance of resale loss on properties resold over the quarter that were held for less than five years:   • For houses; 48.8% in Perth resold at a loss, 37.3% resold at a loss in regional Western Australia, 58.5% resold at a loss in Darwin and 50.0% resold at a loss in regional Northern Territory.   • For units; 31.8% resold for a loss in Brisbane. 63.6% resold at a loss in regional South Australia, 69.3% resold for a loss in Perth, 34.8% resold for a loss in regional Western Australia and 54.2% resold at a loss in Darwin.

What is the Pain &amp; Gain Report?  
A quarterly analysis of residential properties resold over the quarter &amp; compares the most recent sale price to the previous sale price in order to determine whether the property sold at a gross profit or gross loss.  It provides a proxy for the performance of each housing market and highlights the magnitude of profit or loss the typical seller of a home makes across those regions analysed.

Property resale losses much higher in regions than capitals: CoreLogic Pain & Gain report

Indicative of the magnitude of the profits realised from property over the June 2017 quarter was property resales. Combined, resales earned sellers $18.2 billion in gross profits with the median profit recorded at $195,000. On the downside, gross resale losses totalled $469.6 million with the median loss recorded at $35,000.
The latest CoreLogic Pain &amp; Gain June 2017 quarter report – www.corelogic.com.au/paingain (a national profit and loss analysis of property resales over the June 2017 quarter) showed that 89.8% of dwellings which resold over the period did so for more than their purchase price; a 0.3% increase from the March 2017 quarter result of 89.5%. Of the property types to resell over the period, houses scored top billing with profit gains of 92.1%, while unit resales achieved an 87.5% gain.
Owner occupiers were the biggest winners in the property resale stakes with overall profits estimated at 92.3%. Investors resales earned significantly less and recorded 88.1%; Sydney was the only major region of the country in where investors were more likely to resell at a profit than owner occupiers.
Across the combined capital cities, a significant gap in the proportion of profit-making resales was recorded by owner occupiers and investors in a number of cities; 93.7% of owner occupiers and 90.3% of investors resold their properties for a profit over the June 2017 quarter.

  CoreLogic research analyst Cameron Kusher said, “Investors were 4.8 times as likely to resell at a loss as owner occupiers in Melbourne, in Brisbane the figure was 2.8 times and in Canberra the figure was 3.5 times.” 
Regional area resales also enjoyed a win. For the combined regional markets, 90.0% of owner occupiers and 83.7% of investors resold their properties for a profit over the June 2017 quarter.  A greater proportion of owner occupiers continued to resell at a profit over investors. However, the same extreme differences between the vendor types as seen across some of the capital cities was not seen in regional markets.    Mr Kusher said, “For owner occupiers, the results show the benefits of selling in a buoyant market.  In a falling market, owner occupiers may be more prepared to sell at a loss if they are purchasing their next home at an equivalent or greater discount.  Because of taxation rules, investors may be more prepared to incur a loss because they, unlike owner occupiers, can offset those loses against future capital gains.”   
“Should home values fall in the future, investors, which have been increasingly active in the housing market, may be more inclined to sell at a loss and offset those losses which in turn could result in much more supply becoming available for purchase at a time in which demand for housing falls because values are declining.”  
Regions showing low profit-making resales continue to be headed by those linked closest to the mining and resources sector.      Mr Kusher said “While the June 2017 quarter results show a reduction in the proportion of profit-making sales in some of these regions, home owners seem willing to sell but there remains little demand to purchase in these regions which is resulting in a high proportion of vendors materialising losses. The regions with the lowest proportion of resales at a loss makes for interesting reading.      “The Sydney and Melbourne housing markets have been powerhouses over recent years however, regions outside but adjacent to Sydney are seeing a lower proportion of resales at a loss.  Similarly in Victoria, Melbourne continues to see relatively few resales at a loss however, the proportion of loss-making resales is actually lower in both Geelong and Bendigo.”

Property resale winners outstrip the losers

In Adelaide, 7.1 percent of houses and 10.5 percent of units resold over the December 2016 quarter transacted below their previous purchase price, according to CoreLogic's recent Pain and Gain report.
The property data firm says that the proportion of loss-making resales trended lower over the quarter for units.

The council areas with the highest proportion of loss-making resales over the quarter were: Mallala (100 percent only 1 sale), Playford (18.3 percent) and Gawler (12.7 percent).
The Prospect and Walkerville council regions each had no resales at a loss over the quarter.
