The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.

It has taken the best part of a decade since plans for Chevron One were first unveiled, but the 52-storey tower is now complete, with residents collecting their keys and moving into what has become one of the Gold Coast's most recognisable new landmarks.

Rising 127 metres above Chevron Island, Chevron One stands almost twice as high as any other building on the island. Its scale places it alongside the trio of towers at Jewel, arguably the last truly significant addition to the central Gold Coast skyline when they were completed around six years ago.

While there are several developments underway around a similar height to Chevron One, they are more concentrated within clusters of the highest towers in the city. Developer Bensons Property Group is behind the 52-storey tower, which has just shy of 250 apartments, along with an exhaustive list of resident amenity spread across what is the largest development site ever assembled on Chevron Island.

The tower has been the talk of the town for years, says Ray White Projects Gold Coast agent Caitlin Rosenboom, who is selling the remaining apartments.

"People have been watching Chevron One go up for years," Rosenboom says, adding that many prospective buyers have been surprised by the scale of the views once they step inside.

"It's only when they walk through a completed apartment that they truly understand the position of the building," Rosenboom says.

"The views are jaw-dropping. Whether you're looking east over the ocean, across Surfers Paradise, along the river systems or out to the hinterland, every level offers something different but equally impressive."

While new apartment developments continue to emerge across the Gold Coast, Rosenboom says opportunities to secure a completed apartment with this level of outlook are becoming increasingly rare.

"The size of the site is something that would be incredibly difficult to replicate today," she says.

"That's allowed Chevron One to deliver the sort of amenity, open space and resident facilities that very few projects can offer. There are not many completed apartment buildings on the Gold Coast right now that can compete with the combination of scale, quality and amenity."

There's around 2,000 sqm of amenity solely for the use of residents of Chevron One. The data behind that frustration is significant. Nationally, around 9 per cent of deliveries are carded, meaning the recipient was not home and must collect the parcel from a Post Office. That figure reflects the national average reported between November 2025 and January 2026. In Melbourne, that figure rises to 20 per cent. In high-density living, it climbs again to 28 per cent. In other words, more than one in four deliveries in Melbourne apartment buildings results in a failed first attempt.

The mechanics are simple. When a parcel arrives, the resident receives a notification either through the Australia Post app or via SMS. They scan a QR code, use their one-time PIN and the compartment opens. The parcel is secure, accessible and removed from the lobby floor.

Located in thoughtfully chosen, easily accessible areas, including external building interfaces, mixed-use precincts or shared communal zones, Parcel Lockers enhance convenience without requiring internal building access or additional operational oversight.

<h3>The scale of the network</h3>

This expansion represents Australia Post's largest investment in parcel infrastructure to date, building on momentum that began in 2011 when the first 24 Parcel Locker sites were introduced.

Today the Australia Post Parcel Locker network spans over 1,400 locations and more than 105,000 individual compartments, with major investment already underway to significantly expand the network further.

A Parcel Locker bank is free to install and free for residents to use. That removes one of the primary barriers to adoption and shifts the conversation from cost to integration.

Australia Post's preference is to engage with developers during the design phase. That allows Parcel Lockers to be located in a considered, publicly accessible space that works for residents and the broader community. Retrofit is possible, and existing buildings can be assessed, but the strongest results occur when Parcel Lockers are treated as part of the core services plan rather than a bolt-on solution.

While the iconic Australia Post red is widely recognised, Parcel Lockers can also be delivered in more muted palettes such as beige or green to align with architectural intent.

For developers, they offer a tech-forward amenity that meets modern expectations, a reduction in courier congestion and building-management load supporting lower emissions and better ESG outcomes, and a meaningful marketability advantage in high-density, eCommerce-active areas, all at no cost for installation and maintenance, with Australia Post funding the program aside from power access.

<h3>Who's using them</h3>

Generational shopping behaviours show strong, sustained growth across all cohorts. Millennials (27–43) led online spend in 2024, contributing nearly $25 billion. Baby Boomers (60–78) increased their online spend by 17.6 per cent, becoming the fastest-growing adopters. Gen Z (13–26) and Gen X (44–59) continue to lean on delivery services as part of their everyday shopping habits.

Internationally, uptake is even more pronounced. Buoyed by the federal government’s HomeBuilder incentives, Stockland’s ASX results announcement advised its strongest market was Sydney, followed by southeast Queensland. The company advised its settlement default rate had returned to normalised levels.

With strong January sales, the price secured per sqm rose significantly annually in NSW from $940 psqm to $1139, with the average lot price rising from $412,000 to $461,000.

“Melbourne continues to be solid, but has obviously been a bit more impacted by both the combination of the lockdowns, and the greater availability of land,” Mr Steinert said.

He anticipates Perth could moderate over the next 12 months as WA had the largest housing grants, pulling forward demand, although the strong mining sector could keep up its momentum.

Stockland’s buyers are mostly owner occupiers.

“We’ll move to equilibrium in 2022, and then move back into quite a significant under-supply as migration and foreign student numbers start to pick up in 2022,” Mr Steinert forecast.

Stockland had five new subdivision acquisitions, dubbed early cycle restocking, with the potential of adding 9,200 lots to its inventory.

Its residential business reported its strongest half year results in four years with more than 3800 sales, along with residential settlements jumping 43 per cent to 3,100.

Stockland is on track for 6000 settlements this financial year.

Plans have been lodged to the City of Melbourne council to convert a North Melbourne warehouse in to a mixed-use building.

The $36 million development of the site at 287-313 Macaulay Road, in the Arden-Macauley Urban Renewal Area, will see a partial demolition of the current warehouse and the construction of a 12 levels building on top of two levels of basement parking.

It will have 120 apartments above podium office space and 2,048 sqm of ground floor retail.

Hayball Architects have designed the building which will consist of 12 one bedroom apartments, 78 two bedroom apartments, 29 three bedroom apartments and a four bedroom penthouse. There will be seven duplexes.

There will be 250 sqm of communal space, split between a 201 sqm communal terrace on level 1 and a 49 sqm communal sky garden on level nine. 

Residents will also have access to a cinema room which is part of the ground level clubhouse where there’s also a lounge and kitchen and dining space.

The developer has opted for car share facilities rather than a designated car space per apartment.

“Data shows that car ownership in the suburb of North Melbourne is low and a significant number of apartments do not own a car and the average ownership for larger dwellings is only one vehicle,” the assessment by Traffix Group noted.

Buxton Projects have secured approval for a new $22 million apartment development in Toorak.

At the start of last year, bought in a company directed by the Buxton property development patriarch Michael Buxton, paid $12.55 million for two adjoining Malvern Road homes, one a single storey brick home with swimming pool and pool house, the other a two level rendered brick home with swimming pool and tennis court

The amalgamated 2,727 sqm site at 1093-1099 Malvern Road will be home to a four-storey apartment development after Buxton recently received sign off from Stonnington Council.

There will be 22 three bedroom apartments and 46 car spaces in the Conrad Architects-designed building, set in Jack Merlo Design &amp; Landscape gardens.

“The proposed apartments will afford a high level of internal amenity for future residents with functional dwelling layouts, appropriate outlooks and private open space, and good levels of daylight access,” the Urbis report noted.

All apartments have a generous floor plan accommodating three bedrooms, with at least one bedroom comprising a walk-in-robe and ensuite, a large open plan living, kitchen and dining area and a separate laundry/butler’s pantry.&nbsp;

The six ground floor apartments will all have a large outdoor living space with their own built in barbecue. There will be seven apartments on the first level, six on level two and just three on the top level.

Merlo’s landscape plan has been designed to ensure the retention of the Pin Oak and Golden Elm canopy trees located in the south-eastern corner of the site. It will also provide an further two Pin Oaks and 12 medium sized canopy trees around the building.

Four medium sized canopy trees are proposed within the Malvern Road setback to provide a buffer to the streetscape. A significant number of small shrubs, grasses and hedges are also proposed throughout the site to limit bulk impacts to the neighbouring properties.

A new $22 million apartment development is coming to Toorak, find out who's behind it

The NSW Government has announced further details of the project to facilitate the removal of high-risk combustible cladding from residential apartment buildings across the State.                                                                                    

Minister for Better Regulation Kevin Anderson confirmed that Project Remediate would provide interest-free, 10-year loans, to strata owners corporations.

The program developed since the 2020-21 NSW Budget seeks the removal by 2023 of high-risk combustible cladding on an estimated 225 buildings across NSW.

There is a project assurance service that will be coordinated through the Office of the NSW Building Commissioner.

The scheme will also help take pressure off owners' corporations by appointing a managing contractor to oversee each individual project from design to final completion.

Under the project details announced today, a financial partner will be engaged to facilitate the provision of interest-free loans to eligible Owners Corporations to fund remediation works. 

Over the next few months, the NSW Government will be tendering for the financial partners and a managing contractor for the program. Applications for owners corporations to take part in the project will open in March.

A two-tower mixed-use development in Melbourne's emerging Northbank precinct by developer Mirvac has received approval from the local council.

The two towers at 7 Spencer Street, which Mirvac bought for $200 million just over a year ago, will comprise a 32-storey build-to-rent tower with 472 apartments and a 20-storey commercial tower.

Craig Baudin, director at Fender Katsalidis, says that the approval of the project will be significant in bringing life to this part of the city.

“Our design is a vibrant new mixed-use precinct, consisting of two distinctive towers that will revitalise and reconnect this overlooked corner of the city,” he says.

The Fender Katsalidis design gives each of the towers its own identity in accordance with their uses while being connected at the podium level through a retail offering and commonality in materiality and colour palette.

The podium forms have been expressed as highly textured and landscaped components, above which sit the simpler and cleaner lines of the two tower forms.

The uses of the towers will give the area activity during and outside of business hours to activate this precinct while creating new laneway connections to the city and Southern Cross Station.

“Comprising a build-to-rent apartment building combined with a landmark office tower, this will be a lively new place to live and work and will leave its mark on Melbourne in a generous and meaningful way," Baudin says.

“With build-to-rent still a new typology in Melbourne, the project is unique by showing how it can engage and integrate with an adjacent office building within a single precinct.

"It signifies the direction of residential living in the city while also catering to agile workplaces with large, flexible floorplates,” Baudin added.

Tech and innovation represents so much more than internet search engines, live streaming, and handheld electronic devices, spanning widely across manufacturing, energy, resources, agriculture, and much more besides.

For decades Australia has lagged far behind the U.S. and elsewhere in terms of its risk-taking, technological innovation, and entrepreneurship, but it’s crucial that Aussies now look to seize the initiative to move forward with confidence.

The sheer scale of the opportunities lying ahead in the sector shouldn’t be underestimated.

With tech employment growth comfortably outpacing that of the wider economy the number of technology workers in Australia looks set to increase from around 750,000 to more than 1 million by 2027, while the contribution to the Aussie economy has the potential to grow from a pre-COVID $122 billion (about 6½% of GDP) to more than $200 billion over the course of this critical decade.

<h2>Strawberry Hills, forever…</h2>

While tech centres could theoretically be located anywhere (I co-founded a PropTech startup wherefrom all three of the founders are now based at Gold Coast, for example), Sydney is forging ahead to become the beating heart of tech and innovation in Australia.

Although Google has taken up substantial commercial space at Pyrmont – and adjacent Ultimo also serves as a home for budding tech entrepreneurs – lately Surry Hills has become the base of many key players, from Blackbird Ventures and Startmate, to tech unicorns Canva and SafetyCulture, as well as Dovetail and numerous others.

There are more than 160,000 STEM graduates in New South Wales, and being a location both attractive to new migrant talent and in close proximity to several of Australia’s eminent Universities, Sydney’s Strawberry Hills district will continue to be a strong drawcard.

The NSW government’s announcement of the $2.5 billion ‘Tech Central’ in the Central Precinct at the southern end of Sydney’s CBD has effectively cemented the trend, at a stroke aiming to add 250,000 square metres of net lettable floor space and an estimated 25,000 tech, STEM, and innovation jobs, including across a hundred new scaleup companies.

Sydney’s tech giant Atlassian has been announced as an anchor tenant and will be headquartered at an environmentally friendly giant timber tower to be constructed at a Railway Square site, creating sustainable space for up to 4,000 employees.

The original Silicon Valley long held the reputation of being a ‘bros club’, but for Sydney’s tech centre cultural vibrancy, diversity, and inclusion will each be stated government benchmarks.

The consummate tech superstar Melanie Perkins, founder of the design unicorn Canva, has already amply demonstrated with her personable Perthite flair that the future for Sydney’s tech community needn’t be a male-dominated affair.

If Australia is to triumph in the forthcoming global war for talent, Sydney’s nascent tech precinct ideally needs an internationally recognisable moniker.

It could do worse than playfully channelling Jose Antonio Samaranch’s announcement of “Syddie” as the winning host of the 2000 Olympics, being one of the Emerald city’s most memorable modern moments.

‘Sydicon Valley’ – or perhaps a wittier variation thereof! – can be Australia’s major, world-class innovation hub, and should aim to position the harbour city as one of the world’s leading technology metropolises.

<h2>A vision for Sydney’s Silicon Valley</h2>

The NSW Government has already mapped out the State Significant Precinct (SSP) area running from Pitt Street at its north end, past Central Station, and down to Cleveland Street on the edge of Surry Hills and Redfern.

Private sector house approvals jumped 6.1 per cent over November to reach their highest levels since 1999, figures released by the ABS found.

They've now soared by 40 per cent since June.

Daniel Rossi, director of construction statistics at the ABS, said that Federal and state housing stimulus measures and low interest rates have resulted in strong demand for detached dwellings.

There were 11,489 houses approved for building over November.

Queensland led the way in approvals, up 17 per cent, followed by Western Australia up 7.5 per cent.

South Australia saw 2.8 per cent more private sector houses approved, Victoria 1.5 per cent and New South Wales 0.7 per cent.

Last year, Perth-based M/Group and its construction arm, M/Construction, delivered its second Quest Apartment project, Quest Perth Ascot and although construction of the 112-room apartment hotel was subjected to lengthy planning approval delay and Covid-19 regulations, it met strict building timeframes due to a new development model and building process that saw one floor completed every two weeks.

The main structure of Quest Perth Ascot officially commenced in January 2020 and the building was fully completed in August of the same year, an eight-month build.

M/Group Managing Director, Mr Lloyd Clark, said the formula used on the project had been perfected in the development of Quest Joondalup several months prior

“The M/Construction team used a building process that combined pre-cast concrete walls and a hollow core flooring structure with the integration of construction methodologies and custom-designed feature."

“The process allowed for up to 100 people on site at once, and the building program was coordinated and synchronised to adhere to new Covid-19 safety regulations."

With concrete floors and toppings poured and cured over the weekend to create self-supporting formwork, the workspace below was obstruction-free for follow-on trades to install framing and services unencumbered. The process effectively shaved some three to four months off the construction timeline

The Quest Perth Ascot project was the result of an $11.5 million development fund managed by M/Group. Its success was preceded by Quest Joondalup which won a finalist nomination in the 2020 World Travel Awards.

New apartment building process delivers a floor a fortnight

A growing number of land developers are conspiring to advertise high-risk house and unregistered land packages that hasn’t been titled by local councils.
Inexperienced first-time buyers need to beware before purchasing these properties.
Buyer’s agency DPP Property founder Zaki Ameer warns that when developers promote unregistered land, there’s usually a hidden risk attached.
First-time buyers may be conned into paying deposits for the packages with the aim of utilising the $25,000 HomeBuilder grant, which will finish at the end of this year.
However, in most cases, councils delay title processing on unregistered land, often up to 12 to 18 months.
“So, immediately, [first-time homebuyers] are giving back $25,000 on any savings they might have made on the package”, Ameer said.
Buyers are also locked into the contract until the full payment due date, which could be up to 48 months away, leaving them at risk of being sued by developers and builders if they have to forfeit the land purchase.
Ameer is calling for state governments to tighten land sale regulations, especially to first time home buyers who can easily fall prey to colourful marketing tactics.
The DPP Property founder also hopes governments put an end to delayed settlements.

First home buyers urged to avoid buying unregistered land

The federal government’s HomeBuilder program is protecting tradies’ jobs.
A recovery in the number of slabs being poured will be seen as early as the December quarter, says HIA chief economist Tim Reardon.
Data from the Australian Bureau of Statistics’ lending indicators in July showed dwelling finance commitments for owner occupiers had its strongest monthly growth since January 2009, rising by 9.7 per cent.
This is also the largest month-on-month rise in the history of the series.
According to the Housing Institute of Australia, the number of loans issued for the purchase of residential land has also swelled, with a 30 per cent increase for the second month in a row.
“This will protect employment in the residential building industry and across the economy into 2021”, Reardon said.
Figures from September 9 show loan approvals have risen 12 per cent – 6.3 per cent higher than a year ago.
There had been an “encouraging sign” that HomeBuilder is helping strengthen sentiment even in areas is doesn’t directly target, said Master Builders Australia CEO Denita Wawn.
The recent figures display “the highly effective impact of HomeBuilder in activating demand”, she said.
