Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Display apartments have now been fitted out, allowing prospective buyers to inspect the completed residences by appointment.

The completed apartments feature open-plan living and dining areas which extend onto private balconies and terraces, while full-height glazing maximises natural light throughout the interiors.&nbsp;

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

The project arrives as wellness continues to become a defining feature of new residential developments both in Australia and internationally.

Nearly 60 per cent of apartments at McNab Group's $220 million The Tannery development in Brisbane's West End have sold ahead of the project's public launch, including a suburb-record $2.57 million sale for a two-bedroom apartment.

The early sales campaign has secured buyers for 50 of the project's 87 apartments, highlighting continued demand for larger owner-occupier apartments that combine generous floorplans with premium lifestyle amenities in one of Brisbane's most tightly held inner-city suburbs.

McNab Group Executive Chairman Michael McNab said selling more than half the project before launch reflected changing buyer expectations.

Cottee Parker principal Dee Passenger said preserving the original tannery building had been central to the project's design.

"The easy option would have been to maximise the site's development potential with additional apartments. Instead, McNab has chosen to preserve the original tannery as a shared wellness retreat, ensuring this important piece of Brisbane's history remains at the heart of the community."

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

"We are seeing more buyers looking for homes in the sky that provide the space and functionality of a traditional home, while benefiting from the convenience and lifestyle that apartment living brings," Cottam said.

She said purchasers included both owner occupiers and investors, with demand coming from local buyers as well as interstate purchasers.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.

Broadbeach apartments

Developer Polycell Group, who is currently developing The Rochester in Broadbeach, looks like it has it's eye firmly locked in on their next development site.

Records show they've spent $15.5 million buying 19 apartments in the Sandpiper building at 155 Old Burleigh Road. They were bought from developer Peter Priest from Trenert, who earlier in the year decided to abort their plans to buy out the rest of the owners when rival developers secured apartments to scupper the redevelopment.

The stoush went to court, with Trenert claiming the rival developers used information that was subject to a confidentiality deed, after they had made a $40 million offer to secure the whole project.

Polycell was founded in the 1970s by current director Robert Ching-Chin Hsu. Starting life as a packaging and materials company in Taiwan, Polycell branched out and is now the largest privately owned air bubble cushion producer in the world today.

No doubt they will now work on the rest of the owners in the building.

Despite being gazetted earlier in the year, the rules for developers to take control of a building if they have over 75 per cent of the apartments, have yet to come into force.

There have been two sales in the development this year, aside from Polycell's purchases. Two two-bedroom apartments sold for $650,000 and $755,000.

The 1,828 sqm site is located directly opposite Kurrawa Park, which will offer never-to-be-built-out views across the beach and ocean.

It sits on the corner of Broadbeach Boulevard and Albert Avenue. The other side of Albert Avenue is the towering ULTIQA Beach Haven, while behind is the under construction, twin tower development Victoria &amp; Albert by Iris Capital.

It prides itself on it's extensive resident amenity. The $250 million tower features over 2,200 sqm of facilities.

The whole of level four, some 1,350 sqm, will be dedicated to a health and wellness centre, which will feature a state-of-the-art gym, dry and wet saunas, a cold bath and a yoga lawn.

There will be an outside podium with a lap pool, a second leisure pool, heated spa, sun decks, barbecues, and alfresco dining spaces, all with views of the Pacific Ocean and the Gold Coast hinterland.

Dubbed The Executive Club, residents will have access to a sky lounge and private and communal dining spaces, anchored by a commercial kitchen for catering. A cellar room will feature individual wine and whiskey lockers.

The Executive Club will also feature state-of-the-art workspaces, including a&nbsp;boardroom, private office suites and workstations. A six-seat cinema, games room, and outdoor lounge areas, complete the amenity.

While preparing to launch its next Broadbeach apartment tower The Sterling, veteran developer Raptis has listed a prime development site in the heart of the same suburb.

They're selling a 1,548 sqm block at 5-9 Anne Avenue, with development approved plans for a 224-apartment project.

Raptis however tweaked those plans in late 2021, proposing a 35-level tower with 146 apartments designed by Bates Smart. That application is still sitting with council.

The new project submission is geared more toward owner-occupiers, with 56 two-bedroom apartments, 84 three-bedroom units, and six penthouses.

On the design, Bates Smart said they had been inspired by the natural beauty of the site, its desirable climate and thriving context when crafting these well appointed residences.

"Its architectural form and expression takes inspiration from the flora of the region, embodying a natural, biophilic character that is legible at all scales of the proposal," the prominent architecture firm stated in their design statement submitted in late 2021.

"A human scaled podium welcomes visitors and residents to the ground floor lobby that is nestled amongst a verdant landscape setting with deep planting zones along the street edge and perimeter ground level planting.

"The character and disposition of the podium is defined by distinct sculptural bays which echo the prevailing street scale rhythm and form along Anne Ave."

GV Property Group's Luke Reaby and Antonio Mercuri are selling the development, and they've already had interest from local builder developers.

"There are limited sites left in the CBD of Broadbeach this close to the beach that come with development approval," Reaby says.

"Anne Avenue is one of the best street in Broadbeach, being walking distance from the Oracle, the beach, Casino and Pacific Fair.&nbsp;This appeals to all demographics&nbsp;and makes for any development to be a very saleable/demanded project."

Pezet Matheson's Jayde Pezet, who provided revenue advice, says Broadbeach is widely recognised as the lifestyle epicentre of the Gold Coast.

"Located in Southern Broadbeach, Anne Avenue represents a prime site with a wide 51 metre street frontage. The site has strong city, ocean and hinterland view corridors and is located only footsteps from the beach. Mid and high-level apartments will capture spectacular ocean views to the East.

Overall, the site is in a highly desirable location, close to Broadbeach’s CBD, providing purchasers with superior walkability and an exceptional coastal lifestyle

Pezet Matheson have been master agents across a number of Broadbeach projects over the years, including Little Projects' Signature Broadbeach, The Oracle, and the well-known Star Residences.

Pezet says they are confident in achieving a sales rate of between $11,000 to $16,000 per sqm, inclusive of internal and balcony space.

Raptis is turning its attention to The Sterling Broadbeach on George Avenue, which they are soon to launch.

They reconfigured the tower extensively after understanding the change in market conditions, paired with continually growing construction costs. They have taken off 17 levels of the approved Koichi Takada-designed tower, now&nbsp;

"The approved design, which was first conceived over two years ago, has been subject to detailed investigations in terms of marketability and constructability," the minor change submission to the Gold Coast City Council noted.

"These investigations have determined that the approved product mix is no longer suitable for the current property market both in terms of the type and amount of product proposed.

Amaya at Broadbeach hits major sales milestone

The final penthouse at Beach House by Andrews Projects has sold to an interstate buyer for $6 million after just three weeks on the market.

Herron Todd White Director Luke Nichols believes the sale is the highest price per sqm rate achieved for an apartment in Broadbeach. The sale of the 261 sqm apartment represented a price per sqm of nearly $23,000.

Nichols says the luxury residential sector is the strongest of any Gold Coast market, with the first half of 2023 continuing to see robust activity in in coastal suburbs like Broadbeach, Main Beach, and Mermaid Beach, indicating that the demand for prime positioned, avant-garde properties remains resilient, and is in fact growing.

“The main drivers in the prestige market continues to be lack of supply, particularly for unique properties such as Beach House, as well as buyer impatience with regards to building a home or buying an apartment ‘off the plan’ that won't be finished for some time - often years,” Nichols said.

“In many instances buyers have shown that they will pay a noticeable premium for luxury residences that are ready to occupy now. The Beach House apartment sale reflects this - it is available to move into straight away.”

The sale of the final Beach House residence marks the completion of the project that focused on prioritising space and offering high-quality amenities and finishes.

Andrews Projects set Broadbeach apartment record for Beach House penthouse

While it's all about Broadbeach in 2023, the pipeline of apartment developments in with council likely means 2024 won't be too much different.

The latest plans are for a 24-level, mixed-use hotel and residential tower, with 36 hotel suites and just six high-end apartments at 23 Margaret Avenue, on the corner of Margaret Avenue and the busy Surf Parade.

Surf Parade has been a hotbed for developers in recent years. Polycell are currently selling The Rochester, Mosaic Property have Marella, Gallery Group have Chalk and North, and Polites has an unnamed project at 152 Surf Parade. The new project will sit right next door to Bassar's Infinity tower.

The application has been submitted by&nbsp;The Legacy M Pty Ltd, which is directed by Brisbane-based&nbsp;Brian McDonald and Phillipines-based Manuel Hao Osmena, who is the chairman of the Manny O Group which has interests in tourism,&nbsp;airline catering, airport services and wine.

Tonic Design has put together the plans for the project, which includes two ground level retail tenancies and separate lobbies for the hotel and the apartment residents. Both will have a concierge.

Level two will be a hotel lounge and buffet area, reception, waiting area, a gym, and an infinity pool. A function room for the hotel is located on level three.

Heading up the tower are 70 sqm one-bedroom suites, a max of three on each level.

From level 16 there are 217 sqm, full floor apartments with three bedrooms.

A sprawling three-level penthouse tops the tower. There are four bedrooms and a multi-purpose room on level one, a kitchen living and dining space and media room, on level two, and a gym with private terrace on the roof. The other half of the rooftop is a hotel meeting room and a pool.

Mixed-use hotel and apartment project have gathered steam in recent years across the Gold Coast.

Developer KTQ has been a big driver in the trend. Last year they submitted <a href="/news/qld/ktq-set-to-bring-surfers-paradise-the-highest-level-of-beachfront-luxury">plans for a mixed-use project</a> on their massive Garfield Terrace, Surfers Paradise amalgamation.

Recently receiving sign off from the Gold Coast City Council,&nbsp;Serēn (pronounced serene),&nbsp;will comprise an independent luxury, 60-room hotel, with some suites offering over 100 sqm of living space, and 60 apartments, the smallest on offer spanning a huge 350 sqm and offering three-bedrooms and a multi-purpose room.

Their huge development in Kirra Point also has a hotel component within one of the two residential apartments towers currently under construction.

Broadbeach demand has continued to soar in 2023.

The latest success in the booming market has come from prominent South East Queensland developer Mosaic Property Group, who have sold out their first ever Broadbeach project, Marella by Mosaic.

It took less than six months for buyers to snap up nearly all 98 two and three-bedroom apartments, as well as the Mosaic Masterpiece Series sub-penthouses, across the 30-level Surf Parade tower.&nbsp;

The strong result for the multi award-winning developer led to construction being brought forward, with their internal building arm, Mosaic Construction, kicking off on-site in late 2022. Marella's expected completion is in early 2025.

After receiving significant early interest before hitting the market mid-last year, Mosaic snapped up the site next door, something which Mosaic Founder and Managing Director Brook Monahan said was a "no brainer."

They did the same with Dawn in Mermaid Beach, following the sell-out of Bela by Mosaic a few doors away on Peerless Avenue.

Now Mosaic are readying Lily by Mosaic, on Rosewood Avenue, just behind Marella around 100 metres away.

Monahan says the unveiling of the $160 million project&nbsp;was accelerated to fulfil the ongoing levels of enquiry for Mosaic product on the Gold Coast.&nbsp;

"Fortunately, the market has been traditionally quick to respond to our releases because of the quality, our track record and our commitment to exceptional design," Monahan says.

"Marella sold $94 million in five weeks of its initial release to our VIP database, and we now have nine sold-out projects under construction across the Gold Coast region.

Monahan believes Mosaic product continues to resonate with the market due to a combination of their track record, and the fact they also build their own developments, handling the quality control aspect of the project as well.

"While the buyer pool still remains smaller than a year ago due to consumer sentiment, but picking up again, so is the opportunity to secure a premium apartment in such a prime location from a developer with an unblemished track record of delivery," Monahan says, adding that people are people are recognising that fact.

Mosaic to launch Lily by Mosaic in Broadbeach after selling out neighbouring Marella

The last sky home in Broadbeach's recently completed Beach House development by Andrews Projects, has hit the market.

The newly launched penthouse, which has a price guide of $6.5 million, crowns the 14-level building which features a curved facade designed by bureau^proberts.

There are just 12 full-floor apartments in the Australia Avenue building, featuring open-planned floorplans, north-facing views, and large floor-to-ceiling windows.

Andrews Projects Sales Manager Sarah Andrews said Beach House was designed with owner occupiers in mind, with the majority of purchasers to date being downsizers. A number of buyers came from Victoria.

“Our vision for Beach House was to bring house-sized proportions into an apartment space; floorplans are functional and provide similarities to purchasers’ current homes to make the transition into sky living seamless," Andrews says.

Each home features a kitchen island bench over four metres long, as well as a butler's pantry, dual work from home spaces, a second multi-purpose room and access to the exclusive resident’s only rooftop, complete with a heated infinity pool, spa, gym, sauna and a sunken lounge.

“We don’t expect Residence 1201 to last long, the amount of interest we receive on a daily basis for Beach House is phenomenal - it’s been very well received by the market as there is nothing comparable to in Broadbeach and won’t be for a long time," Andrews added.

“The design and consideration of the site in relation to its neighbours has been really well thought out; the exterior is alluring and features the signature Andrews Projects curves, while extended concrete slabs and vertical blades work as functional sun protectors and privacy screens."

The first 10 residences sold within a week of launching to market back in 2021. Buyers are expected to move in within the coming weeks.

Andrew Projects is currently developing Cascade in Robina, a $250 million, two-tower project set within one hectare of resort-style landscaping and amenity.

Andrews Projects release Beach House penthouse in Broadbeach

The Canberra-based apartment developer Amalgamated Property Group have doubled down on the Broadbeach apartment market.

Having successfully recently launched Amaya Broadbeach at 30 First Avenue, now under construction and 40 per cent sold, the Graham Potts-led company has secured a prime site just 700 metres away near Nikiforides Park.

It's the 1,820 sqm Chelsea Avenue site that was&nbsp;put together for Raptis by local development amalgamation specialists GV Property Group in early 2022.

Raptis had&nbsp;development approved plans for a 41-level, Archidiom-designed tower with 180 apartments.

Three-bedroom apartments dominated the plans, some 144 on offer. The remaining 36 apartments were two-bedders.

The recreation level was planned for level four, where there&nbsp;will be a&nbsp;swimming pool, residents' lounge, community living area including barbecue and outdoor dining area, gardens, a gym, sauna, and a&nbsp;yoga / meeting room. APG has tweaked the plans and will launch&nbsp;<a href="/new-apartments/affinity-broadbeach-40-46-chelsea-avenue-broadbeach">Affinity Broadbeach</a>&nbsp;in late 2024.

Raptis are still in the Broadbeach apartment market. They're soon to launch The Sterling at 6-8 George Avenue.

They recently went back to council to chop 17 levels off the tower, dropping the density from 138 apartments to 80, an even split of two and three-bedroom units.

APG's new acquisition will be another joint venture with their project partner Base Developments, who they are working with on Amaya.

Amaya is now on track for completion in late 2024 after a strong start to its marketing campaign.

Gold Coast Builders GCB Constructions kicked off the earthworks in December, and started the foundation work in January.&nbsp;

Established Melbourne-based residential developer Glenvill and Gold Coast based QNY Group have announced their new joint construction company, Glen Q Constructions, will build their new Broadbeach apartment development,&nbsp;Sunset Residences.

QNY Group and Glenvill joined forces to develop the 21 Broadbeach Boulevard site, in what will be Glenvill's first foray into the Gold Coast apartment market.

They recently launched the 16-level tower, which has just&nbsp;11 full-floor beach residences, one half-floor residence, and a tri-level penthouse with a private rooftop terrace.

They're now set to jointly undertake construction of the project, designed by Contreras Earl Architecture and with interiors by Plus Architecture.

Ahead of its launch next month, developer Polycell Group has released a sneak peek at the extensive amenity planned inside their new Broadbeach apartment tower, The Rochester.

The impressive facilities will span two whole floors in the $250 million Surf Parade project which will have 170 apartments across 39 levels.

The whole of level four, some 1,350 sqm, will be dedicated to a health and wellness centre, which will feature a state-of-the-art gym, dry and wet saunas, a cold bath and a yoga lawn.

There will be an outside podium with a lap pool, a second leisure pool, heated spa, sun decks, barbecues, and alfresco dining spaces, all with views of the Pacific Ocean and the Gold Coast hinterland.
