Enfield may be home to fewer than 3,000 residents, but its prime location between Strathfield and Burwood has cemented its status as one of the Inner West’s hidden gems.

The suburb offers a village-style lifestyle with an abundance of cafés, restaurants, and boutique shops, staples of Inner West living.

At the last census, there were only around 300 apartments in the suburb. Fewer than a handful of new apartment developments have been delivered in recent years, but none are as well positioned as The Carlyle, just a three-minute walk to Henley Park, arguably one of the best parks in the area.

VCAT has handed down decisions in recent weeks regarding two major developments in Melbourne's suburbs.

Last week the tribunal ruled on a proposal for Brunswick's 8 Ballarat Street. The Plus Architecture-designed apartment building included 147 apartments and 158 car parking spaces as originally submitted; apartments in the 8 level proposal are split between 50 single bedroom and 97 double bedroom options.

Developer 8 Ballarat Street Pty Ltd challenged Moreland City Council's conditions for the substantial development, one of which would have seen the top two floors sheared off the design.

In light of amended plans amended plans prepared by Plus Architecture, the full 8 level form was given the green light, albeit with reworked setbacks across upper levels. 

Now approved, 8 Ballarat Street joins the hundreds of additionally approved apartments across a gamut of residential projects that have yet to be delivered across Brunswick. VCAT's decision may also influence future intentions for the adjoining 10 Ballarat Street which was offered for sale during 2017.

Across a 4,247 square metre land plot, the site's sale was handled by Colliers and came with indicative design also spanning 8 levels.

LongRiver Group can now make good on the prospect of delivering a DoubleTree by Hlton onsite. The Buchan Group's design sees a woven facade over the tower's 25 levels. Expected within the tower are 200 rooms according to Development and Project Manager APP.

VCAT for their part noted that Whitehorse City Council did not object to this proposal on the basis of the appropriateness of the land use, but on grounds relating to the appropriate level of car parking required to service the project.

With conditions ruled upon, the design at 874-878 Whitehorse Road can join LongRiver Group's other Box Hill tower, namely <a href="/buildings/east-central-tower-820-whitehorse-road-box-hill">East Central Tower</a> at 820 Whitehorse Road.

VCAT rules in favour of two major Melbourne developments

 Australasian architecture firm The Buchan Group has unveiled the design details behind the new Broadbeach Mall dining precinct at the popular Oasis Shopping Centre at Broadbeach on the Gold Coast. 
The $8 million upgrade received a commendation in the City of Gold Coast 2017 Urban Design Awards announced in November. 
The Buchan Group, Lat27 and Hutchinson Builders were congratulated for their work on the upgrade of the centre’s outdoor dining precinct, which opened earlier this year and included a new awning structure, entry statement, paving, landscaping and lighting.  
The Buchan Group Gold Coast Principal Brett Saville said Buchan’s architectural and design teams were appointed by the centre owners in 2018.  
“One component of the centre masterplan that was prepared was to redesign the outdoor dining precinct at ground level facing Broadbeach mall,” Mr Saville said.
“Oasis is a 1980s retail and residential development that replaced the original Broadbeach International Hotel that first opened in 1955.

“The mall and shopping centre precinct is a popular destination for tourists and locals, and this work has invigorated a critical element of the central Broadbeach entertainment precinct.
“Tenants along the southern entrance enjoy a retail location shielded from the south-east winds, with uninterrupted winter sun and easy pedestrian access via the mall frontages. 
“The new awnings, paving, landscaping and lighting are designed to open the dining spaces out to the mall and the main pedestrian boulevard that runs along the northern face of the dining areas.”
Saville said the main awning over dining places provided an open, airy environment while ensuring protection from rain via roll-down blinds.
“This allows sun protection in summer while allowing an appropriate amount of sun penetration in winter,” he said.
“The rhythm created by the structural frames of the awning modulate the very linear form of the precinct. This rhythm is enhanced by the signage and at night by strip LED lighting in the posts.”
Flooring colours and materials were selected to complement the Gold Coast City Council’s streetscaping palette for Broadbeach, including painted steel, timber, glass and coloured concrete paving to accentuate a contemporary feel. 
“To further complement this, large planters with advanced trees feature, as well as quick growing flowering vines that climb vertically and will continue across the overhead wires under the glazed section of the awning structure.  “Our team drew on its extensive national and international retail experience to create a new feel to the precinct that is contemporary and complementary to the Broadbeach Central Masterplan.”

Buchan unveils design details behind new Broadbeach Mall precinct, Gold Coast

Singapore’s version of New York City’s High Line is fast becoming a reality, with the masterplan and concept design of the first stage of turning an unused rail corridor into public space now complete.
The Urban Redevelopment Authority (URA) of Singapore held an international competition to transform the former Keretapi Tanah Melayu (KTM) Railway Line into a publicly accessible space.
The total decommissioned rail corridor site is 24 kilometres long and is about 100 hectares in area, stretching from north to south across Singapore. Once complete, people will be able to cycle or walk its entire length, or access parts of the path at their leisure.

The Buchan Group Brisbane director Gary Edmonds said the transformation of the rail corridor has been an exciting project to be part of.
“This is Singapore’s 24km version of New York City’s High Line,” he said.
“As well as being a diverse physical environment, the rail corridor has immense spatial reach and is a timeless legacy for Singapore given its ecologically sensitive environment.
“The revitalisation of the decommissioned rail route will change how Singaporeans engage with the outdoors.
“We see it as not merely a linear green corridor but rather a people-centric symbol that stitches the nation with a collection of lives, growing into a spine that inspires and symbolises a new healthy and active lifestyle of Singapore.
“The wayfinding strategy establishes seamless connectivity for pedestrians and cyclists, helping to create an inviting space for exploration and discovery.
“With its yellow and black colour palette, the wayfinding signage references the rustic character of the former railway and its overall identity as a green corridor.
“Walkers, joggers and cyclists are able to engage with the wayfinding program and immediately identify what their location is, how many kilometres they’ve covered and distance to amenities and rest points.
“There is also interpretive signage along the path with more detailed information about art installations, adjacent facilities and botanical descriptions.”
The Urban Redevelopment Authority of Singapore is currently evaluating the proposals for implementation over the next few years.

Auburn Land Group enters the West Melbourne apartment market

Giancorp Property Group is looking to rework their Moonee Ponds mixed-use development, refining the previously approved scheme with the help of Buchan Group as project architect.

Located in a burgeoning development precinct immediately south of Puckle Street, 17-23 Puckle Street and 6-14 Young Street will see two separate buildings developed, with the taller spanning 16 levels. Whilst it will be dedicated predominantly toward apartment living, the smaller building fronting Puckle Street will include a 10 screen indoor/outdoor cinema.

The Young Street building sees a significant fall in apartments numbers from 183 to 151, reflecting the shift toward larger apartments. Single bedroom apartments have declined from 142 to 50 under the resubmitted scheme.

Moonee Valley City Council initially approved Giancorp Property Group's plans for the site during 2014.

<h2>Ground plane activation</h2>

The block immediately south of Puckle Street on which the intended development is sited is perforated by four separate laneways. Under the revised plans Penny Lane will be heavily activated to a point where it mirrors many of the CBD's laneways.

Indicative renders shows an expanded bluestone laneway giving way to a paved area, with its entire span dedicated solely to alfresco dining and pedestrian use. A pergola shrouded in greenery over Penny Lane will link both buildings.

8 separate retails tenancies line Penny Lane and a new through passage linking Young Street and Puckle Street. Two cafes, a restaurant, four smaller retail tenancies and one large-size retail space spanning 753sqm constitute the substantial retail offerings planned.

Giancorp's development is to be flanked by major residential builds, should three current planning applications receive the green light. Combined they have the ability to add 351 new apartments directly behind the retail spine of Moonee Ponds that is Puckle Street.

31-43 Puckle Street is subject to a residential design to 10 storeys which involves 84 apartments. Also included in the Interlandi Mantesso Architects scheme are 9 retail tenancies across 1,388.7sqm lining a new arcade linking Puckle Street with St Aidans Lane and Penny Lane.

To the east of Giancorp's reworked development is Growland's 343-349 Ascot Vale Road. Currently noted as at appeal, it could provide this expanding pocket of Moonee Ponds with a further 116 apartments and 2 retail tenancies.

Puckle Street has in recent times struggled to maintain a buoyant retail leasing market, and now faces the prospect of a further 19 retail tenancies entering the mix across these three projects.

Giancorp refine their Moonee Ponds intentions

Sydney’s 2017 Vivid festival features an installation from design firm The Buchan Group illuminating the Lloyd Rees water fountain in Martin Place.
The feature from Buchan Group, titled, re/FRACTION shoots glittering, refracted light across the fountain, with footage shown continuously over the 20-metre-wide fountain.
Anthony Rawson, senior associate, The Buchan Group, said re/FRACTION would give Vivid visitors the chance to “form a bond” with the installation and become part of the festival itself.
“re/FRACTION plays on the themes of vibrancy, personality and movement, and invites audiences to interact with the amplified light, flowing visual scenes and distinct colour effects,” Mr Rawson said.
“Using cutting edge digital design, extensive light vibrancy technologies and animation expertise, this installation allows viewers to see another side of what an already well-known structure.”
"Creating re/FRACTION had enabled the design firm to experiment with and evolve new methods of light vibrancy and manipulation to reinvent already well-known landmarks."
The Buchan Group will also show two more pieces in the festival; inSIGHT – a low-fidelity render of the human face that will be featured at the Royal Botanic Gardens; and Portholes – a display that captures the viewing experience of explorers on display at The Rocks.
The Buchan Group worked with design studio Propaganda Mill to build Portholes and Precision Engineering and Manufacturing for many aspects of the installations.
Four more pieces will be shown; Uncovered World on display at The Rocks, 100 Ways to Say I Love You, showing at the City Recital Hall, Big Red Button on display at the gardens, and Music Box at The Rocks.

Buchan design reinvents Lloyd Rees water fountain landmark for Vivid Light Festival

It's not every day an intended project can lay claim to being the largest mixed-use development outside of Melbourne's CBD.

Clayton will soon enough host <a href="/buildings/m-city-2107-dandenong-road-clayton">M-City</a>, a massive project on a 35,000sqm site located at 2107-2125 Dandenong Road. Controlled by local developer Nick Saraceno for the best part of 25 years, the long-dormant site's new launch as M-City comes after previously being referred to as the Nova Centre.

Having been in the works for a decade, the state planning minister of the day became the approving authority for the project during 2009, with the green light granted thereafter.

Schiavello have since been enlisted as joint developer alongside Saraceno Group for M-City, which at the time of approval carried a price tag of $600 million.

Beyond the initial apartment release, three additional residential buildings are in the works, as is a 225-suite international hotel, 189 serviced apartments and a commercial office building. During planning the commercial aspect consisted of a seven-level office building containing approximately 13,000sqm of leasable space, although the final figure under the M-City banner is unclear.

Kmart and Woolworths have been earmarked as anchors for the sizeable retail portion of the mixed-use project, with a cinema complex also in the works.

Long serving project architects Buchan Group continue to oversee the project, tweaking the approved plans to create M-City. Amenities include the ubiquitous pool and gym, a landscaped rooftop garden, tennis facilities, open air games area and  BBQ space. M-City will also host a child care centre.

In the middle of the Victorian Planning Authority's freshly released <a href="https://vpa-web.s3.amazonaws.com/wp-content/uploads/2017/03/Monash-NEIC-framework-plan_March2017_WEB.pdf">Draft Framework Plan</a> for the Monash Cluster, M-City will be surrounded by the largest concentration of jobs outside of the Melbourne's CBD. An ongoing target for a number of large commercial and institutional developments, Monash Cluster includes Monash University's ongoing transformation and the Frasers-backed 60,000sqm commercial development at <a href="/news/a-commercial-mini-city-beckons-as-melbournes-southeast-flourishes">254-294 Wellington Road, Mulgrave</a>.

Construction on M-City's first phase is slated to begin later this year, with an approximate construction timeframe of 18 months expected.

Melbourne's largest mixed-use development outside the CBD lands in Clayton

Queensland's oldest Banyan Fig tree will be part of a new residential development in Brisbane's Cleveland Point.
The development is to feature 33 apartments integrated with the heritage-listed tree and is designed by architecture firm The Buchan Group.
Gerry Holmes, director, The Buchan Group director said Banyan Fig tree on site has a 12-metre trunk with an extensive root system underneath, so it was important for us to develop a design that would not impact the tree, both now and in the future," he said.

“The building has been significantly set back from the streetscape to provide a buffer between the tree and the apartments and to ensure a generous landscaped area adjacent to North Street’s pedestrian link.

“The design pays tribute to the surrounding urban, historical and coastal context of the area, whilst enhancing the visual amenity of the site for residents, visitors and the local community.

Apartment development to integrate Queensland's oldest Banyan Fig tree

The architecture firm The Buchan Group has design and refurbishment projects underway at three world-class resorts in Fiji.
They are due to open during the next 18 months.
The resorts include the existing Sheraton Resort &amp; Spa at Tokoriki Island and the Westin Resort &amp; Spa in Denarau, along with the new Momi Bay Resort.
The Buchan Group’s Brisbane Interiors Team was appointed to the Sheraton Tokoriki and Westin Denarau resort projects in 2013.
Some of this work has needed to be redone following damage caused by Cyclone Winston earlier this year.

Originally owned by Starwood Hotels, both the Sheraton Tokoriki and the Westin Resort &amp; Spa are now part of Marriott International group.
Buchan also undertook the concept design and refurbishment for the Sheraton Resort &amp; Spa at Tokoriki Island’s existing 3,632 square metres of central facilities and pool areas, as well as the conception of the resort’s new honeymoon suites. The resort is due to reopen on 1 February 2017.

“Since Fiji is one of the world’s most well-known honeymoon destinations, we were tasked to undertake the interior design concept for the resort’s new luxury honeymoon suites,” Davis said.
Construction is expected to be completed soon on the new five-star A$70 million Momi Bay Resort, designed by the Gold Coast team at The Buchan Group.
The 250 room resort, to be operated by Marriott, is located at Momi Bay, 45 minutes from Nadi International Airport.
It will become one of Fiji’s main overwater bure resorts and is centred on a 21 hectare lagoon.

Fijian resorts reinforce Buchan's Pacific presence

Final touches are being applied to the Sky One display suite in preparation for the project's sales launch this Saturday. Gold in colour and mimicking the tower's eventual shape, the display suite is located at 545 Station Street, Box Hill.

Extensively covered by Apartments.com.au thus far, the tower is set to become a Box Hill landmark with developer Golden Age Group poised to accept reservations for what they believe will be a project that brings a heightened degree of sophistication to the suburb which is 14 kilometres due east of Melbourne's CBD.

The fourth and arguably most attractive design iteration for the site, the DKO Architecture-designed Sky One is a 36 level tower containing 434 apartments with unimpeded views to all directions. The apartments will sit atop a three-level retail, dining and health emporium, adding street level activity to a site which has been vacant for some time.

The food emporium will see a Shanghai laneways-inspired market, with a variety of restaurants on show.

Level three is dedicated toward a residents’ Sky Lounge with landscaped gardens, pool, gym, spa, sauna, family wet area, yoga studio, formal and informal lounges, private dining, private cinema/media room and an entertainment room all present.

More opulent three bedroom dwellings range between 92 and 127 square metres, while external areas range from a modest 7 square metres through to 88 square metre terraces.

325 basement parking spaces are included, allowing buyers who have no requirement or interest in driving to purchase a car space-free apartment accordingly.

A choice of two apartment interior schemes are available, split between the light-toned Dawn or dark-toned Dusk finishes, with an overarching emphasis on light and reflection throughout each apartment.
