Repeat buyers are one of the strongest measures of confidence in any apartment development.

Their decision to purchase again was driven by the quality of life they found after moving into their first GWH home.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"We've had homes with big yards and lots of space, but everyone ended up in different rooms. Here we'll have dinner together, the kids can play, and we spend far more quality time together."

Lyle says their confidence came from GWH's reputation within Newcastle's building industry.

"I know people who've worked across different apartment projects, and whenever GWH came up the feedback was always the same. They're rock solid. They're quality."

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Aimee says one moment stood out.

"The project actually finished on time. We realised we needed to hurry up and sell our house because everything was happening exactly when they said it would."

From ONE to ERA: Why buyers are choosing GWH again in Newcastle West

Virgate Property Group is preparing to commence construction of Verdé, its new apartment development in Melbourne's Arts Precinct at Southbank, following a strong run of sales that has seen more than half of the project's 173 apartments secured.

Virgate's Verdé Southbank moves toward construction as sales fly past halfway stage

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The dual recognition reflects the design approach behind the boutique development on prestigious Kooyongkoot Road, where the focus has been on creating homes for downsizers seeking the space, quality and functionality of a detached house within a low-rise apartment building.

Rather than maximising apartment numbers, <a href="https://www.apartments.com.au/developers/pqd">PQD</a> and <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a> limited the development to just 18 residences, allowing for larger floorplans, greater privacy, generous landscaping and expansive communal spaces.&nbsp;The majority of the apartments also benefit from corner aspects, allowing for dual sources of natural light.

The Silver Award for Architecture recognised the way the building responds to its prominent corner position at the ent​rance to Hawthorn's Scotch Hill precinct, one of Melbourne's most established residential neighbourhoods.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

"Every detail feels deliberate, from the overall design down to the smallest touches," the purchaser said.

"The level of quality and refinement is exceptional, but what really sold it was how liveable it felt... It felt like a place where everything had been considered, not just a luxury building."

Kooyongkoot wins Gold and Silver at Better Future Melbourne Design Awards

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

"Wake to river and mountain views, step into Sydney's Second CBD, and arrive home to resort-calibre amenities, all without the harbour price tag."

Hamblett says owner-occupiers are also attracted by the convenience of having Westfield Parramatta, Church Street's dining precinct, Parramatta Park, Riverside Theatres, Western Sydney University and major transport connections all within walking distance.

"Parramatta has evolved from a satellite city into one of Australia's most important economic centres. Population growth, infrastructure investment and employment are all supporting sustained long-term housing demand."

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

"The transaction further reinforces Rainbow Bay's reputation as one of Australia's premier coastal lifestyle destinations, where limited supply and growing demand continue to support strong market performance."

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Industry consultancy Urbis <a href="/news/urbis-quantifies-the-apartment-shift-to-melbournes-middle-and-outer-suburbs">underlined this trend during 2017</a>, quantifying the increased push of apartments into Melbourne's middle and outer ring suburbs. This went hand in hand with investor grade apartment stock ceding to owner-occupied projects.

Now Urbis’ latest Apartment Essentials report for the December quarter 2017 once again confirms the continuing trend, albeit in a softer apartment market. Urbis assert that although new apartment project launches have further stagnated, the new sales rate has increased.

Urbis formulated its findings based upon 47 off the plan projects sampled in the December 2017 quarter, amounting to 9,692 apartments, in addition to keeping tabs on the status of 177 actively selling projects around Melbourne.

Of the 47 surveyed projects selected from inner and middle Melbourne, 70% of projects managed to sell 70% or more of their available stock. 

Existing stock was moved relatively easily due to the restricted release of new apartment projects across Melbourne. Urbis note that four new projects amounting to 1,828 apartments launched in inner Melbourne during the December quarter, which in terms of total apartment numbers comfortably outpaced the previous quarter.

<h2>Bedroom breakdown</h2>

Unsurprisingly two-bedroom, two-bathroom apartments were the most popular product type in the December 2017 according to Urbis, accounting for 47% of sales. Single bedroom apartments with a car park were next in line, accumulating 23% of sales in the quarter.

Two-bedroom, two-bathroom apartments were the most popular product type in the Inner East, Inner South, Inner West and middle-ring precincts. The trend in recent years has seen a greater number of developers gravitate to Stonnington and Boroondara above all other municipalities, where demand for quality owner-occupier stock as at its greatest. Suburbs such as Hawthorn, Kew, Malvern, Glen Iris and Toorak are all sporting a relatively high number of apartment projects available for purchase.

The overall Stonnington and Boroondara number of projects which are at sales but yet to reach construction stands at 55.

Comparatively Yarra, Moreland and Port Phillip and Moonee Valley combined have 59 apartment projects at sales.

<li>Urbis assessed sales from 47 off the plan projects comprising a total dwelling stock of 9,692 apartments</li>
	<li>In 159 monitored selling projects in Inner Melbourne, over 16,000 apartments are in Presales (48%) and a further 35% have commenced construction.</li>
	<li>Urbis recorded 344 off the plan sales in the December 2017 quarter. Of these, 54% were in the Inner Melbourne area, while 46% were recorded in Melbourne’s middle ring.</li>
	<li>Within Inner Melbourne, 48% of sales were recorded in the Inner North Precinct, followed by the Central Precinct (21% sales), Inner East (18% of sales), Inner West (11% sales) and Inner South (2% sales).</li>
	<li>The weighted average sales price for the December 2017 quarter was $692,592 for the Inner Melbourne precincts and $588,114 for the middle ring.</li>
	<li>Two-bedroom, two-bathroom product accounted for 47% of total sales across Inner and Middle Melbourne, and 40% of total sales in Inner Melbourne (compared to 27% in the previous quarter). Urbis affirms Melbourne's affinity with the middle ring

The city of Stonnington is assessing a recent application across 835-853 High Street for boutique developer Moda. Accustomed to smaller projects in Melbourne's inner eastern suburbs, Moda has stepped up in scale for the proposed Armadale apartment project.

Moda's project lead Carr Architecture has, in turn, created a stylish 7-storey project housing 27 double bedroom and 8 triple bedroom apartments.

Apartments aside, 2 retail tenancies of 550 and 117 square metres are incorporated at ground floor across the site which spans 1,501 square metres in total, and has a High Street frontage of 50.6 metres. Costing $20 million to deliver, the development also includes a dual basement for 65 vehicles and 45 bicycles.

Carr Architecture's simple grid pattern, restrained finishes and ample greenery make for a visually satisfying design, although not all residents in the surrounding area share the same perspective.

The primary grievance against the development is 835-853 High Street's size and bulk, with a single storey dwelling abutting the western boundary. Elimination of natural light from certain aspects, lower amenity and a disregard for heritage features in the immediate area are also cited as concerns.

Objector concerns can essentially be summarised by one particular admission:

The excessive bulk, form and appearance proposed will adversely affect the significance of the adjoining heritage properties on New Street and will greatly detract from the outlook, character and appearance of this heritage precinct. Clause 34.01−8 states that the development should have 'regard to the interface with adjoining zones, especially the relationship with residential areas'.

The adjoining Neighborhood Residential Zone accommodates and anticipates lower density 1−2 story built form. The proposed development does not provide for appropriate heights or transition that suitably integrates with this lower rise, built form character.

Builder Hacer Group recently oversaw completion of 881 Armadale which holds 67 apartments and reaches 6 levels. Taller still is 863 High Street which sits between 881 Armadale and Moda's intended development, although 835-853 High Street will be even taller.

Advertising has just commenced for Moda's intended apartment project; a final decision is some time away.

High class and high fuss on High Street: Carr Architecture's latest for Moda

Carlingford's apartment credentials continue to gather momentum, as evidenced by the latest offering from property developer Merc Capital.

City of Parramatta has just fielded a fresh development application on behalf of Merc Capital, with Marchese Partners leading the design effort for the expected Shirley Street project. Set across 8-10 Shirley Street, the mid-rise apartment block is the latest in the area for Merc Capital which has been active in Carlingford for many years.

Efforts to amalgamate various Carlingford sites by the developer began in earnest during the mid 2000s, with the latest development application another step in the bid to bring greater density to the suburb.

The aggregated site amounts to 1,881 square metres which creates an allowable floor space ratio of 1.8:1, although the proposal seeks a 2.3:1 outcome.

8-10 Shirley Street is serviced by 2 underground levels containing 55 car parking spaces.

Holding a development cost of $25 million, Merc Capital's latest development is a continuation of their penchant for developing across Sydney's northwest suburbs. In addition to Carlingford, Merc Capital has been active in apartment projects across Baulkham Hills, Kellyville, Killara and Castle Hill in the past.

In addition to locally based developers such as Merc Capital, Carlingford has also drawn the attention of Chinese-backed developers. Recently Yifang Australia <a href="/news/yifang-australia-works-closer-to-a-positive-carlingford-outcome">amended development plans</a> in order to create 118 new apartments on the adjacent block to Shirley Street whilst other developers such as JQZ have been active in Carlingford.

Currently, we're tracking 15 separate apartment projects across Carlingford, equating to 856 potential new dwellings in the suburb's development pipeline.

Merc Capital adds to Carlingford's apartment popularity

Council planners have paved the way for a substantial residential development within the Highpoint Major Activity Centre.

Last week Council ruled upon the proposal that accounts for an amalgamated 4,928 square metre site at 19-21 White Street. It represents the first application lodged for the immediate area since the land was rezoned into a mixed-use setting, and gained in-principle support from Maribyrnong City Council planners.

Council's City Development Special Committee considered the proposal last week for the site which runs off Rosamond Road, and which seeks to replace two large warehouses.

19-21 White Street sees developer Hengmao Australia and Elenberg Fraser converge once more; Hengmao Australia had a hand in <a href="https://www.hengmaoaustralia.com/projects">South Yarra's Lucia Apartments</a> which was designed by Elenberg Fraser. Whilst that project included 448 apartments, 19-21 White Street is set to yield a more modest 268 apartments.

The proposed development is the first ‘cab of the rank’ in this precinct of the Highpoint Major Activity Centre and sets a benchmark for a high quality design that should be used as an example in future development proposals.

The provision of a public plaza, visually interesting façade and provision of an active frontage with retail space at ground level should be applauded. The application also involves the consolidation of three lots which has attributed to the high quality design and equitable development opportunities for adjoining sites.

Site consolidation is also specifically encouraged by Council policy at this location.

The significant landscaping at podium level further softens the form and draws the attention away from the taller element. It is acknowledged that without the proposed separation, landscaping, site consolidation and recessed nature the additional height would have not been supported.

Despite a preferred height of ten storeys, planners saw fit to gloss over the extra two levels incorporated into the design.

Principally they believe that 19-21 White Street will set a design precedent for future projects within the activity centre. Site consolidation, building separation, a recessed taller element above the podium and an overall high architectural quality are stand out aspects of the H-shaped design.

Council planners also lauded the overall quality of finishes incorporated across the design, labelling the architectural expression "bold and striking." Pewter-coloured glazing dominates, supported by dark grey painted concrete and silver powder-coated metal screening. 

Surrounded by big-box retail outlets for the foreseeable future, the White Street proposal also includes two large-scale retail tenancies at ground level, with the larger tenancy at approximately 600 square metres.

Hengmao Australia moves on Maribyrnong's activity centre

Little to no media attention has been given to VCAT's decision to approve development plans for 160 Whitehorse Road.

Proponents behind the bid to redevelop Blackburn's premier development site into a staged mixed-use project were met with success at Victoria's planning tribunal late last month. As many as 263 apartments are now approved for the development designed by Taouk Architects which has been christened Blackburn Place.

The approval has also gone a long way to pushing Blackburn's apartment/townhouse pipeline toward 1,000 dwellings. From planning to construction, Apartments.com.au's Project Database is keeping tabs on 970 plus dwellings, spread predominantly across a raft of smaller sized apartment developments.

Blackburn Place though is by far and away the suburb's largest development and could have been far larger.

Those plans have been tempered with the VCAT-approved outcome seeing 10, 9, 7 and 6 storeys given the nod, resulting in a sizeable reduction in overall apartment numbers from 394 to 263.

Apartments aside, Blackburn Place will also include a string of retail and commercial tenancies, landscaped communal areas and basement parking.

Located within the Blackburn major activity centre, the application spans the largely vacant 8,767 square metre Lexus of Blackburn triangle site that maintains 295 metres of frontage to Whitehorse Road &amp; Railway Parade.

Having sold for $18 million to an Asian-backed developer three years ago, 160 Whitehorse Road's price history has seen steady growth. Previous campaigns saw the site sell for $11.36 million in 2010, $3.25 million in 1986 and $1.3 million in 1980.

Smaller projects such as Sovereign and The Royale are at completion, whilst Trio is surfacing above ground; combined these projects stand to add 185 new apartments to the suburb. Furthermore Morton Park, Apollo, Blackburn Apartments and the townhouse aspect dubbed Regent which forms part of the wider 3 Whitehorse Road development are at registrations and/or sales, and stand to add a similar number of dwellings.

Thereafter the balance of projects within the Apartments.com.au Project Database are smaller in stature and confined to the planning or approval stages of development.

160 Whitehorse Road's approval pushes Blackburn's apartment pipeline toward 1,000

The gradual transition of Smith Street's northern reaches to a higher density built form has seen another project join the queue.

Developer GURNER will know at the earliest by late next month whether its bid to transform Collingwood's 368-374 Smith Street has been successful. Designed by Warren and Mahoney, the residential development spans 9 storeys and sits behind a quartet of partially retained heritage buildings.

For Warren and Mahoney, the Smith Street design is their fourth high-density residential project of note in Melbourne, their third for GURNER, and their second in Collingwood.

Angelo Property Group has a hand in two projects, with the Kennedy Nola-designed Haus Collingwood recently hitting completion. Huas' northern facade is finished in a Brutalist style, but the majority of people will view the modern podium complete with canvas awnings.

For their other Smith Street development, Angelo Property Group has utilised Cera Stribley Architects to transform 365 Smith Street. The adjoining historic brick facade of 377-379 Smith Street will incorporate into the development which is currently at sales, whilst the modern add-on structure will be replaced with what amounts to a triple height void.

Most intriguing, or disappointing depending upon the readers perspective, is SPEC Property's Trilby development which required the existing brick facade be demolished. Later in the project's construction phase, the facade will be rebuilt to better provide continuity along the historic streetscape.

Kahlon Group were behind a recent planning application to add a John Davey Architects-designed multi-level extension to the rear of the site that would have added near on 10,000 square metres of creative office space.

As it is 423-425 Smith Street is nearing the end of its restoration, with no mid-rise commercial complex in sight; under the United Co name, the complex is now slated to open next month as a new coworking space.

The existing facade has for the most remained unchanged.

Warren and Mahoney add to Smith Street's changing face

The initial stage of Crown Group's multiphased redevelopment of a substantial land track in Sydney's Waterloo has been unveiled.

The developer earlier this month lodged plans for the first of five separate stages within its Lachlan Precinct land parcel. Addressed 44-48 O'Dea Avenue, the overall development will ultimately see multiple buildings delivered, climbing as high as 20 levels.

The subject of the initial application though is Building E, a more modest 8 level apartment development. The 2,993 square metre island site is set well back from O'Dea Avenue and is bound by Archibald Avenue, Gadigal Avenue, Reed Street and Hatbox Place. 

Koichi Takada Architects is behind the design, having created a number of stand out residential buildings for Crown Group in recent times. Building E, too, shapes as an architectural statement, holding winged feature aluminium corners that soften an otherwise squared form.

Crown Group have provided a spread of living options within Building E, electing to include 10 studio, 29 single, 45 double and 11 triple bedroom apartments.

Internal areas for the respecting living options begin at 35 square metres for studios, 50 square metres for singles, 70 square metres for doubles and 90 square metres for triples.

The apartments, along with 11 retails tenancies predominantly facing Archibald Avenue, will be serviced by dual basement levels accommodating 105 parking bays. 
At ground level, a publicly accessible and landscaped through passage will account for roughly 30% of the site's footprint, with a small degree of built form above, effectively creating a U-shaped building. Part of the above build form is a fourth level terrace for future residents.

Skye, Arc and the highly distinctive Infinity with its roughly 400 apartments, retail and convention facilities are Koichi Takada designs for the prolific developer.

Another upcoming project sees Crown Group team with architecture firm FJMT to deliver a $1 billion rejuvenation project to Sydney's southern suburb of Eastlakes. Crown Group is also planning its first Melbourne project.

Teaming with G3 Projects, the duo is reportedly developing 175 Sturt Street, Southbank. It went to planning during 2016 and still remains there.

Koichi Takada designs Crown Group's next considerable residential project

Following on from <a href="/news/escala-newquay-in-focus-part-one">yesterday's Q&amp;A with MAB's David Allt-Graham</a>, Apartments.com.au today discusses the design approach to Escala in NewQuay with Six Degrees Director Mark Healy and how the office's experience in the residential sector and within Melbourne's laneways, informed the key design drivers and composition of the project's architecture.

What was Six Degrees' approach for designing Escala and how did your experience working on more low-rise to mid-scale projects help inform the design of Escala? 

Mark Healy: Escala represents a new challenge for Six Degrees, but it is precisely our experience in low-rise and mid-scale projects that informed this project. Rather than approaching this as one high-rise project, we envisage it as a series of smaller buildings making up a community. For example, priority is given to the lived experience of the resident, rather than the view of the tower from a helicopter window – as is so often the case with high-rise development design. The bottom-up approach so clearly embraced at Escala is reflective of Six Degrees’ human-driven approach to design.  

UM: Why do you think MAB engaged Six Degrees for the project?

MH: As Melbourne’s first laneway bar, Meyers Place in many ways gave birth to the laneway culture this city knows and loves today. Six Degrees continues to design laneway projects all these years later, and I think MAB sought to bring the authenticity inherent in these spaces to NewQuay. When we designed Meyers Place, Melbourne’s CBD was not at all the vibrant place it is now, but having a long-term vision for what could be was crucial – and that’s how we approached this project.    

UM: One thing Docklands has been criticised for is that it lacks some of that finer grain quality of say parts of the CBD both in terms of how buildings are articulated and the tactile quality of them. Were Six Degrees conscious of this criticism and did you seek to address this in the design for Escala?

MH: It's a big ask when you're tasked to build a new high-density city building, on a piece of vacant land, with little heritage surrounds. So, we asked ourselves how we could introduce the best bits of the CBD –  like finer grain, scale and material diversity –  to speed up the sense of community and placemaking. Our use of handmade tiles, breezeblocks, delicate metals like bronze and stained glass embodies this, so too does the introduction of a Melbourne-scaled laneway at Escala.

UM: How does Escala respond to the buildings that are already there and what were some of the challenges and opportunities that you faced in an area that is still trying to find its identity? 

MH: Overcoming the cold, southerly winds that plague the Docklands was a challenge that we overcame by creating the intimate laneway buffeted from the breeze. When it came to responding to buildings already in place at NewQuay, we designed a T-shape tower as it maximises the northern light, city and water views, as well as creating more corner apartments.

We were conscious of a new supermarket soon to be built across the way from Escala, so the placement of the piazza deliberately provides interests along the path that people will use when they buy groceries. The movement of not just residents, but visitors and workers through the square will help generate activity and buzz in this area of NewQuay.

UM: And how much influence do you have in helping to shape the identity and character of the area through a single or this instance a collection of buildings?

MH: At Six Degrees we are firm believers that social life should generate what a building looks like. For example, we’re aware that many office workers venture to the city for drinks or coffee, so we designed the piazza with space for a buzzing north facing café to encourage people to stay in the precinct

UM: What do you consider to be the most critical aspect of Escala's design and what distinguishes it from some of the other buildings in Docklands?=

MH: The most symbolic aspect of Escala’s design is the piazza because it is a genuine public space not just for residents, but for the wider community to socialise. What also stands out about Escala is the significant amount of active street frontage. Even the car park entry is presented like a shop window, with bike racks making it feel like an inner-north bike shop – we’re highly conscious of activating every space.

Escala NewQuay in Focus - Part Two

Yifang Group has doubled down in the Sydney market, looking to add an expansive Carlingford apartment development to its portfolio.

The developer and project architect Aleksandar Design Group have overseen a subtle redesign of the initial application, producing three separate buildings across a combined 5,821 square metre site that now accommodates 8 detached houses. The Carlingford application is in addition to Yifang Group's first Australian apartment project in Lane Cove.

The amended plans have a sum total of 118 apartments, and when coupled with the Lane Cove development push Yifang Group's portfolio to in excess of 350 apartments.

The development is supplemented by 153 basement car parking spaces.

Set among landscaped gardens, the buildings are intended to be finished in alabaster ultra brick, rendered masonry and aluminium sheets, balustrades and louvres.

Yifang Group's move toward approval would see its project join a swag of current apartment projects dotted throughout Carlingford, with the vast majority mid-rise in nature, although Dyldam's project across <a href="http://1-7%20Thallon%20Street,%20Carlingford">1-7 Thallon Street</a> is a standout at 21 levels.

The developer's initial Australian project was designed by Bates Smart and consists of 235 apartments across four buildings of between 5 to 7 levels, set above 3 levels of basement parking. Richard Crookes Constructions is in charge of the 10,000 square metre site and will deliver approximately 18,000 square metres of new building area.

Yifang can expect the settlement of the Lane Cove project to commence late this year, in line with the expected build completion.

Yifang Australia works closer to a positive Carlingford outcome

A new planning application is seeking to deliver Hornsby's tallest residential tower.

Diversified property firm Lyon Group Australia is backing the proposal which seeks to add two towers across 187-203 Peats Ferry Road, Hornsby. In addition to the two residential towers, other uses within the proposal include a supermarket, stand-alone retail spaces and commercial offices.

Lodged with Hornsby Shire Council earlier this month, the TURNER-designed development holds a construction value in excess of $170 million.

<h2>Design features</h2>

The site has been developed as a way to craft a definable ‘Gateway’ identity for the precinct. To achieve this, the tall buildings have been sculpted by composing multiple, complimenting bar forms. These sculpted forms are anchored by an active podium, finely detailed through contemporary interpretation of the traditional shopfront characteristics of a typical ‘Main Street’.

The proposed two-storey retail commercial development provides for a continuous active edge to the perimeter of the Eastern half of the site. This edge from Dural Street around Peats Ferry Road and around to Coronation Street.

In detail, the layering of materials and patternation of the proposed building façades creates a cohesive design language while the undulating skyline and the overall composition of the built form contributes to creating a singular identity for the site and the northern gateway to Hornsby’s town centre.

187-203 Peats Ferry Road, Hornsby stands as potentially the first of multiple high-rise tower slated for the suburb, with a cluster of towers expected directly west of Hornsby railway station.

Lyon Group Australia's bid for the dual tower development could be followed by as many of 10 similar-sized projects. Hornsby's master plan allows for future development across a number of sites that combine to make the central core precinct; towers as tall as 25 levels are envisaged.

Considered a 'gateway' site to the precinct, 187-203 Peats Ferry Road has the potential to be bettered for height on the adjacent triangular site fronting Station Street and Coronation Street.
