The new <a href="https://www.apartments.com.au/new-apartments/yarraville-green-42-stephen-street-yarraville-vic-3013">Yarraville Green</a> development in Melbourne's inner west is showing that landscaping can be just as influential as architecture, with buyers responding strongly to the garden-first approach adopted from the outset by developer Excelon Projects and the project's design team.

The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.

It has taken the best part of a decade since plans for Chevron One were first unveiled, but the 41-storey tower is now complete, with residents collecting their keys and moving into what has become one of the Gold Coast's most recognisable new landmarks.

Rising 127 metres above Chevron Island, Chevron One stands almost twice as high as any other building on the island. Its scale places it alongside the trio of towers at Jewel, arguably the last truly significant addition to the central Gold Coast skyline when they were completed around six years ago.

While there are several developments underway around a similar height to Chevron One, they are more concentrated within clusters of the highest towers in the city. The fact Chevron One sits within a developing precinct, looking back at the other high-rise developments in Surfers Paradise and Broadbeach, makes it a different proposition altogether. The tower has been the talk of the town for years, says Ray White Projects Gold Coast agent Caitlin Rosenboom, who is selling the remaining apartments.

"People have been watching Chevron One go up for years," Rosenboom says, adding that many prospective buyers have been surprised by the scale of the views once they step inside.

Over the March 2018 quarter, Melbourne clearance rates fell across six of the nine sub-regions when compared to the previous quarter, while auction activity was lower over the same period.
Clearance rates ranged from 73.5 per cent across the North West, to 60.4 per cent across the inner East, with the largest fall seen across the West, according to CoreLogic.
In terms of auction volumes, CoreLogic noted Melbourne’s Inner region was the busiest spot for auctions this quarter with 1,743 homes taken to auction, followed by the West (1,392) and Inner South (1,249) sub-regions.
Overall, Melbourne’s clearance rate has seen little change over the quarter, increasing by just 0.3 per cent, despite hosting 6,280 fewer auctions than December 2017, however year-on-year, auction activity has increased by 824 auctions, while the clearance rate has fallen 10 per cent.

"At face value, auction markets are continuing to indicate continued strength in selling conditions across Sydney and Melbourne, however it’s harder to know whether vendors are adjusting their reserve pricing in order to clear their property," Corelogic's auction analyst Kevin Brogan said.
Sydney returned to be the capital city with the highest clearance rate - and it also secured the top sale when records fell in Strathfield, with an $8.8 million sale by Sanity boss Ray Itaoui and wife Rachel.

There were 2,376 auctions held across the capital cities over the week to Saturday, with a preliminary auction clearance rate of 76.2 percent.
Last week, a final clearance rate of 73 percent was recorded across 1,689 auctions.
It was a better performance that the corresponding period last year, auction volumes were lower at 1,876 properties taken to auction and a clearance rate of 69.5 percent.
Melbourne had the highest number of auctions with 1,092 properties going to market, with a lower preliminary rate of clearance week-on-week at 76.8 percent, down on the 77.5 percent across 792 auctions.
This time last year, 871 properties were taken to auction across Melbourne and a clearance rate of 71.3 per cent was recorded.
Melbourne's top sale was a five bedroom house at Kew that sold for $4.515 million.

In Sydney, 938 auctions were held this week, up from 592 over the previous week, with 700 plus held on Saturday.
The preliminary clearance rate of 79.4 percent was up from 73.8 percent last week.
It was higher than this time last year, when a clearance rate of 76.2 percent was recorded across 647 auctions.
The Northern Beaches region recorded the strongest clearance rate of 91.4 percent across 94 auctions.
There were 127 Brisbane homes taken to auction with the preliminary clearance rate for the city at 61.8 percent, up from 59.6 percent last week and higher than one year ago, when just 49.3 percent of the 151 properties taken to auction were successful.
A three bedroom Brisbane townhouse at Richlands sold for $280,000, making it Brisbane’s most cheapest weekend auction result. It sold at $339,000 on its 2009 completion

Adelaide saw a preliminary clearance rate of 71.8 percent, with 71 reported results across a total of 100 scheduled auctions.
In comparison, over the previous week Adelaide’s clearance rate was 62.5 percent and 66.3 percent one year ago.
A four bedroom house at Trinity Gardens sold for $1.47 million making it Adelaide’s most expensive weekend auction result.
Located at <a href="https://www.realestate.com.au/sold/property-house-sa-trinity+gardens-125273854" target="_blank">115 Ashbrook Avenue</a>, (below) the property sits on a 841 sqm block of land. The 1900 home last traded at $505,000 in 2004.

The property was offered through Klemich Real Estate agent Steve Alexander who had advised $1.25 million expectations.
There were 31 Perth auctions this week and so far 14 results have been reported, with 42.9 percent selling.
Last week there was a 43.8 percent clearance rate for Perth.
Across Canberra a total of 79 auctions were held compared to 58 last week and 52 at the same time last year.
Canberra’s preliminary clearance rate of 75.8 percent is higher than it was the previous week's 64.7 percent.
A modern two-storey house at Deakin sold for $1.694 million making it Canberra’s most expensive weekend auction sale.

Radio's Libbi Gorr doubles money in weekend auction sale

A further 157 former Mr Fluffy blocks in Canberra are to be sold via auction in March, adding to the 153 remediated blocks already been offered for sale.
The ACT government had in 2015 marked more than 1,000 Canberra homes contaminated by Mr Fluffy asbestos. The list included blocks where potentially hazardous loose-fill asbestos was installed as insulation by the Canberra-based Mr Fluffy company in the 1960s and 1970s.
The first blocks were released in April 2016, and as of February 3, 129 blocks out of the 153 had sold, according to a post in Domain.com.au. 
The 24 remaining blocks are available over the counter at the valuation price.
The blocks to be auctioned in March range from 562 sqm to 2,143 sqm and will be sold through partner agents <a href="https://www.realestate.com.au/agency/civium-property-group-ETPKYK" target="_blank">Civium Property Group</a> and <a href="https://www.independent.com.au" target="_blank">Independent Property Group</a>.
Auctions will take place every week throughout March. The first properties will be auctioned on Tuesday, March 7, when 27 Weston Creek blocks go under the hammer.
Civium Property Group chief executive Doug O’Mara was cited by Domain as saying that there was a high demand from families, downsizers and builders.
“The blocks are in Canberra’s established suburbs and there are some large parcels of land available,” O’Mara said. 
About 100 of these blocks are in Woden and Weston Creek, with the rest spread throughout the inner north, inner south and Belconnen.
Blue ribbon addresses in Griffith, Red Hill, Campbell and Reid are among the properties on offer.
At least 10 former Mr Fluffy blocks have sold for more than $1 million. Three of these were in Griffith and two were in Red Hill.
Large blocks in Campbell, Garran, Hawker and Hughes have also sold for more than $1 million.
Under the Mr Fluffy planning rules, blocks more than 700 sqm can be divided in two and used for two houses. A majority are more than 700 sqm.
Demolitions of the 1,022 houses across 56 Canberra suburbs have been identified as Mr Fluffy homes and demolitions will continue over the next few years.
The resale phase includes a first right of refusal process, which allows the owner to return and rebuild on their remediated block.
An ACT Asbestos Response Taskforce spokeswoman said the public sales would help minimise the overall cost of the scheme and the new homes would help reinvigorate communities.

More than 150 former Mr Fluffy blocks in Canberra to go under the hammer in March

The upcoming weekend auction market in Sydney's will be another big test with nearly 700 auctions listed, up from last weekend's 543 according to Domain's Dr Andrew Wilson.

"The Sydney auction market is now in full swing with a higher proportion of homes from inner suburban, higher-priced regions now looking for buyers.
"The city and east will host the most number of auctions with 108 followed by the upper north shore 98, the inner west 88, the northern beaches 63, the south 58, the lower north 56, the west 47, Canterbury Bankstown 45, the south west 39, the north west 28, the central coast 22 and the Blue Mountains with 1 auction listed for Saturday.

Big test for auction numbers this weekend: Andrew Wilson

A residential block of land at Tangalooma in Queensland will go to auction next month without a reserve.
“It’s a great chance for a buyer to purchase a property for what they see as the real value, rather than the vendor’s perceived value,” said Tony O’Doherty of Ray White East Brisbane, who is marketing the property along with colleague Frank Lombardi.
“The price will be dictated by the market. It could sell on the first bid; if somebody bids just once, it will be sold on January 20.
“For somebody who really wants to be on Tangalooma, there will never be another opportunity like this.”
