Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Display apartments have now been fitted out, allowing prospective buyers to inspect the completed residences by appointment.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.

Commercial property prices have continued to rise by more than rents, and yields have now reached historically low levels, according to RBA’s Financial Stability Review 2017.
Nonetheless, yields on Australian commercial property remain higher than in many overseas property markets and other asset classes, which has attracted investors, including foreign buyers, it noted.

The current heightened commercial property valuations may leave some leveraged investors vulnerable to subsequent price declines.
In particular, if global interest rates were to increase more quickly than investors currently anticipate or demand from foreign or domestic investors were to decline, a consequent price decline may lead leveraged property investors to breach loan-to-valuation covenants on bank debt.
They would then be required to inject additional equity to support their loan facilities, which may prompt further sales and price declines if they were unable to do so.
Like residential property markets, conditions in commercial property markets vary significantly by state and type of asset.
Investor demand is strongest in Sydney and Melbourne, and for office and industrial properties.
In Sydney and Melbourne, prices for office property are rising, and growth in rents has increased in recent months due to strong tenant demand.
In Brisbane, office prices are rising at a much slower rate, while prices in Perth are flat. Office vacancy rates are elevated in Brisbane and Perth (Graph 2.9).

There is some evidence that conditions in the prime-grade Brisbane and Perth office markets may be stabilising, though this appears to have come at the expense of secondary-grade markets where the outlook remains weak.
Falling rents and increasing vacancy rates have motivated tenants to relocate into better quality office spaces.
Accordingly, prime-grade tenant demand picked up in Brisbane over the past six months, while in Perth analysts generally expect the vacancy rate in prime-grade office property to stabilise, with little new supply forecast to come on line over the next couple of years.
Conditions in industrial and retail commercial property markets also vary by city. Stronger local economic conditions and infrastructure investment have supported tenant demand in the Sydney and Melbourne industrial markets, and rent growth has picked up noticeably in Sydney.
Conditions in Brisbane may be stabilising, while rents in Perth continue to fall.
In retail property markets, tenant demand has been soft nationally.
In 2016, APRA reviewed banks’ commercial property lending practices, including lending for residential development.
The review examined banks’ underwriting standards and portfolio controls.
Among other things, the review found evidence at some ADIs of weak underwriting standards and that the ability of lenders’ boards to monitor the risk profile of lending was hampered by inadequate information systems.
Over the past six months, banks have tightened their commercial property lending standards and growth in banks’ commercial property exposures has slowed, due primarily to slower growth in lending for residential and land development (Graph 2.10).

Commercial prices continue to rise more than rents: RBA

A freehold seaside investment opportunity anchored by a fish and chip shop tenant with redevelopment upside at Seaford in Melbourne’s south-east has been sold at auction by Ray White Commercial Oakleigh.
The 110 sqm building at <a href="https://www.commercialrealestate.com.au/property/111-railway-parade-seaford-vic-3198-2013462910" target="_blank">111 Railway Parade, Seaford</a>, was sold under the hammer to a local investor for $552,500 by Ray White Commercial Oakleigh’s Ryan Amler on behalf of a private investor for a yield of 3.4 per cent.
Mr Amler said the property with approved plans and permits for a three-storey development comprising four, two bedroom apartments and one retail shop attracted more than 100 enquiries.
“We had tremendous interest in this investment opportunity with approvals in place for a mixed-use redevelopment,” he said.
“There were four bidders at the onsite auction and some keen bidding for the property achieved a sale price of $552,500.”
Mr Amler said the offering is in a growth corridor of south-east Melbourne and is approximately 500m from the beach.
“The property is on a land area of approximately 222 sqm and is within approximately 2km of both Seaford and Carrum train stations,” he said.
“This single level freehold building is currently leased as an established fish and chip shop of which the tenant has exercised their final three year term which will commence in June, 2017.
Rental is due to increase to $19,701 per annum.

Seaside fish shop investment sold at auction

Portfolio sales of Victorian industrial property have dominated a record year for the year to March, seeing a near $600 million increase on the long term average, according to Savills research.
The industrial property sales, which totalled more than $2.145 billion, was heavily up on the long term average with the $970 million worth of national portfolio sales.
Savills Associate Director Research, Monica Mondkar cited the likes of Altis, Blackstone, Charter Hall, Duestche Australia, Mapletree and Propertylink were some of the major sales.
44 percent of reported stock sold went to funds, while owner-occupiers record the most transactions with 28 purchases.
Owner-occupiers were also the most active vendors with 35 per cent of stock reported sold.
The North West region had the most transactions by value with around $845 million in sales or 18 per cent more than the five year average of $715 million.
In the South East sales of $657 million were also up with a 21 per cent rise on the five year average of $517 million.
Two of the biggest transactions came from Charter Hall, who spent $215 million on the Woolworths’ Distribution Centre at Portlink Industrial Estate and a further $102.5 million of Coles Distribution Centre in Truganina.
Lynton Williams, Victorian Industrial Director, said he expected the industrial investment market to continue to provide strong results over the next 12 months and that sustained competition would continue to put downward pressure on yields.
"The industrial investment market is very much a story about yield.
"Why would you not consider a prime industrial asset which is going to deliver you a six to seven per cent plus yield?"

SJB moves to city after four decades of suburban business

The final floor in Chadstone Shopping Centre's $85 million Tower One development in Victoria has been leased to Cotton On Group.
Cotton On Group has signed up for 1,700sqm on level six in the 11-level, 16,000sqm building.
Rob Joyes from Colliers International said Tower One has been an outstanding success in terms of the rapid take-up of space, reaching 100 percent committed occupancy within three months of practical completion.
“Net rents achieved have ranged from $350 per sqm net to $365 per sqm net,” he said.
"The tenant mix was largely characterised by the property and retail sectors, including Colliers International's south-east office and the tower owners themselves, Gandel Group and Vicinity Centres.
“The Body Shop, Shaver Shop, Ricegrowers (SunRice) and Cotton On have gravitated toward the benefits of being closely located to their retail operations within Chadstone Shopping Centre,” he said.
Anneke Thompson, Colliers International’s national director for research, said strong demand in the inner-eastern suburbs had fuelled record effective rental growth.
“In the year to March 2017, effective rents have increased by 9.1 percent, the strongest increase we have seen since our data series began,” she said.
“Given the low supply levels in the immediate outlook, further increases are forecast and we expect to see an increase in effective rents of 9.0 percent during the next 12 months.”

Chadstone Tower One reaches capacity nine months ahead of schedule

Mair Property Funds (MPF) has secured a modern medical centre in Perth’s north east for $8.1 million.
MPF purchased the Broadway Medical centre at 150 Coolamon Boulevard in Ellenbrook, 20 kilometres north east of Perth, which will be included in its Diversified Property Trust.
The premise was built in 2014 and is fully leased with 8 tenants across a range of medical disciplines including physiotherapy, dentistry, pathology, radiology, podiatry and pharmacy, among others.
Peter Melling, MPF acquisitions manager, said the company identified the premise as an attractive investment because of its strong tenant mix and prominent location.
“The bulk-billing centre is open 7 days a week, and is one of just five medical practices within Ellenbook to cover 43,000 residents, with restrictions on the number of centres allowed within the area,” he said.
“The suburb is expected to grow further with enhanced public transport links, including the Ellenbrook rapid bus system and the Ellenbrook rail line, which forms part of the state government’s Metronet initiative.
“Our research and market analysis has also highlighted the medical sector as a solid investment because of its greater economic resilience and strong growth outlook amid an aging population.
The Broadway Medical centre has a land area of 5,076 square metres and building area of 1,586sqm.
The purchase of Broadway Medical takes the value of properties under management by MPF to $188 million.

MPF acquires Ellenbrook medical centre

More than $1.5 million is tipped by Teska Carson for a modern office and warehouse property at Cremorne in Melbourne’s inner eastern suburbs.
The property will be sold by auctioned May 5.
Located at 81 Green Street, the property is situated within a sought-after precinct of Cremorne, between Adelaide and Balmain streets.
