Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Display apartments have now been fitted out, allowing prospective buyers to inspect the completed residences by appointment.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.

Veteran Gold Coast apartment developer Raptis has considerably altered its plans for their new Broadbeach apartment tower.

Raptis secured development approval for the&nbsp;Koichi Takada-designed The Sterling at 6-8 George Avenue in December last year.

But a mix of changing market conditions and continually growing construction costs have seen the plans altered to get the project in market sooner.

"The approved design, which was first conceived over two years ago, has been subject to detailed investigations in terms of marketability and constructability," the minor change submission to the Gold Coast City Council noted.

"These investigations have determined that the approved product mix is no longer suitable for the current property market both in terms of the type and amount of product proposed.

"More importantly, it has been determined that the approved design is no longer feasible from a construction perspective due to the substantial changes that have occurred within the construction industry in terms of build costs and material supply.

"Given the challenges that have been identified as part of ongoing investigations, it has been determined that the size and scale of the development must be reduced in order to allow for it to progress to the construction phase of the development process."

Raptis is seeking to lob 17 levels off the original 43-level tower. With that will see the apartment numbers drop from 138 to 80, an even split of two and three-bedroom apartments.

"The revised proposal retains the majority of elements contained within the original approval except at a smaller scale, and the reduction in overall building height is accompanied by a reduction to the number of basement parking levels and a reduction to the number of above ground parking levels," the report added.

"The proposal also seeks to make amendments to the external treatment of the towers façade by removing the previously proposed external planters, which have been determined to be extremely difficult to achieve from both a structural engineering and maintenance perspective."

In the design statement, Takada referenced their Sydney project Infinity Square, delivered by Mirvac at Green Square. It&nbsp;had similar lush greenery toward the top end of the tower.

The resident amenity will remain on level three. That will feature a 20 metre pool met with outdoor lounges, a gym and sauna,&nbsp;resident's lounge, kids club, and a communal dining area.

QNY and Glenvill launch Sunset Residences, Broadbeach apartment tower

When offices emptied in the midst of the pandemic, seemingly only one thought passed through the minds of city dwellers. "Why don't we live on the Gold Coast?"

Recently released census data from the ABS showed&nbsp;the population of the Gold Coast grew from 555,000 to 625,000 over the five years to 2021, an increase of 12 percent. And that figure is expected to be considerably higher as the mass migration continued throughout 2021 and 2022.

At the time of the 2021 census, over 40,000 people in the Gold Coast worked from home full time, which equated to nearly 14 per cent of those surveyed.

The previous census data, from 2016, showed just 15,000 worked from home, which was less than six per cent of the Gold Coast population at the time.

And while COVID lockdowns are a thing of the past,&nbsp;local developer Ayrton Mansi from Amansi Projects believes there is still a high level of expectation working from home is here to stay, and he's made sure he's accomodating those buyers at his recently launched luxury Broadbeach tower, Nineteen First Avenue.

“People are moving to the Gold Coast for lifestyle reasons but there’s been a bit of a lag when it comes to accommodating their work needs,” he says.

“Sure, the laptop on the balcony is great for a while but it’s not practical long term and right now, the alternative is heading back to the office. This gives people the flexibility of both worlds so I expect interest to be high.”

The building comprises 33 full floor apartments plus a two level penthouse with four bedrooms, private plunge pool, sunken lounge and fire pit.

The full floor apartments have ‘house like’ proportions sitting at 280 square metres and have been purposely designed to feel like a resort, despite being a residential only building.

Danny Juric, Director at Plus Architecture, says the&nbsp;design was heavily influenced by the natural movement and rhythm of the ocean.

“The action of the waves hitting the sand creates dynamic, overlapping forms and is denoted at the lower levels, while at the higher levels, this transitions into a calmer tower form with façade elements that reference the geometry generated by the wind hitting the water to create a gentle ripple," Juric says.

“The approach we’ve taken with the shared spaces of Nineteen First Avenue is to imagine what it would be like to have a holiday year ‘round."

Descon has been announced as the builder for the project and construction is expected to commence imminently, with completion slated for early 2025.

Broadbeach's dress circle Surf Parade is set for another high-end apartment tower, with a twist.

Plans have been filed by GPCR Pty Ltd, an entity linked to Panayiota Koukouvas, the co-founder and managing director of popular fashion boutique Sabo Skirt.

While the family's first foray into the development market, they already know a lot about Broadbeach. They have an outlet over in Pacific Fair.

Catering for the owner-occupier, the new tower at 158 Surf Parade, dubbed Sola, will have just 20 three-bedroom apartments across 22 levels.

The design plans by Prospect Apartment Architecture was to blend the sea and the shore. The tower part of the development was inspired by "sea", the ocean, water, and waves, while the podium acts as "the shore", sand, rocks and vegetation.

"The proposal seeks to sympathetically respond to the existing urban context through it’s high quality architectural expression," Prospect's submission to the Gold Coast City Council suggested.

"The building is orientated towards the East to maximise views of the parkland and ocean, while limiting privacy and overlooking to the neighbouring buildings.

"The slender built form features a considered material palette, layered with screening and expressed slab edges."

Each apartment in the project will span 200 sqm internally and have three bedrooms, a multi-purpose room, and a kitchen with a butler's pantry. The master suite will have it's own ensuite and walk in wardrobe.

The impressive podium level amenity starts with a full wellness zone, complete with mineral spa and ice pools, a gym, a steam room, and a sauna.

Located separately at the other end of the floor is a covered indoor/outdoor swimming pool and communal deck area.

Always a sign that the tower will be delivered to the highest standard, the&nbsp;Kouzoukas family will be retaining a number of apartments for extended family to enjoy.

GV Property Group's Antonio Mercuri and Luke Reaby put the site together. There were six individual owners in the late 1970s building on the 640 sqm site.

Mercuri said Surf Parade and the surrounding streets are developers favourite part of Broadbeach.

"It offers a local beachside community vibe with the Bowls Club, Soccer club, Parklands and playgrounds along with multiple&nbsp;cafes all in the little pocket," Mercuri says.

"This Northern pocket provides a unique offering with open spaces, parklands and world class expansive views.&nbsp;The obvious and one of the best points of the views is that it is 'uninterrupted&nbsp;out to the ocean' plus in the evening&nbsp;you get to enjoy the glitz and glamour of the highrise lights around and up and down the coast."

Surf Parade has been a hotbed for local developers in the last six months.

A few doors down at 152 Surf Parade, Polites Property Group filed plans for a 21-unit tower just before Christmas. Mosaic are currently selling Marella at 146 Surf Parade, and Gallery Group have seen success at their owner-occupier tower Chalk. They're soon to launch Chalk's sister tower, North, to the market. Polycell are also set to start sales of their 170-apartment project Rochester in the coming months.

Bassar Constructions recently finished their Surf Parade project Infinity, which sold out before construction completion.

But for the last six months or so, there's been little to no projects which are catering for the demand which, local agents report, is still very high.

Enter Nineteen, the new luxury address in a unique pocket on the border of Broadbeach and Surfers Paradise.

Due to the extensive work from home facilities, Erwin believes he'll be fielding enquiry from those who are still able to work remotely.

"The project talks to the gig economy," Erwin says.

"People can live, work and play in Broadbeach, and also do it within their own building. They're only ever likely to share the space with a handful of other residents at any one time. It almost becomes a private office.

Nineteen at Broadbeach to take advantage of lack of full-floor apartment stock on the Gold Coast

Gold Coast-based QNY Group and veteran Melbourne-based developer Glenvill&nbsp;have received sign off for a boutique apartment project on one of the most revered spots in the whole of Broadbeach.

The first project in the joint venture has become more boutique since its initial plans were submitted to the Gold Coast City Council back in May.

Initially the plans for were 21 apartments across 24 levels at 21 Broadbeach Boulevard. Now there will be just 12 full floor apartments, and a two-level beach house, across 15 levels.

The location of the tower, almost on the corner of Armrick Avenue, which straddles the Broadbeach Bowls Club and Broadbeach Park, and Broadbeach Boulevard, means it can take in uninterrupted views of the beach, capturing a 240-360 degree view corridor from Surfers Paradise to Coolangatta, as well as the hinterland.

Designed by prominent architects Contreras Earl Architecture, each single floor residence consists of three bedrooms, three bathrooms, and a study. Plus Architecture has designed the interiors and Urbis has been appointed as landscape architects to ensure the building enhances the look and feel of the leafy Broadbeach Boulevard corner.

QNY Group director Anthony Quinn says, through a collaborative design process, the project team was able to address council’s concerns regarding height, ultimately leading to an outstanding design outcome.

QNY Group and Glenvill get green light for revised Broadbeach tower

The Canberra-based developer and builder, Morris Property Group, is not slowing down its Gold Coast apartment development pipeline.

They've just taken their pipeline to over 1,000 apartments across the Gold Coast, lodging plans for a two-tower scheme in Broadbeach, where they have a number of applications&nbsp;on the desks of the Gold Coast City Council.

The first tower along Britannia Avenue will rise 40 storeys, and the second tower along Australia Avenue will rise 27 storeys, a combined 348 apartments across both towers. Both towers will have street frontage to both Britannia&nbsp;and Australia Ave.

The recreation level on level two&nbsp;is split to offer each building its own premium, including a pool, a large amount of open sun deck area, BBQ areas, a resident’s lounge, a gym and an outdoor yoga area.

Both buildings have been designed to offer generous landscaping at ground level and on the recreational area, with a design inspired to harness the green open spaces throughout Broadbeach.

The site is approximately 650m to the Broadbeach shopping and dining precinct along Surf Parade and approximately 350m to the beach.

Veteran developer Barry Morris said the sites had a major appeal for being located in one of Broadbeach's best areas.

"Future occupiers will enjoy the peaceful surroundings while remaining close to some of the best amenities in Broadbeach and more or less the Gold Coast," Morris says.

"We’ve been developing in the Gold Coast for over 20 years, and this project will be a significant residential project for the group. We adopted our tried and tested design principles of creating floor plans and amenities with the occupier’s front of mind and ensuring the ability to deliver a premium product.

MPG secured the amalgamated&nbsp;3,305 sqm site through local development site specialists&nbsp;GV Property Group, who listed 13-15 Australia Avenue Broadbeach for sale last year, a collective sale of 12 individual unit owners that took over three months to put together.

Nine offers from local and interstate developers were received for the site, with Morris Property Group providing the most favourable offer to secure the site.

In the following months, a further two blocks to the north - eight&nbsp;units at 16-18 Britannia and four units at 20 Britannia Avenue were amalgamated and purchased off-market.

The prominent South East Queensland developer, Mosaic Property, are readying their second Broadbeach project, following strong early success from their first in the busy Gold Coast suburb.

They've lodged plans for a 26-level, 98-apartment tower at 4 Rosewood Avenue, a site secured following strong demand from their nearby Surf Parade tower, Marella.

Mosaic Property Founder and Managing Director, Brook Monahan, says securing another site nearby Marella&nbsp;was a no brainer.

"They will harmoniously co-exist, complimenting one another to enhance the Broadbeach skyline," Plus note.

Again the tower will provide a good mix of density, with more affordable product than Broadbeach has possibly seen over the last few years. Around two thirds of the tower will be two-bedroom apartments, ranging from 100 sqm to 120 sqm.

The project isn't expected to launch until early 2023.

Having secured all of the sales in their one per floor tower Aperture in Broadbeach following the sell out of Signature, Little Projects, led by Leighton Pyke, are sticking to Broadbeach.

They&#39;ve filed plans, in a joint venture with the fellow Melbourne-based developer R.Corp,&nbsp;for another high-end&nbsp;tower at 118 Old Burleigh Road, with 33 apartments across the 37 levels&nbsp;on the corner of Old Burleigh Road and Australia Avenue. It will tower over the neighbouring Ocean Royale and Boulevard Tower, which are 16 and 17 levels respectively. They are also more focused on short-term accomodation apartments, whereas the new project, dubbed One Australia, will be another by Little Projects targeting the high-end owner-occupier.

DKO Architecture has put forward the designs for the slender tower, which will have full floor apartments, with 218 sqm of living space, from level two to level 33. Above will be a three-level penthouse with its own rooftop pool.

In their design statement, DKO noted they were&nbsp;inspired by two main concepts.

&quot;The first one is the idea of le estate or the Italian summer - the ideas of relaxation, inspiration and escape,&quot; DKO wrote in their submission to the Gold Coast City Council.

They said Italians pretty much own the concept of a long summer.&nbsp;

&quot;It is a tradition that is absorbed by its people.

The extensive amenity is located on the first level above the podium.

&quot;It is envisioned as a place of escape from daily life, a suspended place of peace and quiet,&quot; DKO say.

The communal zone is book-ended by a pool towards the ocean end and an indoor/outdoor exercise zone towards Old Burleigh Road. In between, there are a series of smaller spaces including a co-work zone, residents lounge and a tucked away outdoor room which is elevated and provides views over the entire communal zone as well as views along Old Burleigh Road.

Mosaic has just filed plans for their first tower, and recently secured a second site around the corner for another project expected to launch this year. Anthony Quinn, in a joint venture with Glenvill, filed for an owner-occupier focused tower a few doors down on Old Burleigh Road, and while Morris Property Group have a few high and low density projects on the horizon in the suburb.

Little Projects secured the 690 sqm site through GV Property Group&#39;s Antonio Mercuri and Luke Reaby, who got the owners of the two-storey walk-up, around 40 years old, to band together the sell the prime site.&nbsp;

GV&nbsp;had over eight offers for the site from both local and interstate developers.

&quot;It&#39;s a complex site that was best suited to veteran developers and ones with local knowledge and experience,&quot; Reaby says.

Gold Coast apartment seekers are set for a new chance to buy into the sought-after Broadbeach area, with Amaya, a new 33-level tower just 300 metres from the beach, set to launch.

The Canberra-based national residential property developer Amalgamated Property Group were given the green light by the Gold Coast Council this week to push on with the DBI designed development at 30 First Avenue.

There will be a range of two and three bedrooms on offer, with floor to ceiling windows and large balconies.

Amaya marks a return to the Gold Coast, and Broadbeach market for APG, who has previously created the Old Burleigh Road tower Verve.

Graham Potts, Principal and Founding Director Amalgamated Property Group, said the new Broadbeach development signals the group's continued growth across Australia.&nbsp;

DBI designed the Amaya with a distinctive exterior, which will feature&nbsp;individual designs for its&nbsp;east and west façades that facilitate maximum outlook opportunities and internal efficiencies. By night, the north and south faces will depict an elongated glass lantern.

Amaya will boast state-of-the-art resident-only facilities including a gym, sauna, steam room, pool, BBQ and patio, with a connection to nature established through extensive green, outdoor spaces with resort-style zones.

“Our aim is to establish precincts and communities with an emphasis on liveability and longevity by designing homes that allow owners to live well and with ease, minimising the need to venture elsewhere while also enabling them to balance this with enjoyment of their local surroundings.

APG are working with their longtime partner Base Developments, who they have completed&nbsp;Ivy, Oaks and most recently this year, Kiara in Canberra's Narrabundah.

Construction on Amaya is set to commence in October 2022 with demolition now underway, with intended completion in 2024.

Amalgamated Property Group has&nbsp;been developing residential and commercial property across Australia since 2002, with a commitment to sustainability and community engagement at the forefront of their development ethos.

Most of their work has been in ACT over the last 20 years.
