Repeat buyers are one of the strongest measures of confidence in any apartment development.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Decibel Architecture has hit the right planning note as its revised set of plans for a sizeable apartment development sails toward approval this evening.

Fronting Smithfield Road and opposite Flemington Racecourse, Kensington's 2-22 Gatehouse Drive has been recommended for approval leading into tonight's Future Melbourne meeting. Kensington Gatehouse Development Pty Ltd is the entity backing the proposal.

Mid way through its planning campaign, the proposal was subject to a complete redesign in the face of Council feedback and public discourse by way of 60 objections. New discussion (revised) plans were submitted and consequently are the plans subject to approval.

Accounting for a number of exiting retail tenancies and an open air car park, 2-22 Gatehouse Drive's renewed design spans a L-shaped 1,800 square metre site opposite the racecourse stables.

Key to the redesign was the relocation of above ground veiled parking to three basement levels. Consequently, an almost uniform external expression which was noted as being "alien in this context" by Council planners was replaced with a varied facade in both composition and colour.

The recommended approval is subject to further design refinements which would appease all concerns held by Council planners.

2-22 Gatehouse Drive is one of only a limited number of apartment developments currently active in Kensington. It along with five additional projects stand to add a relatively meagre 330 higher density dwellings to the suburb.

Its approximately 70 SOHO-inspired apartments are veiled by an articulated facade to Punt Road.

On the project's interiors, Decibel Architecture describes the project as "conceived to deliver a unique typology of living to the local area. The concept is developed around the idea of a “townhouse in the sky”. There are common entrance corridors or “streets” at every third level which create an entry to an interlocking network of dual fronted apartments."

Also on the architect's design agenda is the much-hyped Magic tower on the CBD's northern fringe. Decibel hits the mark in Kensington

The new Tallawong Metro Station will be the catalyst for intensive urban renewal immediately to the station's south.

NSW Government development agency Landcom will oversee the staged development which aims to capitalise upon the new station. Tallawong Metro Station is situated between the rapidly growing municipalities of Blacktown City Council and The Hills Shire Council, and site at the southeastern edge of the Northwest Growth Centre.

Architecture firm Bennett and Trimble have devised the mixed-use concept plans for the precinct which adjoins Tallawong Metro Station, which is itself approaching completion.

Expected for the Rouse Hill site are as many as 16 buildings scaled up to 8 storeys in height. Those 16 buildings are slated to hold approximately 85,000 square metres of residential space or 1,107 new dwellings.

The project which is 48 kilometres north-west of Sydney's CBD is one of a string of similar higher density developments looking to utilise land around the newly built Sydney Metro stations in Sydney's north-west. Landcom and Sydney Metro are working in unison with the end goal of creating approximately 11,000 new dwellings and 350,000 square metres of floorspace dedicated commercial and retail use.

Tallawong Station Precinct South is costed at $386 million.

Urban Taskforce Australia has applauded the development. Taskforce CEO, Chris Johnson said the following of the project via a media release:

The overall scale of development at Tallawong appears to be reasonable for the location at the end of the North West Metro line. The Urban Taskforce is supportive of large scale developments with a number of buildings, mixed uses and the provision of a park as this gives a sense of community and balances shared amenities with 1,100 apartments in this case.

The concept plan for 1,100 new apartments with 5 percent as rental affordable housing along with a park and retail uses has the ingredients for a quality outcome.

It is good to see that Landom’s approach to providing affordable housing is based on NSW Government’s Affordable Rental Housing SEPP of 2009 that provides the affordable housing for a 10 year period.

The Tallawong Station Precinct South concept application is on <a href="https://www.planning.nsw.gov.au/Assess-and-Regulate/State-Significant-Projects/Sydney-Metro/Tallawong-Station-Precinct-South">public exhibition</a> until 9 August 2018.

The concept State Significant Development is the latest step in the intended precinct's development process, covering aspects such as appropriate size, height, and use. Should the concept seek approval a separate set of detailed plans will be submitted for approval and subsequent construction.

Associated planning documents show Tallawong Station Precinct South is expected to be developed during the 2020-2026 timeframe.

Tallawong Station Precinct South destined for intensive urban renewal

Three new additions to the Urban Project Database has further pushed Brunswick up Melbourne's apartment development ladder.

By numbers alone Brunswick now sees 43 active apartment and major townhouse developments, compared to South Melbourne which leads all comers with 44 listings. Testament to the underlying popularity of Brunswick, developers continue to push applications through Moreland City Council for the suburb at a time where other Melbourne locations have tailed off in comparison.

Latest to come to light is a plan to replace Northside Harley-Davidson at 762-772 Sydney Road with a substantial Rothelowman-designed apartment complex. Adjoining the at construction <a href="http://756%20Sydney%20Road">756 Sydney Road</a>, Rothelowman's design includes 61 predominantly two bedroom apartments plus 565 square metres of retail at ground level.

762-772 Sydney Road also builds upon Rothelowman's growing body of work within Brunswick and adjoining Brunswick East. After the recent completion of <a href="/buildings/288-albert-street-brunswick">288 Albert Street</a>, Rothelowman also has active projects on Stewart Street, Lygon Street and a duo on Brunswick Road.

14 Frith Street and 29-31 Ballarat Street are also fresh additions to the Urban Project Database.

The former is an adaptive reuse of a large warehouse to include 40 plus three bedroom dwellings. ZIPL Alliance Pty Ltd have engaged Chandler Architecture to rework the substantial land holding into dual six level buildings divided by a common green zone and communal garden.

29-31 Ballarat Street is a modest use of a vacant car park, seeking 13 apartments over six levels; design agency Karbon have created the colourful proposal which abuts the Upfield rail line. 29-31 Ballarat Street adds to the immediate area's growing density and is in close proximity to the recently approved Plus Architecture-designed <a href="/buildings/brunswick-yard-8-ballarat-street-brunswick">8 Ballarat Street</a>.

That being said the 43 projects tracked by Apartments.com.au amount to some 2,264 dwellings at an average of roughly 53 dwellings per project.

Despite the plethora of small-scale developments between carrying between 10-30 dwellings, there are a handful of upcoming developments that stand out for their sheer size. <a href="/new-apartments/prince-parade-by-mirvac-brunswick-701-park-street-brunswick">699 Park Street</a>'s 255 dwellings, 342-348 Victoria Street with its 177 dwellings plus the aforementioned <a href="/buildings/brunswick-yard-8-ballarat-street-brunswick">8 Ballarat street</a> with 147 dwellings rank as Brunswick's biggest in waiting.

To put Brunswick's future growth into perspective, of the current 2,264 dwellings being tracked by Urbam.com.au, only 243 or marginally over 10% are currently at construction.

New additions take Brunswick's active Project Database count to 43

26-56 Queens Parade has found planning resolution, with developer GURNER gaining approval via VCAT for the site which still remains steeped in controversy.

The success at VCAT comes after a marathon planning stint, seeing local discontent, intervention from Victorian Planning Minister Richard Wynne and ultimately VCAT deciding call. The Fitzroy North site can now progress to redevelopment for the purposes of 263 dwellings over the sprawling site.

Buildings of eight, nine and 10 storeys are approved, a far cry from the much denser 16 storey development that initially went to planning with 476 apartments in tow.

26-56 Queens Parade's path to approval was stymied after Victorian Planning Minister Richard Wynne intervened three days prior to the project's initial VCAT hearing, restricting any development over the site to 10 storeys.

Image: Cox Architecture</figcaption></figure>In a strongly worded press release, the developer has insinuated that the move by the Planning Minister was a politically motivated exercise, owing to the development falling within the minister's electorate. Ultimately GURNER cycled through a handful of planning sets and two architects prior to finding approval.

26-56 Queens Parade and nearby developments have been vehemently opposed by residents action groups such as Protect Fitzroy North.

With approval in the pocket, developer Tim Gurner has gone on the offensive once more, berating the planning process.

It has been a challenging process for us but in terms of the actual effect on the project it is insignificant compared to the costs incurred by Council, taxpayers and other stakeholders.

For the Minister to claim that a project is of State Significance to warrant intervention and waste so much time and money for an outcome that represents just a 9 percent reduction in massing is ludicrous, however we are pleased with the outcome and believe this new design will deliver on our vision a world-class precinct for the area.

We held information sessions which the locals boycotted, then accused us of being closed to discussion – it was an intense period and one that we had never encountered before.

It is imperative that strategic planning is not affected by political intervention, particularly when the Planning Minister is conflicted and using his political power to influence planning matters in in his own electorate, when developers are acting within the Minister’s own planning guidelines.
</blockquote>

Comment was sought from the Planning Minister but no response was received prior to publishing.

Further project particulars see a 450 square metre central public place which includes dining and retail spaces. GURNER and Cox Architecture's approved scheme includes 23,250 square metres of Net Sellable Area and two basement levels.

GURNER have indicated the project will initiate sales during 2019 with construction also expected to begin the same year.

Cox Architecture was also tasked with design duties, including a 1,732 square metre supermarket at ground level, 4,074 square metres of commercial office space and 110 serviced apartments.

If Gurner chooses to operate the serviced apartment component directly, it would represent the developer's first foray into the field. 81-89 Queens Parade's cost of development is estimated to be just shy of $30 million.

The Revitalising Central Geelong Partnership Team is shining a spotlight upon the increasing number of high density projects within Geelong's core.

City of Greater Geelong has teamed with the Department of Environment, Land, Water and Planning to create the Revitalising Central Geelong Partnership Team which in turn has freshly released a new document designed to push Geelong's development credentials.

Dubbed 'Central Geelong: Invest in the Future' the brochure is a physical manifestation of all things that Geelong is and intends to be, particularly from a development perspective. Diversified housing projects are at the core of the document, underlining the targeted population of 10,000 people within central Geelong by 2026.

"The Action Plan will generate a vibrant central hub to stimulate diverse job and development opportunities, boost demand for retail and services, encourage investment confidence and foster the potential for greater recreational and cultural use."

It is through the mid and high-rise development push that is currently redefining Geelong. The swag of projects now at construction is dominated by apartments and includes the likes of <a href="/new-apartments/g1-apartments-148-bellarine-street-geelong">G1 Apartments</a>, <a href="/buildings/the-mercer-53-mercer-street-geelong">The Mercer</a> and <a href="/buildings/miramar-geelong-18-20-cavendish-street-geelong">Miramar</a>. 

Miramar is being developed by Whitford and Morris Property Group, and stands to be Geelong's tallest building. Whitford is also due to see construction commence on its latest project dubbed The Ritz, which consists of 110 dwellings.

Apartments aside, contractor Built has seen construction complete at Quintessential Equity's 1 Malop Street office tower for tenant Worksafe Victoria, whilst Kane Constructions is seeing construction through on developer Techne's national headquarters for the <a href="/developments/geelong-vic-3220">National Disability Insurance Agency</a> plus the Geelong Performing Arts Centre Redevelopment.

Hassell has designed a new commercial building for Techne dubbed Dennys Lascelles Tower; it includes 13,450 square metres of lettable area, 150 car parks and a rooftop terrace for staff. Also on the agenda is Franzé Developments' 44 Ryrie Street which includes separate Holiday Inn and commercial wings.

Potentially another addition to Geelong's rising skyline is Gheringhap Tower, a new commercial building designed by Chandler Architecture which the design practice believes "forms part of the transformation of Geelong from an industrial based regional town to a serviced based economy.

Located in Geelong’s business precinct close to the train station, it is well connected to Melbourne and offers premium office facilities with outstanding north facing views over Corio Bay."

Whether Gheringhap Tower translates to reality remains to be seen, but it is very much symptomatic of Geelong's current transformation.

Geelong's emergence bolstered by Revitalising Central Geelong

The working relationship between Capital Alliance and Marriott International Inc. has deepened with the hotel operator confirming a new presence in Fishermand Bend.

The duo will work together to introduce the AC Hotels by Marriott brand to Australia within a slim tower slated for 199-201 Normanby Road. Today's announcement follows on from Marriott International also penning with Capital Alliance for their forthcoming Waterfront Way mixed-use development in nearby Docklands.

Capital Alliance was unveiled as the purchaser of the Fishermans Bend site late last year, in the interim appointing DKO Architecture to rework the approved scheme on site.

Akin to the Waterfront Way development, 199-201 Normanby Road will also feature an infinity edge pool with views across Melbourne's skyline.

In line with other AC Hotels worldwide, the new hotel includes a range of collaborative spaces. The AC Lounge is one of three food and beverage tenancies and is supplemented by a co-working space, a 24-hour fitness centre and function space.

Having replaced an approved Artisan Architects-designed scheme for the site, DKO Architecture has taken the exterior in a completely different direction. The highly angular tower form is highlighted by a neon-clad stretched diagrid pattern, with angular balcony openings annunciating the residential upper floors.

Capital Alliance and Marriott International tie the knot in Fishermand Bend

Apartment developer Conquest is on course to realise a new vision for its segment of the Strathfield Golf Course redevelopment.

Having already taken the project to site works, Conquest is seeking council consent in order to replace two approved residential buildings with fresh Woods Bagot designs. Charged with creating a superior residential outcome, Woods Bagot has removed part of Building B's footprint and added additional residential levels above.

The design enhancements over the existing approved buildings are set to yield improved solar access and additional open space between both buildings.

Planning image: Woods Bagot</figcaption></figure>Taken to market as The Greens, Conquest will bring to fruition the apartment development across a re-zoned land plot which included the former practice fairway, clubhouse and car park which was sold by Strathfield Golf Club during 2015.

Conquest's initial plans included 178 apartments, with the Woods Bagot scheme bumping the number marginally upward to 183. Bulk excavations for basement levels have begun in earnest for The Greens although its exterior composition is subject to final approval.

82 apartments are slated for Building A whilst 101 are housed within the taller Building B. The overall development mix consists of 2 studio, 15 single, 139 dual, 17 triple and 2 quad bedroom apartments.

Despite the planning manouvre, Conquest has noted the development is expected to be complete by mid 2020.

Wedged between the gold course proper and Strathfield South High School, the easternmost portion of the sold land is under the control of Metro Property Development. 50 lower density townhouses are nearing completion, with the higher density Conquest apartments on the western portion of the site. 

The three and four bedroom luxury townhouses overlooking Strathfield Golf Course are known as Fairway Residences.

Conquest on course for its Strathfield apartment intentions

Yuhu Group Australia is rejigging various aspects of its hulking Eastwood Shopping Centre transformation, with final approval in sight.

After holding the site for some years, the developer began the process of mass redevelopment during 2016 with plans lodged for a substantial apartment-based urban renewal project. Valued at $276 million at the time, the HDR | Rice Daubney-designed development initially included 443 apartments above a substantial retail and commercial precinct.

City of Ryde are now displaying the most recast plans for the site which fronts 152-190 Rowe Street and 3-5 Rutledge Street. The major revision includes apartment numbers dropping near on 10% to a new total of 408.

The clearing of all buildings onsite is expected, in favour of the construction of 7 buildings of between 6 and 13 storeys. Early plans also included 11,000 plus square metres of reinstated retail space and approximately 3,000 square metres of commercial space above basement car parking capable of handling 1,110 resident and visitor vehicles.

Additional changes within the revised planning set include updated traffic flows into the site and a height increase over certain buildings.

The design considers both urban and human perspectives, seamlessly connecting public spaces and creating a vibrant sense of community flow through the town centre. The hanging garden at the centre of the development works as a filter between the busy retail levels and the upper levels and acts as a recreation space for the public and for residents.

A singular landscape integrates the whole town centre, adding to the creation of community. Rooftop gardens create special vistas and experiences for residents."

A key to the proposal which remains unchanged is the inclusion of two pedestrian-only thoroughfares dubbed The Street and The Laneway which would connect Rowe and Rutledge streets.

Over a 12,755 square metre site, planning documents make note of the proposal being the largest private landholding in the Town Centre under single ownership. Existing buildings onsite range in height from two to eight storeys, although all are slated to be demolished.

Eastwood Shopping Centre's central position within the suburb makes it pivotal to City of Ryde's intentions to create an enhanced retail, employment and retail precinct within the Town Centre.

Tim Pearce: This site is more South Melbourne than it is Fishermans bend, being located immediately adjacent to the South Melbourne primary school and a stone’s throw from South Melbourne Market, in an area already well serviced by public transport and government driven infrastructure. Even so, South Melbourne/Fishermans bend, this site has everything going for its location, with excellent connections to the bay and beaches, CBD, South Melbourne. It’s so close to the CBD without being in that hustle and bustle, you still get a sense of getting out of the city and the noise, even though you’ve only travelled a couple of minutes away.

When we purchased the site the school and park were still on the drawing board, but now they are a reality, and a strong sign of the upgrades occurring in this area. This site is a key site to be one of the first to take advantage of the activation and holistic improvements to the area that are already happening. By the time Tower 1 is complete the precinct will be even better.

U: How important is acquiring a site with a permit in hand, in light of some of the planning uncertainty regarding the Fishermans Bend Draft Framework? 

TP: Very important. The last couple of years has seen some large scale changes to planning controls not just in this area, but across Melbourne. To have the surety of planning approval in this climate is a big positive.

U: Did you change much of the design and/or reconfigure apartment layouts? 

TP: We’ve been fortunate to inherit a great design by Elenberg Fraser, whom we know well from our previous projects. We’ve made a few tweaks to include additional storage for residents, remove mechanical car parking and make the building a little more user friendly. We’ve also reviewed a few of the layouts and common facilities to ensure that there is great amenity for those that are fortunate enough to live at FIFTEE85 in the future.

U: The project is located opposite the under construction Montague Community Park, the recently completed South Melbourne Primary School, within a short walk of the new route 96 tram stop - how important was the early delivery of this community infrastructure in providing not only CEL but prospective buyers with a degree of certainty around the redevelopment of the area? 

TP: Even without those things the area has very good fundamentals, connection and existing local drawcards such as the South Melbourne Market, Albert Park and the beaches close by. But, we are also very happy to see the great government-led community infrastructure that provides that cream on top. Of course seeing this investment in the area, buyers should be confident in the redevelopment of the area.

The government is delivering on their initiatives for the area and understand that major infrastructure projects like this are required for any area that will be a core residential area, as this one will be. Having the certainty of open green space and schooling on their doorstep is definitely a positive and builds on the community nature of the area as it further develops.

Image: City of Port Phillip</figcaption></figure>U: And building on from that, was there more of a desire to provide for families than maybe you would traditionally see with a development? There has also been talk of an early learning centre potentially being developed on the neighbouring site at 6-78 Buckhurst Street? 

TP: We love families. They are great for any development and definitely build a sense of community. Yes, we do believe that younger families and first home buyers will be attracted to the area and into this development. This is why we developed some gift packages for these demographics as part of our grand launch.

South Melbourne is a comfortable area to bring up a family and with the school and park next door, FIFTEEN85 makes it very convenient as well. The demographic of South Melbourne includes a lot of young professionals with young families, or who will have young families in the future, and don’t want to live so far from work that they need to spend hours commuting, as this time is better spent at home. If the adjoining site in Buckhurst Street is to be developed into the early learning centre, that would be a fantastic outcome.

U: The site is also minutes from South Melbourne Market and Clarendon Street in one direction but also Port Melbourne and Bay Street in the other - do you consider this proximity to as one of the major selling points? 

TP: We do of course, these areas are very popular with locals and those in neighbouring suburbs. For FIFTEEN85 to be located so close to these popular spots, it allows our residents to be able to walk to some of these spots and enjoy their time in Clarendon St and the South Melbourne Markets without having to worry about parking if they don’t want to.

U: Has the lack of any real development activity in Fishermans Bend been a consideration/concern or do you see this as the perfect opportunity to be launching FIFTEEN85 and leading the way forward?  

TP: Each project brings its own considerations and concerns. Location here is more of a consideration than a concern. For all the points mentioned already there is so much going for this location. This location is closer to central South Melbourne than it is to downtown Fishermans Bend. Development in Fishermans Bend will be good for the area and will ultimately bring activity, infrastructure and great improvements to a very central part of Melbourne.

However, because we are more South Melbourne, being one of the first is not really a concern, as there is already so many positives for this site, and this will only improve over time. Besides that, we don’t mind being a leader, it provides our potential buyers with a great opportunity to invest while prices are still affordable. 

We also benefit from the lack of tall towers around the site, and limitations on future development as well – with 360 degree views to CBD, Albert Park, and the Bay. FIFTEEN85 will really be a beacon in this area.

U: What are some of the challenges with marketing a project in an area that is going to see a considerable transformation into an urban precinct? How do you sell both the short term and long term vision to prospective buyers? Or do you focus on the benefits of being located near South Melbourne and Port Melbourne as mentioned earlier? 

TP: The story is about both the short term and immediate benefits as well as the long term vision – both are a good story. In the short term we have all those things, location, school, markets, beaches. In the longer term the community will further develop around it. To a degree you do need to look past today’s streetscape to tomorrow’s streetscape, but the increasing population will bring activity and business and overall improvements.

We will have a readymade population to support others such as the neighbours who could build their early learning centre.  We do still have a 30 story building to build for Tower 1, and that’s going to take a couple of years before the first residents will be moving in. By that time there will be further changes taking place, including the next stages of FIFTEEN85.

U: The launch of each building is being staged - will construction be staged too or will construction occur all at once? And when do you anticipate this to occur? 

TP: We anticipate that works will commence by September this year. The design includes a laneway that will ultimately integrate with the surrounding properties. This also makes Tower 1 a standalone building.

Towers 2 &amp; 3 share a common podium and while there is some flexibility in how that can be constructed, we currently anticipate that they will be constructed together. Tower 1 will commence first, with the next phase of FIFTEEN85 commencing as soon as we can – and that will be driven by the sales success of Tower 1.

CEL Australia's Tim Pearce discusses FIFTEEN85 and developing in Fishermans Bend

The latest batch of Melbourne planning applications revealed for public consumption includes hundreds of new apartments and a hotel development for a long-forgotten Cremorne site.

A combined 250 apartments are earmarked for Southbank and Oakleigh sites.

The former sees a Rothelowman-designed apartment development for 153-159 Sturt Street on Southbank. Having gone through a heavy redesign relative to what was initially submitted for approval during 2017, the tower now sports a new exterior dynamic.

Initially laden with greenery, the towers rebirthed design is stripped of plant life in favour of a more typical exterior finish. Other significant changes to the building include a height reduction to 56 metres or 18 levels, apartments numbers falling to 145 and the inclusion of arts studio spaces within the podium.

As it stands, the project for entity Sturt St Pty Ltd is headed for VCAT. Had this not been the case, Melbourne City Council indicated earlier this week that the project would have gained support in its revised form.

RotheLowman features once more as project architect, this time on behalf of Gaffney Properties Pty Ltd. Taking the Dalgety and Atkinson Streets intersection the 3,520 square metre site is slated for 105 apartments and townhouses, split between 8 single, 60 double and a substantial 28 triple bedroom options.

Currently a dated brick office and warehouse complex, 35-41 Dalgety Street finds itself in a pocket of Oakleigh adjacent to Dandenong Road, that is increasingly turning to medium and large sized apartment projects. <a href="/buildings/oros-807-811-warrigal-road-oakleigh">Oros</a> is the prime development nearby currently at sales, with 300 plus apartments and a serviced apartment component planned.

From a design perspective, Rothelowman assert "the size of the site and its Commercial 1 Zoning allows for a more intensive form of development that will make a positive contribution to the public realm. The replacement of the existing low-grade brick building will introduce a high quality contemporary architectural language to the area."

Adjacent to CityLink and covering a triangular site at 1-3 Harcourt Parade, Idle Architecture Studio has come up with a novel design for what is currently an at-grade car park.

Key to the design is a mid-building electronic advertising void that would replace two existing major promotion signs on the corner of Punt Road and Harcourt Parade. Either side of the signage, 104 hotel rooms have been included whilst the levels accommodating the signage are handed over to conference and ancillary hotel facilities.

Mantello Holdings are behind the project which at 11 levels would be shorther than the adjoining Nylex Sign on the Richmond Maltings site directly behind. Heritage advice put forward by advisory Trethowan notes that the "subject site does not interfere with this landmark status (of the Nylex Sign) and has less visual impact than the existing advertising billboards and the approved redevelopment of the Maltings site itself."
