<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

SP Setia plans three-tower finale for Carlton’s former CUB precinct

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. Biophilic and passive design principles extend through the residential levels, with planting, daylight, natural ventilation and views towards landscaped areas forming part of the amenity strategy.

Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Its position on Centre Road places the development within an existing concentration of shops, services and public transport, while the Green Street connection is intended to strengthen pedestrian access towards Clayton Railway Station.

McGrath announces major recruitment of agents in Brisbane

Available Brisbane rental stock has been sliding since the end of 2017, and is now at a three and a half year low, according to the latest research from Domain.
House rents increased 2.5 per cent over the quarter and year to $410 per week, while rental yields declined 0.3 per cent over the quarter but increased 1 per cent over the year to 4.62 per cent. 
Brisbane unit rents increased 1.3 per cent over the quarter and 2.7 per cent over the year to $380 per week.
However, rental yields declined 0.2 per cent over the quarter but improved 3.7 per cent over the year to 5.12 per cent.

Queensland’s 2019 housing market is expected to vary across the state, largely because of its diverse economy, according to Moody's Analytics latest report.
The report noted that the Brisbane area has seen its strongest growth since the lull in 2012, thanks mostly to improved activity in the services sector.
The outlook for Queensland's housing markets is for either flat or mildly positive returns over the next two years.

The authors noted, "although Brisbane home values rose steadily through 2017 and 2018, the apartment market has been more subdued."
"A runup in supply over the past few years has capped gains in the apartment market."
"However, supply has tightened since its peak; the latest data suggest apartment building approvals have fallen from their 2013 levels."
"Therefore, a reduced apartment glut will likely usher in a broad-based recovery in apartment values from 2019 onward," according to the report authors.

The contrast between home and apartment values is most apparent in Brisbane Inner City (comprising South Brisbane, Ascot and Grange).
Moody’s Analytics forecasts home values to underperform throughout the forecast period, while apartment values are expected to accelerate.
This is a reversal of trend from the past few years; home values had risen more than 30% since mid-2012, while apartment values had risen only around 5%.

Apartments in Greater Brisbane are forecast to grow 2.8 percent overall in 2019 with every region seeing growth, ranging from 2.7% to 7.6%, after falling -3.1 and -0.9 percent in prior years.
Moreton Bay, Logan and Ipswich are projected by Moody's Analytics to be the three largest growth areas for apartments with a forecast growth over 2019 and 2020 ranging from 13.5% in Ipswich to 18.6% in Moreton Bay - North over the next two year. 
Brisbane North and South as well as the Inner City Brisbane region are expected to see medium to high growth with Inner City region expecting growth of 7.3%.
However Brisbane East and the Inner City region are expected to see a slowdown in 2020 with both areas still forecast to grow.
The second housing sector comprising more “lifestyle” areas, including Sunshine Coast, Wide Bay and Cairns, are expected to perform better over the forecast period, as income growth remains robust and the degree of supply increase is not as great as in areas of Brisbane.
Lifestyle areas are also buoyed by overseas tourist demand, which has remained strong on the back of the falling Australian dollar.
Moody’s Analytics forecasts home values to underperform throughout the forecast period, while apartment values are expected to accelerate.

The third housing market region in Queensland comprises commodity-producing areas.
These include Central Queensland, Mackay-Isaac-Whitsunday, and Darling Downs-Maranoa.
The report authors note, "values have declined significantly here over the past few years, partly as a result of the end of the mining boom."
"The recent uptick in commodity prices is unlikely to provide a tailwind, with housing values expected to correct further through 2019."
"A lack of job opportunities will subdue population growth, lowering equilibrium home values," the authors concluded.

Brisbane apartment market forecast to see stronger price growth in 2019: Moody's Analytics

Pet days, massage treatments and yoga classes are among the new wave of health and wellness benefits landlords are using to attract tenants in Brisbane, according to Knight Frank.
Jamie Nason, Knight Frank Director of Office Leasing, said these are quickly becoming an important point of difference in a competitive market. 
“Owners will always have to improve their offering, particularly around the health and wellness area, to remain competitive, especially since tenants have quite a bit of choice,” he said.
“A building needs to tick every box or a landlord runs the risk of not securing the next tenant, and health and wellness is a key aspect for many tenants as it not only increases their enjoyment of the office, but attracts quality employees to their businesses.
“Landlords aren’t the only ones focusing on health and wellness offerings of course; companies are also continuing to offer more in this space, with more innovative offerings being rolled out.”
According to Nason, the current wellness offerings in the Brisbane office leasing market are:

While they have long been part of buildings, EOT facilities are fast becoming much more fancy, said Nason.
“Owners are up-speccing the standards for EOT, particularly owners of B-Grade buildings. Most EOTs now have a complimentary towel service, lockers, airing rooms, ironing boards and GHD hair dryers/straighteners.”

Subsidised gym memberships and personal training courses are among the factors major firms are looking to for their staff.
Nason pointed to Knight Frank's recent National Steps Challenge, where around 70% of the Brisbane office participated in walking 10,000 steps over a month, as an example of the fitness programs being sponsored.

Nason said that these classes are held in vacant areas of the building, and contrast from companies offering them within their own fitouts, such as boardrooms, which has been common in recent years.

340 Adelaide Street offers tenants a ‘Bring Your Dog to Work Day’, which started on August 14 this year. The landlord, Mirvac, was the first landlord in Queensland to offer this.
Ben McGrath, Knight Frank Partner and Head of Queensland, said in line with many companies in Brisbane and nationally, Knight Frank placed huge importance on health and wellness for employees.
“Every year we have a had a national Wellness Week to coincide with RUOK Day, and this year we held events and raised funds for that cause,” he said.
“This included the 10,000 step competition, with other activities rolled out being morning meditations, free neck and shoulder massages, the provision of healthy kitchen snacks, a lunchtime walking group and a month-long Friday morning touch football competition.
“The activities have proven to be very successful, and the step competition and lunchtime walking group will continue indefinitely. We walk along the riverfront or through the Botanical Gardens, or to the Farmers Markets at Brisbane Square.
“The business also closed at 3pm on Friday, September 14, the day after RUOK day, to promote ongoing work/life balance.
“Knight Frank also offers free counselling services for all staff and their families, accessible for any reason at all and at any time, without any need to talk to anyone in the business, including HR.”
McGrath said Knight Frank was continuing to monitor its health and wellness offerings, updating them as required.
“We are listening to what our employees want,” he said. “One of the newest offerings in the pipeline as a result of employee demand is the plan to start a vegetable and herb garden.
“Not every tenancy can do this, but we are somewhat unique in having a balcony on which we can start the garden.
“Employees would be welcome to some of the produce and we would also use it for preparing food and drinks at functions held on the balcony, such as mint for mojitos and herbs for slow-cooked meats.”

The 10-storey, 45-metre tall open-plan office complex – the tallest timber structure in Australia – establishes new frontiers in the design of commercial buildings, bringing a clear expression of its exposed timber structure to the building’s transparent envelope and promoting a warmer, more natural workplace environment of the future.  
  
25 King heralds a move away from steel and concrete towards the more sustainable resource of timber. Acknowledging historic principles of timber construction, the structure combines Glulam (glued laminated timber) and CLT (cross laminated timber) – embodying Bates Smart’s research into engineered timber technology and typologies to meet modern-day demands of function and sustainability. The engineered timber structure is substituted for concrete or steel but with a significantly lower carbon footprint, with sequestered carbon locked within the timber structure.1 25 King incorporates a range of fire safety measures in accordance with the National Construction Code and relevant Australian Standards. Durability requirements are as per traditional construction forms – same design life, warranties and performance criteria of the building code.2 
  
Combining honest expression of structure and materials with a sustainable ideology, the building is part of the 22-hectare Brisbane Showgrounds regeneration district. It was commissioned by international property and infrastructure group Lendlease for <a href="/developers/impact-investment-group">Impact Investment Group</a> and will be anchored by global engineering firm Aurecon.

Internally, the use of an exposed CLT timber slab for ceiling soffits has eradicated the need for a suspended ceiling system, opening up the floorplates to a lofty ceiling height and creating a warmer interior aesthetic with softer surfaces and acoustics, which maximise the psychological benefits associated with timber in interiors.3

It employs a 6 x 8 metre grid in terms of both optimum distribution of columns and ceiling heights, which are determined by the span of the Glulam ceiling beams (building services ducts run parallel without the need to penetrate). The arrangement of columns creates a more intimate open-plan scale while allowing flexible and efficient spatial organisation of office floors. It also minimises the size of the exposed Glulam columns, allowing them to register almost as joinery rather than structural elements. 

25 King’s innovations in rapid modular CLT construction provide significant economic and environmental benefits for clients. The extensive pre-construction design process and off-site fabrication led to a significantly shortened and cleaner on-site construction programme with minimal waste. The building was constructed in 15 months, with the facade envelope following structure in a floor-by-floor sequence.

The building is projected to achieve a 6 Star Green Star Design and As Built v1.14 and a NABERS Energy 5 Star5rating as well as a WELL v16 Platinum rating. In addition to employing responsibly sourced timber, 25 King maximises natural daylighting to the floorplates through its south-facing facade while incorporating sunshades of folded aluminium on other facades to reduce heat build-up. Further sustainable features include rainwater harvesting, energy efficient lighting, optimised air-conditioning and a green wall in the entrance lobby.

Australia’s Largest Engineered Timber Commercial Building opens in Brisbane

The recently refurbished ISPT foyer at 100 Creek Street has brought Brisbane’s subtropical environment into an office setting.
The lobby now opens up to an integrated state-of-the-art digital canvas wrapping around the lift core.
Along with new end of trip facilities the $10 million upgrade includes entry statements and sub-tropical gardens.
The dynamic curated content reflects ‘Elements of Queensland’ commissioned by local artists which exhibits the name of the building as digital morphing art.
ISPT Portfolio Manager for Commercial Services Mr Craig Blake said tenants and guests have respond well to the new 100 Creek Street vision.
“We are committed to creating places that work and look forward to continually evolving our environments to benefit all who work in and visit the building,” Mr Blake said.

State of the art foyer brings Brisbane outdoors in

Art Series Hotels is set to open its first new property since it joined the AccorHotels family.
The $60 million project at Howard Smith Wharves, Brisbane will open in March 2019 and will be the brand's eighth in total.
The 166 room, six storey hotel will be situated close to the Story Bridge.
The brand draws its design inspiration from contemporary Australian artists and includes custom contemporary furnishings and original artworks.
Launched in 2009, it was privately owned by the Deague family until it was acquired by Mantra last year.
AccorHotels Pacific Chief Operating Officer Simon McGrath said the area’s transformation into an entertainment and lifestyle precinct will be important for the project.
“Art Series Hotels is celebrated for offering guests a unique art-inspired hotel experience like no other,” he said.
“The stunning new flagship hotel at Howard Smith Wharves is a strong sign of Accor’s belief in the much-loved brand and will kick start our plans for future growth across Australia and New Zealand.”
Deague Group CEO Will Deague said guests will be able to make reservations from November 30.

Lendlease has officially opened Australia’s tallest engineered timber office building, 25 King in Brisbane.
Designed and manufactured by Lendlease and sold to IIG, the ground floor plus nine-storey timber commercial tower features open and flexible office spaces.
Global engineering firm, Aurecon, has committed to 6,500 square metres on a 10-year lease and currently occupies 43.5% of the net lettable area, with IIG working with Lendlease to secure new tenants for the remaining office space.

Australia's tallest timber office tower 25 King unveiled

A prime Brisbane city site, approved for a 91 storey residential tower development, or alternatively an office or hotel, has remained on the market.
Set on a 1,715 sqm holding, 240 Margaret Street provides an opportunity to add to Brisbane city's skyline.
Located in the Midtown Precint the property has direct access to the proposed Cross River Rail and Queens Wharf Precinct.
According to the listing held by Knight Frank, this property provides "an opportunity to capitalise on the comparatively undersupplied Brisbane CBD apartment market."
World Class Global, a Singaporean-listed multinational, are the current owners of the holding.
Singapore-based developer Aspial lodged plans for the 91-storey apartment tower designed by Cox Rayner back in 2016. 
The property was for sale through an international expressions of interest campaign which ended November 6.

Prime Brisbane city site approved for office or hotel development for sale

Belgian construction player Besix has renewed its takeover intentions for the Brisbane-based Watpac.
It has lobbed a new $169 million cash bid.
Besix, already Watpac's largest shareholder, failed four months ago in a bid to secure two-thirds ownership of the ASX-listed contractor and mining services group.
However they lacked the support from fellow shareholders and were unable to get the plan approved.
If their bid is accepted, the Belgian builder has stated it would continue to operate the Australian company as a standalone business by retaining its brand and local identity.
"We continue to believe in the strong fundamentals of the Watpac business and are supportive of current management and their strategic direction," Besix chief executive Rik Vandenberghe, said.
Watpac's independent board committee has recommended the offer from Besix in the absence of a superior proposal emerging.
